In my opinion this website/company is not for beginners because you will have unexpected costs and issues. I find that the website is easy to navigate and filter. Please understand that a lot of what goes on with the listings is beyond Auction.com's control. The bank determines the reserve price and may pull the listing due to title issues, bankruptcies, etc. As a flipper I factor in Auction.com's fees as a cost of doing business. I will say their closing fees are excessively high (still can't figure out what an $800-$1500 escrow fee is used for). Once you get past understanding that this is a for-profit business you can account for the commission, closing cost, and whatever for the deal. Know that this is a big company that often partners with a local agent to list the online auction property. Sometimes you can get info from that agent. If it is a sale on the courthouse steps then the company is just the auctioneer. Overall as always buyer beware and use this company as a tool to invest and do your homework.

One home has been on their site around a year. It is true, they have the homes up for "auction" until they get the price they want. That's not how an auction works, is it?! I feel bad for the homes on this site because they sit and deteriorate in the meantime! Please, do NOT fall for Auction.com's scam. Very sad for the people and the homes. But I do wonder, is there a home auction that is legit? Shame on Auction.com.

My experience with WFG National Title Company of California was nothing short of alarming,…read moreparticularly in relation to employees Douglas Thompson and Rizza Walker. From my perspective, they played a role in aiding a veteran real estate agent in pushing forward a transaction that I had no legal authority to participate in. I was placed in a position where I was effectively pressured into signing documents tied to a property and trust that I was not authorized to act on. That alone should have raised immediate red flags for any competent title professional. Instead of stopping the transaction and verifying authority--as any neutral title company is expected to do--WFG, through its representatives, allowed the process to continue. Even more concerning, it felt like the company's resources were later used to protect the individuals involved rather than address the underlying issue of an unauthorized transaction. What followed has been a long and exhausting process for me to clear my name and explain what actually occurred. No consumer should have to go through this simply because proper safeguards and professional standards were ignored. A title company is supposed to be a neutral party that ensures the integrity of a transaction--not one that contributes to confusion, risk, and potential harm. Based on my experience, I would not trust this company as far as I could see them. Disclaimer: Every experience may be different, but this has been mine. I strongly encourage anyone considering doing business with this company to do their own research and proceed with caution.

Almost a week in our new house and I can't rave enough about Pim. Here's our homebuying experience…read morewith her: When my husband and I first talked about being ready to buy a house, we thought about location. We just didn't know enough about neighborhoods and we must have looked at what felt like a thousand homes online in SoCal and NorCal. But there were some must haves on my list: 1. bedroom and full bathroom on first floor 2. backyard and/or near a park for Misha 3. an open floor plan between the kitchen/living/dining room (I hate feeling that I'm all by myself in the kitchen when I'm cooking) The first few homes we looked at didn't feel like the right home even though they checked all the boxes. At one point I felt discouraged and I asked Pim, "that feeling that people get on TV shows when they look at a home and they fall in love, that's not real is it? In real life, searching for a home has to be more realistic and compromises must be made right?" Pim said, "That feeling is real. Don't compromise. You are going to walk into a home and you are going to fall in love." Every neighborhood/showing we have with Pim, she would take the time to break down the pros and cons of the area and the house. A few months in, we looked at a house that I felt it was the right one. In the following weeks, we kept comparing every house we looked at to that "potential one." None of them was as good as that one. It checked all boxes and more but somehow we were hesitant about pulling the trigger. I was so impatient. I was getting upset that we could potentially let the perfect home slip by us. All the meanwhile, Pim kept a close eye with the selling realtor of that house to give us updates on it so we stay in the know. On one Saturday we had about 6 houses on our list to view with Pim. After we had viewed the first house (new build), Pim mentioned that she had just gotten the inside scoop from the builder that they were showing the model homes of this same neighborhood. Since we were early on schedule, she urged us to just go look. This model home just absolutely blew me away. It was amazing: perfect floor plan, gorgeous kitchen, right by a park, but it was just slightly above our price range. However we left and still finished viewing the rest of the 5 homes that were on our list. There was another house in another neighborhood that we loved (beautiful window views since it was on a hill, spacious, a nice large backyard, corner lot, excellent schools) but I couldn't stop thinking about that model home. That night my husband and I talked about it. The model home and the other house we viewed were the only two that made us even stop thinking about that first "potential home." Without us asking, Pim also sends us (the same night!!!) a side by side comparison of taxes, HOA fees, mello roos (something new I learned), etc on both homes. With this, we felt that we were armed with the right information we needed to make a decision. The model home just felt right. So we told Pim we want to put an offer in. To my surprise, she recommended we put the offer in at 28k lower than the listing price. I was so scared to lose in a potential bid war but I trusted her. We ended up with our offer accepted and our new home was everything we were looking for and more. TL;DR - What you think checks all the boxes on the checklist you have sometimes isn't what you are actually looking for. Everyone needs a realtor like Pim on their side to have her expertise and knowledge to help with a big life decision like this.

From the time that I met with her at my old home, she had it professionally-cleaned, staged, and listed in seven days. She held two open houses over the weekend, and we received 11 offers. 21 days later, we closed, at 13% over our asking price. Every step of the way, Pim helped smooth out the process. The day after receiving offers, the highest bidder pulled out -- but since Pim was already working the agent with the second highest offer, we still had an accepted offer by the end of the day. She prepared counters which waived contingencies, and clarified minor details/dates to avoid issues that might make the escrow fall through. When we didn't have a carbon monoxide detector during the appraisal (I hadn't realized homes without gas lines still required one), she drove to Home Depot and bought one. She also purchased a mirror for as our bathroom lacked one, and gave it to the buyers. Her staging made the place look lovely, and the professional cleaning really made it sparkle. She responded promptly to emails/texts. I was selling my home after having recently had a baby, so I had my hands full. Pim made the process easy for me, and got a price much higher than I had expected based upon comparables. Pim is an excellent negotiator, and is someone who knows the real estate process inside and out. She is also an inspiring person who finds joy in the small moments. Our home had a colorful lavender wall in it. She dressed up in lavender to match the wall for our open house. If you are purchasing or selling a house in Orange County, I would highly recommend her.

While my parents introduced me to a family friend who was a real estate agent, I had no idea how to go about finding a loan officer! After digging through Yelp/Google, I stumbled upon Meridox Mortgage that had stellar reviews and took a chance. I called Meridox and was put in touch with Trung Tran. I let him know that I didn't have any knowledge of how the house-buying process works, but he was incredibly supportive and assured me he would walk me through every step. Shortly after we finished talking on the phone, he sent me a list of items to provide for the pre-approval letter. Trung's turnaround was quick. I sent him my information in the evening and got the letter the next morning. My real estate agent used this letter to draft the offer...it was accepted! After my offer was accepted, the rest of the process was somewhat nebulous, but my real estate agent worked closely with Trung to help me through. Trung was with me every step of the way. He patiently explained how my monthly mortgage payment and closing costs were calculated and even helped me negotiate a home insurance offer. He even kept a close eye on the market and advised me when I should lock in the rate. I thought home buying would be more stressful, but it wasn't as bad as I thought because Trung made every step clear and was very on top of deadlines. From pre-approval to loan closing, it took just one month! Thank you Trung for being so diligent and patient in helping me secure my dream home! Trung was also very proactive in reaching out to me a few months later when interest rates dropped by about 1%. I had the honor of working with Trung again for my refinance, and it was also efficient and painless! I recommended Trung to my coworker recently when she was looking to buy a condo. Highly recommended to anyone who is in a market for a house to look into Meridox!! Thanks again for your hard work, Trung!!!

A little background: I did 2 house purchases, and 1 house sale by myself without a realtor before engaging Meridox. I didn't need handholding, because I was not a first-time buyer. I wanted an advisor who can give me an honest opinion as to pricing, knows the neighborhoods, and can negotiate with the seller's agent. Linh was so on top of things. She understood that I was busy and scheduled multiple showings for me on weekends. She mapped out our route, so we can be efficient with time. She never asked me to consider any property that was outside my price range or not what I was looking for. I was able to knock out many home viewings with her, and we put in a couple of offers. I saw a house that fell out of escrow. I messaged her, and she was immediately on it. She showed me the house, called the seller's agent, and basically convinced the seller to take my offer that was a tad below listing that either that same day or the next. (OC is a hot market, so this was an incredible deal! My other offers all sold above listing.) She was incredibly responsive, super sharp, and very easy to work with. I used Meridox as my mortgage broker as well and used them again to refinance a year later. Very seamless and easy transaction. Forget all the agents who claim to "treat you like family." Choose Meridox: the true professionals.
