However, the fundamental hierarchical profit-driven non-familial and non-community structure of the corporation is a significant downside to be aware and cautious of before signing any lease with Pre/3. The least of concerns were many construction shortfalls likely due to prioritizing cheap fast profitable labor over quality claimed "luxury apartments." Within about 9 months of my lease, I was notified of over a $100 rent increase. The corporation strategical offered affordable rent below market value for a new development complex well-knowing they could increase substantially once they had a steady flow of tenant profit leverage. Furthermore, without any consultation or discussion or consideration, they slid a letter under my door in July of 2024. My son's father had moved in with us the month prior which I had notified the on-site managers of. The letter requested that my family essentially separate or vacate within 5 days due his 20-year prior criminal record including a crime he was falsely and racially discriminatingly charged with. I chose family over a corporate-led apartment complex and followed instructions to voluntarily vacate within 5 days. As a professional with a side cleaning business, I left the property MUCH better than when I moved in with sawdust still everywhere because the company doesn't even care to pay for professional cleaners post-construction for brand new renters. Despite all of this, Pre/3 did not refund a penny of my deposit and additionally charged me over $700 for a very unreasonable checklist of BS. I've been a very good tenant and home owner for 20 years. The only difference is that all other properties I've worked with have been grounded in community, respect and service.

However, in my time living here I had to submit many maintenance requests from the time I moved in to the time I moved out. Another concern with Ashford is safety and security. I had my doormat vandalized and splattered in paint by jackass's, I had my Easter wreath stolen off my door, I had a bat suddenly trapped in my closet and had to call to have it removed in the dead of winter, another one instance concern was the sighting of police with guards coming into building. Another annoyance was someone pulling fire alarms twice in a month with no fire in building at midnight. Overall, quiet place to live until things arise every now and then.

In 2008 we had moved into a one bedroom apartment and after a few years, moved to a two bedroom after we got married and wanted more room. Overall, this has been a great place to live! Yes, we did have a few negative experiences living there and I'll start with those: 1. We have had a few bad neighbors, but that is a common thing that can happen with apartment living and not the fault of the management. 2. The first year there were a lot of issues with snow plowing but they must have changed companies because the plowing got better the following year. My only issues with snow after that were the people that did not move their cars for the plowing. When you go to your car and you still have to walk in snow because the car next to you didn't move, that can be frustrating. 3. We did have an issue once with mold because of a leaky air conditioner in the above apartment. They did take care of it however they missed a few things and had to come back after I complained and sent them pictures of what they missed. This was however, previous staff that no longer works there. Our good experiences by far, outweigh the few negative ones. The current office staff is great. Ashley and Greg work in the office and they are both professional, helpful, knowledgeable, and friendly. Josh the maintenance manager is awesome as well. They all take care of things immediately if you have issues. I have not had to call twice for the same thing with them. Willow Creek apartments are well priced. There are some newer apartments close by off of Barker Road and they are a couple hundred dollars more for smaller apartments. W.C. is close to the freeway, restaurants, shopping, and activities like parks, movies and roller skating. They have a small dog play area on site, as well as a pool, tennis courts and a grilling area. We lived in the newest building, which is a pet friendly building. Yes, you can hear dogs barking. But I would much rather hear a dog parking periodically then loud music blasting from someone's apartment. Other than periodic music from some neighbors who didn't realize it was rude to play music that loud, we never heard anything else through the walls. Yes, we would hear doors close or people talking sometimes just outside in the hallway while sitting in the living room. But our next door neighbors had a baby and their child's room was on the other side of our living room and we never heard the baby cry. The only time we ever heard him crying was when we were in the hallway - like opening the door when we came home and the moment we walked into our apartment we couldn't hear him anymore. The grounds are kept up well. Since Ashley took over as manager, she has been taking care of many things to make the grounds more presentable and safe. If there is a light out, Josh will take care of it right away. One time a hot water heater was leaking in the hallway - I called to let them know and they were replacing it that very evening. The current staff is clearly very efficient and reliable. I would 100% recommend this complex to anyone looking for an apartment.

    Relatively clean for now but neighbors keep feeding animals although reported to tye office. Mice…read moreare present. The grounds are no longer tranquil that once included a bridge and stream. Bridge has been gone over a year and the stream has been dried up for at least three years. Furthermore, there is debris and garbage in the stream. So many trees were torn down. There isn't any security measures in place. For instance, there aren't any security cameras or secure entries to the buildings. Construction is poor. Noise is terrible between the floors and walls. Management is forgetful. Any work is too much work for some maintenance team members. Coats can't be put in the cost closet because if a sleave bumps into the door, they fall off the hinges. They put very cheap contact paper on very old shelving in the kitchen and are claiming that I did. Also, there was water damage in the apartment at least three times because they couldn't figure out that the drainage hose for the air conditioner needed to drain into something. Bad experience. ​​

He was ill and hospitalized thus the delay in attempting to have funds returned. My brother in law was fully taken advantage of, did not complete the computer lease sent to me with any family member as insinuated, doesn't own a computer and thought he would have his security deposit of $925 returned when he found a place closer to his daughter. My sister is disabled and their income is sparse, to say the least. Ben is a thief and scumbag to not be willing to return the funds after numerous attempts. Keeping the same apartment as available to seize the next sucker and take their money as well. Documents were not completed with anyone in the family as we verified, and had to have been with Ben or office manager. When my brother in-law attempted to contact them for a refund, messages were ignored and not returned, thus giving them time to avoid a refund. The next excuse was person my brother in law worked with no longer worked there and they would have to look into the processing of his check. Once again giving them ample time to claim 3 day waiting period was exceeded. I am shocked that with these reviews no further action has been taken against this company and Ben. I have reported it to Elder Abuse, Veterans Administration and will continue even after the time that has passed to be sure others are not out $925 as my sister and brother in law are as a result of unethical practices and preying on the disabled and elderly.
