My inspector failed to tell me that the hot water heater's top vent had been covered in a way that violated code and was leaking carbon monoxide and they the room was not properly vented. This was immediately visible to everyone else who looked in the boiler room after I smelled gas and called for help. I was without hot water for two weeks while the hot water heater was reinstalled correctly and a vent added from outside (which is why someone had rigged it not to code in the first place). They missed several other things as well, but this one was not only an obvious issue but a life threatening mistake. They took no responsibility and didn't even apologize when I told them about it. Instead I got an email full of fine print about how they are not liable if I didn't call them back to look again before taking any actions to address the problem. Given it was an emergency that was unrealistic of course but shows their "guarantee" is more of a marketing pitch than anything they actually stand by. I was in a rush and didn't see the varied reviews here. At the time this company has 27 "5 star" google reviews. Ed and team were recommended by an ex roommate that is a lawyer. Living with her she is extremely meticulous and she highly recommended Ed. That's good enough for me! I personally had a great experience with the owner, Ed and the overall company. During the tail end of the pandemic and as the housing market was cooling off it was still hard to get home inspectors. Ed was the only one that replied promptly and was available quickly. When he came by he was very professional and as I was going to live here I followed him around. He was ok with it and answered all my questions. Very knowledgeable and went over everything. At times he said things like that's good. That's how I would do it. Or if I were to buy a generator I'd pick that one which put me at ease. Very easy to talk too. We have moved 4 times in the past 10 years and each time the home inspector knew less that me and my spouse and they often missed important needed fixes or repairs. None of them really had any training or experience to be doing this type of work. This is NOT the case with AC&E. Ed is an engineer and was an expert is all the major fields. We are moving out-of-state and we relayed on Ed to handle the inspection himself. He followed up after the inspection with a call to us to go over every item in the report and boy was it helpful. But wait, Ed's job did not end there. There were two times during our negotiations with the seller that we needed some additional explanation about findings and Ed made sure he was available to provide the needed information. Avoid at all costs! Lots of problems with the house after I signed that were clearly avoidable with a good inspection. This company's core competency is avoiding liability. They are terrible, they missed all a whole bunch of problems in my inspection report and then wouldn't own up to missing stuff. There was discoloration in my boiler room walls with a leak but they didn't say anything or notice it at all. They missed discoloration in my bathroom and leak in the wall there that my contractor noticed immediately and asked if I actually had someone inspect the house before I bought it. My kitchen sink had rotting pipes and the man told me someone probably poured acid down the sink after it was inspected (are you kidding me)? They said they go on the roof and inspect in thoroughly and when the guy showed up he was like I don't go on the roof I just look at it from the street to see the problems. AVOID THIS COMPANY! Ed missed a major part of the home inspection concerning my front door. The door should of been lifted 2 inches to avoid water damage. Within less than 2 years we have a rotted front door. ( New construction home) It will cost 10,000 to fix. Two Professional contractors were able to indicate what Ed has missed. I know mistakes can be made but what has made things worse is Ed is aggressive and rude , and extremely condescending! He blamess me for everything. I'm the victim . I have used Ed for 2 home inspections. The first deal fell through and when we found another home we immediately called AC&E again. Ed showed up on time ( actually a few minutes early) so he could get started right away, and was extremely thorough with both the inside and outside of the home. Being first time homebuyers, Ed was very patient with all of our questions and took the time to explain exactly what he was doing as we followed him around. A TRULY HORRIBLE EXPERIENCE. I am not a person who usually writes reviews but this was unbelievable: I was in the process of buying a house. I finally got it inspected. Unfortunately, before the contract was finalized, a different buyer placed a better offer on the house. Not only was I out of a house, but I was also out $485 for the inspection. I am a first-time homebuyer, and the company gives first-time homebuyers a full refund if the buyer can produce a signed contract. I was upset that I lost the house, but I was more upset with what happened next. After trying to get my money back from the sellers for the useless inspection that I paid for, I contacted the President (Ed Neyland) of A C & E to see if he could help out. I was not asking for a full refund from him. I understood that Ed did not owe me anything, but I figured that he might be a compassionate business owner. BOY WAS I WRONG. This is what the PRESIDENT of the company writes to me: "We did the inspection that was asked for. You are basically saying if you had dinner at a restaurant last week and paid for the dinner but you are hungry this week if the restaurant will give you credit for this weeks dinner? We have no control over a seller that did this to you so why would we be asked such a question?" Now, Ed is right. As I said before, he did not owe me anything, but I was not demanding that he give me a refund. I thought he might be empathetic about my situation. A simple "I am sorry sir, but I cannot help you" would have gotten the point across. His arrogance was downright repulsive and uncalled for. NOBODY should give this business owner the time of day. All business owners know that customer service and referrals are essential to a thriving and successful business. Apparently, Ed did not get the memo. He should take this as a learning experience. AC&E did my home inspection in May 2015. They found nothing wrong with the house. Upon move in we had many many problems. The master bedroom shower leaked (badly) into the kitchen the first time it was turned on, the gas fireplace did not work, almost every sink leaked. The inspector was very nice, but i would have expected some of these things to come up in the report. read more
