    Lark Athens - Damage

    Lark Athens

To be frank you'd be better off living in your car than staying at Lark Athens. This was my first…read moreexperience with student apartments and living at Lark Athens. Signing this lease was the biggest mistake I EVER made. Let's start with move in day. After receiving multiple messages from the property that they were preparing the apartment for us. You can imagine my surprise and my mom's when we opened door to an absolutely filthy apartment. There was hair everywhere, a cabinet door hanging on by a thread. stains and food everywhere on the cabinets inside the cabinets. The carpet was dark in several spots. Paint splatter on bathroom floor, the tub floor was rusting, and plus a special surprise left in the toilet. Next, my experience with the maintenance in the building. I pulled my rug back one day, and behold a soaked carpet. I was originally told my washing machine was leaking (it was not) a pipe was flooding in my utility closet. After having to ask for a fan to dry the floor, they slammed me with a $500 bill for my water and electricity for the time the pipe was leaking and I had the fan running in my apartment. The building itself is filthy , elevator is almost guaranteed to be out. Lights are missing covers in the hallway, handles on door are installed backwards. The maintenance team had no sense of urgency even when my door wouldn't lock from the outside and I had to work the next morning. To top it all off, as I'm viewing my move out inspection, they claim their TV and Remote are missing when maintenance was the one who removed.

I've experienced serious safety issues while living here and management has fluctuated between unhelpful and unresponsive. It's way overpriced for what it is, and even if it was cheaper, I feel so unsafe living here I would not renew.

I asked in September for my air filters to be replaced after having covid. I then got bronchitis after covid and noticed mold growing on the locked HVAC door. So I took the door off it's hinges and the pictures are what was revealed. My dad is a retired owner of a HVAC business. He said this filter was at least a year old! I emailed the complex 6 times. No response ever. I will never live here again nor recommend it. Every single maintenance request was half ass done or just ignored. Needless to say, the next issue is going straight to the health department.

My initial tour was promising. Not the best location, but decent enough. The tour guide, bless her,…read morewas shy and impersonal. Surely there was a job she was a better fit for. But it looked like a decent spot with good appliances and comfortable living space. Then came the application process. Seems reasonable enough until it comes down to proof-of-income. If you're coming from a family that's able to pay for your arrangements, this place is for you. If you're trying to make it on your own, good luck; you have to have held down a job for a year prior to applying. They don't tell you that in the application process. They also don't tell you that if you're a GI-Bill student, like me (6 years US Army), they'll ask you for 3 bank statements verifying you actually were paid the money, because your statement letter that you get at the beginning of your most recent term won't suffice. After a week-and-change of back-and-forth with the leasing office they finally told me that I had the option (read: my *only* option) was to pay the lease up-front a week before intended move-in. Not a problem for two months - but, since I would only have had the job I'm moving here for for two months (less than a year), my renewal would have cost 12 months x $515 a month, up front; there was no explanation given for this. Rude, money-grubbing, self-important, dishonest, and NOT veteran-friendly.

My daughter rented a townhome from Rent Athens and I helped her move in. Be very careful when doing…read moreyour walkthrough and note every little thing. To start with there was a huge hole in the steps leading to her second story apartment which made it unsafe to move in. Also 2 other areas of wood rot. When we went back to rent Athens they acted like it was no big deal but we were there with all of her belongings in a U-Haul and unable to move in until those repairs were made. Upon move in we literally had to clean the entire apartment ourselves. There was dust on the ceiling stains in the fridge and cobwebs in the air vent and the carpet was dirty and smelled. One of the windows didn't close all the way and you could see outside with the door closed because there was a huge gap. Also the blinds were replaced in the front window with blinds that didn't fit. So anyone could see in on either side. The deck outside was full of garbage and what appeared to be pet feces and/or dried up vomit. There was numerous requests to have this cleaned,RentAthens just deleted the request. There is no way that someone professionally cleaned this apartment before move in. The bifold doors in the laundry room did not close because they were not correctly installed. I repaired that. She moved out early and paid her remaining two months. The apartment was far cleaner when she moved out than then when she moved in. Rent Athens kept over half of her security deposit citing things like scuffs on the wall, dirty range hood, and said that there were anchor holes in the walls. We even commented on move in that there was already holes so we could hang curtains so I know that they were already there when she moved in. I can almost guarantee based on the condition of the rest of the apartment that the range hood was dirty when we moved in as well. ( we just checked to see if the fan came on) everything was pretty much dirty so we didn't note that. I had to clean all the cabinets as well in the kitchen because they were covered with old grease and grime. There was no filter in the air vent and it was full of cobwebs and dust. My advice is to get a professional inspector to come out if you expect to get any of your deposit back and make videos and save receipts of all the money you have to put in to make it livable. The carpet was vacuumed at best. It still smelled of dog. I can understand paying a standard fee to shampoo the carpets IF it was actually being done. This company is taking advantage of these college kids. All I can say is make sure you take extra paper and take lots of notes because they will try to charge you for things that were already there and cleaning things that obviously they don't clean.Try to avoid this company! Some photos from our move in: I spent a week cleaning and repairing some of the small things. And they charged her $50 for a scuff on the wall that I don't even see on our move out photos. I also cleaned the stain out of the fridge and the deck was clean when she moved out. (My daughter and her boyfriend did it with a scrub brush). So I don't know what charge that would be if a "scuff" is $50. The place was in far better condition than when they moved in. Beware of this company!!

Only has treadmills and a bike . If I wanted cardio I would run outside. The apartments next door in the area provide transportation on campus and a real fitness center. They don't listen to feedback All the "amenities" you pay for are not worth the money Building are not kept up, ceiling is peeling and rails aren't painted Limited Lighting , making it very dangerous and scary at night No gate - anyone can walk up to your building Laundry facilities are overpriced and dirty As a resident of 2 years 2022-2024, I list all these things to say that I would not recommend anyone much less a student trying to focus on their education. The problems I encounter on a weekly basis are almost debilitating mentally and financially as a student with a limited budget. There are much better options in the city of Athens. Better in terms of amenities, safety, convenience and liveability. I regret moving here and I regret recommending it in the past. The person I recommended it to has also had a very similar experience. 0/10. don't waste your money
