Stay far away from anything run by Braden Equities! I have dealt with some nasty slumlords in my time but Braden makes them all look like the cream of the crop! They took over a building I lived in in Red Deer and the next nine months were absolute hell! They lie about their tenants, bully them and steal from them! They stole my peace of mind, my home ( made things so bad I had to move out of a place I had planned to stay in for years) they stole my damage deposit! They don't get proactive about bed bugs, don't care if you have no heat! They are not slumlords they are scumlords! The weekend I moved out there was at least two other suites being vacated that I know of, all because of the management of Braden Equities! They guy above me had bedbugs for more than 10 years! He was one of the ones moving! They are not just losing good long term tenants, people who got lured in by promises of low rent and newly renovated suites are counting the months until their lease is up so they can get out! We had a nice cable package included in our rent when they took over, they cut it down with no notice, just all of a sudden we didn't have those channels, they shut the water off when ever, no notice, it got to where the first thing I would do in the morning was check to see if I had water to shower, the only notices that got delivered to your door involved some threat of eviction if one did not comply ( the only time the residential tenancies act ever mattered to them), their contractors left their garbage and cigarette butts all over the place, would plug into outside power and use my power, not permission asked for! I used to love living there but it got to the point where after months of dealing with their shit, having to spend every weekend at the laundromat washing & drying everything I owned (May -July) in hot water & putting it into plastic bags where it stayed until I moved, coming home to find contractors plugged into my power, picking up their garbage and cigarette buts, stips of siding with nails sticking up all over the place, even out into the street where people could have their tires punctured, I was angry all the time! As soon as I was on my way home from work I was wanting to cry, hit my street and I was angry! I am a senior on AISH, I had to spend weeks sitting at home alone because I couldn't got to anyone's home or have them come to my place because of bed bugs, I was trapped in there because I couldn't move for fear of taking them with me, when they finally did decide to spray, I had to do all the prep myself which is a lot of work, the first time I was booked I texted the building manager to see if they were done so I knew when I could bring my cat home, she told me they couldn't do my suite! I was told first of all that I didn't give her enough notice! I shouldn't have had to give her notice! They should have been contacting all the tenants and doing all the suites! Then I was told that the treatment was so powerful they could only do a few suites at a time! I was livid! I had spent all weekend getting ready for this, now had to put everything back together for nothing! Stressed my cat out and me for nothing! Then about a week later I got a text from the manager telling me I had to be ready because he had just called to say he was 5 minutes away! I was getting ready for work! I had to do that, get my place ready, find someplace to take my cat and be out of there in less than an hour! That night I didn't sleep on my bed, I wanted to give the stuff time to work, so the next night after work I out the mattress back on the boxspring, vacuumed it and put clean sheets on it, within 45 minutes of climbing into bed my left arm was covered from my shoulder to my elbow in fresh bites. The next night it was my legs so back to the couch I went, it was another month before they came again, by this time I was a basket case, I felt like I was crawling all the time, if anyone was watching me from the outside they probably thought I was completely nuts because I was slapping at myself all the time. One morning I opened my blinds to find a strange man on my patio, he had just rearranged all MY belongings on it, I opened the door to be told they were changing the siding,no notice, nothing, it took them a couple of days to do that but they never put any of my stuff back and left their garbage, screws & cigarette butts all over, then a few days later I came home to find one of them had been plugged into my power all day! again, no notice, no permission asked for! That was the last straw for me, a few days before that they had bullied me into getting rid of a swing I had been given permission to have there, when I moved I cleaned the place but they kept $25.00 for some admin fee and $225.00 for general cleaning! There was no one going to go in there to clean because they were going to be ripping everything out to renovate so basically I paid them for my time! read more

So it almost a year later and I have had to replace not one, not two but 4 beds - thats mattresses and boxsprings because these people lied to me and told me that I was moving into a clean, pest free building. The building I was to manage had had a bed bug infestation dating back 2 years prior, 3 now, and the pest control company that they were using confirmed with me that both the owners of the building and Braden Equities knew about it. The owners Dad was the first tenant to bring them in, the pest control company said it was one of the worst infestations that they have ever seen! Braden Equities fired me after I refused to rent out any more suites in the building - I would NOT lie for them and that is obviously their companies culture - to be lying, scamming, scumlords. So now what, are they going to pay me back these thousands of dollars I have spent so me and my children can sleep soundly without being eaten alive. Nope, instead they are allowed to continue to rent even after I had researched and confirmed that I was not the only resident manager that they had expected to lie for them; a building across the street was told to rent out and lie to future tenants about the infestation. I was told by the pest control company that they had recommended a complete heat treat and were told it was too expensive and that that would not be happening. I am out a ton of money, me and my children have suffered long after leaving that disgusting place, and nothing is being done about it. Sickens me that this company is still profitable and that they are scamming other innocent people out of a home, out of their belongings, time, money etc. Do not rent with this company, if you are living in one of their buildings, you are being lied to and bullied. They prey on our new Canadians and scare them into paying them made up fees while blaming them and their families for bringing them with them from their home countries. They are cheap, liars who should not be in business anymore - why do we even have a landlord and tenant board if they do not protect the tenants from companies like this one. the company engaged in stealing its customers and hired a resident manager whose back is called the bottom. force their resident managers to clean the apartments after the tenants for $ 15 per hour for 5-6 hours for a one bd apartment with deductions from the tenant's deposit start from 20-25 dollars per general hour of cleaning in the amount of 8-10 hours. Often put the highest rent their resident managers in advance knowing that they are obliged to reside in this building and there is no way out how to pay this rate. they change the rules constantly and this can happen several times a month. All errors of the main office in 99 percent shift to the shoulders of the resident manager who is absolutely not protected as hired as self employer and can not even file a complaint to emloiment standart or wherever read more

bradoon equities had a company come into my yard to take my Childs little tikes plastic fire house and some toys they say there is a bylaw stopping me from having toys in my yard space. Parkridge estate is also infested with cockroaches and they refuse to do a building spray very cold to steal a Childs toys in front of her............. kids don't understand adult bullshit. they are defiantly not a family building they will not let me give a 0 star rating. I dont even rent from bradoon I rent from a condo owner no lease with bradoon equities and they tell me they have rights to take my Childs toys its law I cant have them in my yard read more

Braden Equities is the most unprofessional business you can rent from. I've dealt with Cindy who manages buildings in Red Deer she has no idea what she's doing. I tried talking talking to Miriam, who is in denial of everything they did wrong. Of course living up to their reviews of being scammers at Braden Equities. Miriam was a huge b**** who hates being called out where she will just hang up on you. Absolutely disgusting and childish behavior where they should probably take a good read at the Alberta Tenant handbook! Maybe grow up Braden Equities. Yall really suck. read more

This company took over the condo im renting. Dustin ? I spoke with about a contract that states "bicycles, toys and like items" not be stored in stall. He wants me to move my tires and when i asked him how is this a "like item" he replied:"if you cant see that you have bigger problems" and went on to say i was drunk.. literally the worst rental company you can rent from, they abuse and manipulate seniors take advantage of them. Complains about their tenants balcony's yet the building looks like fuc*ing trash. they treat an older friend of mine so poorly. I moved into Londonderry Heights in June and had several minor problems that Aurora, the resident manager, quickly and professional dealt with. She is very pleasant to speak to and handled any problems that I had very professionally. I am sure I will receive the same great service with any further problems that may occur. read more

I give a 5 start to Braden Equities if tenants follow contract rules you never going to have any issue as tenant. When tenants are good always respecting building and other tenants always responsible Braden always aware about there tenants and with professionalism always attend to any matter . read more
