I've had such a good renting experience with Braden for over 2 years, but recently they hired a new Landlord, and the quality of care for this building has gone out the window. I've been harassed, and have had my tenant rights breached MULTIPLE times. The landlord and building manager entered my unit the day after the scheduled inspection and intimidated my babysitter that was home with my sick child. She brings her emotional support dog with her to babysit, which was approved by the previous landlord and they are trying to tell me I breached my lease because the new landlord hasn't approved it, this is after they tried to withdraw unauthorized money from my account and attempted to withdraw rent after I had already paid by cheque. This put me me in arrears for my car insurance and double nsf's, which I ultimately had to end up paying out because of this. The breach letters come after their little attempts. They gave me a breach noice saying I didn't have my PAD on file, the day after they tried to take a random amount from my account, and I got a breach noice for my sitter the day after they illegally entered my unit:. This is full blown harassment and very unprofessional. They say I'm in arrears but won't say what for lol??? All my rent payments are up to date ‍ We are also survivors of domestic abuse and this building is one location our abuser can't access and now has been made unsafe by the landlord and manager. I was also given a bill for common area carpet cleaning after helping an elderly gentlemen move out of the building because he had bags in the hallway. The landlord graciously told me that you guys can't charge us for things like that, so that's one decent things she's done. I also disclosed my sensative situation with the landlord, and ever since, I've been harassed with breaches, and they've breached my human rights as I believe this is discrimination to my situation. I'm assuming it's there way of getting me to move out, but that's not going to happen since this is our safe house and I'm not doing anything wrong. Imagine being a mom and a landlord and doing this to another mom with young children who are trying to live a safe and happy life. It's evil actually. I reported the breaches to the building manager and submitted my formal notice that I am escalating this matter for damages, I also asked for upper management and it's been declined by the building manager , so I apologize I messaged on every social media platform, but I think the owners would like to know of the illegal activities going on at Westview Manor Building C and the fact that these 2 individuals are leaving serious marks on Braden's reputation, there is several Facebook posts about this building alone. I own a townhouse in a complex that Braden Equities pretends to manage. They are the absolute worst. They have an online service request system that they take weeks on end to assign your request to someone, and then a week later the person will close your request as "Resolved" when nothing as been done. No one will pick up the phone or return calls when voicemail is left. Our complex looks like a trash dump and is in increasing dissappear since they took over management (if you can call ignoring owners and not bother keeping up with minimal maintenance, management). read more

I read some bad reviews about them and assumed it was renters butt hurt because they didn't get their damage deposit back. I was buying a condo that they manage, so what could possibly go wrong. A former employee in a reddit thread about them said it best. "Was like pulling teeth to get units renovated to look nice. Even harder to keep them from gouging tenants. I had to quit for my own wellbeing". At the time I didn't know that yelp verifies IP's or would have paid more attention to it. Cant give zero stars or I would Absolute worst property management company I've ever seen. Tried to evict after being the victim of family violence, despite charges being laid against the offending party, not on the lease. Numerous frivolous "eviction notices" despite none being legal. Very resentful of people who know their rights and will make baseless claims in court to "get even." Claimed rent was not paid despite proof via bank statements. Basically, I think they prefer to hire the stupidest yet most self righteous folks to run their domiciles. Don't expect repairs until you're ready to move out. I bought a townhouse with them managing take over 400$ on condo fees. it took them 3 years to fix the main door that i requested to be fixed when i bought the property. The always comes with a way to taking more money out of owners pockets by claiming there are more expenses. Worst property management I've ever had to deal with! I am an engineer with a good salary. I setup automatic payments every month as soon as i signed the contract to avoid any payment delays. Everything was fine until their system crashed 6 months after. I never got notified because they changed their property manager 3 times within that span of time. Next thing I know, I had court appearance notice on my door for missed payments. and they charged my 600$ after admitting that it was their fault. I am busy with work and could not deal with it at the moment so I was forced to pay to resume my rent, otherwise I would've gotten evicted. I sent them several emails to get clarification with no luck. To this day, I never got my money back and they sent this to collections!!!! Very terrible team, they underpay their staff and in return, their staff doesn't want to be there. read more

She is prompt and courteous with all my issues, plus friendly and approachable when I'm out and about in my yard or within complex. DO NOT RENT FROM THESE CROOKS - BRADEN EQUITIES. i paid an inflated 830$ on damages when I left that were simple wear and tear, and from previous before I moved in. 4 months later I get a call from a collections agency saying that I have 7 days to pay this 830$ or they will ruin my credit. That I already paid. Thankfully I paid with a money order so there was a paper trail and kept my receipts. Called the lady at the front desk, she said she would get back to me on my file tomorrow... didn't call me back. I called that office 20 times. No return. After I threatened to take them to the better business bureau, only thing I got was an email saying my account balance was in fact 0$. Which I had to send to the collection agency and my claim was revoked. No apology, or nothing from Braden equities... How does this just happen? Was it an error? No returned calls back. How do you send away a tenants file to collections when I was paid up months ago... these guys are crooks and will drain you for every cent. Keep your records, keep a paper trail. And for the love of god do not rent from them. I am thankful I got out alive I lived at 166 Bridgeport Village. -washer and dryer was terrible, -leaked water and the dryer had to start 3 times a day to dry one load, -cupboards that fell off hinges, -locks were sticky. -only perk very nice landlord read more

If you are forced to rent from these people, I'd suggest sleeping in your car, you'll have a better time! Their properties are poorly maintained and dirty. Their building managers lie, even when confronted with proof. Their "property administrator" will not return phone calls. They make up stories about returning deposits. The list goes on! Just don't; You can find so much better than this company. When I moved in nothing had been cleaned at all. Dust was caked everywhere, there was old food spills in the fridge, the stove was grimy (as was the bathroom) and when confronted about it my building manager offered me $70 so I could buy supplies and clean everything myself. Absolutely insulting. They have problems with both roaches and bedbugs, giving VERY short notice for entry of any kind. The building managers change every three months too, so if circumstances force you to rent from these guys, you'd better get used to changing contact info. read more

They LOOK for ways to rip people off, we were charged for plumbing bills when I had two different plumbers tell me the problem was with the central plumbing and it was not my fault and then they deducted money from our damage deposit for things we were told they would not charge us for. Moved in with one contract price and a month later they sent me a letter saying it was the wrong price and even changed the price on my copy of the contract. I said I would honor the original agreement so they bullied me until they took me to court. Thankfully the case was thrown out, plus they did not prepare their lawyer at all because he claimed I was not paying rent for November, even though i I had moved out in October. I was able to see other cases with Braden equities, who took other residents to court for menial things. I could tell the judge was getting annoyed. It has been two months since then and I still have not gotten my damage deposit and no one will answer their phones or return my emails or phone messages. I never write reviews even if I have a bad experience, however I feel people really need to know what they are getting into. They are bullies and want the renters to pay for their mistakes. Braden Equities is a horrible management company. I am currently dealing with multiple issues at my address. Broken washing machine, windows in kitchen do not fit right letting in cold air during the winter time, baseboard heating is covered in dirt, grease, dust, and grime. The baseboard heating fins are so badly damaged I really don't know how they produce heat. Original old sink plumbing was leaking into a bucket and over filling running to the suite under me. two years ago I moved from Jasper Ave to one of the company buildings on 107 Ave and I rented one of the studios, when I took it I was so happy finding a studio for $650 dollars, compare to my previous rent price, I didn't have any balcony so during winter, my windows were frozen and there wasn't any ventilation at all, during the nights I was hearing the mice and I end up buying mice traps and put them all over my place, I kill 3 and I found cockroaches. The bottom line is that I got really sick with my health, don't drink the tap water, watch out for those bites jumpers from the carpets and laundry room, I will never rent out again with the company... read more

Fist off, I want to say my resident manager Tatiana is great. She responds quickly and tries to resolve things as best she can in a timely manner, she notifies me when things are happening and keeps everything nice and clean. Upper management is absolutely atrocious though. It's obvious Tatianna tries hard but the guy in charge, Dustin Paquette is not good at communicating at all with his resident managers or anyone else for that matter. He has charged me 'late admin fees' for months without making Tatiana or myself aware he was doing so. They charged me for something they have no reason to charge for in the first place. He's charged me for utilities for EPCOR that were already paid off to EPCOR. They've hired countless sketchy contractors to fix an ongoing massive leak in the ceiling that lasted for 8 months. It took them an incredibly long time to even start fixing it in the first place and it leaked all over my couch, etc. The one time I did talk to him he was completely condescending. Tatiana has even been confused with some of the things they are trying to pull. I honestly have no idea how Tatiana deals with Dustins ineptitude. They have a nice reception lady and Tatiana is great. As far as what I can tell of the owners though. Absolutely terrible. read more

One of the worst management companies I have ever had to deal with. This property management company does not care about the tenants they have. They do not deal with issues at all in a timely matter and only fix issues when they find out your moving out so as to have it ready for the next tenant. I had issues on hold to be fixed for five months and when they would not deal with the half hour job it would have taken to fix and keep me happy. As soon as I have my 30 days notice to leave they immediately had the issues taken care of. They also have a habit of entering your unit without notice or permission. Countless times I came home to find that they had been in my unit with no notice. Usually a resident manager would stuff a paper under the door or in the door frame to give notice of a water shut down or anything else and I would often find it inside my house on my kitchen counter this is completely unacceptable. I wish I had found reviews previous to renting from this company STAY AWAY TRUST ME The property in question is edgewater 2 I have two other sets of friends who have had similar issues in the two large towers behind edgewater. The worst land lords to date. Rented a unit in a new building that took additional year to finish basics like court yard, stairs from balcony, concerete pad to parkaide, and door stops. We where told it would be done in a month. Plumbing in building was never tightened and advise was to tighten it ourselves. Never addressed any of our concerns like handicap access unfinished, animal fecies in hallway, rats in building, or lack of cleanliness in building public spaces. Simple requests like make a cheque out to xxxx upon move out was not listened to and replied with hostility when requested re issue. read more

I cancelled a parking spot and storage locker but they continued to bill me for both then sold the building and said they have no record of the cancellation so they cant reimburse me. I asked them to talk to the girl Ramona who was the building manger at the time and they said she was 'no longer with the company' How convenient! So because the building was mismanaged and the companies employees are completely inept they decided to just steal my money. The building manager replied to my inquiry quickly and I was able to see the apartment the following day however when I arrived I messaged him I was there and then proceeded to wait 20 minutes for him to come open the door. Should have taken that as a sign. During the first meeting I specifically asked about snow removal and he was quick to assure me that they would take care of that as the management company. In actuality neither the entrance nor the parking lot was ever cleared of snow the entire winter. Although I did not notice when I first saw the unit there were cockroach traps under the sinks and I found several dead roaches when I first moved in. I was told there was a new thermostat which had been installed in the unit although it did not seem to work. After asking that it be looked at as the apartment was freezing I was told it had been installed incorrectly and to use it I should be lowering the temperature for warmth and raising the temperature to cool it down. Strange that the person who installed it made such an error but it did work. A few months after moving in I noticed a pool of water on the kitchen floor. Thinking it could have come from the fridge I checked and found it odd it seemed to have collected directly under the kitchen light fixture. After watching for a few minutes it was clear water was dripping through the fixture onto the floor. I called the manager the next morning and he tried to tell me it was just the fridge leaking. I assured him it was coming from the fixture and he said he would be around to look at it. Once he had checked he agreed and arranged to have the roof above my apartment 'fixed'. The roof had to be 'fixed' twice more during my 6 month tenancy and I still had leaks. The last and final straw was when I got a call from the building manager who said the smoke detector had been shreaking in my apartment for several hours and the neighbors were complaining. He wondered if I had left candles burning while I was not at home? This was alarming as I would have expected an apartment manager to be more concerned if he thought a tenant had left something on fire. I told him I had not but I would meet him there within the next half hour. I arrived to find water dripping steadily out of the smoke alarm, which had set it off. As I am not mechanically inclined my only solution was to remove the alarm to stop the sound. I did so and waited for the manager to arrive. After 45 minutes I called and texted him several times with no answer. I messaged him to let him know the detector had been removed and could he please look into why water was still coming into the apartment and left, moving out shortly after. read more

WORST company ever!!!! They recently took away all of the realtors lock boxes that were hung on the fence without telling anybody. Then made it a huge hassle to get them back. They could have just called the number on the lockbox and asked for them to be removed. Any dealings I have had with them they have been rude and unprofessional. They think they are doing you a favor if you ask them anything when that is what they are being paid for. I had a repair that needed to be done which was their responsibility to fix and it took a year to get done. Absolutely ridiculous!!! I would never hire them if I had the choice!! read more

They don't seem to understand tenant laws in Alberta. I have moved out of their premises and almost a month later have still not received my Security Deposit or any explanation as to why it has not been mailed. The apartment that I was living in was managed by Braden Equities. I always had an easy time dealing with their representatives. When something was broken they fixed it right away. I have just recently moved out to Edmonton for my first time, and unfortunately, I am uncomfortable to come home because I am afraid of my resident manager. She never looks happy and whenever I need help with something to get fixed she recommends I call my father to come do it. I have also been told to purchase glue to put down a floor board that was lifting. First of all, I am a student and don't believe it's my responsibility to pay for the glue, it is a new apartment of 2 months. And second, I believe it's very irresponsible, because it is more than likely I will get the wrong glue, and then be blamed for the damage. I am very disappointed that I am afraid to come and I scurry up the stairs just avoid the negative energy she presents. I just hope things turn around, I imagine I will be out of here as soon as my lease is up. read more
