Melanie was the only person here who wasn't rude, she no longer works there. I understand companies have policies, but they don't give you any room to work something out. Cathy even hung up on me mid call. We pay rent early, never miss payments, we keep the property clean. But they won't consider you for another rental even if you've already been giving them your money. They don't care about the people they rent to at this place. read more

Waste of time. I filled out the application online for a property on 3/22/23 which I don't know why I did because even when I called the lady that answered the phone was very short and acted as if answering questions were a bother to her. One of my questions was how many square footage is the property and her swift reply was "I don't know the square footage". If you have a property up for rent you'd think they'd be nicer and answer questions about the property and you could be a prospective tenant. I called today 3/28/23 and was told the property had a lot of people apply and that there was two people already approved they were just waiting to see who the broker would go with. Why not note that on the posting on the website or Craigslist? Yet today at 12:40pm when I checked Craigslist the posting had popped back to the top of the Craigslist search and said it had been updated an hour ago. Seems like this place is unprofessional and don't care about how they do business. Wouldn't recommend, I guess that's why the posting has been up for 26 days. read more

Don't go with this people! I emailed them my application over a month ago they kept telling me that the property wasn't ready! If you put on the ad "UNIT READY TO MOVE IN" expect people to e-mail you and expect an answer in less than 2 weeks. Last week I called and I asked what's going on with my application the lady said your missing some pay stubs, I went ahead and sent them right away... Yesterday I emailed them again and their reply was "The owner rejected your application" that's all NO reason why! I was trying to rent a 3 bedroom duplex for 2 Adults. My credit is incredibly good, great references, my ex landlords give great referrals about me, and I'm partial owner of a construction company making a good income what was it on my application that was rejected ? Zero stars. Has anyone heard of having to turn in an application before you can view a property for rent? This was not the case at other property managements. It's possible because the neighborhood listings aren't in so great areas and a lot of "interesting" people come around to look for apartments/housings, so they have to screen selectively on who is qualified to see and rent. This review is for all the staff at Dick Stepken Realtor namely: Kris and Heather. Extremely glutinous, lazy, BAD ATTITUDE. We left a voicemail for them and they didn't listen to it or didn't take note and chided us (the patrons) "Oh that's the no show". Then I asked for the keys to one property, they left me the keys for the one I didn't want to see first and left for lunch. Upon returning for the other keys, Heather kept asking if we "like what we saw?" "You didn't answer my question. Did you like what you saw?" Can't answer that because we haven't seen both properties. Property listing at Silver Creek are outdated, cabinets from the 1960s never changed. Bath tub is old. Anyone with a decent property for rent, do not use this realtor. This place is the absolute worst place to go to when looking for a place to live. They wasted a lot of my time. I mean they give you some kind of hope in thinking that because they keep your application on file for 30 days you'll end up getting in to something that the have available. NOPE.. They very rude and I got bad customer service. When I walked in the office there's three ladies sitting at the desk. One of the ladies was on the phone, while the other two were talking to one another. I stood there for like a minute or so before they lady that was on the phone got off the phone and said "Can I help you?". I did two applications and applied for five different properties. Got denied for every single one that was in the nice areas. But I got approved to go view the one that was in one of the worse part of Stockton. I had to pass on it because I didn't want to live in that area with my children. When I called to check the status they would be very rude and say "If you didn't get a call then you were denied." Whenever I would ask why was I denied they couldn't give me and answer. When I got tired of getting denied I asked them again why am I getting denied the lady Heather tells me that she doesn't know and it's the Owners decision and they don't tell us why they denied. Well after reading the reviews others had posted I( still decided to give these folks a try. Now I completed the on line application for my mother who after 40 yrs at the same residence has to move due to the death of our father. My mother who is retired has a retirement and ssi income that's above the required income set by this property management group of 3x the rental cost and has a credit score above 700 was told that she was turned down and when asked why heather who was rude to say the nicest comment I can type here said she had no reasons as to why and hung up. I wonder if she would have a reason if I turned them into the state for what only reason I can seem to find is age discrimination read more

I rented my first apartment and first rental home in Stockton from Rick and Suzie Stepken between 2010 and 2014 prior to buying a home in 2015. They were always immediately responsive to problems, repair needs in accord with terms of the lease, and complaints during the entire time I rented their properties. They were always friendly and helpful and took time to chat whenever I'd stop by in person with the rent. Never had any negative experiences with them or their management during the entire time. They will work with you to find a place suited to your budget and needs and they work to form relationships with their clients. read more

I wrote a review on another business listing for stepken realty I'm not sure if this is the right one or that is or they both are but I'll leave my review here also. Dick's son Rick is very kind and helpful when we were trying to rent a home from him he helped us figure ways we could qualify and complete our application correctly. The people that clean the houses he rents are the sweetest they did an amazing remodel on the house, nice flooring new Windows new cabinets and fixtures. I saw the place before and after and they really made a miracle happen there. We didn't get the house due to reasons that couldn't be helped but the whole process was easy and stress free plus they do not charge an application fee! The lady's in the front office were very nice also I went in feeling nervous because I had seen bad reviews about them but they were nothing like any of the words used to describe them. They were prompt in calling back a few days after submitting our application and we're kind when explaining that we were not accepted. If it were possible I would enjoy having this realtor as my landlord read more

I decided to go to this place to find a new home for me & my little family even though I heard negative things about the place( not renting to Black people). When we first spoke to Heather she was very nice to us had us come get the key we looked at the place and like it. So she said "we will make a decision by Monday and I will call you on Monday if not call me by Tuesday" which of course I had to call her but she was not in the office so i called Wednesday and she said "oh sorry I'm waiting on all of your boyfriends verifications to go through". Which was weird because they continued posting the home on Craigslist and not once did they verify if me or my mother in law worked at our jobs or called our references or even checked our credit, like she questioned my boyfriends things. Then when everything was finally done and verified of course like all the other yelp reviews said "she never called us back we had to keep calling to follow up on everything". Me & my boyfriend qualified alone but of course we added my mother in law on everything so we can be better qualified. Friday my mother in law called and of course Heather wasn't nice & friendly on the phone. My mother in law said hi Heather it's Chris i was calling to get and update and Heather says "oh you didn't get it sorry" so my mother in law asked why and she basically said she didn't know , the owners chose someone else. My mother in law asked was it because my son is black or is it because they have kiss & Heather goes " the owners don't discriminate " my mother in law went back and forth with her and then asked if she would have applied for it without her daughter in law and son would she have got it Heather didn't respond. During this whole time they continued to post the ad of the house all over when they supposedly had chose someone. & instead of saying hey i have other listings you qualify for she just was done with us. I kinda figured she would take a look at my bf and his tattoos and the way he dresses and assume he was no good. I felt disgusted because I was told by people they would do this to us but I like to see things for myself. I hate the fact that they never even called any of my references or my mother in laws never called my job or my mother in laws never even checked credit but they wanted to check all of my bf things ! I've been to 4 PM companies today and this one is by far the worst! Shabby office with greasy haired staff. I didnt have my hubbys dl or ss card, just mine, then I purposely left my bank act # off and they wouldn't give the application to the owner for concideration without it. First of all, if I could give 0 stars I would. They do not care about their tenants. You can't bother complaining to them because they won't do anything to fix the problem. The landlords from the house on W Mendocino claim they use the garage for storage when there is a room with carpet, mattresses, and out of the door you can spot kitchen counters. They think they can live in your garage behind your back and use up your PG&E without helping pay. You can find them coming in the middle of the day and leaving the next morning. While renting, we realized they also like to plan on selling the house without letting you know or giving you time to search for another place. read more

While attempting to speak to employee (who in all honesty is probably overworked) she kept taking calls and answering questions to people calling in - sometimes mid sentence. Very rude attitude and not at all a company that values prospective clients so I can only imagine how they treat people once you've actually got into a home. You have to submit an application before viewing the place, however they give you the option to not submit social and bank accounts until later down the process.. the staff was actually good about calling us and updating us one the process. But we waited weeks to finally view the property because they were "fixing it". When I was finally able to view the place it was a disappointment. The floor was stained. There were roaches as soon as you opened the door & the kitchen cabinets.. the bathroom tub was disgusting. I don't know what they were fixing exactly. I am a new potential tenant. I dropped off my application along with copies of my check stubs, I'D and SS card. A week went by and I still hadn't heard anything. I called to check and it took them forever to find my application and I had to call a few numbers to get to the right office. Mind you, they do not have a website with information on application process so I didn't know when I submitted that I HAD to put a property in the app for it to even be considered. I was just trying to get approved. So when I called I asked one of the many ladies I spoke with to send me an updated rental list via email. That was this morning. It is 3pm and still no email. Although they do not require app fees, if this is the service I get now, I'd rather pay the fee for better customer service and professionalism. The first person I spoke with should have made it her business to follow up with me and make sure I had a list. Even the 5th different person I spoke with. I read their reviews on Google and all similar reviews. Not professional at all. I would recommend to anyone. Great customer service is vital. They replied to inquiries promptly, the office workers helped a lot in picking the right place for me, and they were very responsive when I needed to call them to get something fixed. Our electricity panel went off, really hard to get a hold of them. It's been 4 DAYS and they still haven't sent someone. An Electrician have to have a permit from the city before starting to work on it and pg&e have to come check it out after the electrician is done working before we get our electricity back so it's about a 5day waiting period.. which hasn't been started at all because they still haven't picked an electrician to go here and get the job done... read more

I rented from Dick Stepken until 2001, loved my duplex, the area near UOP, and no issues. They were professional and understanding. In 2014, my brother in law rented an apt with Rick Stepken in the same area and loved having his own place. He'd still be there if health issues didn't prevail. I had to clean the entire house when I moved in and had to make repairs my self and use my own money to fix things that were broken and listed when I moved in I had to make 2 runs to the dump of all the trash that was left and had to mow the grass which was all 4 foot tall weeds, they hired someone to shampoo the carpets but we had to redue them. I was there for over 1 1/2 years and when we moved out it was in way better condition like a new $100 faucet new shower knobs and a nice $250 used dish washer which I also installed. They looked at the house after we moved out and seen that we had cleaned everything from the carpets to the walls and said how good it looked then when I got the deposit back they charged me $150 for cleaning WTF I spent 1 whole day cleaning it and shampooing looks like to court I go with pictures of before and after read more
