We moved in several years ago. After moving in we noticed they had not actually cleaned the unit, but had covered up problems. The carpets had not been replaced as they claimed, and giant mold stains seeped through, requiring monthly shampooing. There was mold seeping through the paint in the bathrooms. We were just told to spray bleach.
The water heater broke, leaking water everywhere, it took them three weeks to replace, and my bill skyrocketed tripling in that month as i paid to heat water spilling out on the ground
Complaints were handled with passive aggressive anger, and denial. We had a swamp in the front yard that every neighbor that moved in over four years complained about. The downspouts were all broken leading to flooding of the yard.
They charged for water, without properly metering, and did not send actual usage bills, just sent a bill claiming amounts owed, despite any water saving efforts, you were held accountable to neighbors usage, and even turning off sprinklers and not using water for a month, still resulted in a same bill monthly.
The stove broke, which turns out, was negligently installed and had caught fire in the wall. That took over three weeks to replace, leaving us no way to have hot meals, unless we ate out somewhere.
They repaired the roof, negligently, and it leaked into the ceiling of the units. They informed me it was a known problem and had replaced the neighbors ceiling, but mine was "ok, just spray bleach at the ceiling to stop the mold and dont worry about the holes." Until moving out, where they then wanted to charge me for 8 hours of repair work to replace their ceiling, damaged from their negligence, and that they refused to repair while i was a tenant.
My sliding door broke, the "repair man" removed the screen and threw it into the side yard in the grass and dirt. When I reported this, the only response to their again negligent acts was to accuse me of having a smelly side yard from a rescue dog I had for a weekend. They again wanted to charge me for the damaged screen their repair man broke.
When I divorced, My ex took our dog, and they wanted to charge me a new pet deposit for my cat, and would not refund the original pet deposit, just demanded a new pet deposit. I had to state that would initiate me attempting to move before they finally just accepted they already had a pet deposit for one animal.
I had to disable the smoke alarm built in to the ceiling as it also caught fire from poor wiring,
When I moved out, I paid last month and final water bill. I asked for a final walk through. During this, the assistant was extremely rude, and attempted to claim nothing had been cleaned, despite even the walls being wiped down. She also attempted to claim I had never even reported the damaged ceiling as she "had been there years and never heard of that issue". She also claimed the fire place was excessively dirty, despite blocking it off on move in and using it as an entertainment center area due to extreme allergies on my part. Also, I returned later that night to check on the unit and found that the faucet in the bathroom had been turned on an running I turned it off, and came back the next day to find it turned on again. They then attempted to charge me for "leaving the water on and flooding the unit and the next door unit." But, in addition to fruadulently entering the unit and turning water on to create a problem, they failed to understand I had already shut off the water with the city, so any running water was now under their control and responsibility. They attempted to charge me for the so called water damage, and an additional water bill, that was the same amount as usual, and had already been paid.
They failed to meet the 21 day reporting period after move out, sending an "estimate of total damages, that included them paying a majority of the costs" Then a month later sent a final bill claiming excess damage beyond my security deposit.
I wrote disputing the charges, and they sent a letter saying pay or else we send you to collections. I sent another letter explaining that discussing the issue and resolving it was better than threats and extra liability for damaging my credit. I received a collection notice a week later. I sent a court form to attempt to settle this asking for a refund of my deposit. They hired an attorney to respond and sent it to collections again.
All in all they are extremely reluctant to repair defects and damage, and quick to turn around and attempt to charge tenants beyond wear and tear for the unit. They are unreasonable to talk to, and change topics when you show them their arguments are invalid, then get angry and claim you switch topics too much.
They do not conform to the rental standards for reporting within the 21 day period, and if challenged attempt to threaten and send you to collections to try and force compliance with their demands. They agreed I had the cleanest unit yet charged me more. read more
