    In summary: AVOID RENTING FROM AREG. I cannot stress this enough. They do not reliably answer…read moremaintenance issues and will nickel and dime you at every possible opportunity. I'm a level headed person who has only made one or two other Yelp posts as favors to local businesses that I support - I'm not some mean internet troll. People deserve to be warned about AREG! Background context: I'm a 35 year old graduate student at UGA who rented a townhome from this property management group from 2022-2024. Upon move in, the house was filthy. It was abundantly clear that no one had been in to clean the home prior to our move in date, as bathroom cabinets and drawers were full of other people's hair, the kitchen cabinets and pantry had sticky goo stains from other people's food, walls were stained, sinks were dirty, etc. I took it upon myself to throughly clean the home since I had the time - even went as far as steam cleaning the rugs which had to be done twice since they were so dirty. (Please note AREG says they steam clean the rugs prior to move in - this absolutely could not have happened in my case since the rinse water from the rug cleaning machine was actually BLACK). We did have a couple maintenance repairs needed by management (caulking a sink, installing/replacing a broken set of blinds) - this was done within 6 weeks of move in, as I remember it. I was totally fine with the time it took to get repairs, since those weren't emergencies on our end. Then, during our first winter in the home, squirrels decided to move into the attic walls of our home. We could hear them chewing on the wood of the walls starting at 4am most mornings, which, as you can imagine, was awful. We immediately put a maintenance ticket and after 4 weeks going unanswered, the ticket was deleted without being resolved. I immediately filed another (since I was in school and getting no sleep), and after a phone call to the office, received a pest management man out to the house. He patched up some holes and said it would be fixed. The next night, more chewing and scampering noises. We put in another ticket, no response for several weeks, more phone calls, finally a vendor comes out & says the problem is resolved... next night, more chewing and scampering noises. The moral of this story is that AREG doesn't care about you as a tenant. Upon our move out date, we STILL had squirrels living in the walls. FOR ALMOST TWO YEARS. Unreal. I thought that's where it would end, but of course, the bad news never ends with AREG. We moved out 9 days early and were still charged for living those days in the house. We thought moving out 9 days early would give AREG more time to come in and actually paint the house for the next renters... but instead, after our move out inspection, we were charged for every possible issue in the house, even items that weren't listed as tenant responsibilities. I left that house significantly cleaner than how I found it. That favor was returned with $385 in fees that we apparently need to pay for damages and cleaning. The fight goes on with AREG. Utterly miserable company & people to rent from. AVOID!

    As you can see from the other one star reviews, ARG is not an ethical business. They don't keep…read morepromises, they take advantage of college kids, their properties are not kept up, and the list goes on. I unfortunately did not read my son's lease before he signed it. I tried to allow my son to learn to become a responsible adult while at the same time trusting a real estate group would not take advantage of him. I was wrong. Blake Underwood is a crook. They have a "No Proration" clause in their lease. This means if you live there for one day of any month, you will pay the full month's rent. As an adult who has signed many leases, this is the first time I have ever seen such a clause. Again, ARG is taking advantage of a specific demographic, college kids. Blake has no remorse and all of these poor reviews back up that fact.
