For the last 20 years our family has depended on K&S for the management of its properties. We received checks every month, the accounting reports were sent to our accountant and the properties were well maintained. Then Covid-19 hit and many of our tenants fell behind in rent. Before we even heard about the rental assistance programs, K&S told us they were helping the tenants apply for the money. Today we were told all the tenants were caught up with their rent. Thank you K&S

Key Highlights: 1. Exceptional Team: I've had the pleasure of working with Wilsen, Ahyeza, Chris, Patricia, Jana, Fiona, Nikki, and Ramiro. They are professional, attentive, and easy to collaborate with. 2. Problem Solvers: One of their greatest strengths is that they never shy away from a hard problem. Whether it's a maintenance issue or a tenant concern, they tackle it head-on with a level of responsiveness that is hard to find. 3. Trusted Partnership: When you are looking for a partner to manage an investment property, creating an empathetic and caring relationship with the tenants is the most important factor. They have proven themselves to be reliable stewards of my property. Pro-Tip for Owners: Because they manage a diverse portfolio of both condos and houses, I found that providing clear context on my specific expectations for house-level marketing and maintenance from the start created a great feedback loop. Their receptiveness to this high level of communication is exactly why our partnership works so well; it ensures everyone is aligned from day one. Overall: If you need a team that is responsive and capable of handling the complexities of the Bay Area rental market, I highly recommend The Cal Agents.

When I decided to sell my home in Sonoma, Alice came to our first meeting with exhaustive research and a clear, actionable plan to get the best price. We decided to choose her as our agent immediately; our gut feeling was that Alice was the best person to sell our house. We highly recommend her! I knew selling a house was a complicated process because I knew absolutely nothing about it. Especially since my house was rented, I needed to discuss with the tenants and arrange for them to move out. Luckily, I found Alice and asked her to be my real estate agent. She alleviated all my concerns, managed the entire process smoothly, the tenants moved out successfully, and the house was put on the market quickly. We received offers very soon! I'm so glad I chose Alice; it was the right decision. As a seller, I knew nothing about buying and selling houses. A good friend suggested I contact Alice because they had previously used her services and had a very positive experience. Alice is the most considerate person I've ever met. She not only helped me sell my house but also gave me a lot of advice, helping me understand the process and important considerations. I think I've made a wonderful friend. Throughout the entire home sale process, Alice was more than just a real estate agent; she was our unwavering support, always there for us. She answered all our questions, kept us informed of the latest developments, handled all the paperwork, and represented us in negotiations. She made us feel like not just her clients, but her most important ones. Thank you, Alice, for choosing her as your real estate agent--you definitely won't regret it!

I used them recently when I was in a terrible jam as a landlord, needing to rent at the last minute when other agencies who said they help did not make good on their promises. BCPM responded to my crisis with calm confidence and an impressive reservoir of knowledge of the real estate market in Berkeley/Oakland/SF. They listened and took the whole situation in. I relaxed immediately: you could feel the realism and common sense from the first minute. Such a contrast to the hyped up, shark-pool norm in the Bay Area at this point! This group is the backstop everyone involved in renting in this crazy market longs for and desperately needs. For renters and landlords, I cannot recommend their services highly enough.

My lease ended and BCPM has not returned my security deposit. I have requested it from them multiple times and they continue to ghost me. About 4 months ago I provided my move-out notice and had a tenant lined up to move in. BCPM acknowledged this and provided an application, but they never processed it. They are costing people who want to move out early thousands of dollars because we cant formally get new tenants to fill our rooms. Even after my lease expired and I moved out, they continue to send me automated notices that my rent is due. I try calling and emailing and they continue to ghost me and the other previous tenants. I even tried to go to their address listed online, but it was only a USPS mailbox.

SLUMLORD. Would give zero stars if possible…read more From the moment I moved into that apartment I realized I was in a slumlord situation. When I arrived on January 19th there was no working heat and it was in the 40s at night. I was provided with a very small space heater by the "property manager" (that term feels like a big stretch) and I was absolutely freezing all night. The only reason I didn't go to a hotel was because I had just driven for 5 days straight and was literally too exhausted. Additionally, the apartment was ABSOLUTELY FILTHY (I have photos to back this up). The apartment was vacant for months so it is unclear how they did not have time to check the heat or do a basic cleaning. When I complained, Pedram gave me a credit of like $70 for both those issues which is wild as a cleaning service and a hotel stay would easily total $500. Pathetic. I knew I was in for some bullsh*t based on this. From this point on, every time something broke or needed to be fixed, and there were a lot of things that were broken UPON MOVE IN (again, this place was empty and could have been repaired beforehand), Pedram ignored my service requests in the app and my emails. I fixed things with my own time and energy and had to hound him to be reimbursed for the supplies. The whole point of renting is so that I don't have to fix things. I literally had to have a friend fix my leaking kitchen sink because the person who "fixed" it initially didn't actually fix it and Pedram would not respond to my emails at all. I begged him for help. In addition to my actual unit being terrible, the general condition of the property was abhorrent. Overgrown weeds and bushes, filthy walkways that haven't been power washed in years, garbage all over the alley where the bins are, etc. It looked totally ghetto and therefore, people treated it as such. Also, we were told with literally ZERO advanced warning that we would lose access to the washer/dryer for at least a month due to the construction project taking place in the back parking lot (earthquake retrofitting). So then I had to start taking my clothes to a laundromat which is hard to do as a professional working 50+ hr weeks. Additionally, Pedram told us we had to park our cars on the street for this project despite the workers only being there during business hours. There was no reason we had to park on the street at night, other than his negligence with regard to understanding the actual scope of the construction project. My car and several others suffered vandalism/damage due to being on the street. It was completely unnecessary, but he would have known that if he ever stepped foot onto that property or put even the smallest amount of effort into managing it. I finally had to threaten him with legal action to be allowed to break the lease, as I could not continue living in that hell hole. He will not return my security deposit and states he kept it as the lease break fee, which is of course illegal under California state law. So not only did I lose my 2k deposit, I have to pay 1k to fix my car and I paid another 1k for moving expenses. Still very seriously considering taking him to small claims court. I had a completely horrific experience at this place and I have no idea who would write a positive review. I spoke to numerous other residents who all had similar experiences and were completely frustrated and fed up. Pedram, you take advantage of people and you know it. Absolutely disgusting behavior. You ought to be ashamed of yourself. You can say I'm disgruntled about the deposit or whatever you need to, to make yourself feel better, but we both know the truth.

Because if you make their lives easy, they will make yours wonderful. First off, Keith, the landlord/office front doesn't answer the phone, and that's for good reason because they more than likely get a billion calls from people interested in property. Now, if you do end up getting a property with them, you can call Keith at any time, leave a message, and he will always get back to you in an unbelievably timely manner. Castle rock has addressed every single issue I've ever brought up to them in a timely and friendly manner. The wireless port in my flat was broken/spotty and I mentioned it to Carl, the maintenance guy who literally dropped everything he was doing to take care of me. I'm in an older building in a rent controlled studio to myself. You CANNOT find a studio this large or this nice in the Bay Area for this price. Keep in mind, the units are rather old, the appliances aren't exactly state of the art, and the interior is a bit worn from use, but you would be a fool to complain about things like that considering the price you're getting. All if these negative reviews are from prospective lessee's who didn't get a call back for a place. You won't get a call back if you're not a tenant, so that is their way of prioritising their customers. Rest assured that this is an excellent agency, completely legitimate and I'm thrilled with my studio.

Our new tenants are amazing people who will truly love our home, and I'm confident we wouldn't have found them without Alexandra's help. It's too easy to accept the first applicant with decent credit, but Alexandra helped us take our time and pick the best person for the home, not just the first to apply.
