In our experience, Marks-Woods Construction LLC are dangerous and dishonest contractors…read more I won't bury the lede: Marks-Woods lit our house on fire and abandoned it to burn, cut a live 240 volt wire and left it exposed in our yard where children play, mis-wired an outlet so that it threw sparks and molten copper onto our attic insulation, and allowed a gas leak to persist in our occupied house for at least a month. They exceeded their three-month contracted timeline by five months and left the project incomplete. If those facts are not enough to convince you of their unsuitability to earn your business, please continue reading. The red flags came early and often: Marks-Woods demanded a HUGE down payment to begin work, which began later than promised and faced delays from the outset. As other reviewers have noted, workers would show up infrequently (initially less than 60% of the time) and do very little work (for example, we caught them napping in our garage, watching videos, and playing with paper airplanes). Marks-Woods' work failed and continues to fail Fairfax County inspections (our deck for example, was built at great expense and not even remotely to code) and of hit-or-miss quality (we could not confirm some of their subcontractors' licenses either). They wasted time and resources via sloppy workmanship (e.g., leaky roof, broken tiles, unlevel floors), failing to follow building plans correctly, and misordering supplies etc. etc. Marks-Woods' communication was erratic and inaccurate regarding scheduling, work to be done, work completed, and invoicing. You can verify in other reviews (note the lack of historical ones on Google: Marks-Woods' business profile suspiciously disappeared for a while) and public court records that they allegedly pull financial shenanigans such as failing to pay their creditors and subcontractors. For our project, they unilaterally (and likely illegally) demanded changes in our payment terms in violation of the contract and created false invoices requesting payment multiple times for the same line items while sprinkling payments among various unrelated line items to help their "cash flow". I could continue our litany of documented complaints ad nauseum and appreciate your reading this far. My only goal is to spare other homeowners from the financial and emotional trauma our family suffered at the hands of Marks-Woods; avoid them: they do not deserve your or anyone else's business.

So I need to be fair and honest with this so others don't get left with a job half done like I did. The quality of work and care was not there. The first day 3 guys showed and one room was presented as done (the primary). By the end of the week on a job that was quoted as around 3 days, not one entire room was completed, but instead two others started and left. Plastic was laid down on the floors and over our belongings that had been cleared to the center of the rooms. The job was to paint the upstairs hallway and 3 bedrooms with Farrow and Ball paints (which I supplied along with rollers and new buckets). Prior to them showing up, Cullin had called The Paint Shop in Warrenton inquiring about Farrow and Ball paint as they had not used it before. He told me how much to purchase. I bought $2500 worth of paint & primer. The first day he showed up he asked for half payment and a signed contract, which was not discussed prior to his arrival, and this was while the other to guys were prepping the upstairs for the job. There was a lack of communication about this job start to finish or unfinish. It turned out that the very next week Cullin and the two other guys showed up and worked at break neck speed to get out of this project. Upon inspection while everything was still very wet and them "cleaning" I found many items they needed to redo. For the back room they had very little natural light and no proper equipment to effectively see to do a good job in this room. It was admitted by Cullin later that this paint was quite different than Sherwin Williams paint, and now know they should have never accepted this job. I am also concerned with the reviews because Cullin has no idea how to calculate paint and how much for a job! I am left with nearly all the paint! The Paint Shop said it was not their place to tell a "professional" painter how much paint to use for a job. Cullen and his crew did not in fact put two coats down in each room, because if they had, more than a half gallon would be gone and they would have needed the three of them to show up that Tuesday instead of prematurely pulling out of the job on Monday. During this job there was staffing issues where only one guy would show in the late morning leaving at 3 or 4. Additionally these paint cans were brutalized as ladders and so I cannot even resale them. My paint key I provided for all these cans also walked. The closet doors were not completed as the hardware never arrived until after they left the job on Monday. Once we started to put the rooms back, we noticed several areas not even painted and certainly evident that no two coats were used since you can still see the cut-ins. There are a slew of minor other untouched imperfections that real professional painters would not have left. So this is the honest review that should have been posted long before mine. This was not a great value for the $4600 paid not including my $2500 in paint. Also, a proper second coat cannot be obtained that quickly on Monday (read Farrow and Balls directions). You know what they were good at? Caulking and talking on their cellphones.

They also help me with moving furniture and decluttering. The basement looks brand new. All the subs did a stellar job. Rodney and his brother came regularly and did nice carpentry. The ceilings are perfect. The flooring is straight and level. I live outside their regular area. And they took my project on anyway. Cullen communicated with me a lot. And listens carefully. Not just a manager but hard working. Did the demo himself. The only thing I would have done differently is to have thought through the project more carefully as not to add on items later. ​

When we contacted them to ask them to remedy the situation, we were quoted between $3800 to repoint, $9920 to demo and rebuild steps, or $15,750 to demo and rebuild steps and pour new foundation and footings (not including railing). They stated that work done on top of existing masonry was not guaranteed.

When we looked closer, the wall was not cut properly and they shoved spackle into the gap at the bottom which began to crumble prior to paint. Nothing was recaulked properly. Within months the entire floor was coming up, its soft feeling, and the floor is very loud and creaky. The toilet leans now as well. Someone else came out to look and pointed out several things that were done incorrectly. With that said, Jay was great but unfortunately not involved with the repairs himself. We're past the warranty point so it looks like a bathroom remodel is in the near future. EDIT: Jay, please don't insult me by stating that this is a fake review towards your business. You would ask a simple question and get looked blankly. The work area safety was a disaster. Pictures will be included. They showed up at 7:15-7:25 AM. Upon arrival they needed to get inside for what I haven't a clue. Fairfax county has a noise ordinance stating work can't start until 8AM. If your so unlucky you will deal with Carl. Carl is the most cocky character. He doesn't know code. He claims he does. He claims he inspected the area to bring it up to code but missed a massive code violation. Fairfax County missed it as well but I already knew they were useless. So if you want to hire a company and roll the dice that you pass final inspection this is your company. If you want your property taken and then a cocky response that he's in 200 homes a year this is your company. They took a tarp that wasn't theirs and probably a watch. The tarp was returned but according to Carl they don't take anything. I can't speak for the value. The job was done on time but with annoyances. The kicker is he allegedly wanted to charge trip fees.
