Tom Barta treats any perspective or current tenant as if they are complete negligent imbeciles intent on ruining the property. We rented a small, nicely maintained older suburban home - no Beach front mansion, I assure you. It cost me $1300 to MOVE OUT - he charges $150 per tenant move in AND move out fee, even if two tenants are married (and not transient roommates). He requires you to use HIS House cleaners and a "professional painter" that he recommends. both charge the renters through the nose for minor repairs and move out clean. I could have cleaned to the house just as well. When the refrigerator broke, we had to live with 2 dorm refrigerators (useless in the summer) - lost $200 in food because he was too cheap to replace (we had to wait three weeks for a replacement to arrive). When we had to find a property to rent, we saw a listing in the newspaper way back when - we called and left a message to see the property and Sylvianne Young called us back almost immediately to show us. We took it right then and there as we were in a transition period. Throughout the over decade we've worked with them they have been nothing but kind and helpful to us when we needed things to be taken care of. The landlord/owner of the property lived in the same property as us and it was very easy to get help for any types of issues. If you stayed quiet and paid your rent on time and kept the property in good shape, they were essentially very hands off. I am writing this because the current property I'm in has been sold off to a new owner and they've done their best at letting us know in advance of any visits that needed to be done for the new owner. Unfortunately, the new owner has requested all tenants to vacate as they plan on remodeling the entire house, so this more or less forces me to end my business relationship with them as a tenant. Sylvianne is currently retiring and has handed over the reigns to her daughter, Pamela Acosta and Pamela is just as kind and patient as her mother. The entire staff that works there are great too. If you call their office you will most likely be talking to Adrianne and Adrianne has the upmost best professional service, you'll never catch her on a bad day if you call her. You don't get the sense they're trying to sell you something or treat you like just another "tenant"; they pride themselves in having loyal and long-lasting tenants and they're very local as you can get. If you find a property being sold or rented out by them, give them a call, your experience will be a lot better as a tenant than some other companies out there!

Discriminate against different…read moreraces (mainly Japanese brokerage doing work for international Japanese that don't know better but to use this awful brokerage) I worked with realtor Tao Miller and Broker Jennifer Akaki - they were AWFUL. Tao did not return my calls and emails. I missed many important milestone appts and submission deadlines due to his irresponsibility and carelessness. He claims he was "sick" for months on end. Why doesn't he have somebody to cover for him while he's "sick" - scam and complete slob!! I fired him as my agent. Do not hire Tao, Jennifer, Ben or anyone affiliated with this brokerage. After Tao was fired, I worked with Jen and she started twisting her words and got caught in her own lies. Petty and filthy. When I spoke to Jennifer about my property, she made it sounds as she was innocent and complexly impartial. She emphasized she wanted to do what was best for the customer and she had no interest in making money for the brokerage. Later, I find out she ripped me off because she takes a lion share of the brokerage earnings - as her grandfather started/owned the business. Things started to make sense now. Also, they couldn't do simple commission % math. I wanted to give them the benefit of the doubt, but with all the sneaky and sly things Jennifer and Tao did, it was done. Jennifer was hoping to not get caught and really should be reported to the board and fined/have license revoked for intestinally ripping off customers. Brokerages calculate commission for a living -- that's their livelihood Furthermore, Tao, Jennifer, and Ben will not put anything in writing, mail, email, etc. because they know they will get caught, and they change their story constantly - they did with me for almost a year. Unprofessional and nauseating the lack of intelligence this firm has. Just look at the other reviews of texts sent to clients. I've had so many good experiences with brokerages and realtors in Honolulu, stay clear of this place. I know many people that have been deceived and used by this brokerage.

There are a lot of agents that are not responsive and/or are apathetic to their residents needs. Recently John reported a leak, followed up the following day with an email due to lack of response on my end and has been very responsive with phone calls and emails. I can't believe I forgot to leave a review after renting from Bud a few years ago! He truly deserves recognition for his outstanding service. During the year we worked with him, every concern was handled promptly and professionally with a simple phone call or text. He also took into consideration any modifications we suggested for the home and even offered to reach out to the homeowner regarding reimbursements for improvements here and there. At one point, we were even considering redoing the kitchen & bathroom flooring since much of it was original to the 30 yr old home. In the end, we found another unit within the complex that we later purchased as our first home - but Bud was incredibly helpful throughout the entire process of our tenancy. One thing I especially appreciated was that Bud didn't just focus on rules and expectations when moving out - he genuinely showed appreciation for how clean and well-kept we left the rental. Haha, I'm definitely a clean freak, so of course we returned it in even better condition than we received it! (Especially since we had to do quite a bit of cleaning after the previous tenant when we first moved in) It was refreshing to feel valued as tenants and not treated like "just another contract." We recently moved out, after living for 5 years in a one bedroom apartment at 400 Hobron Ln, The…read moreVilla at Eaton Square. This place was roach infested from the start of our lease. We were unable to use a majority of the kitchen cabinets, as they were faultily built with cracks and spaces all throughout the cabinets and counter tops where the roaches would have access and constantly leave a mess everywhere. And when we told the people who were sent for regular maintenance inspections that there was a roach problem, their response was "Yeah it's a problem. we get that complaint from a lot of the apartments in this building." So they acknowledged the problem but did nothing about it. We did once pay with our own money for pest control that the building offered, but they just sprayed chemicals for less that a minute in the kitchen and the problem didn't resolve or improve so I was not willing to pay for toxic chemicals to be sprayed in my home again. I've suffered from asthma and eczema and am sensitive to strong cleaners, pesticides/insecticides and fragrances so I avoid using those in my home. Instead I use natural non-toxic cleaning products. Also being pregnant, and having a toddler I was very careful about what I bring and use in my home. When moving out, we barely interacted with our property manager Ian, but instead with the relator he was working with named Marsha. Marsha and Ian came to check the apartment and take pictures for listing and Marsha told us they would be listing the apartment next week, and to start looking for a place to move. So we did and ended up moving out the next month, and they still hadn't listed the place. Anyways, we asked our property manger Ian for a list of cleaning vendors that they suggest and work with and he said to talk to Marsha the Relator. Marsha said she had a cleaner who was already working on another apartment in the building and he could do the cleaning, carpet cleaning and fix paint if needed but we had be completely moved out and officially hand over the keys to her 4 days before our scheduled move out date, so she could give they keys to the cleaner and it would take him the next 4 days to complete. This was very stressful and really messed with our moving out process. But we did it because Marsha said that if we went with another cleaner, we could end up having to pay more if they needed to come back to clean more. We checked with Ian and he was okay with this, so on our last day I met with Marsha at 6pm and she had me and my brother help her check all the cabinets were empty. She sprayed Raid roach killing spray all throughout the apartment, the fumes were so strong I had a head ache and felt sick, and we still had to stay standing in the apartment for about an hour and a half as she inspected the place and talked a lot to us. I showed her the mailbox and the parking lot. She also had me bend over behind the toilet to turn off the water, mind you I'm 6 months pregnant with all of this happening. I felt like it was a very unprofessional and it took way longer than expected, almost 2 hours in total before we said goodbye and I could finally get back to my toddler. I think or hope it would've been different if the property manager Ian had handled the check out inspection and handing over of keys instead of the relator. Now 3 weeks after moving out, we've received our security deposit return check and notice, which is a lot less than we were expecting. We asked for an itemized receipt with our return and were told yes, but only received this "breakout". Now seeing we were charged $890 for cleaning and carpet is ridiculous. We lived in a small 1 bedroom apartment which was left pretty much the same was we found it, plus 5 years of normal lived in wear and tear, without any maintenance on the property managements part, besides fixing the washing machine a couple times when it would stop working. We left the apartment bare, the same way we found it and generally cleaned what was in our control. I have no idea how it costs nearly a thousand dollars for the cleaning fee of that apartment. And without an itemized receipt. It doesn't add up. Also the $200 charge for roach treatment is not our responsibility to pay, we did not cause the roach infestation, and had previously complained about it to the management company who ignored the problem. We always had combat and hoy hoy roach traps in every cabinet and around the kitchen, it did not fix the problem and I was not willing to spray toxic chemicals in my home daily at the expense of my family and our health. It was always a problem that we had to deal with and it will continue to be a problem unless they fix the cabinets/countertops and seal all cracks, holes to cover the access points and hiding spots for the nests, they will come back especially with the roaches traveling from the trash room and apartment to apartment through the pipes, electrical outlets, AC vents, ect.
