We had to email them for them to send it to us. When in reality, shouldn't they have just done that in the first place? So what I have to say is sometime management is not the best, but I will say that the person that cleans and manages the building and makes sure that we have a clean building does an amazing job. Cristina is amazing her and her husband Are always cleaning up the building every single day, ensuring that the building looks presentable and nice at all times for all of the residence to be able to enjoy the building. I appreciate their diligence.

We stayed because we had a good rate from the pandemic but enough happened that even that wasn't worth it. They turned off the water at least weekly for over 5 years for an entire day each time. Our AC routinely would shut off and they would take days to get someone to repair it and it never was actually fixed. We had a roach issue like seemingly many others here and it only resolved when our next door neighbor moved out. The laundry machines were constantly broken and the dryers were not maintained so they took 2-3 cycles to dry each time, which of course we paid for. We had many instances where our packages were stolen, once by an actual PAC maintenance employee (we happened to be in the lobby when they grabbed our package). They illegally charged a mandatory cleaning fee of nearly $500 (which is not legal per AB2801) and we had to take them to small claims court to deal with it. They were an absolute nightmare to work with and are so large that they don't have to care about their tenants. Avoid at all costs.

It is because of their sterling reputation that my partner and I entrusted Will and his team with our purchase and sale of three different types of residential properties: condominium, single family residence, and multifamily property. From our experiences, here are top three reasons why we recommend Will and his team and would use him again for our next purchase or sale: 1. Will is a great advocate when it comes to negotiating offers and counteroffers and in dealing with other parties. His stunning background in international trade policy and Hollywood comes into play here at the client's advantage. Will helped us strategize and obtain good outcomes on all of our sales and purchases. 2. Will is a great advisor. His strong local knowledge about the neighborhoods and local regulations is founded on his brokering, property management, and development experience in LA. From neighborhood safety, zoning, entitlements, easements, to landlord-tenant matters, we knew we could count on Will and his team to get it right. 3. Will is a great connector and has deep connections in the real estate industry. He is just one speed dial away if you need a solid connection to a handyman, a CPA who advises real estate investors, a real estate attorney, or a home staging specialist. We've consulted with everyone Will has recommended and have been happy with them all. Will and his team have handled all of our matters expeditiously and to our great satisfaction. We wholeheartedly recommend them for any residential matters in LA.

You'll find that some people have lived there a really long time. There is a pretty wide range of young and old people, and they are all generally respectful of the community. Amenities include a pool, grills, and a small recreational room/gym. I loved having that gym in the building. There were only a few residents that used it, so it was basically like having your own little private gym. The location is pretty convenient. You're close to the 101, and can hop over to Ventura or The NoHo arts district for stores and bars/restaurants. There isn't really anything to walk to besides the nearby liquor store, but it keeps the neighborhood pretty quiet. The management is fantastic. It was rare to have issues with my unit, but over five years, things are occasionally going to happen. I feel like Paula went out of her way to make sure that I was a happy resident, and that any issues were resolved quickly and efficiently. Residents are lucky to have her as a building manager. I'm so thankful for the years I got to spend living at Riverside Villas. I couldn't have asked for a better experience. So many really awesome memories!

I had seen the other reviews of OR Valuation Services and Ran Williams on Yelp and they looked good, so I requested a quote. His price was much less than that quoted to me by the appraiser my mother's Trust attorney's office had recommended I use, and Ran's report turn-around time was much faster. He sounded knowledgeable and experienced when I spoke with him on the phone, so I made an appointment. Ran came out and did the inspection around the outside of the house and then inside as well. He took photos and asked questions as needed and everything went very smoothly. He was also very understanding about the fact that there was quite a bit of clutter inside the house because I have been trying to clear stuff out and organize things to donate after my mother's death. I felt a little embarrassed about it, but Ran was so nice about it and compassionate and knew what I was going through. He totally put me at ease and made me feel comfortable. He was objective and able to see the house for what it is despite the mess and came up with a fair valuation compared to similar houses in our area. When Ran left he said that he would have the report done and e-mailed to me on Monday (appraisal was done on a Wednesday) which seemed totally reasonable. In fact, I received his e-mail and report on Sunday night, even earlier than he had promised. And he sent a copy via e-mail directly to the Trust attorney's office for me which save me time. I really appreciated him getting his very thorough and extensive report done so quickly for us. This is just one more thing I can now cross off the long list of stuff I have to do for the estate administration. It's so refreshing to meet someone who acts professionally and follows through on exactly what they say they will do. Kinda rare these days. Thank you, Ran!

This review is for Stefanie Pollack:…read more Stefanie Pollack is AMAZING! My friend referred her to me and I am so grateful. I am a first time homeowner and she made the process from start to finish exciting, positive and seamless. When I first reached out to her, she responded right away. My husband and I met with her, and my first impression was that she was friendly, relatable, tough, respectful, smart and experienced. She sat us down and asked us all our wants and needs. She gave us a general overview of the homebuying process and then went into detail of the important matters. She told us that she will do everything for us to get us what we want. And she did not disappoint. My husband and I were back and forth about buying because it was a buyer's market. But Stefanie calmed our fears and told us she could find us something in our price range. Stefanie continued to cheers us on when we were hitting walls with our lenders. We eventually found a great broker and were able to secure the loan we wanted. After I got pregnant, my husband and I were ready to buy! Stefanie was overjoyed with the news and not only helped us with looking at homes quickly, but understood everything I was feeling because she is a mother herself. Stefanie was on the ball, and every house I wanted to see, we got to see right away. Also, she came with us, did walk throughs with us, and gave us her professional assessment and honest opinion of cost and the home itself. After looking at several houses, we found our perfect home! From that point forward, Stefanie was on top of it. She contacted sellers immediately, put our offer down, and they accepted our offer with two other offers on the table! She continued to walk us through every step of the home buying process. She wasn't just patient, she was happy to do it! Which made it really easy to ask her questions. My husband and I both work long hours, so her colleague was able to go to two of the inspections for us, which was a life savor because we couldn't afford to take off work. She fought for us on all our wants and needs with the buyers and we were able to settle on a happy medium that was fair. Buying a home is scary and nerve wrecking, but Stefanie made it easy. I can't thank her enough for making this experience a great one. Not only did a find a amazing realtor, a wonderful home, but I also made a great friend. I would recommend her a thousand times over and will definitely use her again and again!

To begin, this person sent my private and confidential information to an active email that is not mine. Okay, we all make mistakes and I am usually a very forgiving person, however, instead of apologizing like any other person would do, Margaret decided to ignore my concerns for privacy and proceed to tell me that she prefers to have a "smooth process". Ummm, this process started off delayed and wrinkled because of a mistake SHE made. Throughout the escrow process, both my loan officer and insurance agent complained of miscommunication and lack of communication with Margaret. She sent rude emails with her tactless manner of speaking, which made the whole escrow process uncomfortable for the client, ME. Weeks later, after I did not receive a refund check from Provident, I asked Margaret if she happened to have a tracking number to see if the post office could locate it, as they have no other way of locating missing mail without a tracking number. Instead of just saying that it was sent by regular mail and did not have a tracking number, she decided to go on and accuse me of not forwarding my mail and updating my mailing address with the post office. I proceeded to tell her that I infact HAD updated my mailing address and that all other mail had arrived to my property without incidence. I asked her to double check where she sent the check, especially because she had made mistakes before and had miscommunication with multiple different people during the escrow process. After letting her know that the check could not be located by the post office and would have to be reissued by Provident, she requested $25.00 for a stop payment on the previous check. Why would I have to pay 25$ to receive money that BELONGS to ME? At this point, I had very little confidence that Margaret sent my refund check to the correct address to begin with. Luckily, after speaking to Margaret's supervisor, they agreed to reissue the check again without a ridiculous fee. But of course with Margaret, the issue was not over. She proceeds to send another rude email (yet again) saying I had not responded to her inquiry on my mailing address. YIKES! This lady is crazy! After responding with a screenshot with dates and timestamps as proof that I DID respond, she finally dropped it. I am sure that this one bad apple does not represent the entire company. However, Margaret is the type of bad apple that is likely to spoil the bunch. Extremely unprofessional and unnecessary experience.
