I have know John LaPan for almost twenty years. I live on the sea here just outside of Boston, a former island. Well, you can imagine the water issues here. Count me in as another happy LaPans customer! I'd had water seeping into the basement intermittently since buying the house, but this past year went from occasional seepage to an inch of standing water. Naturally the basement was finished with that fancy pine paneling that was all the rage in the 50s. Contractors would also take a look and suggest a slew of options... repointing the entire stone foundation, a full perimeter drainage system.... and the estimates were anywhere from $10,000 to $18,000. It's enough to make living with an interior swimming pool a viable option. Mr. LaPans was different. He actually went through the basement, looked at, measured it, agreed with my assessment (that the water was seeping in through 1 specific corner) and provided a reasonable estimate on the spot. He wanted to treat the problem and not demo the entire basement (including staircase) to solve seepage from 1 corner. He and his team, including his daughter showed up on time. As luck would have it... the job turned out to be a tough one. I knew my house was on a granite ledge. But honestly I didn't think that one corner was like actually on the ledge itself. I mean, it's basement, I figured there would be, like, dirt, between the stone foundation and the ground. Not the actual honest-to-God granite ledge! It took an extra day, and they went through about 10 bits with the jackhammer, but they managed to chip away enough of the ledge to install the drainage system. And they only removed a minimal amount of pine paneling (easily fixed by a carpenter), working their way around the furnace and not going anywhere near the rest of the basement (think: staircase, oil tank, fancy 50s bar, doors, electrical wiring and lights etc.). Fast forward to this past week. We had somewhere between 1 and 2 inches of rain on top of about 6 to 9 inches of snow. And the basement? BONE DRY. I could hear the water trickling from the corner granite ledge into the system, there was so much of it. But the system did its job, using the sump pump to kick that water back out where it flows away from the foundation and down the steep hill I affectionately call a front yard. John designed and implemented a system of french drains, sub-pump, a layer of river rock, etc. He was immediately expert in diagnosing the problem, proposing a solution (reasonable compared to other estimates but far exceed them in terms of his thoroughness), executed on time and on budget, professional and caring thru and thru. We just had days of deep snow, rain storm (which melted the snow) and the basement looks and all the drains/sub pump functioned as John described. We had a very unique basement water situation - part of our house was built on ledge and all winter and spring we lived with a pool of water on that ledge, which we had to pump out daily. We had half a dozen waterproofing companies come out and basically no one would touch this with a ten foot pole. Not a single company came up with a viable solution and many simply never called us back. Enter Lapan. He came up with a plan to lay drain pipes on the ledge that would tie into the main cellar's existing drainage system, instill a sump pump, and cover the entire ledge with concrete. He did say the project was a bit like using a sledgehammer on a tack, but to us, it was essential because it took what was an incredibly stressful situation and simply eliminated it. Not only was the water issue resolved, but what was once dead space became functional storage space. This was not a small project - it took about a week and involved a team of workers, all of whom were incredibly professional and polite. For his creative problem solving and outstanding professionalism, Lapan deserves every praise I can offer. I am remiss in not posting this review until now, but I can say that it has been one year since the work was done and we have not had a drop of water in the basement.
