I just moved into one of the Bronx apartments in April. Sad to say, but I'm already planning my next move. Management seems to never be available and neither is my landlord. I've been living in the building for 2 months now and I still haven't gotten my mailbox key! Also, unless I get answers from management I will be taking them to court. They raised my rent up $50 a month after I moved in. I'm like wtf! They failed to give me any 30 days notice. How do you increase my rent in the middle of my lease?! Took 3 months to get a floor swept. I fell behind in rent and they sent a bs letter stating if you need assistance to contact xyz but they never return calls or emails. Barely heat and hot water. Another perfect example of an absentee landlord. I've been here for less than a year and im already desperate to get out of this building and away from this management company. They neglected to tell me the gas was off when I signed my lease so I spent the first 5 months without an oven or gas. The intercom doesn't work, my cabinets weren't attached to the wall, there are roaches everywhere, and there's a radiator pipe in my apt that constantly & loudly pumps out steam all fall/winter. I've called management, sent emails, and messages maybe a few hundred times, and i've withheld rent for the last 7 months in the hope that someone would get in touch. I've been ready to pay pending a single phone call to discuss the state of my apartment and they flat out refuse to get in touch. This should be illegal. Absentee landlords are destroying NYC and slowly kicking residents out of Harlem to make room to market rate housing. Never EVER rent with this management company you will never receive your security deposit and they will give you every excuse in the book as to why there is a delay. I moved out in September and it is now almost February and no check. They don't care if you file a claim with Attorney General or call them every day asking where the check is. If it was possible for zero stars this company would get it. I live in Washington Heights and Con Ed discovered a gas leak and shut the gas off. We were given hot plates............that's all. The updates that are put in the halls are ridiculous and because our dryers run on gas I have to go to a laundry mat. The contact I was calling started out nice but now all I get is crickets after leaving many messages. We deserve an abatement. No one should "live" like this. Plus no one should be allowed to run a "business" like this. They don't care about the tenants which are their bread and butter. I have had a leak in my ceiling for months and a actual HOLE in the ceiling. This morning i woke up and there was a leak in my bedroom ceiling and once again, as predicted, my super does nothing. Will not answer his phone, will not come to answer his door, and neither will the Langsam office. Not to mention in the summer i had a literal LITERAL SNAKE IN MY APARTMENT. And my super did NOTHING. I called the police and I showed him the the snake and he said "it's not that big". I LIVE ON THE TOP FLOOR OF A WALK UP IN THE BRONX WHY IS THERE A SNAKE IN MY APARTMENT. I wish that was a joke. On my lease renewal form, I checked off the option that stated: "I (we) will not renew my (our) lease and I (we) intend to vacate the apartment on the expiration date of the present lease." As an added precaution, I personally went to their offices in the Bronx so I could have this lease renewal form signed by the owner more than 60 days before my lease was due to expire and receive a copy. Having said that, the other comments in this these reviews about this organization's lack of competency are so "spot on" because the end result of all my effort is that I am still receiving rent bills as if nothing had ever happened and as if I never notified them of my intent to leave at the end of my lease. read more

Zero stars. By far the worst management company out there. Not sure where to begin. Lived under their roof as a tenant for 4 years in park slope Brooklyn. Building had a rodent problem and building manager Michael Bayne dragged his feet to get pest control over. Once they finally did come to treat the building they handed out old school spring traps and just said to set them. They never decided to treat the basement because the super of the building does not live anywhere near the building to let them in. Employees at Langsam also do not like to answer their phones. Once when I did call I reached a receptionist! She explained the building managers are usually out of the office on site at the buildings. This is a complete lie, since being a tenant for 4 year I had never seen him at the building, keep in mind I work nights an am at home all day to see who comes and goes. Along with the super not living in or near building, he was the laziest guy in the world. Couldn't fix or maintain anything. When it snowed our building would be the last one cleaned up on our block. My pregnant girlfriend also fell on their front steps due to the snow not being removed in a timely fashion after at snow storm. On top of the lack of snow removal, the super had once asked an 80 year old neighbor of the building who's lived on the block his entire life if he could clean off the ice and snow. One winter I had a leak in my closet with water dripping down and had to move all my contents out of the closet, took a while to for mr. Bayne to return my call to fix the issue, then on top of that it was a few more days till a contractor was out to fix it. Their solution! A new coat of paint where the water damage was, no looking at the roof and no looking into the cause of the problem. The water leaking happened 3 more times and had 3 more coats of paint until I harassed them enough to have roofers come out and look at the problem. I honesty could go on and on about how terrible the building was, from conditions of the exterior steps crumbling away, to interior steps in the stairwell missing the laminate flooring pieces or having loose one that slip out. Or their legal department or building managers that don't return calls. Problems with the heat, problems with the hot water which the plumber told me that their boiler is extremely outdated but management claims theirs no issues. Terrible company and terrible building, Mark F. Engel & Matthew Engel, CEO and president, you should be ashamed on the business you own. Do your set a favor and don't rent one of their properties. I have been living at one of the buildings owned by this company since 1991 and the ONLY reason I have NOT moved out is because the rent is reasonable. BUT I agree with all the negative reviews. This place changes property mangers constantly and NEVER inform the tenant. They NEVER want to fix ANYTHING and if they do they try to come at you that its a major capital improvement and try to increase your rent. I put in an application to transfer to a lower floor 2 bedroom apt in the same building almost years ago and the property manager at the time "Tuly" must have thrown it out because the new property manger "Carmen" and her boss "Brian" claim there is nothing on file for me AND that they no longer allow current tenants to move to a different apartment within the same building. Can someone please explain to me how that makes any sense. They will still have a vacant apartment to fix and rent out to someone else. I have medical issues that make it hard for me to walk up the 5 flights, YES - There is no elevator in the building. I was told I could submit a transfer application but with the understanding that it would be for a different building - AGAIN how does this make any sense - unless you transferring me to a building with an elevator. I can't believe this company has not been on the news for being so bad. You never get anyone on the phone - calls always go to voice mail and when you do get a call back they try to speak to you like your some type of idiot or lowlife. There's graffiti all over the walls, theres piss in the staircase, they're dogs and cats in this building when its a NO PETS building! For 14 years this company managed the apt., building I live in. Everyone I encountered there wast very professional. Anytime I needed something fixed I received a response and it was done in a timely fashion. I had 2 different building managers (Cesar then Michael) both of whom were very polite and helpful. I never had issues with my lease or lease renewal. If I called Accounting, I was able to speak with someone. I would certainly recommend this company. read more

I live in the Bronx NY and currently rent a property from them for years now and i love the area i live in because its close to everything but the management team for langsam is terrible and irresponsible!!!! We have a super who doesnt speak english and its hard to communicate with him and trying to call management is like a needle in a haystack because we can never get through and get a response it took years to get ahold of somebody just to get repairs done i cant tell you when we had an inspection even after telling their property manager that we been smelling gas for almost a year when they finally came to switch stoves i was told i couldve died??? scary! the communication is often non existent i find myself taking off days often to sit at home and the repair people dont show up or we gotta wait till they give us a time frame or they just pop up?? on top of that it usually causes conflict with me and the companies they use always a lot of confusion of what is suppose to get done and who is gonna show up just awful!! for years they never changed the boiler i have a young child and it used to often be no hot water especially winter time. i pay my rent every month i expect competent service and respect towards tenants esp those who pay rent i bet if we lived in a midtown manhattan building we would get respectable service and wouldnt have all these issues this goes to show class of neighborhood matters this is really sad because i like the area and the apartment but the service is God awful i can keep going on about the issues here in this building but i'll stop here have a great day. read more

They are the worst. Will not answer calls, everyone in the building knew the boiler was failing but of course they waited till the very end and in need of a new boiler. We went about 7-10 days with no heat. Did they post anything in the hallway to let us know what was going on? No. Did they suggest maybe staying with friends or relatives or offer to get us heaters, no, and we didn't know what was going on and when and if the boiler would be fixed. This was during the pandemic. They gave us every excuse under the sun about the boiler, well it's the valves, you need new radiators, etc. All bullshit. My flushometer broke at 3am in the morning of course there was no one to answer emergency calls. I called the super, nope he didn't answer. So I laid out $600. for a plumber to come, did i get my money back, NO and they didn't give a shit after I told them what happened. They didn't care that gallons of water were being flushed down the toilet, well when we end up like Arizona maybe they will. They literally did not care. The filthiest hallway, it was never cleaned, not once. Like everyone else said, they never answer calls, for a management co. there is no communication skills here whatsoever. My husband's name was on the lease but I wanted my name on there too, okay send the papers and we will make sure your name is on the lease, no they didn't. I send copies of everything i needed to, marriage certificate, birth certificate they never processed any of it. When i called and asked they said well we have it here in our office, meaning my papers. I told them what good were my papers in your office? they need to be send to the building dept. Lazy people, they just want to take your rent and not put a penny into the building or anywhere or the upkeep of it. You could literally tear out your hair with these people. All the bad things that are being said about this management company are true. The rents were I live a very cheap. I pay $850 a month for a 1 bedroom apt in Yonkers in a quiet beautiful neighborhood. I would be very happy except: 1) the apt is over run by water bugs. 2) the building on certain lines have a bed bug problem. They have an exterminator who sprays something down that doesn't have any smell to it and the bugs eat and love it. It doesn't kill them then, he hands you some sticky traps that the mice jump over. 3) the super doesn't fix anything and is always out sick even though he lives in the building he won't answer his door. he cuts his phone off so you can't "disturb" him 4) the super has an attitude problem don't dare ask him to fix anything after 5pm or you might get cussed out 5) the building has a bad mice problem they eat through the wood floor you can actually hear them knowing at night. you'll find holes and have to stuff them with steel wool yourself. 6)the building has a noise problem there is no insulation between apartments and you can clearly hear your neighbors if they were in your apartment. I wear earphones because the woman up over me has a new baby and 2 other children that run and jump all day all night and she has 2 other adults that also have moved in. the building manager does nothing. they are supposed to have 85% carpeting with padding on the floor but the manager doesn't enforce it. why is someone with those many children being allowed live in a small 1 bedroom apt ? Section 8 perhaps. 7) they allow any and everyone to rent as long as you can pay the rent (drug dealers, pedophiles and prostitutes (who use their apt to prostitute) live there causing the cops to come to the building at least several times a week. there have been several high profile drug busts in the building. 8) they don't answer their phones or return your calls after you've left several messages. 9) the only way to get something done is if you don't pay your rent and end up in landlord tenant court then the judge will order them to fix whatever needs to be fixed. who needs that stress and aggravation. then you end up paying their attorney fees unless you remember to ask the judge to waive the fees. which they will do I found out if you explain why you withheld your rent. I found my apartment on craigslist need I say more. They are so unprofessional, rude and lazy except when it's time to collect the rent then they perk up. Run do not be fooled by the low rents. People are always moving in and then move right back out as soon as their lease is up. If you want to live in a quiet clean building free of rodents and bugs DO NOT RENT FROM LANGSAM MANAGMENT COMPANY. You have been forewarned. read more

Let's start by saying it's impossible to reach almost anyone at Langsam except for legal. If you try reaching the property managers you'll probably get their voice mail and maybe no call back. The one person i could always reach and if i couldnt by phone i could always reach by email was Josy Chapparo. She is always amazing help even if you don't have any legal issues she is quick to respond and send you anything you need. Whenever i needed a copy of my lease, needed a breakdown or had any questions she is always willing to help in a timely matter and would always keep you posted. read more

If I could give this company less than one star I would. We rented from them starting in 2018 until June 2020. When we signed the lease we were told we would get a prorated first month because we did not move into the apartment until the middle of the month. When we all did the math and sent in the prorated amount for rent they had the audacity to tell us no you did not pay your full rent and now you owe us money. It took 3+ months to get someone on the phone to talk about this situation and when we asked who our property manager was they never knew or even had and answer for us. Finally it was actually their fault because they never deposited one of the roommates rent checks and they wanted to fight us on the prorated amount. After 6 months it was finally just dropped and they let us go on our way paying rent. Fast forward to March 2020 Corona is now in full force and we ask about the price of rent for the next coming year. Thinking about potentially renewing. it was going to be increased and they didn't want to do month to month, we said okay we will be out the first week in June. We all moved out and turned in our keys by June 10th. It is now September 25th and our security deposit has still not been returned. The first check they sent us was made out to a name that was never one of the tenants while we lived there. Now a new check has been sent it is in someone else from the leases name, and I asked in at minimum 6 emails to have the check in my name is they are going to send it to me so that i can deal with it. Just got the check and it is in one of the other tenants names, so I have to mail her the check and wait for her to then deposit and pay me all of my security deposit when she has no obligation to do that. If you are looking at renting from them run away far far away. They are the worst kinds of people. Oh yeah and we were almost evicted out of our apartment because it is an illegal basement dwelling, and the property owner called to essentially confess that he knows they are breaking the law but if we let them in we are homeless. read more

I'm a tenant in a Queens apartment building serviced by Langsam. For over 15 yrs I've been very satisfied with the Langsam services provided. My super is responsive, friendly and very helpful. No major rodent/bug problems and repairs are made in a timely manner. I wish they operated another building close to me that has an elevator because this 3 story walk-up I live in is challenging as I get older. I do agree that phone calls to their office could be handled better but once I speak with someone, they're helpful. read more

This has turned to be one of the worse management office. It wasn't like that when I first moved in. Now It's impossible to get in contact with anyone at the office when you do they are so rude & unprofessional. From the front desk to the legal department. They Take forever to fix things. Winters are hell, this winter that just passed boiler broke. We went through almost the whole winter with no heat. The only reason we got any heat was because the city came in & gave them a couple of summons thank you 311. When they finally gave us heat the weather was already getting warmer. They do not notify you if there's not going to be any hot water or no water at all you have to find out yourself when your trying to get ready to go to work, Which sucks!! When I first moved in, the building was well kept very cleaned the super would clean every other day. He Would keep the walls in the hallway looking like new. if cleaning them wouldn't do it he would paint them. Now the Building is always dirty gets cleaned every 2 weeks the super we have now loves to pay attention to everything but not what he actually gets paid to do Which is to keep the building clean & communicate nicely with tenants. First question when I Called to make appt for interview was if owning my own apt was an issue,I was assured several times that it was not.First question when I went for the interview was if owning my current apt would be an issue,was assured multiple times it would not be. Was asked to get about 6 notirized letters, and a ton of other paper work,had to itemize ,line by line,every deposit on my bnk statement for previous 6 months,like 7total hours of work.Was told we were certain to get this apt within a month.Called for updates,never got responses from at least 10 calls,emails,Vm full half the time,finally got one on the phone who said,after 3 months and hving passed up several other nice apartments based on the assurance of said idiot from 3 months earlier,that O Yea, you own an apartment, yea you don't qualify based on that...??? What a joke?? This supposedly "property management" company is responsible for conducting interviews at the Steinway Estates/19-80 Steinway Street. I just came from there and all I have to say is "rude" and "unprofessional". Thank you for forcing me to take time off work, for having me print years worth records & dig through archived paperwork JUST FOR MY TIME TO BE WASTED. A gentleman named Allan who is conducting the interviews didn't even give me 5 min. and turned me away as soon as I told him that my marital status changed from 'Fiance' to 'Single." What does my status have anything to do with meeting the requirements to qualify for an apartment? Yes, I was engaged at the time I filled out the application back in March but now it's October and the engagement didn't work out. So why am I being penalized for a change in status/life? It's not like we got a divorce or he passed away, we just broke up. So what's the big deal. To not even be given some common courtesy and overlook something so trivial and be told "what's on the form has to match what's in front of him" is preposterous and sexual harassment. Building manager for 710 Warburton ave Yonkers NY is the worst. Margo never ever responds back to you she should not even have a phone. She doesn't care about the building nor the people that live in the apartment. We don't have a super building is always dirty and you guessed it we don't have a manager neither because Margo is unresponsive unprofessional doesn't care and looks like she doesn't pick up her phone on purpose. So if this building is your last resort just stay homeless until you find something better because rent is a bit high for just a one bedroom. Margo should be demoted to cleaning bathrooms in her office and someone who truly care about people should take her spot. read more
