Ikram in particular is an absolute nightmare to deal with. Says one thing, does another. Impossible to get ahold of by phone. The company doesn't answer the phone when there is anything that needs to be fixed. You have to leave a voicemail and hope someone gets back to you within a day or two. Frustrated tenants have reached out to me (as the owner) as they cannot get ahold of rental advisors but have urgent issues. I'm assuming it depends on who you end up dealing with but Ikram has been terrible. I had other people with the company before that were good but all seem to have left. read more

I do not recommend using Rental Advisors to manage your rental property. 1) Moveout of tenants was brutal. My requests to ensure renters paid their utilities prior to moving out were ignored, damages were handled very poorly, and Rental Advisors milked every penny possible to make sure that I got literally $0 back. 2) They'll find you renters relatively quickly, but their tenant vetting system is flawed, I had to deal with an incredible amount of obvious damage ($15k) despite Rental Advisors reporting no issues found in their inspections. The incessant repairs and damage (to a brand new home) caused by the renters easily outweighed rental income. 3) Communication is awful. I was frequently sent invoices that were significantly incorrect, spurring incessant arguments with very rude staff that denied any wrong doing. 4) They are good at the easy stuff, collecting rent and forwarding a portion to you. However, if you have any repairs, they will hire low quality servicers at a very high price, and then charge you a ridiculously high "admin" fee for making the phone calls for you. You may as well manage it yourself. Run, don't walk away. read more

This company seemed like a good idea initially but, sadly we were so wrong. Yes, we got tenants in approx 40 days and the money is deposited into our account sometimes it's late though. This company has the HORRIFIC communication!! It takes WEEKS to hear from them if we have questions!! If you are looking for a company that works hard for their money and has your best interest in mind, KEEP LOOKING! I am a property owner and used REMAX Rental Advisors to manage my property as I live out of province. This company clearly only cares about their tenants and does nothing to support the property owners (even though the owners are the ones that are paying them...). They are difficult to get ahold of and have abysmal communication. There is such high turnover in their property managers that you never have any idea who to get ahold of. On more than one occasion there was maintenance work done on my condo that was deducted from my rental income and I didn't receive a receipt for months, making me question whether work was actually done. I could provide many examples of what they have done wrong, but this post would be entirely too long. I have now ended my contract with them; they are refusing to reimburse me from the tenants damage deposit for damage the tenant caused that I have repaired on my own, stating it is because I did not use their contractors. Nowhere in my signed contract is this mentioned that I must use their contractors. In addition, don't believe all the ratings you see on google reviews. This is not the first 1 star review I have written for this company; I couldn't get ahold of my property manager for weeks and writing my review was a last ditch effort. Mere hours after writing my review did I finally hear from this company. Once they finally resolved my issue, they asked me to change my 1 star review to a 5 star. I refused to do so, but I wonder how many other people they have made to change their review. read more

The only time this company gives you good service is at the start when they haunt you to sign up for their services. We are highly dissatisfied with the manner they handle problems that arise with the renter and does not even do the necessary investigations when there is something that comes up. Do not rent a property from this company. I rented a house owned by the man who owns the company, Yaz Nazarali. It was awful. When we moved in to our upper floor suite, it was dirty and disgusting, we had to clean EVERYTHING. They had recently done the worst paint job imaginable on the whole house and you could feel the dirt on the walls. When we moved in the air vents had not been cleaned since 2006. They never cleaned them for us, even though we asked every single time we called them over the next 6 months. The air was so dirty, my scalp and skin were always soooo dry. My boyfriend never came over because his contacts would dry up instantly. The kicker was the lady that moved into the basement. Obviously this company does not have proper screening practices. She was an unemployed, pregnant hippy who wanted to dig up the middle of the lawn to make a garden. When we realized that nothing we said would stop this woman from doing anything she wanted ( including having parties of 20 people on our back porch every day for a week, leaving pins and twigs in the washing machine, and many other things) we asked for them to talk to her for us. We were told that we "needed to communicate better and try to work things out ourselves". After all of our complaints, and we could not reach a reasonable agreement with her, they threatened to end OUR lease. We had never had a single complaint against us. So we decided to end our lease, because things were only getting worse and worse. We were charged a $350 fee for ending our lease early, reasonable. But then, the lady downstairs decided to give birth IN the house. AND NOT TELL US. We were beyond appalled. The company told us that there was nothing they could do, but we asked for our $350 dollars back. No way did we want to pay for leaving after it was so obviously necessary. They told us if the house was clean when we moved out that we could have the money back. After we had had to scrub every inch of it ourselves when we moved in. read more

I was interested in a property that this company is managing, but the amount they were asking was higher than my rental range. I tried emailing the company about this to ask if the owner of the home would be interested in another monthly amount for a more long term tenancy. I do have good credit, and make a reasonable income under a private company. I was told that I MUST submit an application first, before any talks of rental amounts would be discussed with the owner. I did fill out the application, but was asked to pay a $20 fee just to do that by this company. So in order to find out if the owner of the unit even wants to consider another rental amount, I have to pay this company. That part alone is ridiculous, as all of that could be resolved before anyone gets too involved and before I have to come in and reveal bank statements and other sensitive information. I also had a credit check pulled on me, so $20 later, and a credit check- I am asked if I can provide bank statements- since I don't get paid through regular pay stubs and usual methods. I pull that information and send it to one of the team's "advisors". I never hear back from them, but send them emails asking if they received my email. I also call and leave a voicemail, stating the same. I also needed them to get back to me so my landlord who is in another country could contact them. I ended up calling again today and finally the 'advisor' answers the phone. I asked if they received my income statements. They said they had, and then I asked howcome I am having to hunt them down to find that out? They go on a spiel about how the owner of the home isn't happy with my statements. Which by the way are pulling in consistently above $5000+ per month. I asked howcome this advisor couldn't just tell me that? Especially after I sent sensitive information over, and have been calling and emailing. They claimed they did not receive my emails or calls somehow magically. They also then made assumptions about how my income is sent or made, without having asked me or my employer about that information. The entire process is heavily unprofessional from start to finish. I asked if the company had issues with anyone who may be a sole proprietor or anyone who is self-employed, or anyone who owns a company? This person said no, but clearly there are issues- even when income is solid consistently, and well above the average. Even with a solid credit history. The only thing I can say now is that I was coerced into paying for an application just to find out if the owner of a home would consider another rental amount. I now have a ding against my credit, when the company could have just figured all of this out without charging me $20, and dinging my credit over this ridiculousness in finding out if the owner was comfortable reducing the amount in the first place. Entirely ridiculous, and I now feel 100% scammed by this company. Who makes someone pay just to find out if the owner would accept a different amount? Very unprofessional, wasted a ton of my time. I DO NOT recommend this company if you are seriously looking for a place to live in, especially if you don't have an office job under a company operated in Edmonton, AB. If you do any other type of career, save your money and your credit score and go somewhere where the company actually is professional about your sensitive information, and the process itself. Equally if you are looking to have simple rental questions answered, be prepared to be sent through unscrupulous loopholes, charged fees to have that occur, have your credit dinged, and more. Only to have to hunt down your adviser to connect back with them again after attempts to comply, only to have a simple question answered, that can easily be answered without all of these issues. Dealing with this company has been nothing but painful. They take advantage of renters, treat them like garbage (I assume because they think renters are poor degenerates) and make everything more difficult. When we had moved into the condominium it was filthy, the cupboards were dirty, carpets smelled of mildew and the basement bathroom had been flooding the entire year it had been vacant (the clogged eaves troughs had not been cleaned in who know show long), there were stickers all over the walls, both upstairs and downstairs toilets were leaking, there was bad damage to all the doors and ripped screen doors, I could tell a quick sweep/clean had been done and the Rental Advisors had told us they would have it professionally cleaned before we moved in. We moved in and found nothing had been done, so we rented a steam cleaner and did it ourselves, the water from the steam cleaner was so dirty it was black. We did a thorough cleaning and told Rental Advisors about everything, they admitted that it had not been cleaned and apologized for lying. The man (from Rental Advisors) who showed us the place knew nothing about the property, lied about everything and was no help. Upon leaving we cleaned everything and fixed a lot of things, Rental Advisors wanted us to hire a professional cleaning service and we said no, we were not going to pay for a cleaning service as they had not done so when we moved in despite saying they would. After going back and fourth they agreed they would not charge us for steam cleaning. We get the move out report, which was waaaaaaaaaaay more thorough then our moving in inspection, they took three times as many pictures on the move out inspection. We got the move out report back through the email, they were going to take half of our damage deposit for a maintenance call about the furnace not working in the winter, they wanted to charge us for a lot more but we came to an agreement that all they would charge was the furnace call. When my husband went to pick up the check he saw they had taken more than a third of our deposit. They explained the owner was charging us for cleaning and ALL the general maintenance calls which renters (under law) should NOT be charged for. We are looking into legal advice, we don't think it is fair to take advantage of people like this. Rental Advisors you should be SO SO SO ashamed of yourselves. See you in court. read more

This is the worse company to deal with. Communication is horrid. They give you some pat answer then give you the run around and never really deal with any situation competently. I have tried to get my contractors on site to do upkeep with the correct notice to the tenant on numerous occasions. I had to instruct Rental Advisors of my right to attend the property in order to do the maintenance required. Finally Rental Advisors also known as Remax Rental Advisors informed me that they do not have a key to my property. That they lost it. I have contacted their office on numerous occasions with respect to attending the property and the issue was never resolved. You would think that would be a MAJOR red flag for the property manager! I hired an engineer / contractor to attended the site to assess damages and the cause of same. I was appalled and dumb-founded to find that Rental Advisors still had no key to my property when they supposed to manage my property! This is nothing short of negligent on their part! How on earth are you to attend the property, let alone in an emergency without a key! I had to instruct them to put 24 hour notice on the door so that I could attend to maintenance that was imperative and when I arrived the tenant refused to answer the door. I could not enter. I noticed that someone had taken a hammer to my front steps and found the said hammer in the front bush beside the stairs. I also noticed other oddities like that there was two doorbells on the house in the same location when there should only be one. My property has suffered damaged way beyond normal wear and tear. THE TENANT WAS ALOUD TO RUN AMUCK at my expense with NO intervention from Rental Advisors also known as Re-Max Rental Advisors. They were horrid in their dealings with my property and myself. They also overcharged me in fees. Also, because I and my contractors were unable to attend the property, I have lost out on getting new tenants in a timely manner into the property causing a loss and putting me in a position of undue hardship. When the tenants moved out they placed the advertisement and charged me knowing that the property was NOT ready for rental and would not gain the appropriate tenants. It has been a nightmare! Please choose a company you can rely on. This one you cannot! read more

The washing machine was getting a little loud for my renter, so before a bigger problem develops we had the rental maintenance team send out a repair person. They ended up finding the drainage pump was starting to go and instead of ordering one in and when the part comes in, install it. The repair person took the one still working out of the machine, didn't tell anyone, and left. A week later my renter texts me when is the washing machine getting fixed? They tried to use it and filled it up with water and no place to drain it? No communication by their repair person or the rental maintenance team about the progress of the repairs? I contacted the maintenance department the following weekend when was texted by my renter and all they said is the repair person will be there next week to replace the pump, have a good day, no apologies. My poor renter went without a washing machine for a week and a half. Will be looking for another rental company next year for sure!!!! Not the first time for this lousy service either!! I want to warn everyone about the Edmonton Remax Rental Advisors. They have breached all ethical conduct in negotiating a rental contract with me for the Pearl Tower in downtown Edmonton. They lured me in with the promise of first month's rent free and pets allowed, and only after good faith negotiations on my part, withdrew both at the last minute. Management at the local office doesn't care about their agents unethical conduct, breaking every single promise they make, and manipulating prospective renters to the point of madness. I tried to persevere through what has been a hellish week. 2 AM texts from their rep Dil Sekhon were just the tip of the iceberg; their rep Ashley made continual promises she never backed up; Terrence Persaud outright lying, not even consulting with the owner when he said that he was. Mr. Persaud and Mr. Sekhon have an ethical and legal duty to bring all matters to the owner. Rather, they decided to act with impunity, callousness and disregard for both owner and prospective renter. Was on my way to get a bank draft to secure the apartment, and despite pets being allowed for this unit, and discussing this with their team from day one, Terrence Persaud decides to pull the rug out from underneath my feet and invent a no pet policy that didn't exist until he created it. Further, first month's rent was supposed to be free. Persaud informs me AFTER negotiations that because I negotiated, said offer is null and void. Stay away from these guys. They will absolutely break your heart. read more

We were very fortunate to find Remax Excellence, Rental Advisors Team, when our home sold much faster than expected. Love, love, the home we get to live in while our new home is being built. The staff is a pleasure to communicate with, and so efficient with all documents and questions and follow-ups. There is minimal stress, because the Team takes care of all communication in regards to the Condo Board, Management Company, and Owner. We recommend them and would use their services again in a heartbeat. read more

I am appalled with how this company treats clients. When my property needed an emergency hot water tank replacement I was not notified of the situation until the bill was due. Numerous times I stated that I need to be notified of any and all situations. This was not followed. I called the company and was told if I wanted to know any details that I needed to call the contractor that THEY hired to do the job! That is the job of the property management to keep detailed records and inform its owners in a timely and respectful manner not mine! I do not pay a monthly fee so that I can pick up the phone and do the job myself. I was told that no one was able to reach me and that was a blatant lie as my voicemail and call log showed no valid numbers. When I called over three different contractors I found out that I was charged one third more than any of the other rates I was given even with the emergency situation included. I was even told that if I had more than one property I would be given a discounted rate. Yet this company can get no better rates for its clients?! Even worse the invoice had a flat rate no labour cost, no hot water tank price, no travel. When I called the contractor he didn't want to tell me the cost of the tank until finally I got it out of him, $500-$600 so the cost of labour for a 3 hour job is $1000??!!! When I called to speak to Ash the owner he immediately directed me over to his manager after very well knowing the escalation of the situation. After speaking to a manager all they were able to give was a $80 discount off, of a bill over $1700. Buyer beware. Do yourself a favor protect yourself and your property and look elsewhere! read more

These people are among the MOST expensive and the WORST managers I've ever encountered. They charge a $519 (discounted rate) fee just to sign a contract . They only have one person that actually goes out to do showings and inspections only. They charge extra fees for everything they do. They made so many mistakes with my units I had to get out of my contracts - everything they did was full of mistakes including the writing of leases for a lower monthly rental price than I had agreed to, wrong names and addressses etc. on a legal document. Maintenance was handled strictly from a desk in the office usually by calling the most expensive trades people or handymen - no care was taken to check any of the workers out or check their pricing to get best value! A tenant called them with no power in any of her kitchen receptacles so they sent an electrician at a cost of $115 plus their 10% fee. A bathroom reno that should have been about $1500 (I got an estimate from someone I found on my own after they had already hired someone) and RA had already contracted a guy that charged $3200 plus I had to pay them an added 10% ($320) the job took them months to do, and should have been max - 4-5 days and nobody from RA ever lefft the office all they did was make a phone call to hire the guy and tell him what I had told them that needed done. They did the move-in inspections by having the tenant tell them what they thought was wrong and needed replaced (not fixed) including all the embellishments! They couldn't listen to instructions and get anything right when informed by AHS of an inspection they couldn't show up on time or show them the correct unit or explain that an inspection should be postponed because the unit was in the middle of being renovated - they told AHS that I wouldn't allow access instead! If you're looking for a PM for some rental units you should definitely find ANYONE else - In my opinion DO NOT hire these guys they are terrible managers and you'll pay through the teeth! read more

I do not understand how places like this continue doing business. We are currently newly renting with them and I would not recommend an owner or renter to use their services. Their staff is inexcusably lousy- and do not know what customer service is. They also do not know how to apologize when they make a mistake, be it their first or tenth (yes, that's how many bad experiences I've had with them in the last few days!) We are renting with them short term and are looking forward to ending our dealings with them. Meanwhile we are forced to pay rent in a disgusting house which I will have to pay to get professionally cleaned. You would think it's common sense that they need to schedule time to go in and check up after a previous tenant has vacated- but not for them! The carpets are stained everywhere and we are told that they have been cleaned and that we will just have to live like that. I wonder what kind of living conditions the employers of this company have where they would expect someone to live in a disgusting house? There have been numerous more incidents that I could go on about, just looking forward to moving out of a place I only took possession of yesterday. read more

As a tenant in a unit managed by Rental Advisors, I find them very disorganized. The lack of communication between the people within the same office is just amazing. I find them very thirsty for the money and I am sure they will try to squeeze something out of my deposit when I do the final walk through next week. I will update this review next week. read more
