(Atlanta) The initial interaction with Project Manager Ryan was promising, but unfortunately, communication stalled when it came to addressing what seemed like a minor issue in the project scope. Despite numerous attempts via email and voicemail over a span of two months, there was no response. Even reaching out to Erin Moore only led to a response from Bekkah, and then another week of silence followed. After more emails and voicemails, there was still no reply until another phone call with Bekkah, who informed us that there had been confusion in communications with Lang, resulting in a backlog of work orders extending to 90 days. When my kitchen flooded, I didn't know what to do. Our insurance company sent Lang Restoration and Construction to review our loss and to write an estimate for repairs. Our estimator was knowledgeable and able to answer most of our questions while he inspected. I returned home from a conference to find my upstairs master toilet leaking and flooding downstairs into my kitchen. Panic stricken I reached out for help. Sandy and Francisco from the Lang Water Mitigation team arrived and assessed the damage. They were professional and friendly. Sandy explained that they would need to cut out the affected ceiling to dry it and the floor upstairs and my heart dropped to the floor. Sandy saw my face and told me it would be okay. They set up the fans and humidifiers both upstairs and downstairs. I hired a plumber to come out and fix the toilet. The morning that Sandy and Francisco were to return to remove the machines and assess the floor under my bathroom tile I found the toilet leaked AGAIN. I opened the door for Sandy and Francisco and my first words were "It's a mess!" Sandy was so calm and asked, "It's a mess?" "Okay, what happened?" His calm demeanor immediately reduced my panic level. They assessed the new situation, found a crack in the toilet, removed the toilet, pulled up the bathroom floor (the water was still under my tile) and reset the drying machines. I could smell the water for days as the floor under the tile started drying. I am so thankful they didn't let my panic and reservations stop them from properly addressing the situation. Since the new crew took over, I only have one problem after the other. Waiting now 6 month to replace the cracked tile floor in the kitchen, waiting over a month to fix the master bed room bath shower and a two year old HAVC unit needed 3 to 4 repairs. oh and every problem I was told I damaged it.... then I have to show proof I tile floor in the kitchen before the house caught on fire, was accused of dropping something heavy in the shower and that is why it broke, and told my AC unit is dirty and that why it is not working AGAIN..... good thing I had proof ..... nothing was/is true. read more

It has been a couple of years since Lang has come in to fix water damage caused by a ruptured pipe. It was all very stressful and I look back at that time and realize I made a mistake going with Lang. They told me, "We will get your house back to its original state before damage and sometimes in better shape." They did as many cheap shortcuts as possible. Floors were sanded too far down where there are gaps between slats. Cabinets were rebuilt incorrectly. Countertop has defects and gaps where they epoxied pieces wrong. Tile grout didnt match. Lots of promises and use of cheap unskilled labor to increase their profit. Any chance they got, they would send out their handyman instead of a proper carpenter or plumber. Countertop person came out and eyeballed the measurements and assumes the walls were square. Too many shortcuts, use of cheap labor, and unprofessional. I feel like we were pressured to sign off because we had a baby on the way in a couple weeks and I needed them out of the house. No replies to emails after "job complete" and final check was signed. Nothing but lies and dragging their feet. Did not get the flooring to match. They never went to the place when I bought the original. Checked and they have had the flooring the whole time. Carpeting is cheap and no where near what I had laid down. It's been close to 6 months and work is still not completed. Only way I got results was to email the project manager and the VP of the company. Would never recommend them to anyone. They wanted a lockbox would not do it because one of the workers was walking thru the house where there was no work to be done. Then the next time he came up in my family room looking for my phone charger to use and wanted to use the microwave. Very unprofessional. read more

Can I give less than 1 star? Lang is the worst experience I have ever had with any business of any kind. Everything is always behind schedule. They provide their own deadlines and never meet them. They push you to make quick decisions and choices and then ignore them. They installed the wrong lights, the wrong kitchen sink, provided wrong measurements, their mistake list goes on and on. They developed the plans, which I approved, and then they didn't even follow the approved plans. The initially installed the bathtub in the wrong bathroom. Who does that? They are not truthful. They tell you they do things "because of code", and when you check yourself you find out they are wrong ( or maybe lying again ). They mislead and tell you components are complete when they are not. They told me the exterior painting is complete over a month ago, and it still isn't painted. They told me they received the Certifcate of Occupancy, and I found out from the City that was another lie. The worst part is that they do not respond to email or phone calls. Lashanda is the worse manager, she's very rude unprofessional and may need to go for some customer service training. She was so ignorant during a conference call with my mortgage company, my mortgage company called back to apologize for her behavior. Not impressed with the follow through after the house was torn apart 10 months ago. Having difficulty moving forward to the restoration phase as they want all funds up front vs incrementally as the work is completed to satisfaction. Poor communication and they do not show up for scheduled meetings. Management is non-responsive. Holding the insurance check hostage and bullying through the process is disrespectful and unacceptable. read more

This company was referred by my major insurance company after a water leak. The initial contact was timely and a reasonable estimate was given. The water and mold remediation team was great. After that everything stopped. I could not get them to come out for a couple weeks, all communications were initiated by myself. The plumber they sent did a poor job, nowhere near to code. There were so many problems that I had my insurance company fire them. (I have numerous pictures of the awful work). The plumber that came out said there was no way that a licensed plumber would have installed a water heater like that. I don't understand why a company would blow getting referrals from a major insurance company for a job that was less than $5k. Avoid this company. read more

I bought a brand new house built by Lang about 2 years ago. My basement has been flooded even before my purchase since the backyard's grading was higher than my basement foundation. I attempted to ask them so many times, but Lang was not trying to fix the root cause of the problem due to their grading problem. They did not hire a good subcontractor to do the grading in the first place. Then they were not willing to hire a good one to fix the problem. It was such a headache to deal with them. They were not responsible for their work and should not be trusted. read more

They did not follow instructions that they were given despite the instructions being repeated multiple times. They did not do what they told me they would do. Our Insurance Company had asked them to come in and do a cleaning and then estimation of damage to replace. The work was unorganized, parts of doors that were water damaged were cut when other sides were not and both had exposure. They removed parts of the house without water exposure even after saying "what are you doing the water was no where near there". When they came back to do the estimations, they were fast, even after showing the flooring, we were basically offered cheap floors as a replacement. As we had 2 floods we wanted tile, they offered to do it at 2x the rate we found a flooring company to do it. When I wouldnt go for the high rates and said I found someone to do the flooring, they said they wouldn't do any of the other work (probably because they knew they underbid it by a ton). They didn't spec out all the work, many things were missed on the estimations so we had to repair our house with money out of pocket because they did not do a proper job at all.. Asked the insurance company to have another contractor come for the estimation and they would not as it is against policy as the company they send is supposed to do a thorough job. I was able to get online and discovered Lang Restoration & Construction. They went to her house immediately. She needed to get a tarp on her roof immediately. They did the job, and she is very thrilled with Lang. She could not have been more happy. I recommend Lang Restoration and Construction for a thorough job well done. They are very expedient. Since I posted the review above, Lang reached out to me to try to correct the problems they caused and to tidy up their generally sloppy work. They repaired the roof damage in a proper manner, by replacing the damaged decking, re-mudded and repainted several rooms, fixed a roof leak, completed installation of some insulation, etc. They even threw in a little extra work, painting a dining room ceiling that was not part of the original work. They put a new project manager on the job, saying they had fired the previous one, and the job got the personal attention of a vice president of the company. He admitted that their work had been poor and apologized for their bad customer service in not acknowledging and cheerfully repairing the damage they did to the roof. The work was completed within a week or so, though this caused a good deal of disruption of our routine as they were painting in several rooms at once. But we were just happy to get the problems resolved. When we had what I thought was our final wrap-up phone conversation, no mention was made of the remaining balance due on the contract, and I guessed they might have decided to write it off because the job was so badly botched. But then a couple of weeks later I got a call from their accounting department asking me how I planned to pay the balance due. When asked if I had any concerns, I said I had expected at least a discount on the final bill, given the hassle and stress I had been through. After some back and forth, they agreed to reduce the balance by $1,000 (of $10,000), which I reluctantly accepted. In sum, I have to give credit to the company for finally attempting to right their wrongs, but I sensed it was more out of a concern for the reputational damage they were suffering from an increasing number of negative online reviews than from any real concern for the customer. The vice president indicated in our final conversation that he was concerned about the review and implied that they would like me to do something about it. I agreed to write this addendum to the review. Despite the resolution of the issues, however, I would still not recommend Lang Restoration and Construction to anyone, especially for a relatively small job. Their top executives seem to spend more time attending construction conferences and/or looking for new work, than paying attention to what is going on in the trenches and providing quality assurance. Don't be fooled by their shiny fleet of trucks. It masks a corporate culture with serious shortcomings! read more

Having your entire home renovated can be a stressful process but Lang made it a very pleasant experience. As a business owner myself I always pay attention to the small details and make it a habit to over deliver and this is what Lang did. They paid close attention to the small details and consistently over delivered. Everyone at Lang was very nice/professional and the quality of work was exceptional. I can't say enough about how they all went the extra mile. This includes the owner who personally came to my house to make sure things went smoothly, the Vice President that handled my estimate and paperwork, and especially my project manager that was the one that coordinated everything and made sure it was done right. My project manager caught issues before I even knew about then and just handled it. He was also accessible whether I had any issues or questions. I can't say enough good things about this company and their employees, their customer service, and the quality of work they provide. I'm very satisfied with the results and if I could give them more than 5 Stars I would. I highly recommend if you're having work done to your home to give Lang a try!!! read more

We could not be happier with the performance and service delivery that we received from Lang Restoration & Construction after our home was flooded due to a water pipe break. At the recommendation of our insurance company we contacted Lang for help and in no-time-at-all their team was in our home. They knew exactly what to do, how to do it and were fully equipped to do the job fast, efficiently and effectively. By the end of the day furniture had been safely relocated, water saturated carpet and floor coverings were hauled away, base boards were removed and several fans and dehumidifiers were put in place to dry our home. We concluded the evening with appreciation of Lang for going beyond our expectation of taking good care of us. Our next initiative was to put things back in order in our 30 year old home. We decided to modernize a bit and replace kitchen cabinets, install new counter tops and wood floors in addition to the base board and painting work that needed to be done. Lang's designer was very helpful and we selected materials from an abundant portfolio right in their office. After reviewing their cost proposal, which we determined to be fair and reasonable, we executed a contract with Lang to perform all of the work. To our delight the work was completed well ahead of our schedule and within the contracted cost. Although we was concerned that due to the size of the project we may not get the attention that we needed we found that subcontractors were constantly in our home. Lang did an amazing job of managing the critical path tasks that defined our project schedule and everyone did an exceptional job. We are completely satisfied with all of the work performed. My basement flooded this past July. I was not sure what the cause but I knew it was pretty bad and getting worse. I called Lang and the sales rep, Chris Groen, was at my home in literally 15 minutes. He found out what was causing the water. It was my hot water heater so he asked me for some buckets and a cooler and put them there to stop any further damage. He immediately called in his crew and turned off the water. Within a couple hours they showed up with vacuums to suck up the water, fans and dehumidifiers. These guys knew what they were doing. The onsite manager explained to me what they were going to do, had it taken care of, offered to call some plumbers for me and had the water sucked up within a couple of hours! Chris' shirt was drenched from sweat and he kept helping even though that is NOT his job. I was beyond impressed with his work ethic & knowledge. The fans and dehumidifier stayed for about 3-4 days until all was dry. Chris came by to check it during those days to ensure it was all working and not blowing out any circuits. They have since helped me with my insurance company, getting me a dumpster, recommended and took care of getting my air ducts cleaned, had managers of each area come out and explain everything to me, get a crew of cleaners out to clean everything in my basement (they were even on a ladder cleaning the silver piping things in the ceiling and took the extra initiative to staple some plastic down over the insulation in the unfinished part that had come undone without me asking. I trust this company to not only recommend but to use again! They are very reputable and went above and beyond.
