Avoid Larlyn Property Management at all costs. They are unprofessional, dismissive, and focused solely on squeezing money from property owners. Despite clear evidence that a $300.30 service call for my unit's air conditioning was necessary--due to repeated renter complaints--they refused to reconsider the charge. Their communication was dismissive, their decision-making arbitrary, and their actions show complete disregard for property owners. By penalizing responsible actions, they discourage proper maintenance and create more problems in the long run. If you value integrity, transparency, or respect, look elsewhere. This company continuously tries to scam its condo owners. They cannot communicate properly between each other at the office and present.bills to condo owners that are not accurate and that come with threats attached to them. Specifically caveat threats. They also go forward with caveats a d tack them o to a bill which has already been paid (condo fees) they also entrap the condo owners with speacial assements and offer 6 months to pay but then find a reason not to give the owner that time to pay. Speacial assesments are handed out all.the time, but the work.never gets done. I would not recommend.e d this company at.all to manage anything. Not even a crosswalk at an elementary school.The managers at the top allow these s senior and junior property managers to whatever they want without checks or any disciplinary actions for when they screw up. This company is by far the worst property management company I have ever come across and I strongly urge people who.are suffering by their hands to take them to small claims court. Seems like there's a few disgruntled tenants over things out of their control... The worst management company on the planet, even repeating the word "management" in the same sentence as Larlyn hurts. These people do not have a clue how to manage a property. They are akin to the sleazy car salesman. Same level of absolutely ZERO integrity and possess absolutely no business ethics. In fact I am sure the word "ethics" is entirely foreign to them. They will tell you anything to get your business and deliver nothing in return. Big talk, all lies. From the Owners at the London sales office right across Canada to Edmonton, their entire staff are highly incompetent, rude, imbeciles, with a penchant for twisting the truth to suit their needs. I can vouch that all the other posters complaints are accurate: their phone system does put an electronic moat around them (phone system says receptionist is on another call all the time but chances are the temp hired for the day is sitting right there gossiping with the rest of the lazy staff). To get even the simplest thing done is like pulling teeth and that is after you have just taken 30 minutes of your time explaining to them how to accomplish the most basic of tasks. ie: This thing here is called a pen, you write words with it... this is a piece of paper... you write callers words on it, oh wait, let me define caller: a caller is the person on the other end of the phone... no, not you, the other person, the person that called you, ok? moving on.....these callers words are also known as messages, etc..................... Worst property management company I've dealt with yet. Eaves trough pipe fell off due to lawn maintenance workers. Jill Meger (contact for my property) told me it was "too expensive" to replace. After 1 week of nothing being repaired I contacted Jill Meger again, she could not be more disinterested in her job. At this point I contacted my lawyer and left a voicemail. I drove down to Larlyn and Jill Meger informed me that I should replace the missing pipe myself. I stated that I pay condo fees and the lawn service damaged it in the first place. Jill Meger then stated it was too costly to have the condo corporation replace it. I stated that it was too costly to have my basement flood. Jill Meger then stated that she would just replace it herself if she was the homeowner. I attempted to state to her that as an owner who pays condo fees for these reasons it needed to be fixed. I'm also going to rent my unit out in a couple months so i needed to ensure that Larlyn could competently handle managing a property. Jill kept interrupting me and yelling at my. I then stated "stop treating my 300k condo complex as a low income rental". Jill then became angry and physically ran away. If these are the type of incompetent employees that work for Larlyn Property Management I am not confident in their ability to manage my investment whatsoever. read more

I rented an apartment for 2 years through Larlyn. over the two years I dealt with 5 different reps for the property. the turn over at this place is ridiculous!!! restaurants have better loyalty then these guys. the first time I drove up from out of town to view the place I waited an hr only to find out the women went to the wrong building and had to reschedule. finally came up again did a walk through and for the price and location it was good. when we did the walk through for assessment (which I did with her assistant) she was rushing me through when that's a process you want to be thorough on. the windows needed to be washed and door knob fixed as it didn't latch. well neither got done ever! my last straw came when my kitchen sink started leaking and I had to turn it off. the maintenance guy was nice but sparing all little details I ended up going over a month without the use of my kitchen sink!!! even after the month when I contacted Larlyn again about it I got a guy who argued with me over email saying I wasn't renting from them and I needed to contact the owner!!! this lasted another week. he was a moron, plain and simple. so my lease was finally coming due and I wanted to move out I gave them 2 months notice. they still took out rent after I moved out and screwed me over for being able to pay to move into my new place. thank god my new landlord was understanding. eventually I got my money back and made them pay for NSF fees and that's it. I would never recommend trusting or dealing with these people as they are so disorganised, you'll never deal with the same person twice, and they never do what they say they will. it was a complete headache! read more

I didn't realize how excellent my previous property managers were until Larlyn took over. On the bright side, there is a greater sense of community among the tenants who are stuck now in the building, all somewhat united in our mutual suffering through the many decreases in security, cleanliness, professionalism and comfort we're all experiencing under Larlyn's management. As I write this there is an extremely low vacancy rate here in Victoria, so renters really have no choice, but if you are in a position where you do have choice, do yourself a favor and avoid renting from Larlyn. read more

Larlyn Property Management Ltd. Has taken over the management of my apartment residence for several months now and the maintenance is shocking. There is trash in the hallways and elevators. The floors of the common areas are filthy. I am embarrassed to have anyone come over. Further it is unhealthy and frustrating to look at the mess every day. Words cannot even begin to explain the anguish dealing with this firm has caused my our board. Their "property managers" have not the slightest clue what they are doing. We made the terrible mistake of taking this firm on after promises of wonderful service. If you buy a property that they are managing you can expect only one kind of service and that is lip service. Staff has no formal training, no background in property management. Voicemails are never returned, that is if you are lucky enough to get a spot as most times voicemail is full. There is a constant turnover of employees and those that do stay often have significant drug and alcohol problems and likely can't even get a job slinging burgers but yet are managing people's main assist. Tenants on one of our properties have had thefts from their locked units, vandalized cars after complaints and also threats in one case where police were called. Stear far and wide from anything that your see their name on or face years of heartache and costs that you will be paying to fix things yourself as they certainly won't fix anything only thing that matters is them getting paid then fading off into the distance till next month. It has been a positive experience having Larlyn Properties as the management firm for our homeowner association. Prior to hiring Larlyn Properties we consistently heard complaints from our homeowners of their difficulties in reaching the property manager, calls and emails not being returned and a lack of overall response and follow up on work being done at our homeowner association. Since hiring Larlyn we see a significant increase in overall communication. The property manager for our homeowner association is out on site regularly, calls and emails are being returned and we receive monthly reports updating us as a Board on what has occurred during the month and the status of ongoing work. Since the new Act our property manager has also taken the lead in assisting us in updating our bylaws and providing us with the required guidance to get any necessary updates completed. Being on the Board now is much less stressful and we thank the team at Larlyn Properties for caring for our community. read more

One of the worst property management companies. They have no resources, and do not respond to emails. We had an emergency situation of an emergency exit that was blocked for over a week and Larlyn did not do anything to address the situation. The Alberta office is failing. They have no resources to manage the properties that they currently have and are borderline negligent - they promise a sunset policy of responding in 2 business days, but we have gone weeks without hearing from our property manager (and I am on the board). read more

Larlyn manages the condo building where I live as a condo owner. As an owner, they are very difficult to deal with. Even simple transactions become arduous. Phone calls and emails aren't answered; their phone system puts an electronic moat around them (phone system says receptionist is on another call all the time). To get even the simplest thing done I have had to escalate to the Edmonton office manager. I have also had to deal with their London head office. The same thing; inaccurate accounting, rude treatment. They seem to have the corporate opinion that treating people badly is their way of doing business. read more

This company is a farce ! I have seen a few propreties they manage and remember the places being in decent shape and now they are all run down and shabby looking. I live in Village Green downtown and have been waiting near a month and a half as to why they had my van towed out of my parking stall and have heard no reply either via email or call. It is very obvious this company only cares about getting their fee and screw the tenants and owners in the complex! The owner of my unit called and emailed the same day I did and has also heard nothing and this company currently manages a few of the buildings he has units in and every one of his tenants is complaining to him that they can never reach anyone when something is wrong or broken at their building . Not sure what they do for our condo... Before we purchased our condo, we tried to get in touch with them to verify a few details. After finally getting ahold of them, it took great effort to get anything more than a "refer to your condo documents" answer. It took weeks to drum up any answers, which came on the night of closing. I've since tried to get ahold of them to get our buzzer hooked up, get a parking stall, speak to the condo board, etc. and essentially no response. I went in to their office one day, and was actually able to speak to someone. I believe this is because they were afraid I would shoot up the place if I didn't. The person I spoke to (Barry) was polite, and told me to email him my concerns as official correspondence, and he would pursue my concerns. That was over a month ago, and I can't so much as get an acknowledgement from them. We moved in five (5) months ago and still cant even use the buzzer. Oh and the best part! The seller was told by Larlyn that they couldn't cancel their condo payments, and so we had to pay them advance condo fees. We then received notification from Larlyn that our condo fees were in arrears (overdue) and they would charge us double + fees to recover these. We tried explaining the situation, but Larlyn simply said "it's not our problem." They attempted to take double fees from us, and we had to get both our lawyer and the seller's lawyer involved before they took us seriously. The only thing this company cares about is the paycheck, and has no respect for the work that they do. They have no accountability, and completely lack any sense of customer service. They've got to be the worst company to deal with. read more

More like no stars! Larlyn poorly manages the apartment condos I live in. I'm not on the condo board so I'm not sure what kind of crack the board was smoking when they selected Larlyn. They can't keep track of money to the point that they keep the reserve fund almost empty and charge us owners a special assessment for everything! You should never have to pay a special assessment if the money is managed right. Even simple tasks like taking out money from my account for condo fees they screw up on the dates and amounts; like it's simple math that they cannot do! When issues arise Larlyn will not answer phone calls and not return phone calls. They are useless! Getting paid to breath and sit on their asses behind a desk all day, I want that job! Easy money! When we had leaking for 4 years straight, Larlyn ignored complaints. They could have been building up the reserve fund to fix the roof eventually but no they denied there was a problem. Then months after the roof being fixed and is owners paying $4500 all at once for it, they charge us with another assessment of $5500 saying the roofers screwed up. $10,000 in one year from 40 people, really Larlyn? There has to be some illegal activity going on. Someone is on the take at that company! read more

Avoid buildings managed by Larlyn at all costs. I rented an apartment from them starting in September of 2014 and the first thing that happened was my damage deposit was stolen by a property manager they hired who turned out to be a con artist. The next onsite property manager was hugely unhelpful and unpleasant to deal with, and mysteriously left the company. The third property manager was effectively illiterate and left a notice about changing my locks so incomprehensible that I didn't realize they were changing my locks until I got back at 11pm one night and my key didn't work anymore. The "after hours emergency" person did a half-assed job of trying to find a locksmith, refused to pay for a hotel, and then told me to stop calling her. I was also charged two NSF fees from my bank because of Larlyn's inability to stop and start preauthorized withdrawals from my account in an organized manner. The best part of my experience with Larlyn was when I learned my building had been sold to a different management company. Larlyn should not be allowed to manage a lemonade stand, much less an apartment building. read more
