I used Prime Property Inspectors on the recommendation of my agent in 11/19. Unfortunately, some…read morevery blatant things were missed which ended up being very costly. There was severe water damage to the subfloor under both upstairs bathrooms. That portion of the subfloor was the ONLY part that was visible and accessible during the inspection, yet in the subfloor section of the inspection it was marked as functional. The choices were functional, marginal, non-functional, or not inspected. If it was at least marked as marginal or even mentioned in a comment, I would have inspected it further and probably backed out on the contract. Unfortunately, I did not discover this damage until after settlement. I called the company and spoke with one of the owners, Ray. He was pleasant and came out quickly to take a look. As soon as I showed him the areas that were missed, he immediately offered a refund of my inspection fee without question or protest. But he also made it very clear that the cost of the inspection was where their liability ended and they would not cover any repair costs due to their mistake. I think I'm pretty reasonable, and do not expect an inspector to be able see through walls and find hidden damage. However, this was out in plain sight and could not have been looked at before filling out the inspection report. I also understand mistakes happen, but at the end of the day they would not make it right. I was left holding the bag for a huge repair bill that would have made this property not worth it and could have (and should have) been avoided. Your money, you decide if this is what you are willing to accept

The inspector was exceptionally knowledgeable about housing issues, potential solutions, and misc. advice. They provided guidance on a range of issues from structural issues in the basement to roofing to smaller items, such as AC sensor placement. Additionally, they were honest on the limitations of their knowledge and recommended additionally inspections by licensed inspectors where needed. We used the report to identify issues and negotiate a fair price for the property.

Chris came to our home and provided an estimate to install our flooring. Unfortunately, he later…read morehad to undergo cancer treatment, so two members of his crew completed the installation. We were extremely disappointed with the quality of the work. The flooring was cut inside our home, leaving sawdust throughout the house, and after the installation we identified numerous workmanship and finishing issues. I contacted Chris and attempted to have these concerns addressed and corrected, but they were not resolved. I rarely leave negative reviews, but this experience has been frustrating and will likely cost us additional money to have the flooring properly repaired. Based on our experience, I cannot recommend this company. I'm sharing this review in hopes that it helps other homeowners make an informed decision before hiring someone for a flooring project.

I had 2 levels of flooring replaced with LVP. The basement was great - because it was on slab. They…read moredid the main level of my home and the LVP constantly gapped. I called their people out multiple times to get it fixed, which only ended up being a temporary solution. After a year, it's also gapping on the sides. I called the owner several times to get him out here to fix it. He said we should have bought hardwood (for the kitchen?) because they nail down the flooring. The main level flexes where the most walking occurs, so because we bought that, the gapping is our fault (what??). He could have informed us of that in his original quote and we would have purchased a fix so this wouldn't have been an issue. He said since it was over a year, he could have someone come out to fix it at a discount, but was pretty terrible at getting back to me with any date/times. We also have mis-matched pieces because they didn't get the right color for one or two boxes. They did a wonderful job with the hardwood on the stairs and the stain matching for the quarter round. I still wouldn't recommend them or work with them again. I'm having to hire a new contractor to completely replace the floors on the main level. I'm out $3000+

Before buying our house, we had it inspected by 1 True North Home Inspections. He didn't examine…read morethe bathtub or its spigot and water flow for leaks or any other problems. After the very first use of that tub, we discovered that the water was rapidly leaking through the floor and onto the kitchen below. We discovered that the tub had a serious leak. After that, we had repair people come to take a look, and they said that apparently work had been done around the drain of the bathtub in an apparent clumsy effort to fix this problem. They also said they noticed signs of previous leakage in the kitchen ceiling under the tub. All this should have been noticed in the inspection. We hired a contractor to remove and replace the tub. When the old tub was removed, we saw it had terrible rust and a sizable hole, which was the source of the leaking. It cost us about $3500 to fix all that -- and we were quoted far higher by others. 1 True North's incomplete and inefficient inspection was deficient and could have saved us time, trouble and money if he had noticed this situation.
