We were greeted as soon as we walked in by the waitress. Noticed owner as well. We came during the week as soon as they opened. The restaurant was nice and clean. The smell from the kitchen was great. I was torn between the lunch koobideh and the Gheimeh. I love Gheimeh Badenjan my friend makes ... haven't found anything close even without the eggplant. I will try the Gheimeh next time. I ordered the beef koobideh and mom chicken koobideh. I got rice adding a salad and. My mom all basmati. I loved my beef koobideh ... it tasted exactly like I wanted. It was juicy with lots of flavor. Didn't really need the garlic sauce ... it's a nice compliment but a little thin. I'm used to eating it with Must Khiar (yogurt cucumber dip). The chicken was a little dry, but I shared mine with my mom as she's a chicken lover. It's really hard to get moisture into chicken. I tasted it, it had great seasoning, but here is where maybe the yogurt dip would've offset the dryness. I wouldn't say it isn't good because it was ... I just stick with beef lamb for this very reason. The hummus was good as well as the pita. Hummus had a little graininess .. but that's just me because I love Persian food and have had it A LOT so I am picky. But a skewer of koobideh, rice, roasted tomato, hummus and pita was a pretty great deal! The only reason I knocked the star off is that there's an offer for a "free appetizer" for checking in. I asked the waitress who asked the owner and said they're not offering that. Would've loved to try the Must Khiar as my free appetizer ... oh well. Will let you know about the Gheimeh ...

My mom recently used Kabob Land's catering services to provide appetizers for an event and she could not recommend them enough! Not only was the order and delivery process straightforward and simple, but the food itself was top tier. She ordered a variety of Persian cuisine staples like Shirazi salad and Must Khiar, all of which were thoroughly enjoyed by the guests. In fact, my mother reported her guests complimenting the appetizers more than the main courses provided by the venue she was hosting out of. It's also worth noting that the event in question was a baby shower which hosted a wide variety of guests hailing from different cultural/ethnic backgrounds so the dishes were well received by even those less familiar with Persian cuisine.

#5 app sampler was charged with #1,4,2. It was included but charged a la carte. A random open item.

Let me start off by saying this place food is decent. We came in Friday at lunch time, it was empty, so I wasn't expecting much from this place. Pricing on menu and pricing from what I was charged was off. We had 7 people, the server recommended their small group special #2 and the large group appetizer. We took his recommendation and even added on a la carte order of beef. When the appetizer came out it was so little 3 grape seed, small Cup of yogurt, small cup of hummus. I questioned the waiter, asking if that was the app special that was for a group of 6 people. He said yes. I was like ok. He came back and said it was the regular app and that special was for the patio (it's raining, wet and cold outside - regardless specials for patio only doesn't make sense) and said he'll fix the price. My friend asked for more hummus and was charged for qty 2 hummus, which to me it was not brought out. They later changed it to qty 1 on the bill. We also asked for extra veggies and onions, which honestly I don't even know if they added on the platter or didn't even bring out. I went up to pay and seen a whole bunch of charges that didn't look like : 1. Small app was charged WITH add on each items a la carte, the server said menu shows pick 3 and added the charge on. There was even a charge for $24 that said other, not even cause if that was charged for the extra veggies. I asked to see breakdown and basically the lady just stared at me, so I tapped to pay and saw receipt which looked off. They took off the 3 extra a la carte items and the tip. I said I wanted to tip, I was given an updated receipt and she said the OTHER line item would be the tip. However after reviewing my card statements, they added in the tip amount for the larger amount and didn't even change it to tip in relation to the lower amount. Shady practices here. I would recommend going to any other places but here!

5/28/23 Getting lunch! Called in and ordered the chicken white meat lunch special. The worker was kind and said it would be ready in 15-20 minutes. The restaurant is really nice! Chandeliers on the ceiling. Clean, safe and practiced. The order wasn't ready yet. Not real welcoming service. Hopefully the food is good. Waited a bit longer from when I was told it would be ready and told it was ready. I said thank you and he said welcome! Better. The receipt said it is the Jujeh Kabob lunch with basmati rice and grilled vegetables. FYI. Lunchtime! It was...really delicious! Tasty grilled vegetables, Put the chicken, basmati rice and sauces in a pita and it was Great! Tasty! Red sauce had a spicy kick to it and the garlic sauce was great! Great rice too! You get a lot of rice! Leftovers! Service got better and it was a Great lunch! Highly recommended!

This place has excellent seasoned meat. We tried the family special (feeds 5) and were so pleasantly surprised. It comes with chicken and beef koobideh which is a minced meat seasoned kebab, a skewer of chunks of beef , and a skewer of chicken. All of them excellent, juicy, well seasoned and not dry. Honestly one of my favorite places for meat. They make excellent light fluffy basmati rice. Sadly the night we came, they were out of pita, which was disappointing. The family special comes with salad or rice or half and half. We ordered it with rice and got a fatoush salad separately but it was not a traditional fatoush salad, and the dressing came in to go containers rather than a small dish or incorporated into the salad which is what fatoush has. A friend in our party ordered a salad but they had no ranch dressing, another disappointment. . Yet, The decor in this place is so tastefully done. It's gray with black modern furniture, very comfy vinyl chairs and TVs to watch the game, meat and rice which are the bread and butter are so good along with their garlic sauce. I would definitely come again with the family. I'd love to try their other traditional Persian dishes.

Best Persian place in Clovis! I absolutely love Persian food so you know that I had to find a Persian restaurant as soon as I moved here! Kabob Land's Beef Koobideh Kabob is like no other versions I have had before! It is full of so much flavor and taste homemade! A generous portion of two skewers of ground beef cooked over open fire served with basmati rice and 2 slices of oven roasted tomatoes is enough for my husband and I to share! It always comes with a lovely size of Tah Dig! Tahdig, pronounced tah-deeg, literally means "bottom of the pot" in Persian. And it refers to a beautiful, pan-fried Persian rice that is fluffy and buttery on the inside with a perfectly golden crust, which is the layer at the bottom of the pot. It's beautifully laced with saffron and often scented with orange zest! And I always get some Must Khiar, the homemade yogurt with mint and cucumbers too! And they always include pita bread and extra seasoning in a black packet that looks like condoms. ; -) Their qualify of food and level of service has always been consistent especially when ordering from DoorDash! I definitely recommend this place if you are looking for good kabobs and Persian food. And now I will place an order because this review is making me hungry!

(During Covid) Good food. Very attentive staff. This restaurant is located in the Northeast corner of Cedar and Nees. It has outside seating and a little fire pit. There were 3 of us that night and our waitress was very helpful and patient. Kept coming back to check on us. Food was real good and tasty. Price is reasonable. I ended up getting a to go hummus.

This was out first time eating at Kabob Land and I'm glad we did. We started with must museer which came out with hot fresh pita bread and we both got the Barg sultani. Everything was fantastic, great flavor, great customer service and nice atmosphere. If you either live in Fresno or are passing through and you like authentic Persian food, eat here!

I wanted to try the stews and the appetizers when I came in but when we arrived, the waitress said the stews are unavailable and all the yogurt dishes were sold out. It was still 12pm on a weekday. I decided to get the kabobs but they were not that great. The restraunt itself is not kept in a clean shape. The couches were broken, the ambience is really dark and not welcoming.

Chicken breast fatoush salad

Food, service, ambiance all of it was stellar! We have definitely found our new favorite Mediterranean spot on the northside of town. The chicken kabob was grilled, juicy to perfection. The chicken breast chunks on my zangy fresh katoush salad was soo tender , plenty and flavorful! The gentleman at the counter aka the server too "Piam" was so hospitable and friendly with my husband. Their garlic and hot sauce just elevate the palette even more!

It smelled so disgusting cigarettes and BO so bad. Turned around and walked out. Would never recommend or go there again

So it was a bit disappointing for us, since most of what we wanted to try wasn't available (Spinach Borek, Ajarakan, Mini Khachapuri, and Nazook Gata). I had 2 Lahmajune (aka Lahmacun, Lahmajun), which I really loved. These were delicious, like a super thin pizza crust, topped with chopped beef in a flavorful sauce with spices and bits of veggies (onions, parsley, red peppers, etc). I also had a Spicy Borek, which was good, but I didn't love the filling-to-dough ratio on this one. I tasted the dough more than filling. My husband, lamenting the lack of Spinach Borek that he was looking forward to, had only 2 Maniesh (aka Manakeesh, Manakish, etc.) for lunch (and a Tahini bread for a later dessert). The owner who helped us, heated up our order (since it was all baked earlier and cool by now), but my husband later told me, his were barely warm. He really liked the topping of the Maniesh (Za'atar, which is a blend of several different spices including oregano & thyme). But he found the pita-like bread the Za'atar was spread on too dry, and overwhelmed the Za'atar. He enjoyed the Tahnini bread more, being just a sweet, light dough. Prices were quite reasonable, except the Spicy Borek seemed a bit much, compared to the other items on the menu. (Also, the Ajarakan is double the Spicy Borek, at $13. Maybe it's worth it, though; I can't say, since it wasn't available.) Due to the prices, I'm rounding up my rating to 4*.

The hummus portion was huge and the owner, who helped me, was super sweet and offered me a free to-go box of fried pita chips for hummus dipping. My kids loved these! My kiddos also really liked the chicken and rice as well. I'd love to dine in and see if the protein portions are different and enjoy that patio to people watch.

Unfortunately, our most recent visit completely changed how I feel about this restaurant. Our waitress was Brenda (a middle-aged Caucasian woman with glasses). I want to be clear about who served us because my receipt also listed the name Brenda, and I would hate for another employee to receive this review by mistake. We were seated fairly quickly even though it was a very busy night and the restaurant was full. I want to say upfront that I completely respect how hard servers work, and I understand busy nights happen. However, after sitting for quite a while without anyone taking our order, I politely told Brenda that we were ready. I am diabetic and was not feeling well, so the wait was starting to affect me. Her response was, "Sorry, we're really busy tonight and there are only three of us waitressing." I understood that they might be short staffed, but at the very least she could have taken our drink order. Instead, she continued cleaning tables and serving other customers. I watched four different tables get seated after us and receive drinks, salads, and appetizers before we even placed our order. As someone who has been coming here for years, I have never felt so uncomfortable or overlooked in this restaurant. In 2026, no customer should feel that way anywhere. When our food finally came, everything arrived at once -- our hummus, salad, and entrée -- which made the experience feel rushed and poorly handled. When I asked Brenda for more napkins, she never returned to our table. We eventually had to go to the register ourselves to pay because she never brought our check. Before leaving, I explained to her how the situation made me feel. She responded with several explanations about being busy and short staffed, but that was never the real issue. The issue was the way we were treated. She forgot who we were all night but when it came to pay my tab, she definitely knew what table we were sitting at because her response was. I'll get your tab for table 3.. The food was amazing as it has always been, but sadly the service we received completely ruined the experience. After nearly nine years of coming here, this will unfortunately be my last visit.
