WARNING!! Stay away! Owner Jonathan Woods does a meet and greet to look at the job and gives you an estimate. I needed to renovate a 2 bedroom rental apartment...paint, patching some walls, 2 new doors, sanding and poly floors, new cabinets, new tile on kitchen and dining room floors. My wife and I meet Jonathan, talk about the job...Jonathan tells us his price includes labor only, no materials. He says he will email me a material order through Home Depot, I pay. We ask how the material, which costs over $2500 and comes with FREE Home Depot delivery, will get to the apartment and Jonathan tells us he would be happy to pick it up, no problem. After pulling up the carpet, we decide the wood floor was not worth repairing, sanding and poly. I decide to go with laminate in the bedrooms and increase the amount of tile work to be done by about 75 more square feet. Jonathan tells me that there would be an additional charge for the extra tile work. No problem. He sends me a picture text with a hand written additional work order...which includes a $150 charge for material delivery!! REALLY? This is when I realized I had chosen the WRONG contractor! Before he got the job, he said he would gladly pick up the material, then he tries to charge me $150 when I could've gotten free delivery from Home Depot. Every question I ask him, Jonathan tells me "it's in the contract". I would go to the apartment every couple of days to check on the progress. I walk in one day and see that 2 brand new, beautiful, solid wood, 6 panel doors PAINTED WHITE!! If that wasn't bad enough, he took it upon himself to also paint the existing solid wood apartment entry door. No phone call, no communication whatsoever. I call Jonathan and he says "read the contract, it says all white". Jonathan also tells me he is just about finished. I do a walk thru to make sure Jonathan has fulfilled his contractual obligation. I find a laundry list of shoddy work....paint splattered on a brand new toilet...paint splattered on the brand new tile floor...brand new door knobs covered with paint...door hinges painted over...light switches and outlets completely painted over. I know I paid for drop clothes and 6 rolls of blue tape...they were never used. Then Jonathan tells me that the small entrance hallway on the first floor and stairs that were supposed to be sanded and poly is such a small job, that "it would be embarrassing to call his flooring guy for such a small job". REALLY?? He wanted to charge an extra $800 for a job that was in the contract!! He then sends me an "AMENDED" contract with additional costs AND $515 in material he claims he bought. Not sure why he would buy any material when it clearly states in the contract he is responsible for "LABOR ONLY". I tell him I would be happy to pay for any material he bought as long as he gives me the original receipts and why and where he used said material. You know what I heard after that request? CRICKETS!! Instead Jonathan decided to take his tools and disappear without finishing the job and refusing to come back to clean and repair his mistakes. STAY AWAY FROM THIS GUY!! read more

Critical: Professionalism, Responsiveness I really wish I could post something a little more positive about my experience with JW Development & Construction LLC. His work in my kitchen resulted in cracks in my ceiling which he promised to come and patch up. I should note the cracks happened more than once. He did fix it the first time, but It's now been over 6 months since I called about another crack on my kitchen ceiling which happened during the Winter. A wall had been knocked down to build a kitchen island which is the reason these cracks were appearing. In all the years we owned this house, there was never a crack in the ceiling. This is definitely because of the demolition. He hasn't come back or scheduled time as he said he would. I'm working from home now, so he could've come by at any time. What makes this worse is that he has not returned any of my recent texts or my email. I advised him I would pay him for this patch up/sanding work, but still nothing. I also gave him considerable time due to the current pandemic. JW did some good work, but as mentioned he does not respond to texts when you need to ask a question or if you have an issue to discuss. My advice is be very careful with any contractor. Do not hire the first contractor you speak to. Get a few estimates and go with your gut feeling. You should also do a final walk through or inspection before submitting the final payment. I'm disappointed because I paid him well and showed him total respect. All he needed to do was follow up or tell me he was too busy to come back. read more

I had vetted several contractors before settling on Jonathan. I needed work done on my basement and I have to say, I picked the right person. The job was competitively priced and had a professional finish. I used him a second time again and was also satisfied with the work.
