I called 4 companies to do inspections in my foundation damage. Each company came up with a different plan and different measurements of the height in different points of the house. This caused me confusion and stress. LevelSmart gave me a complete plan to solve the issue once and for all but back then I was not seeing damage in some parts of the house that they suggested piers. I ended up hiring another company to do a simpler repair but a few weeks later the cracks started to appear in the areas where LevelSmart suggested piers. I think their evaluation was right from the beginning and their plan would have solved my problem. They were always very patient explaining the plan and very clear. I learned a lot! Their life time warranty is also much better since they will fix whatever the problem is, instead of covering just the piers, like other companies. We recently needed a significant amount of foundation repair (27 piers) on our home in Pflugerville (not surprisingly given the type of soil we have in this area) based on an engineering inspection/report we had completed. We had been seeing signs for years. So with the recommendation in hand, we had 4 total companies come out for an estimate and recommendation. The big question ultimately, is steel or concrete piers? Steel is significantly more expensive, but concrete seems to be just as effective and perhaps a better option depending on where you live. Pros and cons to both, but in the end we felt comfortable going with concrete after hearing the explanation LevelSmart. Unfortunately, our foundation was such, that we needed to have piers installed inside of our home, in addition to the perimeter. Not fun, but it had to be done. The workers did a fine job. With LevelSmart, it starts with Colton! He came out and did an excellent job explaining the whole process and provided a very competitive price, especially compared to the others. He also made an additional recommendation for repair that was immensely beneficial and I think will save us a lot of money in the future. (Oh, they also have a lifetime warranty too!) I'm a man of many questions and I'm not afraid to ask. Thankfully, Colton is very patient and a great communicator. He always answered each of my questions promptly, whether via text, email or phone. From start to finish LevelSmart did amazing job. The first consultation was informative and easy to follow. We also got a crew to lift a whole one side of the foundation in couple of weeks from the consultation and the crew finished the job in few HOURS once on site. This included nine piers to be dug under the foundation and installed. As a bonus, the crew also trenched the sinking side of the house to prevent future water making it between the foundation and soil (RE: black clay). Last, but not least, LS charged a VERY competitive rate for all the work and did all the permit work and also scheduled plumbing co to come verify that nothing got severed as the house was lifted. Like most homeowner when we realized that we needed to fix our foundation we were stressed out. I got Level Smarts information from a friend of mine who was happy with their work. I contacted them and got a response within 24 hours. Shaun came out and did the inspection and explained to me the process of fixing my foundation. Where do I start.... I manage a rental portfolio where I like to buy and hold single family and multi-family homes in South Austin. I bought a property that had a cracked cast Iron Sewage pipe. As a result I found that I needed to tunnel under the property to replace the pipe. I was give Jimmys number at Level Smart and he has been nothing short of amazing.
