The parade needs cleaning but mgt doesn’t seem to care

For a company that's been in business 25 years they are terrible. Building managers seem clueless about how to run an apartment building. It's like their first time in the role. They're often oblivious to things happening on site. It sucks that they're no here after hours or on weekends because when shit happens yiu can't get hold of anyone. I contacted Christine in the office on site to inquire about the parkade/underground parking cleaning. She said she's getting quotes. What? This should have been scheduled already. She said it needed to be coordinated with the line painting and I could talk to Sue at head office. I called Sue who is the maintenance Mgr. She was downright rude. Zero customer service. She made excuses and said it's being worked on. As it turns out she was confused and said she doesn't handle the underground parking but surface only. So I asked why Christine would tell me to contact her and her response was "Because she wanted to pawn you off on me." Wow that's so unprofessional of her to say. And this is how a Manger speaks. Yep such good customer service. Now I'm waiting for the main manager Rachelle to call me back. I don't understand why the cleaning wasn't already done or at least scheduled. The parkade could be cleaned any time. It's totally gross. Dirt and dust everywhere and Mayfield doesn't care. They take my money and walk away.

I moved into an apartment as the first tenant in the unit as it was a new building. Within three weeks of moving in, the building's fire sprinkler system broke and flooded many units including the one next to mine. I was evacuated from the building and told to go stay in a hotel or a friend. I had just moved to alberta and didn't know anyone and my credit card was maxed from the move. I had literally nowhere to go. Their answer was pretty much "bummer good luck" and from there it got worse and worse. I was stuck in a lease living in an apartment where they decided to gut out the hallways. I literally could not see my door. Every day I came home, I had to drop everything in my hands to the ground and use my phone as a flashlight to find my door's keyhole. When they gutted the hallway they left it like that for six months. It looked like a zombie attack site and it made life depressing to come home to. It also made our energy costs higher as a/c or heat was going through the paper thin "walls." We could hear everything our neighbour did, talking at a regular volume. Also, the company that was working on the restoration left industrial sized equipment in our apartment for seven months. When we tried to get rid of it we were told it's not ours to get rid of. We were in the process of arguing abandoned property over the phone when the management team decided to go into our place and remove everything. I know they took other things from our apartment too. When I moved out (finally) I was charged rent for the month after my lease ended. When I called to get the money refunded I was told it's my fault because I didn't stop the auto pay from my bank. I'm fairly certain that it's the company's job as a company to not charge me when I don't live with them but yeah sure. They then charged me again. I accumulated $100 in NSF fees through all this. I got the rent x2 back that I paid but they wouldn't even respond in regards to all the money I lost because of their inability to do their job. Worst experience of my life.

after being with them for 3 years, expect 30-50% rent increase. no value to its customer whatsoever. stay away from this renter/"company".

This company is owned by Allison Pon, and she is extremely hard working, trustworthy, intelligent…read moreand very good to her staff. She has managed my building for over 15 years and dealt with emergencies VERY well. I find her referrals and timelines to be very accurate and on point. Her construction and maintenance knowledge is incredible. She runs our board meetings with total competency and grace. She has been in the business of licensed property management for a very LONG time. Honestly the only day I fear, is when she retires.

the building we live in has such poor neglectful management . been here for a year or so…read moreunfortunately. 1. homeless sleeping / pooping / peeing in entrance & stairways. Which took weeks before it was cleaned up 2. entrance door lock keeps getting jammed and it takes weeks prior to it being fixed. 3. constant false fire alarms 4. lack of security no cameras other than tenants balconies by tenants choice. 4. Had floodings happen because of an upstairs neighbor 5. Hallways , stairways always smell like a dumpster , horrible stench cleaners only come before a health and safety investigation just so they can briefly cover it up. 6. Constant higher traffic throughout the night. 7. We pay condominium rents to live here 1000+ for an unsafe environment 8. Find needles and used spoons for smoking drugs in stairways&hallways, very often .. must I add there's children living here, this building needs to get shut down 12914 64th street Edmonton ... or simply better management who care more about their tenants. Ikram in particular is an absolute nightmare to deal with. Says one thing, does another. Impossible…read moreto get ahold of by phone. The company doesn't answer the phone when there is anything that needs to be fixed. You have to leave a voicemail and hope someone gets back to you within a day or two. Frustrated tenants have reached out to me (as the owner) as they cannot get ahold of rental advisors but have urgent issues. I'm assuming it depends on who you end up dealing with but Ikram has been terrible. I had other people with the company before that were good but all seem to have left.

I do not recommend using Rental Advisors to manage your rental property…read more 1) Moveout of tenants was brutal. My requests to ensure renters paid their utilities prior to moving out were ignored, damages were handled very poorly, and Rental Advisors milked every penny possible to make sure that I got literally $0 back. 2) They'll find you renters relatively quickly, but their tenant vetting system is flawed, I had to deal with an incredible amount of obvious damage ($15k) despite Rental Advisors reporting no issues found in their inspections. The incessant repairs and damage (to a brand new home) caused by the renters easily outweighed rental income. 3) Communication is awful. I was frequently sent invoices that were significantly incorrect, spurring incessant arguments with very rude staff that denied any wrong doing. 4) They are good at the easy stuff, collecting rent and forwarding a portion to you. However, if you have any repairs, they will hire low quality servicers at a very high price, and then charge you a ridiculously high "admin" fee for making the phone calls for you. You may as well manage it yourself. Run, don't walk away.

They refuse an explanation and repeat this like a broken record " we don't have to provide one, their website looks nice but this place is full of crime, you will get anything you leave out side stolen, they will so everything they can to stay with in budget and let the units fall into disrepair and would rather kick you out so they can slap more paint over the peeling paint and charge someone else more money
