We recently had an inspection on a house we are interested in buying. Avi was our inspector and he was so thorough and helpful. During the inspection Michael found an excessive moist and wetness in the crawl space that wasn't take care by the sellers. Along with damage couse by termites we were smartly advice to give up this house. Couple of weeks later we found our dream home. Avi is the best! I've used him twice to inspect homes I was considering. He was always professional, patient with questions and knowledgeable. In the first house, he noticed evidence of significant termite damage that he estimated could cost $100,000+ in repairs. The owners said everything was fine. Even though it broke our hearts, we decided not to move forward with that house. Good thing - we learned that the new owners uncovered "significant termite damage" (as Avi had warned us) and had rip off the whole back of the house and gut the inside of the house too. Avi is an engineer (with a Master's degree in his field - not *just* an inspector!) that has extensive expertise in all areas of building/home/apartment construction and maintenance. He is supremely thorough and gives advice with confidence and backs it up with data either from measurements (infrared scans, electrical measurements, and the like) and/or from his decades of experience with past inspections. Avi and his company also provide excellent customer service - they return phone calls and emails promptly, and have worked with us to make Avi available quickly and within the narrow time frames afforded by our busy schedules and inspection site availability, even on weekends. I used Avi from Korine Associates to purchase a home in Woodbury in May 2014. He seemed quite pleasant and qualified upon meeting him, but he was recommended by the sellers real estate broker. This was my first home purchase, shame on me for not catching this conflict of interest. The house was a large older home that I knew needed some renovations. The most obvious was the heating system, which Avi agreed needed to be updated. Avi provided a very detailed report after his inspection, highlighting some common potential problems. The inspection occurred when there was snow on the ground, and Avi did not go on the roof, but took pictures and returned another time for better lighting/no snow. Avi let the home owner follow him around, and I suspect may have played a role in the following 'misses', either due to incompetence or bribery, both reprehensible, if not criminal. To make an extremely long and awful story short, the bottom line is I would never trust Avi to do any engineer report for anyone, unless you are the seller of a disastrous property trying to hide something and be lucky enough to 'recommend' him. 1. He missed clear water damage in the basement that had been occurring for years, indicating a current flood problem still existed. (I had a subsequent engineer come back after discovering many, many problems that Avi missed). 2. He missed a shower that leaks into the entry hall of the floor below. 3. He missed that multiple chimney's do not have proper (or any!) caps. 4. He missed termite damage that had occurred in the kitchen and was visible from the basement ceiling with a flashlight. 5. He missed recent animal droppings under the dishwasher, visible by flashlight (discovered after a chipmunk was found in our kitchen scurrying under the dishwasher). 6. He missed a hole in the roof where flying squirrels had accessed and lived in the attic. 3 were caught with traps that we placed after we heard noise in the attic. I emailed Avi these specific issues with pictures and videos to support the claims. The company refused to reimburse me their fee and showed me the liability waiver I signed in regards to their own liability. Incredible, but the list actually goes on.
