The agent showed us the property via a virtual tour, and verbally confirmed that a 12 month lease was available, and to put in an application. We submitted our application (2 adults, 68 dollar fee per application) on Monday, September 1st and got confirmation on Wednesday September 3rd, 2025 that our application was approved, per two conditions: 1) a certain move-in date, and 2) a 16-MONTH lease. Immediately texted back and confirmed that we would not be moving forward, as this was a textbook bait-and-switch. The agent said she would reach out to the Broker, Tim Hendricks (Broker/Owner) of Hendricks Real Estate, and see if a 12-month lease was offered and if not, to give us a full refund as we VERBALLY CONFIRMED with the agent that a 12 month lease was doable before submitting the application and paying those fees. Tim Hendricks came back and said there was no refund. Awful, awful experience, and would warn others to get everything in writing when dealing with this business. Took almost 2 months to receive security deposit back, while they decided to keep over $800 for "cleaning" the house. I spent $400 to have the house professionally cleaned before moving out... Almost forgot! The make-ready was no where near done when we moved in. We had to have a whole shower replumbed because it would not turn on and were not compensated in any way. Whatever positive reviews are seen below are from these guys buying a house, they are transactional reviews. We had to deal with Bo and his horrible team for a year, and were ready to move out after having to deal with them the first couple months. Save yourself the headache.
