I would not recommend using an inspection service that does not have up to date equipment. They inspected my house and said there was high moisture in my walls in the garage. I hired a professional thermal imaging inspector with very expensive calibrated equipment and he found no evidence of this and I have pictures and a report to back this up.! Do not let an inspector tell you there is moisture without a probe moisture detector the ones that just sit on the wall are very inaccurate! He also broke my AC line by pulling to hard on it and all he is supposed to be doing is inspecting things not breaking them! read more

Highly Recommend - I went under contract on a new home on Wednesday night and found Leppin Inspection Services after doing thorough research on Yelp. I went on their website Thursday morning and requested an inspection through the website and Scott reached out to me almost immediately. Much to my surprise, he had an opening and was able to complete my inspection the next day (Friday) and I had the report late Friday afternoon. Scott did an inspection on a house we are planning on purchases. He was thorough yet moved around the house quickly going over every corner and feature. Not only did he create an artifact for purchase negotiation, he also created a list of improvements for the house to make it more efficient and safe. This wasn't just a simple bulleted list, but a detailed PDF with pictures and information on what to improve. Scott was an amazing resource!!!! I highly recommend him for a home inspection because he was very thorough and explained everything well. We were considering purchasing a house in the Katymead subdivision in Pflugerville, but it rapidly became apparent that the house was not well maintained over the years. There were several areas where water damage was evident, the foundation needed repair, the second floor was not level, and the a.c. and water heater were nearing the end of their life. We would have lost a lot of money in repairing the house. Scott (in addition to other repair experts) contributed to our overall understanding of the house 's issues which led us to realize that the house would have been a bad investment. This review is from the perspective of the owner of the house that was inspected by Scott Leppin. There are three things that led us to this 1 star review. Too bad Yelp does not let us leave a 0 star. 1. The scheduled inspection was last Thursday 8:00 - 11:30 am. We still live in the house, so we had to wake up extra early and be out of the house before 8 am. It was a cold rainy day, and the malls are still close during the times we were out. We ended up spending an hour in Chick-fil-A, and then another hour in Top Golf (which luckily opened at 9 am). At about 10:30 am when we were done at Top Golf and ready to head home, I checked our Ring doorbell. Lo and behold, no inspector has come to do the inspection! I then emailed our broker to ask if the inspection was postponed or cancelled. Our broker's reply said that she contacted the buyer's agent, and the buyer's agent told her that the Inspector made a mistake when scheduling, and that he is headed over to the property right that instant and expected to be done by 2:30 pm! Imagine our frustration - we just wasted our time (and money) eating out instead of preparing breakfast at home, and spending on unnecessary entertainment. 2. When I was about to use the hairdryer that afternoon after the inspection, there was no power coming from the outlets in the master bathroom. We know this was not broken the night before, as we always recharge our Sonicare in that same outlet every night, including the night before. We investigated, checked the breaker, disengaged and reengaged the breaker, etc. After some time, we decided to search the internet and found out that a possible cause is the GFCI could be in Test Mode. We don't know where the GFCI is; good thing after looking for some time, we saw it in the upper bathroom outlet. It was indeed set in Test Mode. Obviously, the inspector had tested the GFCI and FORGOT to reset it. If this had happened to someone else, who knows they could have spent money for an electrician to come, only to find out that it was the Inspector who made the mistake. 3. Our AC in the second floor is set to Fan - Auto. We found out the next day that the Inspector had changed the setting to Fan - On, and the fan has been running for hours until we figured out that the setting was changed. We are now wary that there might be other things that the Inspector could have forgotten to restore to the original setting after the inspection. We hope nothing else was changed or messed up. Scott Leppin left his business card. So, we sent him an email about the GFCI issue that night. We even called his phone number, which was redirected to a call center, and we opened a ticket regarding the GFCI. Until this day, we have not received any reply from Scott. read more

As an investor, I have several inspectors over the years for numerous house purchases. Without question the best inspector I have used is Scott Leppin. He is responsive, incredibly thorough, and provides excellent documentation that is needed for effective negotiations for repairs when purchasing a property. But what I like most about Scott is that he will offer advice; while all inspectors have to be careful from legal standpoint, it is nice to find a guy that is not scared to offer opinions and point out serious flaws of a property versus superficial. As a cash buyer, I have not been required to use an inspector, and I have been tempted to just do my own inspections (I consider myself a very capable and handy guy). But Scott has repeatedly found issues with homes that I would have never uncovered, and has saved me many thousands of dollars in the long run. I have owned two homes. Scott Leppin was one of the inspectors they suggested. They told me he had been doing inspections for their office for over a decade, so I gave him a call. Scott did indeed sound like he had a lot of expertise and experience with the Austin housing market, so I hired him for the job. I was not disappointed. He showed up on time and was very professional. He ended up pointing out many things that were wrong with the house and this helped me negotiate a lower price. The photos he included identified problem areas and his supporting comments were thorough and detailed. I used this information to my advantage in my negotiations with the seller. I have been in the second home now going on two years. I have fixed a few of the things he pointed out in his report because I'm the handy man type and like doing things like this. I am quite happy with my home and there have been no nasty surprises to fix. If a friend were in the market for a home, I would not hesitate suggesting they use Scott.
