A once beautiful resort is now falling apart in every aspect! JLG is suppose to be the premier restaurant and it's is in disrepair. Traffic cone on the deck that is falling apart. Elevator out of order ( how are the elderly in wheelchairs and walkers supposed to get to the bathroom when the bathroom rooms are all upstairs). Chairs falling into the floor inside. Backs of chairs missing. Walk in when the establishment opens and first word out of bartender mouth is we don't have any ice. Ice machine is broken. Come on managers you need to get your act together. Very disappointing! read more

An absolutely beautiful setting! Views of the river immediately made me feel like I was in a secluded, secret spot. The resort is very safe in a gated community, but still close to many amenities of Williamsburg without too much of a drive. Recently stayed in a "river view" room for a conference. The good: - beautiful views - lovely patio - ample parking - fantastic water pressure in the shower The less good: - it's very dated - if your room isn't the top floor and someone stays above you, the floors creak when your neighbors walk - a bottle of diet coke was left in my fridge when I arrived - probably from a prior guest? The conference area was great, but they had major issues with heat and a/c. The day started swelteringly hot, and by the end it had over-corrected to leave us all shivering and wrapping up in coats. Conference food was fine, though the veg/gluten free options were disappointing and in some cases not available. read more

Kingsmill is nowhere near the 5 star level we have come to expect, having stayed here several times over the years. *Poorly informed desk attendants. *Couples massage, great for me, Jennifer had a less seasoned person, not so good for her. $400 perperson should bring a wonderful experience and it was disappointing. *We asked for coffee mugs and were given more paper cups. Resort? I don't think so. *The outside of the property looks great! Our room was ok with the exception of the estates' noisy HVAC unit. Not a very romantic scene as Jennifer and I celebrate 24 years of marital bliss where it all began in 2001. Unfortunately we won't be back. Thx for the memories. From Jennifer: Here are a few other thoughts: Room was standard, but clearly not updated in several years, with some peeling paint and chipped molding in the bathroom. Front desk staff was friendly, but gave us conflicting information and seemed confused at times. We needed maintenance to fix bathroom lights, which was addressed, but we also asked for our small trash cans to be emptied, which was not taken care of. Staff at The Mill was easily overwhelmed on 2 consecutive days, with just one person working the custom coffee station and also making breakfast sandwiches for a line of guests. All in all, a very average experience, which was not worth the price paid. And certainly doesn't warrant the name 'resort.' read more

Apparently, this used to be a really nice place when the Busch family ran it but now that they don't, it's not the same. Big shout out to Emily at the front desk, she and she alone showed great customer care and service. Not so much with the rest of the staff or the "resort." The room was off in a condo complex-looking place....and complex is a good way to name it because it's not easy to find your room and it's not very walkable. When I checked in, I was offered a ride in the van to my room. The driver didn't even greet me, carry my bags, or open the door to the van. When he dropped me off, he pointed to my room. Not customer service-minded at all. He missed out on a nice tip. The room is very similar to what you'd find at a Holiday Inn Express or Hampton Inn, but there is no microwave. My phone didn't work and there was zero cell reception. I mean zero. I had to communicate through text and wifi apps. It didn't make me feel very safe in case of an emergency. That's for sure. I was at the mercy of their wifi which kept disconnecting. The refrigerator was so loud I had to unplug it so I could sleep. Otherwise, the room was clean. Nothing fancy, but adequate. They did send a text asking if I needed anything, but they took over an hour to respond to it and weren't able to help anyway because the person who could fix my phone had already left for the day. I'll have to put this on the management. They need to train their staff better. They should consider hiring a consultant to train them in good customer service skills. I have no idea how this place has a four-star rating. It must be from days of old. read more

No complaints! Checking in was easy. Upon arrival there's a little station where security is sitting. Let them know your last name they'll let you in. It's in a community so you'll have to drive all the way down the road pass the local homes. The room was simple and clean. I got the king bedroom. It came with a mini fridge (very very small), shower amenities, soap, conditioner, shampoo, shower cap, multiple towels for a two night stay. The room was very clean and the bathroom was as well. The bed felt amazing it was super comfy. King bed is HUGE my bf and I were able to spread out easy. The room also had a tv, little chair, and desk area. There was also a little patio with two chairs and a view of the golf course for the ground level room. Pillows are so fluffy they can be flat and they only have like 3 pillows. I'm sure you can ask for more pillows. I just folded my pillow in half and that worked lol. There's a tennis court, fitness center, golf course, dinning areas, pool, spa, etc.... It's a spread out resort where each room is a part of a little apartment complex unit, it's not all in one building. It's an 8min - 11min drive to Busch Gardens. They don't have shuttles that go to the park. The hotel currently has a hotel vacation package bundle with Busch gardens where parking, entry, and potentially food can be included depending on the option you pick. The old saying "leave the light on" works here. Bugs and hair everywhere in the room. How anyone would call this a resort is laughable. Everything is pretty much old and broken. The beds are terrible. The bathroom is dirty which again, is a laughable resort level. The air conditioning can't even keep this little room cool. Did not live up to expectations at all. It is advertised as a refined golf resort, but falls well short. We stayed there in the summer time to be close to Busch gardens. It is really the only reason to stay here. Although, there isn't even a shuttle to the park, you need to find (and pay) your own transportation. It is almost impossible to get the front desk, they encourage you to text with requests or questions. Many of the responses are auto generated and inaccurate. We had texted to confirm dinner location hours only to show up and find they were closed - and there was no where else to go. They do not do any room service (only with an unclear upcharge) - and discouraged even that. Daily, we had to request toilet paper, coffee and to empty the garbage. This is not the way a "five star" resort should operate. Further, when we checked in, we had a ground level room with a nice little deck. It was nice except for all the garbage spread all around the back area. Had to reach out to front desk for them to come clean it up. Just not well maintained. The bike rentals and pickleball were fun, but close way too early, especially in summer. but The outdoor pool and lazy river was nice... But it doesn't make up for all the other shortcomings at the Kings Mill Resort. If I decided to go back to Williamsburg, I would stay elsewhere. read more

We're so disappointed with our experience at Kingsmill. Our wedding anniversary trip completely ruined due to overbooking and neglectful staff. Would have never driven 7 hours from home to be treated the way we did. We were offered a water bottle and a drink at the bar for our troubles. Slap in the face. I had booked a surprise trip for my husband for our wedding anniversary and booked a stay as a River guest on the James River. I was guaranteed over the phone by a staff member that we booked a riverfront view. She was certain. It's the reason we chose this resort and I wanted something special. We anticipated spending the majority of our time on the resort to play golf, eat at their restaurants and enjoy our time in our room with a view. When we arrived, there was a line out the door to check in. You could feel the anxiety throughout the concierge desk of people running back and forth. Not the way you want to feel entering your vacation stay. We checked in on time at four o'clock and the lady at the front desk said "let me check and see if you have a room" and she ran off for 20 minutes. I looked over at the guest services manager on staff, Nikki, and said "I'm getting a little nervous, do we have a room?" And the manager blew us off and said she had no idea and that we'd have to wait for the other staff member to get back. When she finally arrived she told us that they had overbooked the room and there was no availability at the River front room. How is an establishment like this overbooking? I'd expect this from a budget motel but not at a "prestigious" resort like this? Anyways, the staff member pulled the guest service manager over and she seems under-qualified and unprofessional. She came over and in a condescending tone and told us that "they were sold out" and could offer us "the deluxe room" at rate. I was heartbroken and in tears. We took the key and headed off to the room. When we arrived it was a room tucked in the back of the resort with absolutely no view at all and pretty dingy (Thomas Graves Ordinary). We turned around, turned our key back in and left. We ended up staying at comfort suites this weekend. We haven't been here since it was owned by the Busch family and goodness how things have gone down hill. Let's start with the good parts. The fitness center has been updated with some great hammer strength equipment. The indoor pool was under maintenance and therefore closed. The outdoor pool at the fitness club was very quiet (for the most part) and relaxing which was nice. There is a secondary pool for kids which was much appreciated. We stayed in a condo with the river view which was very nice. Now the downers - whomp whomp. There are only three places to eat on site. I would recommend just going elsewhere. The Eagle looks like a pop up restaurant or like it's under renovation, but for the most part it's a bar and a random back room with additional seating. There's a little cafe by the tennis courts where five employees will sit and talk while eating bacon from the sandwich bar as you wait an hour for two sandwiches to be made. Then there's a nicer bay restaurant that is only open four nights a week. Overall, I suppose we had the impression that things still resembled what they used to be and even after speaking to a couple employees who had known this place way back when it was clearly not to be held to its old standards. If you come here for golf or tennis I'm sure it is very nice and checks the boxes needed but if you are here visiting, I may just recommend staying elsewhere for less money but a similar experience. read more

Well, I grew up In kingsmill and love this place with all my heart and soul. Now the truth. They were bought by a company called Escalante and from what I understand as well as seeing with my own eyes. This new company only cares about money. They are tearing down woods that I played in growing up too build ridiculous amounts of overpriced houses. It used to be open to the public to come rent fishing poles and many other things. And now it's not only secluded but they stopped doing things for the neighborhood itself. Oyster roast is no more. The restaurants are blah. No more mass decorations around the resort side but instead a few wrapped bushes and one tree. Y'all buy a neighborhood that could easily be a 5 star resort with fantastic restaurants and fun to go around; but instead you just take take take. It's really disappointing if I'm being honest. read more

I visited the resort shortly for just a weekend. I did not have the time to explore all of the activities provided, and there was a lot. Between golfing, tennis, indoor swimming pool, and arcade room. I visited during the off season in March 2021so all but one restaurant was open for all meals. Although there are a lot of activities, I would not return to this resort. I will say that the grounds are sprawling, and the activities and rooms are spread across the campus; Easily walkable. For only having one restaurant open, the service was slow. The food was delicious but it's a sit down restaurant, not a spot for a quick meal. The accommodations were interesting, but the staff were very accommodating. The first room I had checked into was a fail. The air conditioner would not work, the air turned on but only heat was blowing. It was 75° that week, and it was 72° in the room. After battling with the air conditioner, we called a maintenance man at 7pm. He came out and the room temperature was 80° inside. It only got hotter. He ended up switching us to a new room. We checked into the new room ... and there was not hot water. Not - no hot water - no water coming out AT ALL of the hot faucet. The maintenance fixed the water the next day. In my two night stay I stayed in two rooms. It wasn't very relaxing. I had a nice time enjoying the surrounding areas. But there wasn't much to do on the resort at the time. The one restaurant that was open had very slow service. The food was good but the wait for it wasn't worth it. It was an okay visit on the off season price, but I wouldn't come here for full price. read more

Observed June/July 2022 time frame.-- The Eagles Bar is ridiculously unprofessional. Political and war conversations in the BAR AREA coming from 1 bartender who claims to be a quasi-manager. The aggressive bartender seemed as if she was "winging" it. Making up rules and prices as she goes. Very unclean bar area as well. Food was very tasty despite the horrible bar service delivery. Oh, Kingsmill.....what has happened to you? My goodness. We have come here for years, took a break during Covid and have returned. We were so looking forward to coming back, but this "resort" is not at all what it once was. Our trip has only just begun and is already a major disappointment. I'm actually now dreading spending the week here. I've left a message for the manager to call me in the morning....hopefully that call materializes and they can turn things around. Let's see. Waste of money. As another reviewer said Taco Bell has better food. In fact the first night we got in there was only one restaurant open and it had a 45 minute line, and it turns out that it was for crappy food that's really expensive. We went to Wendy's. Turns out that was the second best meal we had on property. One day we brought Chil Fil A back, and that was better than Wendy's. They had me fill out a survey and I tried to be fair. I expected at least a call or an email saying sorry. It hasn't come and it's been over a week now. It was almost $1,000 a night for a 3 bedroom condo that is actually just three hotel rooms connected, but wait, they don't tell you until a few days prior to your arrival- there's no maid service unless you pony up $40 more a cleaning. We didn't even have shampoo!! In the email that showed up a few days prior to our arrival we learned that although they provide towels at the pool they urge you to bring your own as availability is limited. This is not a family resort. It is a hotel with bad service, an ok pool, with a terrible little food stand, and a bunch of golfers. Our room was special. It looked like someone had tried to kick a door in and then they just didn't bother to fix it. There was a hole in another door. All the caulk around the tubs and sinks was black and moldy. We really enjoyed our experience on the property. The condos were specious and close to the golf courses so that was nice. We played the River and Plantation course. Excuse me QUEENSmill, we are in Williamsburg, but I have definitely not paid to have the authentic colonial experience you desire to provide. If the closest ice machine is a mile away, don't mock me with an ice bucket. If the refrigerator doesn't work, take it out of the room. This place is exceptionally expensive for the experience it provides, just go hide in the attic of a house in Colonial Williamsburg and you will have the same experience. I will compliment one thing, the water pressure in the shower, the shower that only has hot water FOR FIVE MINUTES. It isn't even fit for a Queen here, only a joker. Rent a room at this "resort" if you want to feel like a clown. I would never stay here again!! I had to almost beg to get my room cleaned!! I was told at check in it would be cleaned daily unless I requested it not to be. When I asked on day 3 for them to please clean my room they said "we are on our way ". 4 hours later someone came and changed the sheets and replaced towels. They didn't vacuum or do anything else!! It's old and noisy!! Do not waste your money!! I asked for the manager to call me. I have still not heard back from them!! Also, they do not accept cash. My family and a I just departed the following was our experience. We stayed in cottage C. There was quite a bit of water damage to this cottage. The bed linens were fairly raggedy. The AC was aggressively loud. Most of the furniture and carpets were stained. The view on back porch was absolutely gorgeous and is saving this review. Everyone on staff is extremely pleasant and helpful. We had the buffet breakfast while we were there and it was delicious! Chef Greg adds a great touch with his delicious omelets and wonderful personality ! The pool along with the slide and lazy river were wonderful ! Our entire family enjoyed hanging on the lazy river. Would consider returning if there were renovations but all and all .. probably could have gotten a lot more for what we paid else where. read more

Not sure about the pther ratings but I can assure you, thus is not the place you want to go. We just left after a 4 day stay with our family. Rooms are outdated, pools are dirty, only one restaurant was open while we were there, and to top all this - we rented 2 golf carts to get f4om condo to condo and pool. We were headed from the pool to daughters condo and police stopped us and told us bluntly to get those things off the road. We weren't sure how and he told us it was not his problem, to ride in the grass. We returned the carts but didn't get our 100 back. We were at Kings Mill 8 years ago and it was wonderful. So in fairness, I want to update this review, especially since it seems that the staff did not follow the protocols and notify the manager of the issues. I received a note via TripAdvisor from the manager, James, and we had a very good conversation. Most importantly, we both understand that it wasn't necessarily the issues that were the problem; rather, it was the way it was handled which could've made all the difference - especially since we were very understanding of the staffing issues that are being experienced around the country right now. Very disappointed with this resort! My expectation for paying $360 a night does not include an un vacuumed room and a front desk that doesn't respond to requests to come and clean. It took a third call to finally get to a general manager who got someone over here to vacuum. in addition to the room being unfinished, the outside of the condo is very unkempt. There are cobwebs everywhere, chipped paint and dry wood on the steps that is a tripping hazard for anyone. Don't be fooled this resort is overpriced and underwhelming! read more

Awesome golf and weather but I gotta say that Kingsmill has some customer service issues (not golf related). We've been going there for over 20 years for golf trips and family vacations and have always had great service. Their front desk staff seem to be a little clueless and not exactly customer friendly. When I checked in on Friday they asked for a credit card supposedly for incidentals since our golf trip was prepaid. Instead of doing that they charged my debit card $1250 without telling me. I discovered it an hour later when my bank alerted me and went back to the front desk and got the manager involved. Somehow they didn't account for payment from Virginia Golf in their system and the person at the desk charged me for 3 guests in our suite. The manager said he would reverse it but unfortunately it takes several days for that to be reversed through the bank. They really didn't apologize or offer to make it right in any way and just said it was a system error and to let my bank know. When I checked out yesterday the same person was at the desk. I told her the charge was still on my debit card and she gave me a snide remark that her manager already explained it takes days to process and I need to call my bank and explain the situation. Terrible customer service that would never have happened under previous ownership at Kingsmill. I'll think twice about staying there again. read more

Site of our annual work retreat offering clean standard rooms/1/2 bedroom suites with well maintained grounds, relaxing views of the James River and all the comforts of home (plus more). What's to like? Wife likes the robes and describes the beds as "sleeping on clouds." Our children enjoy binging on HD cable TV (we ditched that 10+ years ago) and drinking kcup coffee; our boys also love frequenting the indoor and outdoor pools (yes, in November) #DadLife. The Bad? Parking and privacy. There aren't enough parking spaces to go along with the number of rooms. This is most noticeable in the evenings when they're above 50% capacity. That said, the walls/floors are so thinly insulated, you can hear people traversing the stairs to their rooms and/or walking and talking in their rooms. Neighboring floors taking a shower or flushing a toilet? You hear that. When our kids were all younger, we requested the first floor as a service to the resort and other occupants. On a year when it rained heavily and Kingsmill didn't provide a 1st floor room, we actually got a knock on our second floor room door from the occupant below us asking our kids "not to walk around." I'm a people person, but c'mon really? For the $250-$400 nightly price, you'd expect not to have this issue. As a Kingsmill veteran, i have brought a small travel fan to help provide valuable white noise. Our family enjoys the delicious buffet meals the chefs design and execute, encompassing breakfast, lunch and banquet dinners. Favorite offerings we've seen? Tender prime rib, salmon, chicken breast, Gouda Mac n cheese, grilled asparagus, roasted veggies, salads, deli sandwiches, breakfast sandwiches, frittatas, French toast, pastries, oatmeal, yogurt, cannolis, coffee cream tarts, cheesecakes, coffee cakes and more! Just returned from Kingsmill. The resort , I heard, was at 98% capacity. But we did not notice this. It did not feel crowded at all. Everything was beautiful and nice quality. We ate dinner at Eagles and enjoyed it very much, though the food was nothing special. Loved the River pool area. Kingsmill also does transportation around the resort if you don't want to walk, including shuttles to the area attractions. Played golf at the River course. Amazing experience but the grounds were really wet so it was a lot of walking with wet socks. I only have two complaints: 1. Parking - we couldn't get within 100 feet of our condo. 2. Prices - it was a really nice experience, but I can't help but question if it was really worth all that extra money when compared to the other resorts. In the end, we have no regrets. But next tine we may go with a less expensive option. Pros: Beautiful landscaping Top quality accommodations Lots to do on property Though the prices were high, we didn't feel nickeled and dimed beyond the initial cost. I've seen alot of poor reviews lately, so I have to admit I was a bit worried when heading to the resort last week. However, this resort was fantastic. I was traveling alone and felt extremely safe (gated community, their own police officers), and my room was great! One thing to keep in mind is that the resort is extremely spaced out, and if you are traveling without a car then you will most likely want to rent a golf cart or bike in order to get to and from your room or lobby. I did this and it was great! Easy check in and check out, I even got an early check in which was not guaranteed so that was also great. I will definitely come back here when given the chance. read more

As a resident/member for 12 years, I've seen what was a great property become old, tired and somewhat of a joke when compared to resorts offering multiple food, beverage and amenities. Note, I am specifically referencing the resort (not residential area). Property has gotten tired (aged facilities, peeling paint, dead plants). Additionally, while the resort has multiple restaurants, finding more than one open past 8 pm isn't going to happen and that one is being utilized as a sports bar / "fine dining" facility. If you are fine paying $100 bucks +for a basic meal with awful wine sharing space with a "sports bar", you'll be fine. If you are looking for a meal after 5pm, this is your only choice. Regarding recreational facilities, golf courses inconsistent in quality, pools areas are tired (don't look up while in the indoor pool unless you like the site of moldy residue on the ceiling. Enjoyable stay near Colonial Williamsburg and Jamestown. Rooms were clean and comfortable. Our room had a view of the river and was quite peaceful. No internet service in the room so had to go to lobby in main building but we were busy with our touristy adventures so it wasn't missed much. Not much choice in restaurants but there are plenty nearby. Did have dinner at both Elements and James Landing Grille (open only Thursday through Sunday). The menu at both places is fairly limited but what we got was good. Staff was friendly and helpful. Would definitely stay here again. read more

Extremely disappointing. We have frequented Kingsmill for over 25 years. I remember staying here as kid. Now as an adult with my own kid, we always stay at Kingsmill when visiting Busch Gardens...sometimes as frequently as twice a year. This will be our last stay at Kingsmill. -They no longer offer bus shuttle to Busch Gardens/ area attractions. Had to pay $30/day to park at Busch Gardens. We were not notified of this until I asked about the bus schedule at check in. -Room was absolutely filthy. Dry urine all over toilet, mold around shower, hair in sink/shower, soap scum build-up on fixtures, broken toilet seat, someone else's trash/used tissues on closet shelf. No housekeeping staff available at our arrival to fix the problem. -No more daily room cleaning. They "clean" and stock your room before you arrive, and after you depart..that's it. No cleaning in between even if the room needs it. They said this is because they are a "condo style resort", so rooms are not cleaned daily. It's always been a condo style resort and rooms were always cleaned daily until this stay. -They no longer offer room service. Was never notified of this until I tried to order room service and couldn't. -Resort dining options have limited hours and limited menus. The food that was available was awful. We ended up just forgetting it and eating off of resort property. -Spa has limited hours (closed some days). -No more Christmas lights/ decor around Christmas time. Always loved walking the Kingsmill grounds enjoying the beautiful lights at Christmas time. It was dark this year. -No attempt was made to rectify any issue. They had an excuse for every issue. Their go to excuse was "due to covid". Covid has been a thing for two years. Everyone else has modified/ adapted to the covid era, but it seems like Kingsmill has just thrown in the towel and given up. When you're paying almost $300/night after taxes and fees for the most basic room (with no view) that they offer, you expect a little bit more. Could have gotten better room at Motel 6. Ever since Escalante Golf took ownership of Kingsmill a few years ago, we have notice a decline. When we go to Busch Gardens in the summer we will be staying across the street at the Doubletree. Half the price, nicer rooms, and twice the amenities. Seems like Kingsmill has had its day. UPDATE: Left a message with the resort manager Stephen M. After he commented on my Google review wanting to make it right. My call was never returned. So much for them wanting to "make it right". We will not be returning. read more

Gorgeous hotel and grounds....BUT Thanks to Biden's America there is not enough staff to run this resort efficiently. I've paid 1100$ for 3 nights only to have the following: No life guards at pools Pools opening late and closing early No working phones in room Unable to book activities Long wait for food and many closed restaurants Dirty bar area with used glasses and dishes all over (so much for Covid) Mildew in room shower So disappointed for this place was highly recommended by friends and family. read more

It's a nice place, don't get me wrong. My wife paid $150 for a massage yesterday. Today she has bruises. She doesn't usually bruise easy. The spa, sauna and pools were not open due to pandemic. They are supposed to be available with a spa service. It was not sparkling clean. They tacked on a "resort fee" of $23.99. For what? Only the golf clubhouse was open for meals on Sunday. The pool was open. We didn't swim. What did I pay the $23.99 for? Maybe it would be ok if so much hadn't been shut down due to COVID. We spent enough money there without this fee fir what could have been. ( not really sure what that was). I would consider staying there again as the facilities are nice and The views are magnificent, however I would dispute the resort fee as most features of the resort we're not even available. The room was comfortable and clean, and we felt totally safe and secure there. read more
