I was fortunate enough to have spoken to the owner of my leased apartment in Atlanta. I originally met with the realtor, but waited hours. I was coming from California, and she had our appt. on Pacific Daylight Tine when I was meeting her In Atlanta, Ga. I mean what was that? I waiting over an hour, I contacted her. I ended up taking the place, which I really like. I was never given any info as one needs on moving. I had a bad experience with my mover- resolved. I've had a couple of issues. with thing in the apartment , they always respond. I have ( I believe resolved the issues) but with no help from them I cannot say that m y experience with this company has been a happy one. read more

If I could give this place 0 stars, I would. This company and the individuals representing this company, Amit Bhakta, Lorna Champagnie, and Janelle Pride are entirely and utterly unprofessional. While staying at one of their rental properties, not only did they communicate ineffectively, causing me to locate the owner of the property to request assistance, and break a contract by putting the house on the market in the 10th month when the lease clearly stated the home couldn't go on the market until 60 days before the end of the lease, but also during renovations last summer, we lost the use of our bathrooms and the rent was not prorated. Leo Prime attempted several times to avoid using the owner's warranties to reduce charges. Instead, they told us we'd have to use our rental insurance (which we could not) to cover the charges of leaving our home due to the maintenance repairs. Our bills increased due to the loss of installation and pipe concerns during repairs, we lost the use of several parts of our house, and we were still charged for our stay (even when we couldn't stay there). Like Eric, Lena, and Rachel (all ratings with 1 star), I strongly recommend against doing business with this company. The maintenance specialists will take forever to come if they do, and by the time they arrive, the hope is that the problem has not progressed. We have now moved out of the property. The owner and I requested itemized receipts days ago, but we have yet to receive them. I have documented communication where the owner informed the company to return our security deposit, but Leo Prime sent a check with their desired amount instead. Leo Prime listed all these charges in the move-out inspection after we left, but I took extensive videos and several photos of the property before leaving to ensure they could not add anything. Still, they managed to add insane cleaning charges, handyman charges, and all kinds of nonjustifiable charges. Again, where is our itemized receipt? We will contact HUD, the BBB, get testimonies from previous tenants, and any other organization that can help escalate this matter if it is not resolved immediately. If we have to take additional action, we will. Leo Prime, this is outrageous and completely unacceptable. Return our funds now! You broke a contract and ignored the demands of the owner. Also, how unprofessional, unethical, and illegal (I'm sure) it is to post other tenants' personal information in their contracts online. I hope no one lived in the home when you posted this because it is hostile and petty. If this is how you respond to your tenants, I fear for the relations with the owners of the properties and your employees. read more

This management company is filled with slum lords I've rented from them twice with two different owners and both times the ac units were trashed they have been working on my ac unit since it got warm and here we are in nov and the heat isn't working I moved in during the pandemic and there were a few things that needed to be done they assured me it would be done in 90 days here we are almost two years later and I'm moving out with the same things unfixed not to mention they will find a reason such as trash outside on the street to not give you your security deposit and state the tenant was supposed to maintain outside perimeter all I can say to you guys is please take pics send it to yourself in an email so they can have a time stamp and no matter how long you live there do not get rid of them because you'll need them in court! read more

I viewed a rental for LEO Prime Properties for a premium location downtown. It took a week for the property to be available for viewing after it was originally posted, and when I scheduled a viewing for the first available time slot, I was surprised to see that it was a group viewing when I showed up. This was disappointing for several reasons, and it essentially made it seem like a rat race to finish any application with non-refundable fees. Applications must be completed start to finish and require $45 per person plus reservation fee. If I were a tenant in the existing unit, then I'd be slightly worried at having so many strangers in my unit when I wasn't there. Although I've never lived in a unit managed by LEO, I would be hesitant to do so based on their lack of transparency in the viewing and application process. read more

When an appointment was made to see the property the agent canceled and when I rescheduled and the agent never showed up for the rescheduled appointment. I drove 120 miles to see the property and the agent never sent me a message to let me know they wouldn't be there. No response since then. read more

Edit: May 2015 - We lived in a townhouse managed by LEO for a little over 3 years before deciding it was time to buy a house. During our time there, LEO was always quick to respond to any maintenance issues (not that we had many). The move out walk through was quick and efficient and our security deposit was returned within about a week. ---- We've rented from LEO Prime Properties for just over 2 years now. While we've not had many maintenance issues, any time we need them, they've responded quickly. We loved living here so much, that at the end of the first year's lease, we decided to negotiate a 2 year lease and the entire process was handled professionally and fairly. We're hoping that we can continue to rent from LEO for the foreseeable future. read more

Every step of the way from showing, screening of applicants, leasing, management, tenant repair requests etc. has been handled exceptionally well. This is actually the worst company that I have ever dealt with and I was unfortunate to have to tolerate them for over 2 years. Please understand that the following is only a portion of what was experienced. During my time with this property management company, I had several complaints which were not addressed promptly as explained in the lease. For example, I had a rodent problem that was never fixed however during the 2nd year, they sent someone to throw several packs of moth balls in the attic which caused the entire house to smell via the vents. This was slightly better than the rotting rodent smell at least, which usually took them a week or more to address. On another occasion, our only toilet stopped working and when we alerted them to the problem, they let us know that they only come out on the weekends if it's an emergency, so naturally, we were without a useful toilet for 4 days. They would overcharge us for rent although we would pay early and on time and an additional "convenience" fee but never gave us an alternative to pay, so for 24 months, we paid an extra $3.50 each time we paid our rent. Once, our microwave stopped working, we alerted them and after taking a week to replace it, the maintenance guy who was evidently upset, brought the microwave in a box, put it on the table and left with no communication so we had to remove the old microwave, dispose of the old microwave and then put the new microwave in place ourselves. Lastly, when we put in our 120-day notice, we promptly let them know the forwarding address, detailed in the signed letter. Not only did they charge us $80 for "landscaping" which is them just cutting the grass (which costs us $25), they also charged us $100 for "painting" which is directly violating the lease since there was only normal wear and tear as confirmed by our leasing agent, Shane Brownell who also stated he would ensure this would be refunded. This check deposit was never sent to the forwarding address and it took over 30 days to be corrected. When alerted the first time, they assumed the address they received was incorrect and claimed they sent it to another address because "that was more likely". Why not check with me? The second and third time, I was told it was mailed already and they again asked to verify the address, which I did, and it never arrived. The final time, I asked them to send it to another address. When received, a part of the address was spelled incorrectly, a major city actually. Who exactly is in charge of these important documents? Possibly employ someone who is more accountable? I'm not sure how this company is still functioning but this is terrible and I need everyone to avoid them so they can save themselves the heartache and stress. UPDATE: the response below by this company is not to be taken seriously since a lot of what they say is incorrect information and they are trying to call me a liar. Please understand that this was my experience and exactly what happened and reported to them. What they decided to take into account is their choice. I am offended by their expectations clouding their judgement of what their staff/repairmen/handymen actually did. I do not care for what was reported to them but my experiences are what made write this accurate post. That was 3 months ago and still no one has been out to fix the ac / heating unit I had to buy my own portable air conditioners and heaters because u took the two u let me use and I only got another house from u all because with little to no warning u said the house was being sold I didn't even know it was on the market until someone had purchased it! So why is the ac unit not fixed now? I rented from u twice I may have seen u once? These houses were both raggedy u just took advantage of a young mother. I will admit your good at covering things up and making it look nice for the pictures however it shortly falls apart even your Maintanance men come and say what a disaster everything is the ac the dishwasher that was fixed and replaced and never worked just like the "new" fridge u replaced that was dirty and obviously brought off of someone I think this is the 3rd one in two years because you refuse to purchase a new one read more

Leo prime properties stands dear to me. Reason being is despite my prior eviction, they still allowed me to lease from them. I showed gratitude by paying punctually and 4 years. There were a few occassions where i need an extension which they graciously allowed. In addition, they were very responsive to all manus. Their contractors were very professional quick and respected my home. Overall, a great experience, a great space, and great company to lease from! read more

UNPROFESSIONAL COMPANY!!! I applied for a unit with them on Dec 6th. I wanted to be the first in line so I followed their instructions to the "T". Sent them everything they needed id, bank statments, etc.. They never called my previous landlord to verify anything. After weeks of requesting an update on my application - a random individual from their company who I had never communicated before emails me that they gave the unit to another individual. This is with less than 5 days to the month. I assumed there was no problem with my application, otherwise I would applied somewhere else. I had to move into my brother's basement until I found an apartment. Horrible company - horrible experience.. $$$$$$$$$ is all they care about! read more

ZERO STARS!!!! I had to check one star for yelp to accept my review. STEER CLEAR AT ALL COST!!! If the idea of throwing your money in a hole and getting no support at all from this so-called property management sounds good to you, this is the one for you! Otherwise walk away with confidence knowing that no matter who else you choose to rent from, you'll be in better hands. I reported an emergency ceiling leak 2 months ago and there is major sagging of the ceiling throughout the apartment. It took 7 weeks before I was able to see one of their repair men, and the kicker is that he was on site to check 2 other apartments for leaks, not mine. I had to request that he come up to check mine while he was there. A total of 4 professionals assessed the damage and all of them concluded that it was severe with a very high threat of mold between my ceiling and the roof, with the threat of the ceiling collapsing. The house needs to be reroofed at the very least and the entire ceiling in my apartment needs to be replaced. I have zero confidence that it will be properly repaired. I made the choice to protect myself and find a new apartment and terminate my lease. They have been unresponsive throughout 90% of my attempts to communicate with them over this matter. I've gone out of my way to try and help them do their job multiple times and I find myself being constantly ghosted in return. I'm still trying to get closure on terminating my lease and they are dragging a$$. Rent from them at your own risk! read more

Its been a nightmare renting with them from day one. The rental property still needed a lot of work and the realtor, nice lady she was fun to work with and this is no fault of hers, set up for maintenance to come out to fix it. My fiancee and I took the day off. No one came. Called the realtor and she immediately set up a new appointment because maintenance swore they came but we were home all day and no one showed. So my fiancee took a day off to be there this time. No one came again. So he called and got someone in the main office who came out but surprise. Couldnt do anything. So never got any of the much needed work done. Then we submitted a request that the freezer was not cooling properly. Someone came out and we were told its cooling fine. -_- jump to not even 3 months later and refrigerator is not completely dead. All of the food spoiled. We leave a request on saturday. No one responses so we leave another one tuesday. THEN i get a response that maintenance had called me and left a message. I look and yes someone called while i was at work but didn't leave a message so how was I to know if it was a bill collector, my eye doctor pestering me for another eye exam, or maintenance. So appt. Is set up for wednesday which is one of my only days of. Maintenance comes and is nice and within 5 mins, tells me we need a new fridge and will contact company. I thank him and he leaves. I want for contact from the company and nothing. So i text her because its after hours and. It feels odd calling someone when they are probably home dealing with personal things. i get a response on wednesday thag they are getting in contact with the property owner to authorize the buy of the fridge and get it to us by thursday. I say thank you then early thursday notify them that i cant take anymore days off work and if they can deliver it after 5pm or early Friday. No response. So thursday i call and lady tells me they have yet to get in contact with owner. So friday i get a text asking if fridge was delivered i say no and she says someone will call you soon to schedule the drop off. I wait all day. No calls.nothing. so i ask who's calling and when and im told it will be the vendor. Wait and nothing. Today i go to my fiancee graduation and get a call right before saying its the mobile appliance we need to schedule a drop off. Which im more than 45 mins away at this point and the mobile appliance guy says they can only wait until 12pm or monday. Which is when we both work. The next day off wouldnt be until wednesday and by this point its been a week without a fridge. So i had to leave my fiancee's graduation and go back home to wait for the fridge to get there. And of course i have some words for the delivery for not calling friday when they were suppose to and his response was 'Im very sorry but they didnt put the order in until friday night'. So while i was being told friday someone will call you soon to schedule the delivery, the order hadn't even been put in until later that night. Thats beyond acceptable and ive lost food, money, and memories that i cant get back from these ppl. Lease isn't over yet so im sure there will be more problems. read more
