    Just want to give heads up for new tenants . Please never rent with larlyn property management If you had water leakage or any damage to property they will harass you and make you pay Even if its not your fault.We been homeless since.they never provide us any temporary place or any assistance even not a single kind word.all they ask for to pay repair bills again and again and threat us to take us to court . our apartment was flooded and they are gonna charge us lots $ to fix .

    This is the piece of trash that Larlyn thought was acceptable to replace the pipe that the stupid lawn service ripped off.

The company doesn't answer the phone when there is anything that needs to be fixed. You have to leave a voicemail and hope someone gets back to you within a day or two. Frustrated tenants have reached out to me (as the owner) as they cannot get ahold of rental advisors but have urgent issues. I'm assuming it depends on who you end up dealing with but Ikram has been terrible. I had other people with the company before that were good but all seem to have left.

My requests to ensure renters paid their utilities prior to moving out were ignored, damages were handled very poorly, and Rental Advisors milked every penny possible to make sure that I got literally $0 back. 2) They'll find you renters relatively quickly, but their tenant vetting system is flawed, I had to deal with an incredible amount of obvious damage ($15k) despite Rental Advisors reporting no issues found in their inspections. The incessant repairs and damage (to a brand new home) caused by the renters easily outweighed rental income. 3) Communication is awful. I was frequently sent invoices that were significantly incorrect, spurring incessant arguments with very rude staff that denied any wrong doing. 4) They are good at the easy stuff, collecting rent and forwarding a portion to you. However, if you have any repairs, they will hire low quality servicers at a very high price, and then charge you a ridiculously high "admin" fee for making the phone calls for you. You may as well manage it yourself. Run, don't walk away.

They had a company come in to my suite to access the laundry room and do some HVAC work for the building. In the process, they moved my washer/dryer and tore the linoleum. Over the last two years I have been in communication with or been told that the following people were in charge and are able to help me fix this Janet Milberry Naby Sylla Catherine Douglas Jessica Nychkalo This issue is still not resolved and I am extremely disappointed. Whenever they've asked me to do something or take care of something on the outside of my property, I did it within 24-48 hours. Treat others as you wish to be treated, it's pretty simple yet their company culture seems to be challenged. I've read reviews on Google, glass door, Yelp and everywhere says the same thing about their disorganized culture & leadership. I chose to write this review as I told them I would do, several months ago, if the issue wasn't resolved. No one has contacted me since the last time I reached out to them.

Will most likely be contacting RTDRS over this matter, as they refuse to communicate at all. Even the building manager can't get a response out of head office. Last summer the building was struck by lightning, and the microswitch to allow the post courier in the building did not work, nor did the buzzers. It took them months to have it repaired, and even then it kept malfunctioning, and we could not get our mail delivered. The site manager didn't receive responses to her calls or emails either. This company is accountable to no one.

    Be extremely wary of JLR. My boyfriend owned a condo for almost 10 years and once JLR took over…read morethere were nothing but rules to the point that we couldn't take it anymore. When he bought they told him it was a pet friendly building. (almost everyone had a cat or dog) Last year we were sent a list of bylaws (not from the city but from the condo board) stating that pets were no longer allowed on condo property. This wasn't voted on and we had owned our dog for 4+ years already. I called Lisa to confirm that we could let our dog out on the grass (we were on the first floor and picked up after our dog) and she was extremely rude and condescending and and told me no. I expressed how I was not comfortable walking my dog off condo property late at night or in extreme weather (considering Edmonton gets to -40 in the winter) and she laughed on the phone and told me this wasn't her problem and that it was a "city bylaw" which was a complete lie. Almost daily residents received a new set of rules and they gave us no notice when maintenance needed to be done in our units and parkades. In the summer we received a notice saying we must be home on a Wednesday between 9 am and 1pm so they could check toilets and fire systems. Stated in the letter from JLR "If arrangements are not made, access will be arranged with a locksmith and all costs will be charged back to the suite owner." They gave us 11 days notice and most people work during the day on a Wednesday?! I made arrangements to be home and they missed us. I called Lisa and she hung up on me and after I called back she said they would come back the next day. Previously we had issues with our neighbours and I had called and expressed what was going on and that I wanted to keep things anonymous and they contacted the owners and told them word for word what I said making matters worse. Personally I would never own a property managed by JLR ever again.

The customer service is deplorable and every interaction I have had with them has been extremely unpleasant and really horrible. I found them to be very rude and unprofessional for no reason at all. I am quite honestly surprised they are still in business. I would not recommend this company as their rules are quite archaic and they go on power trips when they have no backing behind them. Would not recommend this company to anyone, avoid at all costs.

    This company is owned by Allison Pon, and she is extremely hard working, trustworthy, intelligent…read moreand very good to her staff. She has managed my building for over 15 years and dealt with emergencies VERY well. I find her referrals and timelines to be very accurate and on point. Her construction and maintenance knowledge is incredible. She runs our board meetings with total competency and grace. She has been in the business of licensed property management for a very LONG time. Honestly the only day I fear, is when she retires.

Which took weeks before it was cleaned up 2. entrance door lock keeps getting jammed and it takes weeks prior to it being fixed. 3. constant false fire alarms 4. lack of security no cameras other than tenants balconies by tenants choice. 4. Had floodings happen because of an upstairs neighbor 5. Hallways , stairways always smell like a dumpster , horrible stench cleaners only come before a health and safety investigation just so they can briefly cover it up. 6. Constant higher traffic throughout the night. 7. We pay condominium rents to live here 1000+ for an unsafe environment 8. Find needles and used spoons for smoking drugs in stairways&hallways, very often .. must I add there's children living here, this building needs to get shut down 12914 64th street Edmonton ... or simply better management who care more about their tenants.
