And while I have some mechanical knowledge and have experience in house construction and work; my inspector still found things I didn't notice. The inspector was personable, helpful and efficient. First I have to say, the representative Laura, made me feel comfortable from the minute we had our first conversation. Safe harbor was recommended by a friend of mine who bought his house in Deer Park Long Island. I was not sure if they would come to White Plains, and if they were familiar with Westchester rules and regulations. Well....the inspector, Michael Egan was a stand up guy. I was out of town for the inspection, but my agent said he really went through the whole house from top to bottom and explained to him and in his report what was found, both positives and negatives in the house and the property. We recently used Safe Harbor Inspections as part of a prospective waterfront home inspection. Before, during, and after the process, our inspector, Collin Ruppert was beyond superb. Let me repeat that: "Beyond Superb." This was not our first experience using home inspectors. In the past 25 years, we have used home inspectors before in New York and Virginia. Selling or buying a home is a scary thing, but that doesn't have to be the case if you have the right professionals on your team, as Collin proved again and again. Went the extra mile with Safe Harbor. They costed a little more, but I decided to go with them based on their reviews, and their sample report. Ended up with Bryan as the inspector, and his first words were "I'm OCD so you are in good hands...". He didnt disappoint, during the inspection he was *extremely* thorough and took the time to explain what he was looking for and where there may be potential areas of further inspection. The report was also thorough, 130 pages, with 88 points of detail with supporting photos. From my perspective, I followed up on 21 of those points, but at least Bryan provided me with the detail to decide what I needed vs what I was ok to accept. 5 stars for Safe Harbor and 5 stars+ for Bryan. read more

Safe Harbor was recommended to use by our buyer's broker. We desperately needed the inspection the day after we first contacted Safe Harbor (last week) and they managed to juggle and accommodate us. Colin came on time the next day and explained the process clearly at the outset. During some parts of the inspection that were the most important to me--basically, the mechanicals in the basement--I followed him around and he happily and clearly answered my questions. At the end he went over all his findings with my wife and me, again giving a very clear presentation with tons of details (including photos) and answering all the questions we had. The next day we got a great report documenting all his findings. Hired for a new house purchase in July, 2018. Waste of money because they missed multiple areas. Including but not limited to: - Fireplace flue missing, venting into wall. - Leaks that caused damage to dry wall. - Toilets floating, not cemented down - Toilets not installed properly - HVAC system, water heating coil leaks on both levels of 2 story house. - And many more.... I wouldn't hire this company to review a new house purchase as they are just as good as yourself. They even missed the huge issues like missing flue on fireplace which is a fire hazard and doesn't take much effort to check. read more

He found things that the other inspector (from a previous perspective buyer) less than a month ago didn't find. Okay. So this is a very very honest and reliable review for first time home buyer and experienced/handy home buyers. I am a fairly knowledgeable and aware buyer. In fact, the broker, whom I was walking with stated to me how shocked he was at my knowledge of buildings. I manage staff including facilities for college campuses. I chose Safe Harbor at the suggestion of my broker. I researched 4 other home inspectors and even asked friends and my real estate attorney for referrals. I called and researched all of them on the web. The prices ranged for other from $850 to $1500. $1500 being Safe Harbor. The discussion and research I did including watching all videos of Mr. Ruppert. I felt comfortable going with Safe Harbor even though they were the highest cost. The experience I had was extremely lacking. And I feel badly writing this review, since the inspector was extremely nice and personable. But the reality is that the view this as a mill. The review is very perfunctory and basic. If you are first time buyer, you will not realize it, but you will have missed the opportunity to get explanations for systems and items that you are not even aware of. If you are knowledge and experienced home owner, you need to ask the inspector very specific questions and tease out of them the answer. It seemed like I was more of a burden walking with them than they had interest in me getting comfortable with the house. Again, it's a father or son on every inspection. But I felt like I went to a chain store rather than going to a small privately owned business. I thought I was paying a premium to get real detailed attention. But I didn't. I urge first time buyers and experienced buyers to find another firm. I think I wouldn't have gotten any worse from the $850 inspection. Sorry for this review. But I am compelled. read more

These guys were soooo helpful in calming my nerves about my new rental. I have a 2 year old and two dogs and both Colin and Jim assured me that there was no reason to be concerned about asbestos remnants in the house and that the missing new tile over the old asbestos tile ( which is being fixed ) is what they call " non friable ", which means it's only dangerous if I were to drill a hole in it or something like that. Dominick the home engineer was exactly on time, spent 2 hours going over a small 2 bedroom condo in a retirement community in Sayville NY. He left no stone unturned and even gave me some ideas to make the home more handicap accessible for my 93 yr old friend! I did not need a home inspection because my friend paid for the home outright but her handyman was not available and I wanted to go to contract ASAP. We used Safe Harbors for a condo home inspection. The whole experience was very negative. It took an extraordinary long time to get the report. This company was unprofessional. We were out of town and they would not give us the report until we signed some sort of waiver and paid them. After we returned , signed the waiver and paid they forgot to give us what we needed until I prodded them and then it was too late to be considered properly within the purchase contract documents. The report issued was generally a cookbook document that excluded much that should be considered and told me pretty much what common sense would dictate. Very bad experience,,, I got a 'sorry we forgot to send the report'. Use a larger, more professional organization. These guys were disappointing. read more

I've hired Collin twice over four years to inspect homes I was going to purchase in Queens and both times he went above and beyond and did a very thorough job inspecting many details about the home. Even better than just telling us what needed repair on the houses, he really took the time to explain why issues were happening and used his knowledge and logic to get to the root cause of an issue. For example, there was a leak in the garage ceiling, and he was able to take clues from the disintegration pattern of the mortar on the outside and where water was puddling up on the roof to tell us his best guess that we will need to replace a drain and where the drain was located within the bricks. He really seems to know houses inside and out and isn't afraid to share his knowledge freely so we can make good decisions. The inspection report is incredibly thorough and reminds you of all your action points. I recommend this company to everyone I know, it's a little pricier than other places, but when you are about to plunk down serious cash on a house you have to live in, I think it's definitely worth it! read more

Some things after we moved into our house that I'm not pleased with: our dryer unit vents out a window that open underneath a deck. This was present when we did our home inspection and something I would have expected him to catch as it is a potential hazard regarding CO2. In fact, our CO2 alarm was going on and when the fire department came to inspect they noticed this quickly and said it is a hazard that should be changed. We also paid for and received a termite inspection as a part of our home inspection, which was said to be clean. However, when we had someone come out for a termite service contract (simply b/c LI is notorious for termite issues and we wanted to be diligent) we were pointed to several easily visible examples of termite activity in the home's basement, where Jim spent a majority of his time. The termite inspector said that while he understands home inspectors are looking for a lot of things at once, there is no reason this should have been missed. I know you can't always catch everything but these are two things I would have expected to be caught during the process. read more

Scheduling with them was very easy and fast. Collin was very punctual both times. He was very professional and was very thorough with the inspection. He went thru every single room in great detail and answered all of our questions adequately. He was very helpful and made sure that we understood the condition of the house. He was able to give us the information that we needed. After the inspection, he went thru everything that was discussed again to make sure we understood it and clarified things when needed. The report was sent within 24hours which was pretty impressive. The report was very thorough and easy to understand. It included persons that can help with the things that needed fixing which was I think helpful and had pictures as reminders. Everything was online and easily accessible.
