They give notices saying that they're going to come into the suite over the next two days for you inspections my neighbour calls me while I'm in the hospital surgery asking me if I'm home I said no he says your unit doors open. It was open last night and all day today just heard somebody in the Landlord using my bathroom. Then the guy denies he's even in the building then he says when he was in the building it wasn't his business to shut my door. He thought I was doing laundry. are you kidding me and then when I complain, they don't fire him. They let him go on medical leave so he could be paid for being a an asshole breaking and entering And a jerk who told me not to yell him on the phone for what it happened or I would get no assistance dude you're in a public sector you take the shit. !!! read more

I rented a condo through Cornerstone for two years while waiting for my home to be built, and I would not recommend their services to anyone. Their communication is terrible--they consistently fail to respond to emails and calls in a timely manner, if at all. Maintenance issues were rarely addressed promptly, leaving me to deal with problems for extended periods. When they did respond, the repairs were often inadequate or took multiple follow-ups to complete. I lived without window coverings for 8 months -- living in a virtual greenhouse. My front door lock was repaired 9 times -- multiple times I was unable to use my front door for days at a time. Additionally, their business practices are questionable. My neighbour and I lived in identical condos, moved in within 2 weeks of each other -- they charged me additional $1200 a year, because to quote them, "They can." -- disgusting. During my final walkthrough, they made a promise on what was owed, then added an additional $400 without reason. They promised to have my damage deposit back in 10 days, its been almost a month, and I still don't have it. They lack transparency, and dealing with them was often frustrating and stressful. If you have dealings with Paul Lima -- run away, complete scumbag -- the guy should be selling vacuum cleaners door to door -- lies, cheats and steals. Renters deserve better management, and I would strongly advise looking elsewhere for a rental company that values its tenants. read more

I rented a house through Cornerstone and would actually tell people to run and run fast other than dealing with them. My wife and I kept the property pristine and I did work on the house with my wifes help and it was absolutely gorgeous when we finally decided to leave. Carolyn was our Property Management Coordinator who was a very negative and at times ignorant person to deal with. When we left the property was 100% plus and they had no trouble renting it out. Cornerstone has a habit of raising the rent on it's tenants without notice and when confronted they make you look like the criminal who wrote the book on breaking tenant laws. Landlord Perspective I'm usually very hesitant to leave a negative review for a small business, knowing how much it can affect their reputation. But after my experience with CS, I feel it's important to share. I strongly encourage anyone considering their services to read the responses to other posted reviews. You'll get a sense of the lack of professionalism and maturity that defines their approach to customer service. I had the true misfortune of working with them for about five months, and it was likely the worst professional interaction I've had. The lack of customer service, professionalism, and basic respect was deeply concerning. Most of my questions were either ignored or met with indifference, and their operating practices felt really unsafe and risky for tenants. When our contract finally ended, it took nearly 10 weeks to reach a resolution. Their accountant (who is not certified) repeatedly sent us in circles when we tried to have the security deposits transferred. In our final statement, the utility charges were inflated to cover a late fee they had incurred. These are just a few examples of the dysfunction we encountered. What's most disappointing is the complete lack of accountability. A simple apology or acknowledgment of error could have gone a long way - but CS showed no interest in resolving issues with any integrity. The only thing they were consistently punctual about was collecting their monthly management fee. It wasn't until I escalated the matter to a regulatory body that the issue was finally resolved. I rented a main floor suite in a house for 11 years - the last 7 were managed by Cornerstone. My rent was always paid in advance. I did a great deal of the maintenance - especially heavy-duty yard maintenance - by myself or at my own cost because my experience with Carolyn was so negative from the start that I wanted to avoid her as much as possible. She caused me so much stress that I had to resort to anti-anxiety medication to get through one of the challenges she created, a heart attack being a definite possibility for someone my age. Further, they rented the basement suite in the house to a group of formerly homeless twenty-somethings who had frequent loud domestic disputes, littered the back yard with cigarette butts and other crap, left the back door of the house unlocked more often than they locked it, filled the furnace and laundry rooms with flammable items (including clothes) that could have caused a fire, probably kept guns on the premises, and on and on and on. In spite of my complaints, Cornerstone would not evict them. The house was perpetually overrun with mice - an exterminator would be sent out once after every time I complained, but there were never any follow-up visits, which there should have been, according to the conversations I had with the exterminators. I asked many times for someone to determine where the mice were getting in and block access, but this never happened. Would give a zero rating if I could. When I got the chance to stick it to them when I moved out of the country, I took it! She deserved it. read more

Zero star rating from me. All the negative reviews are pretty accurate. They are currently in the process of screwing me over, charging me for a damage from a previous tenant. My move out walk through was July 30th, I have sent severe emails, left voicemails mails and they are completely ghosting me. If you want to get screwed, pick this company. I am a professional who paid rent on time and when I moved out made sure I did all the cleaning unlike what was provided when I moved in and they are trying to withhold my security deposit for things like "damaged decking" which I took a picture of when I moved in just to make sure I was protected. They rented to some tenants two doors down who were throwing people through windows, cops were coming to break up drunk driving and domestic abuse issues....and those people just abandoned the property with all of their stuff. Kind of wish I had done the same instead of being a good tenant who cleaned, had carpets done, took all garbage to dump only to be nickel and dimed to get my money back. If you are looking to rent just make sure you take pictures of everything. If you are a home owner looking to use their services just know they don't do proper annual maintenance inspections, or background checks and I would never recommend them. read more

Cornerstone management took over the apartment building I am currently living in right now. I'm still on a lease from the prior management company. I've read other people's reviews. This is my experience so far: When Cornerstone took over I was given notice of this. They provided me with the tools I needed for the transition. This was through email. When I had a question about my deposit and advanced rent payments, Carolyn responded within a timely matter. She was very kind and professional. I've rarely had a maintenance issue here. When I did, Cornerstone responded that day by a phone call. The next day the plumber fixed my running toilet. Also since they have taken over we have professional and kind cleaners and yard workers that come a few times a month. 1 out of the 3 new tenants they have brought in are great individuals. I don't hold Cornerstone properties responsible for trusting a new tenant that has shown irresponsibility. Paul the manager and the front desk lady have listened to our safety concerns, complaints and have taken them seriously about this individual. I'm going to trust the process. read more

I was a respected, professional and responsible Realtor and property manager for more than 20 years. Now retired but with rental property myself, I hired Carolyn Flexhaug of Cornerstone Property Management to manage my properties while I was out of country. My experience with them was a nightmare and will likely go to litigation. Carolyn does not seem to know what is gong on in her own company. I hired her but she passed everything over to young staff who were irresponsible. Her communication is horrendous. She gave keys to new tenants days early without getting the first months rent first. She spent my money without adequate investigation first.... spending horrendous amounts on trades for things that did not need to be done... resulting in my getting next to nothing in my account at the end of the month (one month was $44 from 3 properties). Let it be clear that I am fussy , have rented properties for 40 years and not had problems like this. Kitchen and Bathroom taps were replaced without prior notification or explanation or my authorization.....taps that were perfectly good...bill $500. She trusted her plumber's word while he made work and money for himself. She did not follow typical landlord protocol or my direction to give notice when tenant did not pay rent. this is serious stuff!! The result was six months rent owing and it is now in Collections and it may take years for me to recoup my thousands of dollars....then she abandoned ship and gave me very little information about the Collections company, who when I called them, could not find my account/file.. She cancelled the cat fee immediately before occupancy because her staff said the cat had died. It had not died. They did not check or get proof.. So I have no compensation for this extra wear and risk. The bookkeeping and monthly statements were unclear, mixed up with my other properties and very difficult to follow . When I tried to communicate with Carolyn about these things she got very defensive and short , not answering my questions. She obviously did not know what was going on in her company. These were just some of the issues and it will likely go to litigation. I do not recommend Carolyn Flexhaug or her company. I would give her a zero if the option was offered. This is an awful company. They send people out but somehow have no idea how to contact the contractors they use or information for follow up. They frequently do not answer calls or call back. When you ask reasonable questions to gain clarity they genuinely have no idea how to help or do their jobs. Carolyn, the owner in particular, is aggressive and unprofessional. In my experience as a tenant this company was extremely difficult to get in contact with, and was not reliable at replying to our concerns. Repairs were often performed very late, and very poorly, or with the minimum of 24 hours notice and no indication of what was being done. Contractors that they have used to repair our place frequently left a mess in our home after performing work, left without performing the intended repair, and once even left for the day halfway through a job without taking any steps to see that the room being worked on was somewhat usable (having us come home to a stove in the middle of our kitchen, a sink and cabinetry disassembled and strewn throughout the kitchen, and with many nails and sharp corners protruding into various areas of the room). If anyone is thinking of renting from this company or having them manage your property (now called Cornerstone) I would recommend reading some of their other reviews, and checking out their history before proceeding. read more

If I could give the 0 starts I would. DO NOT RENT FROM THIS COMPANY! Worst experience of my LIFE! Never again and would never NEVER never reccomend this company to anyone. Move in they didn't want to write the damages down due to it being a new unit, thank goodness I took lots of picture and made them write it down. Any repairs asked to be done took months to have completed and some never got completed in 12 month. One day they couldnt get in to replace screen so instead of calling me they got someone to come over than change the locks so they could get in... I was left uninformed and found out via my camera. Ihad no way into my one month old place. Had Auto withdrawl set up, they neglected to take rent I called multiple times for 2 months no one got back to me. Finally got it dealt with and got "Served" with unpaid rent WHAT! Had to get a lawyer involved more money, and she had to drive down to their office to have someone answer here. Everyone in the office extremely rude, unprofessional, blame you for everything and if your upset be prepared to be yelled at. RECCOMENDING TO RECORD ALL CALL YOU HAVE WITH THEM, they will change what they told you via phone. Finally move out time SO HAPPY TO LEAVE! Tried to charge me $600 for a small paint patch, move out even stated one wall paint repair. $600 is a bit outragous, got it down to $300 after fighting with them for over a week. Honestly just glad I no longer have to deal with them, AWFUL AWFUL AWFUL. Worst company I have ever dealt with would not reccomend and CAUTION anyone who is looking to LOOK ELSEWHERE. This company is a hassle to deal with and is more stressful then it is worth. This property management company is extremely unprofessional and does not do a good job. As a homeowner, you pay monthly condo fee's and part of that goes towards paying a so-called professional property management company to make sure the building is running properly and things are taking care of in an efficient manner. This is not the case with Cornerstone. I had once called about water leaking through my ceiling electrical fixture, left a message explaining the issue and no one even called me back. They denied receiving the message when I complained. I contacted them several times about changing the entrance buzzer to a specific phone number, they would not return my messages or do this. I eventually had to fax in the request to get their attention. They refuse to allow me to meet with the condo board, even though I have requested at least 3 times about an important matter and they will not even provide their contact information. Unbelievable. They will also not answer if there has been a pet registration in the building. Something so easy yet they choose to avoid answering. They will not send a plumber out to fix water shut off's that are located within the walls (common property). I am just disgusted with the horrible manner that they conduct themselves. When a home owner invests money in a property, and they pay a company to maintain this property, to provide information- as they work for the homeowners, not themselves, people expect better service, a more professional company and basically due diligence. Completely atrocious customer service. I have dealt with a lot of rental companies and landlords and these guys are the worst. It took over a month to get a response about a property I was trying to look at. This included 2 emails and multiple voicemails. When I finally did get through I explained to the receptionist that I had been trying to reach someone for that long and was disappointed with no the poor service. I only received attitude back from her. I did get a viewing only to have it cancelled because they set it up for the wrong place. Scheduled a second viewing and they left a message after i had arrived to look at it that they had rented to someone else already. I should have realized after that long with no reply that this isn't a professional company. I'm glad I am not renting from them and will make sure to avoid their properties. Carolyn wouldn't give me a written reference after 7.5 years tenancy of putting up with all the crap, fixing things out of our own pocket...so we lost a home through a subsidized housing program out of town where I was going to attend University ...all because she is mad the health board had to be called in...I have only been complaining for 4 years about these issues...I really, really feel for the owner. As a non-resident property owner, I hired Cornerstone (aka Kirkside Property Management) Management, as my Edmonton property manager based on the recommendation of a friend. Cornerstone did a good job in a hot rental market getting my property rented. Keep in mind it was a hot rental market with little vacancy. Well, times have changed and so has their attitude about getting my property rented. I have contacted them many times and always have a major delay in someone getting back to me. The latest return call time is 7 days. Professional? I think not. I have had to write my own ads to try and get my property rented as all they do is write a crappy ad and spam the ad onto Edmonton rental websites. Details are wrong, and obvious marketing upsides are left out of their ads. Recommendation: Do not hire them in the first place, so you don't have to fire them. Worst experience ever! I spoke with Tracy, my first red flag was they only show suites during business hours, yet expect you to be working..... I set up an appointment on my lunch, as I have an hour. I arranged for a friend to drive me, ensuring I am back to work on time after lunch. I missed the confirmation call, but called back within 5 minutes, when I was on break. The lady asked if I could be a bit early, I explained the lunch situation and I would be there at 12:05-12:10pm, to which she replies 'well I can't wait any longer than that as I have to be in Stony Plain for another showing' in a not so pleasant tone - second red flag. I confirm anyways. I arrive at 12:05pm, call her, she says she finishing up and to wait a moment. Ok. Third red flag. She comes down, assesses my friend and I, asked if we are moving in, I say no its just myself, walks over to the other building, while fumbling with the keys says 'this suite needs total renovations'. Still fumbling with the keys I asked 'will they be done before I move in?' Without answering my question she says oh I don't have the keys to this building. WTF!?!?! 5 Red flags total, the lady that met up with me at the building was Carolyn Flexhaug. I cannot believe the unprofessionalism displayed. Just awful. read more

Had the worst experience with this management group! I had called yesterday to arrange an apointment to view an apartment downtown and was told it would be @ 1615. Carolyn Flexhaug, the lady that I was to meet today called me to confirm the appointment was @ 1600. She was mumbling in the message and I didn't make out what her name was and thought she said Marilyn. When I called back she very rudely said her name was Carolyn and not Marilyn. I apologized for the mistake and explained to her that I was told 1615 and that I wouldn't be able to make it to the viewing @ 1600 because I had to work until 1600. She told me she would wait until 1615 but a earlier would be better. This is fine as I thought that I may have misheard the appointment time. I know that I had showed up late for the appointment and was not expecting her to wait for me. I got to the apartment building @ 1625 and buzzed the number that said site manager. After a long struggle trying to understand what the gentleman was saying, I call Carolyn @ 1630 to tell her that I was at the building. When I called I tell her my name, she VERY rudely said "and..." I told her that I was here for the viewing. She Said "your just getting there now? I waited for you @ 1615, @ 1618, & 1623. I don't wait for clients more than 10 min. You said you would be here for 1615 and I don't wait for more than 15 min." I had to cut my break at work, put off unfinished work, fight through rush hour downtown construction traffic to get there. I really didn't expect her to wait but she didn't call me to say she left so I thought there was a chance she was still there. Her unnecessary rudeness was highly upsetting. A simple "I could not wait any longer we can reschedule a different time" would have sufficed. If she did not want me to come @ 1615 she should have told me earlier and I would have gladly rescheduled. Her attitude is a poor reflection on this management group. Having managers like that give me the impression that issues with apartment buildings will be scoffed off, ignored, and rudely dealt with. I would suggest that she take a course in customer service or simply learn some manners as I was nothing but polite to her until the end when I got fed up and just hung up. I did not need or deserved attitude like that! I tried to be there earlier but as a nurse there are pressing issues that I need to tend to before leaving work. I left myself time to be there on time and fully intended to be there before 1615 but did not know that construction would turn a double lane to a single lane traffic and thereby hold up traffic. I would have called but I was driving and DO NOT USE CELL PHONES WHEN DRIVING! I can visibly see how she would treat tenant and am not impressed at all! read more

Terrible management company. I strongly discourage buying a property that is "managed" by cornerstone. It takes weeks to get a reply about fixing a property problem then another week for someone to come out! Also if you like parking in your stall good luck! They do not even bother to clean out the parking lot. I have gotten stuck 4 times since the first snow dump (and so has about 6 other cars in our lot). read more
