Initially I wanted just to get it repaired since I wanted to get the minimum work needed to get my Mediterranean style home to be sellable when I was ready to put my house on the market. I contacted several roof contractors on Yelp to get an estimate for a roof repairs for Spanish tiles. Some responded they were busy so never came over. A few came to inspect the damage but later ghosted and never even gave me an estimate. Manny was the one person who gave me an estimate for both a repair and a total replacement for my roof. Initially, I went with the roof repair so I could use the savings for other home projects. Manny accepted the work and his team eventually started to address and focus on the damage near my master bedroom and to get tiles that closely match my 50 year old tiles. During the work, Manny later spoke to me and shared the extent of the roof damage and recommended that I replace the whole roof rather than do the patch work Manny was willing to do. Even though the whole replacement of the roof was 4x the price of the repair, I respected Manny's knowledge and honesty that a whole new roof was the way to go. The work took two months since it took a month for the tiles to be ordered and shipped from Southern California. Manny was always easy to reach and kept me up to date on things. His workers showed up early at 7 am and ended their day around 3 pm when it got too hot. Not only did he do my roof but also the gutters that needed replacing. On the final day, Mannys team left my balcony and the area clean of dust and debris. I'm very fortunate to have had Manny and Universal Roofing do my roof when other contractors were not willing to do the task or give an estimate because it was Spanish tiles. We went from an ugly asphalt rolled roof to beautiful metal roof that was installed by Valley Roof Consulting. SERVICE - This is a top notch crew! The team comes out to your property to assess what they are working with. This includes . . . - assessing the surrounding perimeter and properties to determine how your rooftop selection could impact the surrounding perimeter and neighbors. - assessing the visibility of your rooftop. In our case, the rooftop of our house is the first thing you see since we live on a hill and our property easement is above our house, therefore curb appeal becomes equally as important to us just as much as the functionality of the roof type we select. - measuring your roof top, the pitch of your roof top, and checking for areas of your roof that may require fixing or replacing. Once they assess the perimeter and the rooftop of your home, they will provide you with your options. These options are based on the assessments they've made, and the requirements by the state of California and county requirements. They will walk you through the options of available roof types, the life of each roof type, and a general idea on what the cost differences are based on the options provided to you. Once they remove the old roof, they'll make sure any old wood is replaced before putting down the moisture barrier. In the situation of a metal roof, the metal panels are then molded and cut to size onsite. It was quite amazing to watch the process. Once all of the metal panels have been cut, the crew organizes the panels to ensure the installation is done efficiently. Whilst the engineer / project manager of the team knew how the metal panels were to be installed based on the shape and pitch of our roof, like any project, there's always contingencies and unknowns. This team, amazingly had to do a minor course correct, and they did it without a hitch and still got the installation done on time! THE TEAM - You'll be working with the owner and his right hand guy, and throughout the project, they are the team members that stay connected with you throughout the project. The crew that comes out to do the work are very professional, friendly, and equally as knowledgeable. At the end of each day during the job, they make sure the utilized workspaces within the perimeter of your home are always cleaned up. SUMMARY! - The result of the work, as you can see from the photo is a beautiful roof, installed with care and quality. - A great team of subject matter experts who know what they are doing, and are looking out for you. - A team who is willing to work intimately with other teams (e.g. solar company, the team who is installing the gutters, etc.) to ensure the other team do nothing to compromise the installation of the roof. The crew was polite and worked so fast, without sacrificing any quality which is important. Cecil was very friendly and polite and professional. Based on all that alone? I'd have given five stars. But let's talk about the Jeff-Goldblum-sized-Fly in the soup, shall we? The job concluded and there was a sizeable pile of refuse left over, laid out in our drive and alongside the inside of our yard. Not to mention the little pieces of trash surrounding the property, and the fact that they used my recycling bin to store some of it. We had to text and request that they come get the trash. Then there was the matter of a ladder they left behind for a considerable amount of time even though the city came out right away to inspect the work--we had to send a joking text to ask if the ladder came with the new roof. Then when they got the ladder, they made no moves to let us know, and in decided to shove some paperwork in plastic in between the fence slats--important paperwork we needed for records--rather than, I don't know, putting them in the handle of the storm door OR BETTER YET THE MAILBOX so we would be sure to see them. Like what on earth were they thinking leaving paperwork there like that?! Completely unprofessional. What really cheesed me off was getting a certified letter from the roofing supply company, letting us know that if McLain's didn't pay their balance for the supplies, they could put a lien on our roof?! I'm sorry what? If I order a cake from a baker, I don't get a notice for them to pay their balance for their flour or sugar suppliers, lest the take out a lien on my cake! Like what do you mean?! Maybe that's industry standard but as someone who worked in manufacturing, I never even heard of such a thing and frankly don't love that. All in all? A great roof, but the finishing steps left such a sour taste in my mouth, I won't be recommending them to friends and family.

Stay Away!!! I can't give less than 1 star or I would!…read more David is quite charming, don't be fooled, his work is suspect. He did my roof in April 2026 and failed to protect the roof adequately during a rainstorm and I sustained nearly $200,000 of damage to the interior of my home. Fortunately, my insurance is paying, but I will be unable to live in my home for 4-6 months. When he finished the roof, I was concerned about the quality of the roof work, so I hired another roofer to inspect Golden Top's work. The new roofer reported about 10 items that were incorrectly done or below industry standard. Armed with this report, I was able to get Golden Top to fix the items. If I hadn't gotten a new roofer to inspect and report, I never would have known how poor the work was. The worst of these was that Golden Top they had roofing nails penetrating through the exterior eaves all around the perimeter of my home. This is a major source of potential moisture damage. David agreed that is was not up to Industry Standards and agreed to repair it and he did. But he did a crappy job, and when I told him I was not satisfied, his comment to me was, "well, we are not painters. If you want to hire a painter to fix it, you can, but I am not paying for it." See photo of my finished eaves below - crappy paint job and left bare unpainted wood. All this and the roof and gutters with guards cost me over $90,000!!!!! You have been warned.

I don't have the original contract in hand yet, but have requested from previous owners, and will verify if this is true or not. Super disappointing when people don't stand behind their work. I recommend RESCUE ROOFER out of Manteca, who replaced four faulty roof vents and sealed everything up, for a reasonable price. Tim performed the inspection/estimate, and the repair all in one day! When I am ready to build my ADU later this year, I will be reaching out to Rescue Roofer for my roof. For reference, their warranty is 15 years.
