I reached out multiple times through phone, the company's website, and even visited the location in person. During my visit, I clearly informed an associate that I am seeking a one-bedroom apartment and will be utilizing a housing voucher. I also located listings on third-party platforms where the same company was identified as the broker or leasing agent. I provided them with specific unit information that met my needs and requirements. Despite this, I never received any follow-up communication. Each time I contacted them, I was told that someone would get back to me, but I never received a response. Meanwhile, the units I inquired about were eventually marked as no longer available, with no explanation or update provided to me. The lack of communication, especially after disclosing my voucher, raises concerns that I may have been intentionally ignored or treated unfairly. Even when I reply with the following messages I still haven't received any response (I'm feeling a bit confused and concerned. I've asked several specific questions about the units and have not received clear responses, including my request for the location of your office. At this point, I would prefer to speak with someone in person, as communicating only through messages has not been effective for me. Please let me know where your office is located and when I can come in to discuss the available units directly. Classic bait-and-switch scam to get around the new FARE law. None of the listings anywhere, including on their WEBSITE, are available, but they'll show you a million and one apartments that aren't on their site and are available....but for a brokerage fee. They've had the same listings on Streeteasy and Zillow for months, regularly updated, but these aren't available, per their agents. Who are incredibly inconsistent in communication. Ridiculous. The positive reviews have got to be paid or current employees, because there really is no way to get around all the fraud and lies. read more

Usher Kohn gave me the run around for 3 weeks, sending and resending the same units for me to look at AFTER I had already made a decision about them. Then when he FINALLY addressed the units I was interested in, they weren't available. I drove up to NYC in a Uhaul, made an appointment to see a unit with Usher, then he attempted reschedule and asked me to meet him immediately at the unit, then when I couldn't find parking fast enough, he told me he had to be somewhere else very important so he was going to leave. He left at our originally scheduled meeting time. I felt like overall, he didn't provide individualized service. He never read my emails for clarity or content, just sent me what he send to everyone else...apartments that aren't available. I was terribly inconvenienced by his lack of organization and attention. I should've allowed the other agent who called me directly to follow-up, handle my search. I wish Usher valued EVERY future tenant as important and worthy of time and attention. And I wish BruMa would remove from search sites units which have already been rented. read more

What I said--after being ignored and ghosted for over a year and a half while trying to find housing with my voucher--was that I would report their behavior to the proper authorities. That is not a threat; it is a legitimate and appropriate step when a business repeatedly fails to do its job. I have every email, message, and phone call documented. If needed, I am fully prepared to present this evidence to prove my case and protect my name. The people who run this place don't response, if and when they do they ghost you have way through processing. They own 70% of the listing in NYC. You can call, text, and fax and you still won't get a reponse. I visited in the location in person, the windows are blacken out and they only response via intercom. This place needs to be investigated. If it wasn't for friends and family I would be a sheltered right now due to them owning so much property and never responding to inquries regarding them. I have never been more disappointed with a real estate company in my life. Bruma Realty is the absolute worst when it comes to responding to inquiries. I've noticed that they have about 90% of the listings on Trulia and Zillow, but don't be fooled--they NEVER respond to any inquiries. I've reached out to them multiple times about properties I was genuinely interested in, and it's like they couldn't care less. The ONE time I actually got a response, I was told I could view an apartment that I was super excited about. When I read the confirmation email, what did they try to show me? A rundown, dilapidated dump of an apartment that looked NOTHING like the one I inquired about. It was clearly an attempt to waste my time and get me to settle for something subpar. I'm beyond frustrated. If you're looking for a reliable, professional, and respectful real estate company, do yourself a favor and look elsewhere. STAY AWAY from Sadia Madera!!! This has been one of the worst realty companies I've ever dealt with. They are highly unprofessional and seem to take advantage of college students and their clients. My experience with Sadia Madera was extremely troubling; she contacted me at odd hours, such as 11 PM and even 5 AM, and she would constantly bombard me with calls throughout the day, which is entirely unprofessional. What was even more alarming was when she sent me a screenshot of sensitive personal documents, including my bank account information, while on a FaceTime call. This raised serious concerns about the security and confidentiality of my information. She also appeared to have difficulty understanding my sources of income, which is quite concerning for someone in her position. On top of that, the company charges 12% of your annual rent as a broker's fee, which is completely unreasonable. Your $500 application deposit is nonrefundable, which is also absurd. You'd have better luck finding an apartment by simply asking around locally (the Good Fellas owner). My experience was awful and stressful. This Realty company is the worst , they have so many listings on these sites and when you go to request information or a tour you don't hear back from them. And if you do it'll be for something you never requested information for nor what you are looking for. I've been hung up on plenty of times as well as not being contacted for units of my interest. Going through this makes my search of looking for a new home very discouraging. Before we begin, I am a 21 year old college student. First time renter, and have lived in my family home my entire life. I have blocked Bruma's email, because I know that they will try to retaliate and harass me, though they've been silent for weeks. I first made with contact Bruma realty in April of 2023. I am a voucher holder. I fill out their questionnaire and wait. I send in a few requests to view, and I receive an email with an intake form to fill out regarding general questions about myself (name, voucher, etc). I fill this out and receive an automated email on April 9th, 2023. To be clear, I spoke to no one at Bruma Realty for the month of April, and into May. I am waiting over a month to hear back from them, and this raises red flags so I check their google reviews. There, I find an admin email and leave my own personal review. In the review, though I shouldn't have been, I was level headed and provided clear and concise times/dates. I stated that I have been waiting over a month to hear anything from this company, regardless of the fact that they claim to accept vouchers. I did not disparage the company. I left the floor open to Bruma to see my review +email to admin and perhaps respond.) Respond they did. I had not spoken to anyone from this company from April 9th-May 5th, 2023. The same day I wrote my review. Bruma informed me that I would need to fill out an intake form. I had already filled it out, just as I had every other intake form they had sent me. They then tell me they had "system malfunctions" that prevented the forms from being received. Soon after this, I receive the retaliation email against my Google Review. In the email, you will see Bruma mention me "not wanting to work with them" which I have NEVER expressed at any point. They claim that I have publicly shamed them, and that I am being unfair to their office and other renters. No apologies. No sorrow expressed for being radio silent for over a month. They explain that they're a small team, working overtime, though a simple 2 minute call with an explanation would have worked. After over a month, you are being neglectful. They were completely blameless in this. I'd like to remind anyone reading that I am doing this all alone. I am 21 years old, and I feel taken advantage of. I used no harsh words, and provided only my true experience. I deleted my HONEST review, and they told me they would be looking forward to helping me in the future. Two days later on May 9th, 2023, I was sent a request view to an apartment that I DID NOT apply for. I have no idea where it came from, and my only guess was that they were throwing a bone to keep me quiet. (Beggars can't be choosers though, right? Voucher holders are desperate though, right? WRONG.) I should have a say in the apartment I am eventually going to be living in, but these are Bruma's practices. I did NOTHING wrong to these people (they are perpetuating the same behavior I posted my original review about), and they are banking on people either being desperate enough to work with them (and then be left in the the dark) after they've been rude, unprofessional and exhibited unethical practices OR, that renters will forget the way they've been treated. I will also mention that in my search, I was looking for an apartment that included laundry in unit/on-site or WITHIN WALKING DISTANCE. I also have a dog, he is 20pounds. Not a large dog, and he fits within most apartment standards. They told me my search would be a bit harder for them because of my "special" requests. Laundry is not a special request. To be clear, I have never explicitly asked for laundry facilities on site. I asked for them to be preferably onsite, or within walking distance. I have come across a countless number of their listings where they even mention "laundry within walking distance" on the rental advertisement! But when it came to me, my broker that is requesting $2300 from me, completely aired me out. To be clear Bruma, THIS is public shame. This is going to be a very lengthy review as I want to be very thorough of my experience. After much research regarding Bruma realty, I've decided to leave a very honest, and hopefully helpful review. I am also a voucher holder, like many of you in these reviews and many who will sadly, later on read this. I've been actively searching for an apartment since November 2024. Many of the apartments I've requested information on, requested a tour, or just contacted in general were listed by Bruma Realty all across -- Zillow, Trulia, Redfin, StreetEasy, Apartments.com, you name it. I'm seeking an apartment in the vicinity of my neighborhood, or anything close. So the vast majority of the apartments available in my area are listed by Bruma Realty. And so I've since November have inquired over 30 apts, or more. In all their listings, they state they do not discriminate against voucher holders or any government agency subsidies and so I thought I had hope. Once everything checked out, the apartment was within my voucher budget, I requested information on them only to be sent an email from Bruma Realty asking me to submit full documentation of my voucher status and I obviously complied. I then received emails from time to time offering me a viewing of an apartment. They do not tell you where or of how many bedrooms the apartment is, or which one specifically from the many you've requested information on, it is. Once you confirm your availability and accept to view the apartment is when you receive a following email with the location and the time for the viewing. It is never an apartment of which you have already requested information on, so don't get your hopes high. I've gotten many offerings to view apartments, and I confirm interest and accept the viewing just to be able to see where and what exactly they're showing. It's always a unit that's not even listed on these sites by Bruma Realty (that should tell you something). After expressing myself via email and trying to get a accurate and legitimate response from them, they mentioned that "they're attempting to pair me with an agent to then discuss further options if I'm not interested in said apartment." I don't know how or where would it make sense to view apartments that 1) aren't in your preferred area 2) aren't the bedroom size you're interested in 3) not listed anywhere on these sites by Bruma Realty, just to "be paired with an agent to discuss further options and units". I think they do it to be able to save themselves from being reported as violating the Fair Housing Act because they do it in way that they can later prove they "tried" to help. I don't think it makes actual sense to waste both a potential tenant and a real estate agents time showing apartments that aren't of their interest just to "be paired". There is no legitimate reason for the order of operation to be meeting somewhere I have no interest in whatsoever, just because I have a voucher. I have never -- since November, heard back from Bruma Realty regarding a specific unit that I've requested information on. Every single offer to view an apartment has been close to horrible, ugly, old unit that aren't even listed on these sites -- as if voucher holders aren't worthy of living in decent conditions like the apartments they list! Not to mention, they also emailed me back (after I was extremely vocal of my frustration) that many of the listings that people request are being shown by many realtors, and many are already in contract or delisted. However, when you go back to these sites -- they're clearly available, even updated! It's a very lousy and slick way to discriminate, because I wholeheartedly believe that they are prejudice of voucher holders, and underestimate our intelligence just because our method of payment. It's really unfortunate and I've already reached my limit in contacting this realty for any apartment searching, as it's more than obvious that they hold something against us -- even if they attempt to hide it doing the bare minimum. Ghosting can also fall under the concept of discrimination, and so I think everyone who feels a bit cheated by Bruma Realty should take it upon themselves to be their own advocates and report it. Just because you're a voucher holder does not mean you have to settle for less. Bruma Realty has made their name already as I can see on the internet the immense negative reviews of people, voucher holders & non-voucher holders alike, let that speak for itself. read more

Essentially, my experience with Bruma was awful because it felt like they were trying to squeeze me for all of my worth and they weren't trying to hide it. I felt cheated the entire time I was working with them be it with the agent or the owner. I found an apartment through Bruma and went to check it out with a first time sales agent. He didn't have a lot of general knowledge about the building and did not express an effort that he was interested in addressing my questions. When we visited the unit I caught the agent kicking dead roaches under the radiator. This was particularly disappointing because it showed he did not take the time to view the unit before showing it to his clients. The apartment was beautiful and we decided to move forward. Bruma wanted to charge an application fee triple the legal limit in New York City. We fought this and Bruma backed down, reluctantly. We moved forward with the apartment and signed a lease, first month, security deposit and a hefty brokers fee. This was particularly frustrating because our agent was not thoroughly versed in real estate policies. The following day news broke that it was now illegal for a real estate agency to charge a brokers fee but Bruma insisted to keep the money we had payed the night before. We then canceled the lease, were finally refunded and found a more beautiful apartment several weeks later in a better location. I was so relieved that I didn't have to give single penny to Bruma, after the way they treated us. read more

I inquired about a unit being advertised on StreetEasy and received a call from someone the next day. The person claimed not to be an agent, but asked me pre-screening questions (income, credit score, move in date). When I told him I wanted to move in 3 months and have a rough idea of costs for a unit like that, he told me "it will be a waste of time, I need to be ready to move in 2 wks ). He then began to be very dismissive. Extremely rude. 2 wks is not a reasonable time for someone to move unless their desperate. read more

And I was sent to an apt that my voucher did not cover. They love claiming how they helped thousands of voucher holders. Even if that's true, it means nothing to the people they aren't helping. I've since directly reached out to brokers as Sadia instructed with apt that I qualify for, I even have a guarantor, and nothing. When I asked for clarification on who it was, he identified who he was but didn't have any information on which apartment I had inquired about. Then after his series of questions, he insulted me claiming, "I didn't know how math worked." I further explained that I am doing multiple searches and I know how math works. I have been trying to get in touch with Bruma Realty for two months now. I received a online confirmation for my multiple "viewing requests" but have not seen one apartment! I did get a call from "Jacob" to get some general information from me. In fact, a week later, another "Jacob" called me and I had to tell him that I was already called and that I was told that a "sales person" woul be contacting me...I never heard from anyone! Even the online confirmations that I got to my requests for viewings say that I will be contacted. I have not heard anything in 2-months from these people. Its a shame that they are allowed to be in business when clearly they do not act like professionals. They are listed as Listing Agents/Management Agency on a lot of apartments in the Bronx where I am looking. I'm ready to rent after having sold my townhouse, with plenty of cash to spend. I've reached out to the realtors at this realty on many occasions. One realtor asked me to email them all my info which I did. Never received a response when i attached my voucher since I had previously told them I had a voucher. I contacted them about my application and was told they currently have no available apartments that accepts vouchers but still posted the same apartments that I have had interest in online and still says taking all vouchers. The service is very unprofessional and they don't answer or return calls even when they tell you give them a call back. They judge simply because they see a voucher. Let me say this - Before paying your brokers fee have a full understanding of their refund policy or get in writing that if the apartment doesn't work out a full refund will be issued. I am in the process of an unfair transaction and was told my brokers fee will not be refunded. I promise you - you'll be glad that you did so!!! Update- I was able to get my money fully refunded from the landlord. Chestnut Holdings did right by me! I am still without an apartment and my brokers fee of $2440.80. read more

The 1st realtor I spoke with was so nice and responsive. But did not have any listing that for what I was looking for so she passed my information onto a co-worker. Which I then had to follow up a few times with just to get him to get back to me. Once we did talk he was responsive up until after I sent in all of my information in. After applying for two separate properties it was like crickets when trying to get a response from him. When I would get a reply it was always I'm on vacation or out of the office and will follow up when I return. That return date would come and go, and still no response. It wasn't until I reached out to someone else that I got a response which still never gave an update on either of my applications. Both applications were for two brand new buildings that have no one one living in them. I submitted two applications and paid two fees which now was a waste of money. He told me that both places will work with someone that is using a voucher and nothing. I just got a runaround and nothing from it. I read that in other reviews and thought maybe it would be different and I was completely wrong. While waiting to hear back I lost out on time in looking for other places. It took over three weeks just to get a reply from when I submitted all of my paperwork. The agent was very insistent that I send a copy of my social security card as well with all of the other information I submitted that verified who I was.
