Despite multiple follow-ups on our part, Dr. Leaks continues to repeat the same excuse: that our issue is "complex" due to the green roof and that they are "still working" on the report from the June 17th visit. At this stage, their repeated delays and lack of resolution are unacceptable. Our first interaction with them was back in September 2023 when they repaired a leak in our bedroom ceiling. Unfortunately, by April 2025, the same area began leaking again. We contacted them, and to their credit, they offered 2 hours of free leak detection and determined the source was not related to the original repair. However, after two leak detections and $3,237 spent, we are still without a report from the second visit (which took place on June 17th) and no clear solution to the ongoing leak. Even more concerning, we discovered upon returning from vacation that the leak was still active--despite them claiming to have completed a second repair. Thankfully, we haven't begun the cosmetic ceiling repair yet, but the fact that there has been a gaping hole in our son's bedroom ceiling for months, with no resolution and no urgency from the company, is unacceptable. We've repeatedly followed up via email (specifically to Hanlon and Josh), asking for a basic update or an estimated timeline, but all we've been told is to wait for a report and response from the owner, Mr. Alex Keating. To date, we've received no ETA, no report, and no reassurance. This has put us in a horrible position--waiting indefinitely with a still-leaking ceiling and the growing risk of mold, which is especially troubling in a child's bedroom. And yet we're made to feel like we're stuck: switching to another vendor means starting from scratch, but staying with Dr. Leaks means being left in limbo with poor communication. We truly hope to be able to update this review if things are ever resolved. But right now, others should be aware of the lack of accountability, the poor communication, and the stress this company has caused our family.

The team accessed units above us, took detailed measurements and photographs, and ultimately opened our drywall ceiling. They discovered a three-inch cast iron pipe that had separated from its coupling -- the real source of the leak. While they couldn't determine exactly where the pipe terminated, they provided a detailed, professional report clearly documenting the issue and confirming it was not our responsibility. We brought the report to our building association, and they arranged for the repair by another contractor and covered the full cost -- including the investigation. What stood out most was the professionalism and respect. Greg was always available to hop on a call and walk me through questions or concerns. The investigators were smart, thorough, and respectful. As someone who understands building systems, I deeply appreciated that they treated me as a knowledgeable partner in the process -- unlike many contractors we'd dealt with previously. When we were choosing a contractor, Mr. Contractor's Yelp rating gave me some hesitation - especially given the high ratings elsewhere. But when I read the reviews themselves rather than just looking at the overall rating, many of the complaints seemed to involve relatively small jobs. We needed someone for a large, complicated renovation of a very old house, and the experience and capabilities Ken demonstrated seemed much better suited to that kind of project. Having now completed the job, I'm very glad we made that distinction. This was a big project, and our old house threw plenty of surprises at us. Once the demo began, our engineer found that part of the kitchen needed to be structurally rebuilt from the foundation up. That meant coordinating with our architect and structural engineer and substantially expanded the work. Despite that and the many twists and turns that followed, Ken and his crew kept things moving and completed an extraordinary amount of work in just 10 weeks. What really stood out was the crew. These guys were craftsmen who took genuine pride in what they were building. More than once, they spent extra time on something simply to get the finished result just right or recommended enhancements that were not charged. A friend who is a high-end interior designer saw the kitchen afterward and was impressed by the quality of the construction and attention to detail. We also lived in the house throughout the renovation. The crew was friendly and respectful, and they cleaned up the work areas at the end of every day -- something we came to appreciate enormously during 10 weeks of construction. Was every little detail perfect the first time? No. But that's actually part of why I'm comfortable giving Ken five stars. When something wasn't right, he worked to make it right. He and his team stayed engaged through the end of the project, addressed our punch-list items, and have continued to stand behind their work afterward. And we LOVE the result. The kitchen has completely changed the way we live in the house. It has become the place where our family naturally gathers, and it's as comfortable and functional to cook in as it is beautiful. The new bathroom has been equally transformative. At the beginning, I worried that we might be spending too much on the project - and it was significant. But by the end, having seen the amount of work involved and the quality and care that went into it, I felt exactly the opposite: we received very good value for our money. My takeaway is that Ken's particular strength is a substantial, complex project where you need an experienced GC who can keep multiple trades moving, deal with unexpected conditions, solve problems as they arise, and see the whole thing through. Renovating a 130-year-old house isn't easy, and I'd much rather have a contractor who knows how to deal with the inevitable problems and stands behind the finished product. We'd happily hire Ken and Mr. Contractor again.

My 65 year old row home had wall paper to remove, cracks to fill and newly installed quarter round to caulk and seal. Not an easy job because of all the prep work to be done. The guys who walked through my house from AKF exuded confidence at every turn, making me believe they were experienced dealing with the challenges they would face, so I hired them. They asked for a 50% deposit which gave me some concern. I should have negotiated that down to a lower amount. They said they could finish in 4 days. Day one was all about wall paper removal. They finished that very quickly, then the guys left after being there only a few hours. On day 2, I expected a lot of surface prep with a steam machine to melt away glue residue and a longer presence, a full day of work. I was minding my own business and didn't see what they were doing until they had left for the day, again they were only there about a half day. I went through the house and found a lot of walls had been painted without any effort to remove glue. They had left for the day left before I saw the results of their work. For no good reason at all, baseboards and the new quarter round I just had installed, had been removed from the main floor all around. There was paint on unprepared walls and a lot of cracks had been painted over with no spackle, so they showed through the paint. I messaged the owner of the business and sent a lot of pictures and expressed my concern as I had made a 50% deposit. To their credit, they sent a different crew and the owner came to the site herself. They started removing glue with the right equipment and made a point of showing me the results periodically. They went through the house and were doing surface prep at some areas that were missed previously. It's really hard to fix something that was not done correctly from the start but they were determined and pressed forward. The work went on for over a week. The end result was something that looks decent from a distance but if you inspect closely there are still a lot of flaws. Un-sanded spackled areas mostly on ceilings, old cracking paint that was not scraped or smoothed, just painted over, and cut in areas at wall to ceiling corners where coverage was not good if you look closely under bright lighting. They hired my handy man to fix the baseboards because apparently they know how to remove it, but were not equipped or prepared to reinstall it. There were several broken pieces needed replacing and I already had some spare. That baseboard work wasn't finished when they declared the project complete. I walked through the house again taking pictures of flaws. They returned again and worked to improve things, and they did make it look better, covering most of the flaws from my photographs. The owner really cares about their reputation and tried very hard to make sure I was satisfied. They also gave me a discount because there were so many problems but that was a small consolation. The project took way longer than advertised and got off to a very rocky and unprofessional start. I expected better overall performance for the money paid. I would hire them again if it was for a rental property and no difficult surface prep to do, but this project was to prepare my home to be sold. If my untrained eye can see flaws, then any perspective buyer will also see those things. I hoped for better. Although I accepted the job as completed, the end results were just OK.
