Do not rent from this company!!! They had roaches in one of their economy vehicles, which were crawling on me. They wanted to up charge me for another vehicle despite the roach infestation. The will attempt to press you for unreasonable amounts of money. When I returned the vehicle they attempted to charge my cards multiple times due to my dissatisfaction with the up charging and I was informed by my banks about the fraud attempts. They are prompt when repairs are needed. Most of their units had a shared utility room, and when the washer or dryer got full of quarters, sometimes. It took them a few days to empty the coin slots. They have there door locked because of COVID but no postings of rentals. On there website yet I found a rental on Zillow with there phone number on it. And can't get ahold of any one. Will never recommend this company for anyone looking for a rental! The fact that they no longer even have a website that works to find their listings should be your first clue they are horrible! The 2 ladies in the office seemed so nice when I was going through the application process. Once I moved into my place -which was a 2 bedroom/1 bath and about a 800 sq ft house that had NO central Heat/Air. Instead... it had an old 1980's swamp cooler in the living room- and a large floor grate heater in the living room- no where else. I moved into the house in August- one of the HOTTEST months. Before I moved i had asked the ladies will that cooler cool the whole house?? To which the daughter responded "oh yea the girl before you lived there almost 3 years". So we move in...after the first 2 weeks I was literally dying! The weather was in the 100's and our house would be like 115 degrees. It was so unbearable. I had a 5 yr old and she would cry bc it was so hot. U can't really run those coolers all night bc it was so old and wasn't really blowing out a lot of cool air, and it only blows like 6ft in front of it. I even went as far as putting black out curtains, black paper curtains in the windows and darkened the house to try to keep it cool....but it never would cool down. After those 2 weeks I went to the office to explain to the ladies how hot it was, and it was unbearable for my child. I even asked if I could possibly put in a small window swamp cooler in the rooms to help cool it off. They sent over their handy man to install ceiling fans in the rooms and the living room. Which we ran all day/night, and again it did NOTHING to cool down the house. I asked again about the air and was told "well the girl who lived there before lived there almost 3 yrs and never complained". Well I can guarantee she prob stayed at someone else's house during the summer! Which is what we had to start doing just so we could sleep comfortably at night. So after only ONE month I gave my 30 day notice, bc my daughter and I were dying of heat stroke in that house- the last 3 weeks of our lease we ended up staying at my parents bc it was too hot to stay there. I don't know about anyone else but if you only lived in a house for month you probably didn't do much wear/tear to it? So when I gave my notice I was told I needed to have the carpets cleaned "professionally" and provide them w a receipt. I told them- we didn't even stay here half the time, the carpets were JUST cleaned? And she said "it doesn't matter it's our policy". I was so frustrated!! So we had our stuff out a week before our last day. I had cleaned, wiped walls, & had the stupid carpets cleaned- PROFESSIONALLY. After we moved out I was sent a letter stating I wasn't getting my full 875$ deposit back instead I was being CHARGED 200$ for "cleaning fees" bc they claimed they had to clean the door frames. I was so pissed! Bc I KNOW that house wasn't even as clean as I left it, when I came in. I know it was bc they were pissed that after they installed "cooling fans" I still didn't stay. And they would have to find another tenant...So they had to get some money somehow. That's a dirty was of doing business!! I would NOT ever recommend this business to anyone! read more

Horrible service. I called to ask about a property. I spoke to Lynn which was professional, however, she placed me on the phone with another woman which I then proceeded to ask about pictures. She said she had some on Zillow (only the floor plan), and I told her there weren't any of the rooms. She then said in a VERY RUDE attitude "well, if we had any more we would post them." I continued to ask her questions and she kept going on with her attitude which she then hung up on me. I have never spoken to someone so rude EVER! She should get FIRED. Trust me, I do not say this lightly but if you're thinking of going for them for a property, I WOULD THINK TWICE ABOUT IT!!! read more

Rented from J&B for a couple years. Lynn and Leslie were always polite and helpful. I didn't have any issues renting from J&B. When I moved out I got receipts for any maintenance/cleaning that was deducted and felt the amount of my security deposit returned was very fair. If I could give no star I would, this agency is very unprofessional. After I was given a 60 day notice at my apartment complex in Stockton, decided it was time to move in with my girlfriend. Thought it might be a sign that its time to move on from Stockton, and move forward with my relationship and my girlfriends request to live together. Leslie was very understanding and polite, stating adding me to the lease was not neccesary as we will be filling out a new lease at the new property. My girlfriend spoke highly of her, as well as they were neighbors in the same apartment complex before Leslie moved out. So we decided to ride it out in her apartment complex for awhile until Leslie could find us a bigger place that accepted pets. For some reason we were getting no where fast, as it seemed Leslie was not looking for listing with their company. In fact stated she needs an application filled out by myself, if I was going to stay. She gave me a deadline of three days, which seemed fair. But why did I need to pay $35 fee if we were going to have to pay that again at the new property. Well thats when she spilled the beans, stating that I have been staying here and haven't filled out an application(of course like I said she stated it would be no problem). I also apparently broke lease agreement by parking my vehicle on the property. I thought at first this should not be a problem, seeing how my girlfriend was parking in the street. I mean does it really matter that my car is there instead of my girlfriends? My girlfriend actually drove that same vehicle months ago after an elderly lady totaled out her Toyota, no one said anything then. As well as curtain tenant couples park BOTH their vehicles in this unsigned parking area(no, nothing was done about that), accused me of tampering with the washing machine???? With no evidence, only her repairman complaining that I was telling him how to do his job. This was all not true, in fact I caught the repairman in the laundry area and was just talking to him and offering to assist if he'd like. He mentioned some screws had been missing, and i said i have a 5 gallon bucket of nuts and bolts, and he was welcome to find what he needed. He also mentioned he was tired of working on these old run down washers, which contradicts what Leslie stated he said, don't get new washers, because they are more difficult to repair(I'm thinking he just wants to fly under the radar, pick-up a check, and retire soon), and in the good interest of the company and tenants mentioned this. I honestly thought she was pulling my leg, is she that nieve? This washer and dryers are older then me, i guess that makes them classics and priceles. but seeing how they always seemed to have an out of order sign on them might be a problem with only 2 washers and 2 dryers any how. This one you're gonna love, she got upset when I changed a light bulb that had burned out before i even came to stay. i didn't see a problem with that as it seemed there was no maintenance personal. I thought this because Fall had arrived but the timer for the lights had not been adjusted in over 2 months, the cob webs, the very dated look, and the fact that one of the tenants pushes out the garbage dumpster out into the street weekly(by the way, when i saw the dumpster was empty i would put it away for the gentleman. OH AND I FORGOT, SHE MENTIONED TO MY GIRLFRIEND THAT THEY HOLD ON TO PROPERTIES FOR CURTAIN PEOPLE ONLY, YOU KNOW DISCRIMINATION. And before my dead line to turn in paperwork, she emailed my girlfriend at work, she did not want to rent to my girlfriend or myself any longer, as well as Brandon can not stay there, and if he steps foot on the property he would be served with a restraining order, she was in fear for her life. BTW, never even met the woman. THIS IS THE BEST PART, WE FOUND A VERY NICE DUPLEX FOR RENT NEAR BY, AND WHEN THE OWNER CALLED LESIE SHE STATED ALL KINDS OF LIES AND NOT TO RENT TO US. I HAVE 16 YEARS OF GOOD RENTAL HISTORY IN SAN JOAQUIN COUNTY, MOVED TO MY FIRST PLACE 22 YEARS AGO IN THE BAY AREA AND NEVER HAD ANY PROBLEM OR SEEN SO MUCH DICRIMINATION IN MY LIFE. THIS PLACE DOES NOT PRACTICE EQUAL HOUSING FOR ALL. You must be a single white women, except for Mitch next door cause he's white and works out and puts out the dumpster. But I'm white, work out, and push the dumpster back in? PLEASE DON'T RENT FROM THESE PEOPLE, DON'T EVEN CONSIDER IT. This is my first One Star Review. This is absolutely the worst business I've dealt with in a long time. I rented an apt from them, and after 9 months I've moved out when I bought my own place. When I moved out I had the carpets professionally cleaned from the only company they recommend, cleaned the house completely and waited for my deposit check of $875. Three weeks later I get a letter in the mail saying they were not only keeping my deposit but also charging me another $695 for bringing the place back to where it was when we moved in. SCAM. BEWARE. We moved in several years ago. After moving in we noticed they had not actually cleaned the unit, but had covered up problems. The carpets had not been replaced as they claimed, and giant mold stains seeped through, requiring monthly shampooing. There was mold seeping through the paint in the bathrooms. We were just told to spray bleach. The water heater broke, leaking water everywhere, it took them three weeks to replace, and my bill skyrocketed tripling in that month as i paid to heat water spilling out on the ground Complaints were handled with passive aggressive anger, and denial. We had a swamp in the front yard that every neighbor that moved in over four years complained about. The downspouts were all broken leading to flooding of the yard. They charged for water, without properly metering, and did not send actual usage bills, just sent a bill claiming amounts owed, despite any water saving efforts, you were held accountable to neighbors usage, and even turning off sprinklers and not using water for a month, still resulted in a same bill monthly. The stove broke, which turns out, was negligently installed and had caught fire in the wall. That took over three weeks to replace, leaving us no way to have hot meals, unless we ate out somewhere. They repaired the roof, negligently, and it leaked into the ceiling of the units. They informed me it was a known problem and had replaced the neighbors ceiling, but mine was "ok, just spray bleach at the ceiling to stop the mold and dont worry about the holes." Until moving out, where they then wanted to charge me for 8 hours of repair work to replace their ceiling, damaged from their negligence, and that they refused to repair while i was a tenant. My sliding door broke, the "repair man" removed the screen and threw it into the side yard in the grass and dirt. When I reported this, the only response to their again negligent acts was to accuse me of having a smelly side yard from a rescue dog I had for a weekend. They again wanted to charge me for the damaged screen their repair man broke. When I divorced, My ex took our dog, and they wanted to charge me a new pet deposit for my cat, and would not refund the original pet deposit, just demanded a new pet deposit. I had to state that would initiate me attempting to move before they finally just accepted they already had a pet deposit for one animal. I had to disable the smoke alarm built in to the ceiling as it also caught fire from poor wiring, When I moved out, I paid last month and final water bill. I asked for a final walk through. During this, the assistant was extremely rude, and attempted to claim nothing had been cleaned, despite even the walls being wiped down. She also attempted to claim I had never even reported the damaged ceiling as she "had been there years and never heard of that issue". She also claimed the fire place was excessively dirty, despite blocking it off on move in and using it as an entertainment center area due to extreme allergies on my part. Also, I returned later that night to check on the unit and found that the faucet in the bathroom had been turned on an running I turned it off, and came back the next day to find it turned on again. They then attempted to charge me for "leaving the water on and flooding the unit and the next door unit." But, in addition to fruadulently entering the unit and turning water on to create a problem, they failed to understand I had already shut off the water with the city, so any running water was now under their control and responsibility. They attempted to charge me for the so called water damage, and an additional water bill, that was the same amount as usual, and had already been paid. They failed to meet the 21 day reporting period after move out, sending an "estimate of total damages, that included them paying a majority of the costs" Then a month later sent a final bill claiming excess damage beyond my security deposit. I wrote disputing the charges, and they sent a letter saying pay or else we send you to collections. I sent another letter explaining that discussing the issue and resolving it was better than threats and extra liability for damaging my credit. I received a collection notice a week later. I sent a court form to attempt to settle this asking for a refund of my deposit. They hired an attorney to respond and sent it to collections again. All in all they are extremely reluctant to repair defects and damage, and quick to turn around and attempt to charge tenants beyond wear and tear for the unit. They are unreasonable to talk to, and change topics when you show them their arguments are invalid, then get angry and claim you switch topics too much. They do not conform to the rental standards for reporting within the 21 day period, and if challenged attempt to threaten and send you to collections to try and force compliance with their demands. They agreed I had the cleanest unit yet charged me more. read more

Our experience w j an b rentals waz excellent they are great people! i have no problem considering them family friends now. they were professional, nice, Caring, an they were always there when we needed something. I would recommend them to anyone who is ready to rent their own place or start a family. they helped us an notified us through the whole process. I wish there was a way to put a no star rating.we told them we had a black lab mix and they wanted us to pay to get a dna test so we could prove our dog wasn't a pitbull. So we went to the vet and she wrote down border collie because she thought they were dumb for wanting that proof. The two women are money hungry and very rude. When we had to share a duplex with some but case neighbors who would bang on the walls at 3am telling us to turn down music when we were all sleeping. They would stand at our front door threatening us til the cops came. And we were the ones who ended up being evicted . They kept our security deposit and charged us for fingerprints on the faceplates of the outlets. Like are you serious? There was nothing there. They claimed to install a new oven.we had our neighbor go check out the place once they "updated" it and saw it was the same oven. Since then (2013) we've moved across the street and have stayed here. Every month-4months it seems like they have people moving out of their duplex.i try to warn anybody about them. read more

I have rented from J & B Twice now. Once when I first got married, moved out, and then again when we needed another apartment. Both times they are very clear about their rules, and their move in, move out procedures. I have read other post about carpets and moving out before a year. Everything they said they were going to do they did, even replace carpet before I moved in. They didn't have enough time to touch up the paint before I moved in because of timelines and was very upfront about it. I have found them to be very honest. They are definitely very critical of who moves in. But out of both of the properties, the neighbors are 9 times out of 10 good, quiet, respectful neighbors. If they aren't they are very quick to remind them of rules. As for moving out early... they are very clear about not cleaning your own carpets as they have a certain way of doing it. They even warn that if not done right it could cost you in additional fees. As for moving out early, they are clear that they touch up paint, clean carpets, and have the unit cleaned. So if you move out before a year it still cost them money to do it. That's why they always ask the length of time you are going to stay with them. The first time I moved out, they had to paint a wall and fix a blind. I think they took like $160, even showed receipts for their work. Again, and honest business. As when renting with most in Lodi, apartments are older, they are not new. When I moved into my recent apartment they made us aware of some of the issues that happen with older units, garbage disposal, plumbing, etc. I repeat honest people. Yes, the ladies are straightforward, and like I said very critical, but they are kind, and are doing their management jobs! read more

Today I went in person To J&B Rentals in Lodi, on Tokay Street. The daughter was in charge at the time when the mother walked in wearing a tennis outfit! I told the daughter I have rented from my mother in law for the last 30 years, she said is that your only rental history, I said "yes"..... she said I am sorry but family doesn't count. I said I have a good job, good pay, and have known your mom for 20 plus years, that wasn't good enough! I have been to this management numerous times to inquire about a rental, yes they are rude, ruthless, and act like they don't have time for you. No wonder they don't have many rentals on their list, they are not considerate enough to deal with those in need, just because you drive a cadilac miss doesn't mean you are better than me!! Dont use this Property management they will screw you over big time we put a $1000 deposit down and only rec. $614 the place was spot less I have pics to prove they said they charge you for cleaning regardless which they neglected to say or I wouldnt have cleaned a 3/2 being 9 months pregnant!!!! We even did a moveout walk threw that I still have and it states everything great just clean clean clean. I had cleaned prior to them doing walk threw to make sure was up to their satisfaction and they said it was.... What changes Idk. These ppl are a joke if you use them good luck and they are up your butt the whole time you live there. They take forever to repair things. Our water heater leaked for 4 months until they fixed it. Plus our gas fireplace smelt horrible which they told US to contact pg&e for their property. Which never got fixed that was a big selling point for us. All rentals are out dated very inefficient duplexes. You cant have anything on your porch or they will call you they call you over something so petty. for example they scheduled a safety check on Valentines day my husband and I couldnt even go out because they dont give you one and we didnt trust the oakey looking repair guy to enter without us being present. Totally ruined our day we sat at home and they showed up close to 5pm. My husband and I have rented from numerous of property management and have NEVER EVER had an issue we have always left house as if its ours.
