They have no compunction about bilking first-time student renters with their neglected, yet expensive properties. My daughter's Hall Street unit was covered with mold and mildew. (CityBlock refused to do anything about it.) Screens, rendered useless, dangled from the windows and wasp nests with buzzing insects lived inside most rooms. The carpets were stained, threadbare and disgusting, the kitchen dingy, with floors and counters that had seen better days. We had to provide our own smoke detectors. And if you think the grounds around the house are better, think again: shards of glass, poison oak - watch where you walk! I could not wait for my daughter to move out. If you still decide to do business with these people, plan on kissing your security deposit good-bye. They maintain a good percentage of your money for basic maintenance that landlords routinely do between tenants: painting, cleaning, etc. They also had the nerve to charge for carpet cleaning, when my daughter and her roommates provided a receipt from the professional cleaners that had already come prior to moving out. (See paragraph 2 for the condition of said carpet when our kids moved in.) Georgia law dictates that deposits are returned within 30 days of vacating the unit. CityBlock doesn't even abide by that! The day our kids moved out, a parent from the neighboring shack that CityBlock owns, asked if he could look around. "I want to see if this place is as bad as my daughter's" he explained. (It was!) If you're looking for a rental by UGA, my advice is 'keep looking.' Avoid dealing with this company. 3/25/14 This review remains true and accurate. On 8/5/12, within days of moving in, we alerted the landlord to the plethora of problems. "As is!!!" he retorted. Very little was remedied. (Jessica, whose attempts here at public relations falls flat, was not employed by the company at the time our students moved in.) Believe what you will. Just remember, 'caveat emptor.'

We have had areas of our house on Hall St that have been needing to be fixed all year. We had random workers in and out of our house all the time with no warning. The communication is poor and I do not feel cared about as a tenant. I would not recommending renting a property from cityblock.

    FHP is the slimiest and incompetent landlord in Athens. On multiple occasions they have failed to…read moreprove to me that they are hard working or caring landlords. Towards the end of my lease I was locked out of my room, where my 6 month old dog was in her crate. I called Fred's to receive a master key to get back into my room. Long story short, their master key did not open my door, the FHP employee left shortly after that and provided no help or answers. I hired a locksmith to get into the room. The locksmith then told me that the door knob and lock was broken and not functioning correctly. Fred's did not reimburse me for the locksmith even though their handle and lock was broken. Shortly after my roommates and I moved out, we received $1500 back of our security deposit which was $11,250. Fred's charged us for broken appliances a lot. The most frustrating part was that every time an appliance stopped working, we filed a work order to get the appliance repaired. FHP neglected our requests and ended up charging us for these things instead. There are countless other instances where I have been dissatisfied with FHP. They've been running the Athens downtown living community for many years now and know how to squeeze every dollar out of their residents as possible. Please be aware of how frustrating and disappointing FHP will be if you do sign a lease agreement with them.
