They will scam you when you move out to keep as much of your security deposit as possible. When I moved in, the apartment was so filthy my socks turned black. When I moved out, I left my suite much cleaner than what was given to me when I moved it. And yet the girl doing the move out inspection was citing every bit of dust, even charged me for not having the outsides of the windows clean and not waxing the floors. I was on the 8th floor - how the heck was I going to clean the outside windows?? And they are so ridiculously about how they charge you, it's so disproportionate. I was told it would take the cleaners 2 hours to clean ONE closet's doors. What kind of cleaners are you hiring? And why didn't they clean my suite to that level when I moved in? Let me start by saying the location is great. You're within a 10 minute walk of pretty much anything you need, including river valley access. I've lived in this building for over 2.5 years now. My suite happened to be ready a couple days early so Norma allowed me to move in which was great, as I was leaving for Costa Rica three days later. Yes, there is a nightclub on the ground floor of the building. I am on the 5th floor and on the same side of the building as the structural column that runs from the nightclub up. There is a bit of bass you can hear at times, typically on the weekend, but I sleep with earplugs anyhow so it really doesn't bother me. I was a bit concerned when about this I moved in as I'm very picky about noise when I'm trying to relax or sleep, but it's truly a non-issue. Which brings me to my next comment ... I have only ever had one issue in this building and that was with tenants who late at night, would be standing in the hallway talking quite loudly. I had brought this to Norma's attention the next morning and it was promptly dealt with. Right from the start she's been friendly and helpful, and always willing to do what she needs to do to keep her tenants happy. I feel the building is quite secure, unlike others in close proximity I have previously lived at. Norma of course being the building manager, plays a key role in keeping her tenants feeling safe and secure. I've had maintenance complete a couple of items for me and without any issues. They are friendly, helpful, and always take care of what's needed in a timely fashion. Working in emergency medical services for almost 12 years and having spent nearly 6 of those years within the city of Edmonton, I have unfortunately been privy to multiple incidents of bed bugs. I'm not sure what 'Superba' is talking about but not once have I ever seen bed bugs anywhere in the building, let alone the rental office. And if 'Superba' had actually seen drug deals as being proof of drug dealers living in the building, I wonder why he/she never reported this to management or ... THE POLICE. So again ... over 2.5 years in the building, one MINOR problem and it was promptly taken care of. I'm a picky tenant and it just so happens that I recently renewed my lease for a full year. I hope that when reading reviews, people take into account context of the review and how it was written. I'm certainly no PhD, but it doesn't take a genius to know B.S. when you see it. read more

I have lived in this building since 2009 and have watched it slowly go down hill from there. The building is under new management and it shows.The laundry room is in need of new washers and dryers or at least have them repaired in a timely fashion. Management haven't a clue what goes on here at night, and I mean all hours. I am a senior so I will not open my door to find out what the problem is. as for calling the answering service I will not as the security guard keeps a handle on what goes on during his shift. We are in need of a resident manager and someone who is in the office on weekends. Being a senior I asked if the bathtub could be converted into a walk in shower. Was told by one of the new owners this is "Not a Seniors Home"! I have been actively looking for a new home to meet my needs read more

I have lived here for 6 plus years .Management has been very accommodating with my concerns. Recently new management has taken over and has made such a big difference. They are very understanding and are willing to work with u . I am very happy with the beautiful up graded suites . They are so much bigger than most suites in Edmonton downtown . New elevators , fixing parkade with other upgrades to follow . I really felt like they cared and at this hard time with COVID it really meant a lot , Thank u Simon , Peter and Perscilla . read more

I lived in this building for 3 yrs... where do I start? Out of those 3 years the "outdoor rooftop pool" that they seem to be so proud of was barely even open for use. It took anywhere between 5 and 15min for an elevator to come to your floor (there are 3 in this bulidng). At least one washing machine/dryer is always out of order. No one is ever in the office after 5pm, or in Sunday's, which brings me to my next point. I was told when I moved in to place any mail or rent checks through the mail slot on the LOCKED office doors. I did so with my last rent check. Somehow it was stolen and fraudulently endorsed and deposited. ***The way this company acted through this whole situation is absolutely mind blowing. NO ONE seemed to care that this check was STOLEN OUT OF THE OFFICE. All they were concerned about was if they can take the "missing" funds from my security deposit. I talked to the Big Cheese in Vancouver and he was the most useless person ever. He straight up told me "we have no proof you put the check in the office" instead of reacting to the fact that there has been fraud. I had to cancel personal appointments and take time off work to deal with this issue with my bank and the office. All I asked for was to have my security deposit ready for me.... which they proceeded to ask if they were going to take the "missing" funds from my deposit. I honestly can't say this company handled this situation with any professional manner. No one can seem to tell me who took my rent and they sure as hell don't care that I'm upset, annoyed and want my deposit back. I do not reccomend living in a building managed by this company. They are up there with Boardwalk. read more

I am a current resident at Oliver Place apartments. I have lived in this building for close to five years. The day I was suppose to move in my unit was not ready. The previous tenant left it very messy and dirty. Norma prorated my rent because I had to move in 4 days later. She had the unit freshly painted. Everything was clean and spotless. When I had issues with my fridge Norma had maintenance bring me a new fridge with in an hour of my after hours call. Maintenance handles everything in a timely manner. Issues with bed bugs Norma works with the tenants to deal with the problem especially when your not well or have a wonky work schedule. The pests have to be dealt with right away. The black male night security guard is good a dealing with people and incidents in the building. He is very good a persuading the homeless people to leave the building. He also takes the time to get the know the tenants to know who's who. if issues arise he will know the people and how to handle the situations. If he sees people who do not belong in the building he lets Norma know. The old female security guard she is very racist. She would sit on the couch and gossip with one tenant make racial slurs about black people. She would also trash the all the other staff. She complain about the drunk tenants or how bad the world is how unsafe it was. She had no people skills. Norma has to follow guidelines when it comes to evicting drug dealers and prostitutes. Its not just that easy to evict someone now a days. All landlords and property managers have to follow guidelines. Norma does everything she can to screen the tenants before moving in. She does everything she can to keep the tenants safe. She does everything she can to deal beds bugs. Does anybody know how much responsibility it is being a property manager. Norma does an amazing job handling all aspects of being a property manager. Her knowledge and experience is valuable. read more
