the building we live in has such poor neglectful management . been here for a year or so unfortunately. 1. homeless sleeping / pooping / peeing in entrance & stairways. Which took weeks before it was cleaned up 2. entrance door lock keeps getting jammed and it takes weeks prior to it being fixed. 3. constant false fire alarms 4. lack of security no cameras other than tenants balconies by tenants choice. 4. Had floodings happen because of an upstairs neighbor 5. Hallways , stairways always smell like a dumpster , horrible stench cleaners only come before a health and safety investigation just so they can briefly cover it up. 6. Constant higher traffic throughout the night. 7. We pay condominium rents to live here 1000+ for an unsafe environment 8. Find needles and used spoons for smoking drugs in stairways&hallways, very often .. must I add there's children living here, this building needs to get shut down 12914 64th street Edmonton ... or simply better management who care more about their tenants. Update on Bella, they are not in business anymore as the main person, whom we were not told about at purchase time which is illegal in real estate, sold their 12 units. Kinda not surprised as he finally wanted to be on the condo board at last meeting but as a result were never called or a notice written to me and other owner of my unit. Again, more miss management as it seems the rest of us in the building were paying condo fees monthly for non service and insults when we could get the phone call answered. How did we find out? About this sale? Well a notice was posted at the mail boxes that our building insurance was due to expire, when I saw the notice, in 5 days for the entire building. Can you believe this? Normally this was covered in the yearly condo board meeting which proves my point of no condo meeting's happening as they are required by the law. I need other owners to contact me as it seems a coup is going on now the largest owned has fold out and left the building. Seriously need an owners meeting as there is no Bells management. When you call their number s young man answers but does not give his name or say who he works for. Help! I plan to live here till I die as I grew up in this area as a small child and the convenience is important to me. read more

I have had mice issues since October 2024 that is coming from the vent and from the unit below me. there has been multiple mice spottings even on the traps, they even peeped, i sent pics and vid and Bella come to say I made up the poop and they are not real mice poop and next time i must take a pic and vid of the mice. first of all do you think Alison that they are going to stop for me to take a selfie and then run back down to the vent ? since the vent is a part of the condo i cannot tamper with it, now I have mice issues that I have to deal with that are not mines. read more

This company is owned by Allison Pon, and she is extremely hard working, trustworthy, intelligent and very good to her staff. She has managed my building for over 15 years and dealt with emergencies VERY well. I find her referrals and timelines to be very accurate and on point. Her construction and maintenance knowledge is incredible. She runs our board meetings with total competency and grace. She has been in the business of licensed property management for a very LONG time. Honestly the only day I fear, is when she retires. read more

Horrible management company. I strongly advise everyone to avoid living in any buildings owned by this company. They entered (without notice to us) our apartment unit on July 22 to investigate a 'leak'. They ripped up our carpet in our living room, removed the baseboards, and left. I have no idea why they would look for a leak under our carpet, but they have left our apartment torn apart since. Today is August 27th, it has officially been one month and five days since they've left our living room carpet ripped up and left the base boards with EXPOSED RUSTY NAILS in our living room. As you can see there are smaller exposed nails as well from where the carpet was ripped up. Completely unacceptable and they are doing nothing to fix this problem. This is absolutely appalling and hazardous. Avoid this management company at all costs. read more

When I called to ask the whereabouts of the vehicle, I dealt with the most ignorant representative of a company I think I've ever dealt with. I hope Alison is able to sleep at night alongside her poor customer service skills. My wife and I moved to Edmonton a year and a half ago. We quickly found Westside Manor which is listed as 'condos' managed by Bella. The cost of the unit was affordable for us, having made the jump to re-start our lives. It was on the top floor, came with washer/dryer, dishwasher and balcony as well as a fireplace. At first it seemed like this was a good place to start out for a couple years until we could buy a home. Soon after we shortly noticed all the faults. Faults I noticed are large in quanity. The area surrounding the fireplace has zero insulation so a whole section of the unit radiates frigid temps during the winter. Coupled with the fact there is chronic problems with the heating always left us freezing. There are problems with the water heating and often you are without hot water. There is ZERO properly cleaning, unless you count the woman who quickly goes through the halls with a vacuum and some cleaners to do a rushed job. The location is a revolving place with tenants coming and going after only a few short months. The tenants often leave garbage outside their unit door, instead of walking it down to the dumpster. The dumpster is grotesque and disgusting area and often garbage is left to lay on the ground. As there is a guy who comes by on a bike with a hook to scavange for recycling. Often you will even find him jumping into the dumpster to get at garbage bags to rip open. The rest of the grounds is barely maintained. The tumblers on all the premises doors are broken. There is a lady with a dog, she lets it outside to go to the bathroom, but doesn't clean up after it. So that also can shine a picture on how well the grounds are kept. The parking lot is a unique experience. Often random cars will park there, even though the spots are designated to units. I have seen quite a bit of shady business happening there. The most awkward was a truck with two women and a man pull in. One woman got out and walked to the front of the truck, then proceeded to squat and go to the bathroom. Pretty sure I have also seen drug deals occur late at night in the parking lot. Along with that the parking lot is a death trap during the winter. They do absolutely zero plowing or sanding/de-icing of the lot. Our car, with winter tires, got stuck multiple times. Last time it was stuck I contacted the unit owner AND Bella, neither provided assistance. Our car was stuck in the middle of the lot and we had to take the day off work because of it. Eventually we had to pay for a tow truck out of our own pocket. All Bella said was that the property manager will be notified, not ONCE have I actually seen or been made aware of a "property manager" to deal with these matters. Also when I brought up that part of Bellas job is to make sure the parking lots are cleared so we can use it. They simply blew me off and rudely replied that the property manager has been notified. I am sorry but if it is your companies job to maintain the property, it is your duty to cover the cost of any expenses incurred due to lack of maintainence of the grounds. All of this, PLUS the fact I was assaulted by a drunk idiot outside the DQ dpwn the street, lead us to moving out. I would not recommend Westside Manor 9816 156 St NW to ANYONE. You will be immensely disappointed with your stay there. Not to mention on our moving out inspection. The unit manager, although was relaxed and easy going at first claiming that he will not judge super hard on the move out, did just that. He walked in on our cleaning from top to bottom and claimed the entire unit was dirty and damaged. DO NOT MOVE TO THIS PLACE!!!!!!!! read more

I requested an appointment to see a house for rent and requested the soonest time possible. I called on Thursday and was made an appointment for Monday. I asked them if anybody else was interested in the property and they informed me that they had only showings happen and no interested applicants. I asked if anybody had the chance of renting the property before Monday and they said there was no earlier showings than mine as I had requested a showing as soon as possible. The property was rented on Friday and nobody called me to let me know. I then called to confirm my appointment with them and they told me it was cancelled due to it being rented. I would refrain from going with these guys simply because their customer service is atrocious and they don't seem to care about their prior commitments. read more

I have lived in a residence "managed" by Bella and I use the term Manage loosely. In the 2 years I have lived here, I've seen a very slow decline. When I first arrived, it was pretty well maintained and the neighbors were decent. 2 years and a couple of new neighbors later, I wouldn't recommend this place to anyone I know. The neighbors are the LEAST of the issue though, as the lack of property manager is the REAL issue. 3 times my car has gotten stuck in the parking lot due to non clearance of snow and ice. The first 2 times weren't that bad, seeing as it was late night and I was able to call a friend to push me out. The 3rd time, I got stuck as I was trying to leave for work which not only caused me to miss a day of work but also a $100 towing fee to get winched out of the spot I was stuck in. After calling Bella to let them know of the situation, the person on the phone ( A women whose name was not offered) basically dismissed me saying there was a property manager on site whose responsibility it was to maintain the place, including the parking lot . I asked if they would be compensating me for the tow truck fee and was basically told no because there was a property manager on site to take care of the issue. Apparently this property manager is either useless, lazy or invisible because I have yet to see them. How efficient is Bella Management's property manager? Let me state the ways! -There is often debris, like broken shopping carts, broken laundry baskets, mattresses and Crates scattered all over the property. -The lobby is constantly littered with mail inserts and flyers, to the point of ridiculousness. -The inside security door is often propped open so anyone can come and go as they please. -Dog feces is often left in walkways and doorways due to lazy neighbors. -The entrance locks are old, useless and broken. -The parking lot and entrance ways see very little clearance, if any at all. -Neighbors will often leave bags of Trash or crates of recycling in the hallways. This is an absolutely terrible property management company. Reading the review above, I absolutely agree with a lot of the points that were mentioned. They are extremely unprofessional and I have experienced their staff talking about certain tenants to other tenants, sharing private information and complaints which I think is completely unacceptable. In addition to that, they seem very uninformed about industry processes and standards. On multiple occasions, they have not given adequate notice of things happening to your property which creates a lot of problems and then refuse to help. They are of absolutely no assistance if you have something go wrong - it's never "their problem". Their fees and charges are a whole other issue - ridiculous fines and penalties for the smallest of 'infringements' which are constantly changing. You never know what you'll be "charged" for next. Ultimately, they are a very poor company and I would think twice about buying a condo anywhere they are managing! Never again. read more

Here is my experience with Bella. I called them today to ask why the parking lot and entire yard of the condo was covered with 10-20 cm of snow after two days into snow weather. And the lady who answered my call, Charlene Chown, absolutely refreshed my memory about rudeness. Once she learned my issue is snow cleanup, her explanation was not every snow would be cleaned. So I asked what kind of snow would be cleaned and what would not be. She basically shouted at me "I've said the snow will not be cleaned every time and snow on parking lot will never be cleaned." And if I disagree with it, I can only leave a written complaint to the condo board, but not to Bella, which charges me for parking and monthly management. I'll move out asap. read more

Well, it appears that Bella Property Management has now come under the fire of Global Edmonton's Trouble Shooter Julie Matthews who had a story on Global's evening new's channel on December 28th and 29th, 2012. The Trouble Shooter Julie Matthews had interviewed a tenant named Sean H. (and Sean H. incidentally left a one star rating for Bella Management on Yelp with a scathing review; however, the review was flagged probably because Sean does not have a history with Yelp.) who was under the management of Bella Property management at a property called Churchill. Sean needed assistance from the property manager and when he called Bella, he of course was spoken to rudely and told that he would have to wait for a service person for Jan. 2, 2013 (he needed somebody for December 23, 2012). Sean was so frustrated and had nobody to turn to, so he called the Global news trouble shooter Julie and told her the story and she investigated and guess what? Bella showed up and gave Sean the requested means to get him back into his suite! Julie also mentioned in her story that Bella would not comment or get back to her! What Bella did to Sean in not providing assistance or management is exactly or very reminiscent to what they do in the building where I own a condo. Bella is extremely vindictive. We had a security system placed in our elevators and a key-like fob where you needed to swipe a device to get to your floor when you entered the elevator. My friend had a tremendous disagreement with Bella Mgt. over their management and they retaliated by deactivating his Fob and never told him and it literally isolated him in the parking garage where he was stranded and could not leave. This was the ultimate in vindictiveness. Bella (Mis)Management is the epitome of disgust! If I could give negative stars I would. Upon breaking my key in one of the locks on Christmas Eve, I phoned Bella Management to see what my options are to get a spare key. (This key gets me into the building and the parkade). Upon talking to the emergency girl she puts me on hold and comes back to me saying that I have two options wait until January 2nd or call a lock smith. When I explained to her that calling a locksmith would mean having to get all the main locks re-keyed for the whole building she responds that's your problem not mine. She doesn't offer any other solutions to the problem and then hangs up on me as I am obviously frustrated. I then get a call back from another girl apologizing, she then gives me another number to call. The number I call is for a management company that has no clue about my building and can't help in any way what so ever. I am still waiting on keys to be replaced and I am pretty much a prisoner of my own place as I can't leave for if I do I won't be able to get back in. If you rent from Churchill Exchange building be warned, Bella Management is HORRIBLE! This isn't the first occurrence. The last occurrence I had the heater broke in the winter, and it took them over 2 weeks to fix it, the place would get down to 15 degrees Celsius at times. read more

In 3 years I stayed in this building, they never did anything right. My land lord is very frustrated with her too. She charged her for maintenance that never happened. Last time I called her, she wouldn't listen what I have to say. She kept speaking over me and hang up the phone in my ears. RUDEST PERSON EVER! You will have the same experience even with her employees. Rudeness is a culture in Bella management. Worst Rental Company in Edmonton. Rude, Mean and 4 year olds could run a better rental company. I have never once talked to somebody in this office that was in a good mood or friendly. There website looks like it hasn't been updated since the 90's and is awful.They are now advertising my unit with the wrong pictures on their website. I payed 825, they now want 1,100 a month for the unit plus electricity! (from ad on website). The unit is a tiny one bedroom just off whyte ave in the basement of a building. I hope no one ever rents this unit because you will also have to fight to get your deposit back as they will dock you for having a speck of dust on the floor. My boyfriend and I entered into a lease in 2012 and were told large dents and unseemly marks on the walls would be repaired prior to us moving in as the monthly rent we paid was very high and for that price we should have decent walls. They weren't. When we inquired we were told the owner didn't have time to do it. We called multiple times saying our front door was broken and even that we had snapped a key off in the lock but no one ever came. In any email inquiry to them we were responded to rudely and by the wrong names even after having corrected them MULTIPLE times. We, in short paid through the ass to these people to not even be given the respect of them getting our name or even a name close to ours correct. In person they are very unprofessional. Office staff dressed like children in hello kitty everything and sequin uggs for everyone. Don't get me wrong, I love hello kitty, I don't however love giving thousands of dollars to someone I can't trust or depend on. I would never rent anything run by bella and wouldn't even consider buying a property they run. I wish I had read these reviews before moving in and I am surprised property owners give these people their money. They are discusting. read more

I wish yelp offered ratings below zero, to start this review off. Bella Mgmt recently took over the building i reside in, and in the short time they have managed this building, everything has declined significantly. Now I am not a write reviews type whatsoever, but this situation is different. Lets start off with the fact we were given 2 days notice to find alternate parking for 2 weeks while our roof is being worked on. Now that would be easy if our building wasnt located downtown Whyte avenue where parking is scarce and expensive in the first place. I was informed that we would NOT be reimbursed for our alternative parking costs, even though parking is included in our rent. We are now in the hole 100$+ for parking, due to the fact the roof work is now almost on its 4th week and still going. I have read reiews on this place before and all complaints are accurate and to a T. It has been in the low -20's this week and delcining, and our outside outlets recently stopped working. We called to inform them and we were just told its our breaker, even though there are about 8 outlets that dont work outside. After telling the receptionist this, she just replied that it "must" be everyones breaker. Now, the customer service and staff at Bella Management is a whole other ballgame. I have NEVER dealt with a company more RUDE, IGNORANT, and UNPROFESSIONAL in my LIFE. there is not a big enough font, caps lock, rainbow color print, underline or bold that could ever emphasize the absolutely TERRIBLE customer service and staff at this place that is somehow still in business. When you call for anything, you are BELITTLED, clearly IRRITATING to them, and it is made very clear that you are an ANNOYANCE to their however you would classify their "position" at this company. I had a general inquiry regarding my parking issue, I was very polite and clear as to what my simple question was (Im a Maritimer, we are generally very easy to get along with, bi) and this sad excuse for a receptionist SIGHED AND "OH MY GOD-ED ME UNDER HER BREATH" I mean, when you become a receptionist, I dont know if your aware but, ANSWERING GENERAL INQUIRIES IS KIND OF PART OF YOUR JOB LADY. We suffered through their rudeness, lack of fixing things and no heat for several months in 2012 - which they blamed on my husband (ya, he did something to furnace nit wanting heat in winter....). I am relieved to see that I am not the only person who has had a horrid experience with Bella Management. Not only did this company fail to fix my maintenance problems, but they were able to make me out to be the bad guy and an inconvenience! Throughout the majority of my tenancy I had major heating problems which I continually had to bring to Bella Management's attention. It took 10 months of waiting for an acceptable solution, 4 of which I withheld rent, and the involvement of a lawyer before they finally bought me an air conditioner. When I brought my second legitimate maintenance issue to their attention (electrical issues) they decided it would be easier to send me a 3 month eviction notice instead of fix the problem. I vacated within the 1st month of those 3 months, yet they tried pinning me with all 3 months of rent! I have still not received my damage deposit (and the 10 days following the move out walkthrough have passed) and they refuse to communicate to me any valid reasoning as to why this is. They lied to me about receiving my damage deposit and manipulated me at the end of my tenancy in order to get what they wanted which was a clean apartment and their air conditioner returned. I held up my end of the deal, but Bella Management blatantly scammed me out of $700. Although the price of some of Bella Management's rental properties may seem good, you will end up paying in the long run not only monetarily, but stress-wise as well. Renters beware!
