After hiring a new Property Manager and getting the service I was absolutely lacking from this firm, I've decided to share a review of my experience. Bottom line? If you are a small property owner (eg: not an HOA) I do not recommend you hire Liberty. They seem to have found a niche with HOAs and better stay in that lane, because they do not have the capacity to care about each individual home properly to allow you to be 100% hands off. As a landlord, they did not do the best job at maintaining my property. There was constant turn over and repair requests for the same issue over and over again. For example, they did multiple services regarding the sliding and wall of the garage. Bandaid fixes that never fully resolved anything. I eventually got the entire wall fixed. This gave a horrible tenant experience and always had me on my toes and worried about the next request. I don't know about you, but I'd rather pay to fix something right the first time than to constantly go back and do small fixes that don't really solve anything. Additionally, I felt that it was unfair of them to charge a 10% vendor coordinator fee for maintenance done by their vendors. Their fees are otherwise standard, but their 10% is where they really made me feel taken advantage of. I interviewed multiple PM companies where none of them had a maintenance charge, esp for their in house vendors that they use constantly. One of the perks of going with a property management company is that they have an established team and deck of vendors to use, that's supposed to help you save money and time not get upcharged as if it's a luxury service. Every quote from their vendors were 10x more expensive than any other vendor I've dealt with personally. I had to replace a roof, asked their vendor for a quote and it was over $20k. I did 3 quotes by myself, every single one was under $20k. This was before their mandatory 10% too!!! I've interviewed multiple PMs since leaving this relationship. NO ONE charges a 10% coordination fee and NO ONE requires you to PAY to get out of their contract with them. Just a one month notice to quit the contract. These weird terms come across as taking advantage of your partners and forcing them to stay in a contract they do not want to. What is this odd locked in captive situation meant to solve? In case you didn't know, they have a rule where your owner contract renews annually, and if you want to terminate early, you must pay fees upfront to get out of said contract. This term feels incredibly unfair as, again, none of the other PM companies had such a rule. Just standard 30-90 day notice to terminate. Their unfair and really strict standards are likely what kept my unit a revolving door despite having a beautifully renovate unit inside. You'll see other negative reviews by landlords who had to pay to get out of their contract. I think they may be a better fit for HOAs and larger complexes because we're otherwise just numbers and units in their eyes, not people who put their money into investments. The last few months were the worst experience. My tenant had a broken water pipe and no one to call when it was an emergency, I had to step in over the weekend to help them. Rosahura is very responsive, but it feels like she's the only person who is managing all of these front line communications and that isn't fair to the quality of work deserved. Instead of taking this honest and valid feedback to fix issues, they just gaslight you and make you feel like the problem. It's so disgusting. No apology, no sorry..everything they do for you come across like they're doing you a FAVOR. My new PM does a drive by of ALL of his vacant properties everyDAY. They do NOT. I had my home broken into THREE TIMES AT LEAST. Multiple broken windows I was ofc responsible for paying. I wasn't happy with the quality of work their vendors did and there wasn't a proper check in process. Even during the exit process, I finally noticed dribbles of paint all over my staircase since before the last tenants moved in. I guess if you don't mind checking over their shoulders and micromanaging, this might be ok for you to try but I truly think there are other options to consider.

They are not consistent with communication of changes and not quick with repairs, leaving the tenant to pay the price. In addition, they charge extra just to have your rent auto drawn, which saves time and money in processing and all. Their move was also not clearly communicated, which made it difficult to find when going to drop things off. Not highly recommended.

Fair housing is out the window and the company should be violated. The attitudes of the ladies in the office when you call or come in is very nonchalant and they don't want to help you at all. They would rather be talking about their BBL's and upcoming surgeries. I have been living with black mold in both my bathrooms causing my vanity to sink, (causing my child to be hospitalized), toilet has been broken since I moved in, every electrical outlet has no cover and at least 1 plug doesn't work. Several maintenance requests have been in but no response. Put in a call to the owner of the company with no answer or call back. I have been in property management for the past 15 years and I have never seen anything like this! This company needs a higher service of standards in all areas of customer service, maintenance and office engagements. Start with striving for excellence.

I have had nothing but good experiences with the owner Norbert Huston. He helps me find a house and was able to get it rented to us even though our credit was really bad he went the extra mile.     I have had a very horrible experience with this company. i have rented a home for almost nine years…read morefrom this management company. Several repairs of extreme importance were ignored or not repaired timely. Communication with the owner of the company was bad at best. Emails went unanswered and they did not follow their own lease guidelines as to their responsibility to the tenant. Basic maintenance was not done on several occasions. Leaky faucets, siding in disrepair, fences falling down or broken, sewer lines backing up into our toilets and bathtubs for months, leaking roof for over a year that leaks every time it rains. Most recently the owner of this company refused to provide a copy of a cd of pictures I was supposed to get upon move in as to the condition of the property. Ordinarily I wouldn't write a review and I would just be glad to be done with this company but my hope is that by writing this review the company will try to improve their business practice with other clients and tenants in the future. I ended up contacting fair housing because the roof leaked in the garage for over a year. promises to come and assess the home to see the condition of the premises in January was never followed through with or scheduled. I hope that the next person who rents this particular home gets it with some much needed improvements done. I would suggest keeping screen shots and texts and emails as I have done. I hope that repairs are being made and flooring is being replaced prior to renting the home out again. Also I hope the roof is finally fixed! keep in mind you may be a tenant but you have rights as well! protect yourself.
