Excellent service and a quick turnaround on a home appraisal! Great communication, and a fair price to boot!

You let someone into your home, give them access, with the expectation that--at a minimum--you'll receive basic professionalism, courtesy, and some level of explanation or guidance about the process. Unfortunately, that was not the case here. This appraiser was rude, dismissive, and unwilling to answer any questions--general or otherwise. While I understand there are limitations on what an appraiser is allowed to discuss, there was zero effort to explain the process, methodology, or next steps. Every question was shut down abruptly with no attempt at professionalism or customer service. The experience felt transactional and disrespectful, especially considering the importance of an appraisal in a mortgage process. read more

I hired this appraiser independently and I mentioned what my realtor was suggesting as a sales price for my listing. I felt it was too low based on listings I had been seeing in my neighborhood. My appraisal came back (too) quickly at exactly at the same amount, to the dollar, rounded with zeros. A true ethical appraisal would have at least differed by a bit so I felt I did not get an appraisal at all and cannot recommend this business. read more

I've been in real estate for 10 years, and I've seen many appraisal reports. Larry was SUPER responsive and went out and completed a few appraisals for me on very short notice. He provided a very high level of service at a reasonable price. The reports were detailed and well done, and it really helped me to clear up a square footage issue as well as some negotiations between a buyer and seller. Larry was used by our bank to do an appraisal for a refinance. Larry seemed professional, courteous, and easy to work with. However, his appraisal came way under what I was expecting and what the homes were selling for in our section of our development. He didn't use any comps of the houses that were being built or even recent sales of preexisting homes in our section. Instead he used homes in other sections of our development and other homes that were outside our development. A home two doors down sold at a price during the height of the pandemic that would have put our home about $90k more that what he appraised it and that doesn't include the runup in home prices that occurred 6 months after. It seemed like he specifically avoided sales in our section to give more favorable results to the bank to keep LTV high. read more
