I've been harassed, and have had my tenant rights breached MULTIPLE times. The landlord and building manager entered my unit the day after the scheduled inspection and intimidated my babysitter that was home with my sick child. She brings her emotional support dog with her to babysit, which was approved by the previous landlord and they are trying to tell me I breached my lease because the new landlord hasn't approved it, this is after they tried to withdraw unauthorized money from my account and attempted to withdraw rent after I had already paid by cheque. This put me me in arrears for my car insurance and double nsf's, which I ultimately had to end up paying out because of this. The breach letters come after their little attempts. They gave me a breach noice saying I didn't have my PAD on file, the day after they tried to take a random amount from my account, and I got a breach noice for my sitter the day after they illegally entered my unit:. This is full blown harassment and very unprofessional. They say I'm in arrears but won't say what for lol??? All my rent payments are up to date ‍ We are also survivors of domestic abuse and this building is one location our abuser can't access and now has been made unsafe by the landlord and manager. I was also given a bill for common area carpet cleaning after helping an elderly gentlemen move out of the building because he had bags in the hallway. The landlord graciously told me that you guys can't charge us for things like that, so that's one decent things she's done. I also disclosed my sensative situation with the landlord, and ever since, I've been harassed with breaches, and they've breached my human rights as I believe this is discrimination to my situation. I'm assuming it's there way of getting me to move out, but that's not going to happen since this is our safe house and I'm not doing anything wrong. Imagine being a mom and a landlord and doing this to another mom with young children who are trying to live a safe and happy life. It's evil actually. I reported the breaches to the building manager and submitted my formal notice that I am escalating this matter for damages, I also asked for upper management and it's been declined by the building manager , so I apologize I messaged on every social media platform, but I think the owners would like to know of the illegal activities going on at Westview Manor Building C and the fact that these 2 individuals are leaving serious marks on Braden's reputation, there is several Facebook posts about this building alone. I think it's only fair they are warned with the truth.

These people paved the parking lot and put in new sidewalks and stairs at the front of the buildings. New furnaces and new triple-pane windows. These are terrific improvements. When I first signed a lease 12 years ago, we were in a unit that had a nice yard, with trees. Christenson promised new carpets, as ours were very old, stained, and frayed. They said they would fix the bathroom and kitchen counters, which have separated from the walls. The linoleum is peeling up from the floor around the edges, and the melamine, or whatever it is, is peeling off the counters and the vanity. When Ayre & Oxford took over, we were assured by the then-resident manager that our flooring, cupboards, counters, and bathroom would be done within the first year. It's been two years and these issues have not been addressed. Christenson Dev. permitted us to make a raised-bed garden, which we love and have now had for a decade. Ayre & Oxford grandfathered that in. We are so very happy about that! Last year, the resident manager quit and was replaced by a manager who is not a resident but is available. Her name is Monika. I called Monika the Friday before thanksgiving as our stove had shorted out and fried the circuit board in the thing. Monika said she didn't know where she could get a stove for us on such short notice but she would try. I said call any time, as Thanksgiving dinner is so important. Monika called at 9 pm on Saturday (the next day, she had called during the day to say she was looking.) Here she was from 9:30 to after 11 pm, with a crew, who removed the broken stove and replaced it with one from an empty unit. This was done on her day off. And we had a wonderful Thanksgiving because of her tenacity and hard work. Our sink faucet was leaking badly, The day after I called, There was a new tap installed. Monika replies promptly and gets the job done. When the flooring and counters in the kitchen and bathroom are addressed, I will bump this up to five stars.

I've been inquiring from the beginning of this year for them to fix a few repairs, regarding damage caused by their cheap contractors. In addition numerous parking lot line painting was missed this year (Meadowlark Village), the condo windows are not cleaned properly, and the lawn maintenance crews do a poor job, often missing sections of grass. I'm very disappointed in numerous aspects regarding Ayre and Oxford Inc's behaviour.

The company doesn't answer the phone when there is anything that needs to be fixed. You have to leave a voicemail and hope someone gets back to you within a day or two. Frustrated tenants have reached out to me (as the owner) as they cannot get ahold of rental advisors but have urgent issues. I'm assuming it depends on who you end up dealing with but Ikram has been terrible. I had other people with the company before that were good but all seem to have left.

My requests to ensure renters paid their utilities prior to moving out were ignored, damages were handled very poorly, and Rental Advisors milked every penny possible to make sure that I got literally $0 back. 2) They'll find you renters relatively quickly, but their tenant vetting system is flawed, I had to deal with an incredible amount of obvious damage ($15k) despite Rental Advisors reporting no issues found in their inspections. The incessant repairs and damage (to a brand new home) caused by the renters easily outweighed rental income. 3) Communication is awful. I was frequently sent invoices that were significantly incorrect, spurring incessant arguments with very rude staff that denied any wrong doing. 4) They are good at the easy stuff, collecting rent and forwarding a portion to you. However, if you have any repairs, they will hire low quality servicers at a very high price, and then charge you a ridiculously high "admin" fee for making the phone calls for you. You may as well manage it yourself. Run, don't walk away.

This building used to be cared for and the tenants used to be treated like people, until unitiiPM purchased in July. The parking lot has not been cleared of snow at all in the entire winter season. The amount of ice is incredibly dangerous and has been a barrier for many of the residents. There have been locks broken and not fixed for days. Suddenly, packages are going missing constantly. The property is not being cleaned at a noticeable frequency. The building manager(s) do not a give any care for the tenants nor treat them in a respectable manner. Complaints go unheard. My partner and I had planned to stay here long term. We had built a home here, as so many of the other residents in our building have. 2 weeks after my partner complains to the head office about the parking lot accessibility issues, we received a notice of non-renewal for our lease. We will now be leaving a place we once loved that has turned to absolute crap since this building management company purchased the building. unitiiPM, please remember that the places you are managing are people's HOMES. not just a place where you are making money.

They had a company come in to my suite to access the laundry room and do some HVAC work for the building. In the process, they moved my washer/dryer and tore the linoleum. Over the last two years I have been in communication with or been told that the following people were in charge and are able to help me fix this Janet Milberry Naby Sylla Catherine Douglas Jessica Nychkalo This issue is still not resolved and I am extremely disappointed. Whenever they've asked me to do something or take care of something on the outside of my property, I did it within 24-48 hours. Treat others as you wish to be treated, it's pretty simple yet their company culture seems to be challenged. I've read reviews on Google, glass door, Yelp and everywhere says the same thing about their disorganized culture & leadership. I chose to write this review as I told them I would do, several months ago, if the issue wasn't resolved. No one has contacted me since the last time I reached out to them.

Will most likely be contacting RTDRS over this matter, as they refuse to communicate at all. Even the building manager can't get a response out of head office. Last summer the building was struck by lightning, and the microswitch to allow the post courier in the building did not work, nor did the buzzers. It took them months to have it repaired, and even then it kept malfunctioning, and we could not get our mail delivered. The site manager didn't receive responses to her calls or emails either. This company is accountable to no one.

Repairs were often performed very late, and very poorly, or with the minimum of 24 hours notice and no indication of what was being done. Contractors that they have used to repair our place frequently left a mess in our home after performing work, left without performing the intended repair, and once even left for the day halfway through a job without taking any steps to see that the room being worked on was somewhat usable (having us come home to a stove in the middle of our kitchen, a sink and cabinetry disassembled and strewn throughout the kitchen, and with many nails and sharp corners protruding into various areas of the room). If anyone is thinking of renting from this company or having them manage your property (now called Cornerstone) I would recommend reading some of their other reviews, and checking out their history before proceeding.

    100% DO NOT RENT FROM THIS PROPERTY MANAGEMENT COMPANY…read more I'm not sure whether Carolyn Flexhaug still works there, but based on my experience, I would strongly caution anyone considering renting from this company. Before you sign the lease, they come across as friendly, responsive, and accommodating. Unfortunately, my experience changed drastically after I moved in. Once I began having issues with my unit and the building, responses became extremely slow and I felt that my concerns -- including concerns about my personal safety and living conditions -- were not taken seriously. I had multiple repair issues shortly after moving in, many of which I believe should have been addressed before the unit was rented to me. The breaking point was discovering MICE IN MY APARTMENT!! The situation became serious enough that I temporarily moved elsewhere and ended up paying for two places to live. After sending multiple emails to Carolyn without getting the resolution I needed, I went to their office to discuss the situation in person. According to my recollection, her response was essentially that mice "come and go," that she gets mice in her own home as well, and that because the weather was getting colder, it was normal. I was also told that this was not grounds for terminating my lease and was told not to return to their office. I spent approximately 3 months dealing with the issue. Eventually, I contacted Alberta Health Services and had a health inspector attend the property. It was only after that intervention that I began seeing more meaningful pest-control activity. By then, however, the stress and disruption had become too much, and I decided I could no longer continue living under this management. Beyond my own unit, I also experienced concerns with the overall building: inadequate security, unauthorized individuals entering the property, people smoking inside, and broken glass. What shocked me most was that all of this occurred within roughly 3 months of moving in. My interactions with Carolyn were among the most unpleasant experiences I have ever had with a property manager. I found the communication dismissive, rude, and lacking in compassion at a time when I was dealing with a serious problem in my home. I trusted this company when I chose to rent from them, and I deeply regret that decision. Based on my personal experience, I WOULD NOT RECOMMEND RENTING FROM THEM. Please do your research carefully before signing a lease.
