They merged with MKE Property Management and…read morethey are now WHMilwaukee (Welcome Home Milwaukee) Unfortunately, I can not recommend REIS at all as a Landlord or tenant. We hired REIS with very little time and ability to perform research due to a job relocation. Jacob Nelson pitched REIS as "all inclusive" and "transparent." They claimed repeatedly not to "nickel and dime people like the other guys." We went with them knowing we could switch property management companies later, which we did within a year. Jacob then showed our house to a couple relocating from out of state who needed to be in their rental property before we were scheduled to be out of our home. He said the couple loved our house and they were in the process of finalizing the paperwork with them. I called my relocation contact and told them that I needed the move team to be at my house earlier than our scheduled move to accommodate the renters. They scrambled to make this happen in the middle of winter. My husband, who was originally going to stay in our house longer, quit his job since we would no longer be supporting two housing payments as Jacob told us our home was rented. Days later we inquired about the paperwork and come to find out that they backed out and that REIS never had a signed lease from this family. At one of the most stressful times of our lives (cross country move, starting a new job) we hired a company who specializes in managing property, to mitigate our risk, and instead they dropped another bomb on us. Since my husband had already quit his job we went ahead and moved cross country anyway hoping the home would get rented quickly. Jacob did offer us a concession to make it right after we expressed extreme disappointment, however, the reality is a professional and knowledgable property management company would have never done this in the first place. Once they started showing our house they did end up renting it. The woman, Lindsay, who was showing it became a person we interacted with as well. Through these interactions we started asking her questions and she would respond and offer help to us. She inadvertently became our point of contact, but we found her interpersonal skills lacking in some cases. We asked her about lawn care, stopping by the property, and notifying the tenants. In the last situation we messaged her and told her that we would be stopping by the property inspect the yard, install some parts into an appliance, as well as access a locked cabinet in the property. We provided about a month of notice with a time frame of 2-5pm. I understand their job is to keep the tenant happy, but ultimately a property management company acts as an agent for the property owner, which means they work for us. The accusatory nature that Lindsay spoke to us in was ridiculous. Jacob handled this, notified the tenant, let them know that they were welcome to be there if they were able to, but that as the owners we were providing them with plenty of notice and legitimate reasoning. The last straw was when Wisconsin had heavy, extreme rains in August 2018. The communication log shows that the tenants reported streaming water into the finished basement on multiple occasions and that this was not addressed by REIS. We were also not notified of this in advance, we found out in the communication log on our Property Management report. We were unable to address this promptly for our tenants because we had no idea. Rather than notify us and let us get a window contractor to the house to replace the old basement windows, they sent their "best" at $68 an hour to put plastic window covers over the basement windows. Then they tried to charge us for "their best" to examine the foundation, which we declined. The issue was the old, original basement windows. We immediately started calling contractors and when we tried to ask them to coordinate a time with the tenant for the contractors to show up they said they would take 10 or 15% for coordinating a time the tenants would be home. What? It's literally coordinating an appointment. So much for not nickel and diming. After a full analysis of every question we asked, service we inquired about, and etc., we realized that they are going to default to a rate of $35-40 an hour for ANY service you ask and they're going to quote you a minimum of 4-5 hours for ANY service you ask for a "handful of guys." Need 4 flowerbeds weeded? $35 an hour for the morning for 3-5 people. Could be 3, could be 5. That's really the difference of $200 without any way to control the cost. After talking to our tenants we realized we did them a disservice by using REIS/Welcome Home Milwaukee. I absolutely do not recommend REIS/Welcome Home Milwaukee. We switched to World Property Management and Joe Mundo and his team have been great. We check in with our tenants and they're happy as well.

I will be contacting the city to ask for their occupancy permit to be suspended! They are not doing anything for the community! The tenants do not dispose of their trash properly and it blows everywhere. This property is becoming an eye sore!

Pretty much was a place to store our stuff. We renewed the lease and they had upped the rent which is normal. They decided to make a kitchen update that we did not ask for and this was to be done while we lived there so our kitchen was down for a month. Not only was our kitchen down but our whole living room since everything was pushed up against the walls and covered in plastic to avoid dust or anything else. We were told that the workers would be working while we were gone at work and on several occasions they were still there for hours after we got home. All in all the kitchen was nice to have after it was done but no compromises or deal was made that since they would have our kitchen torn up for a month and that we would have to eat out more that they would take a hundred off rent or something. Next after a year of living there black mold was growing heavily in the bathroom since there was a wooden window in the shower that didn't open and there was no vent either. We had put in several work orders for it and nothing was being done. After 2 months of being told a new window is being ordered I called more sternly and it apparently never got ordered. Finally, after three months they replaced the window and pretty sure just painted over the mold. The new window allowed for us to open a small portion and get air flow. That helped with the mold problem but it was always an ongoing thing. We would scrub with bleach and other cleaning supplies but still it would come back. Either way I had gone to the Doctor earlier that year for headaches, dizziness and sneezing...turns out it was Sinusitis. This can come from dirty or moldy environments (Our bathroom). I was treated for this with antibiotics and having moved am better and don't get this off and on like I use to. Lastly my roommate and I got new jobs and significant others and asked if we could work with them to move out earlier than our lease. They seemed fine at first then they flipped a switch. They would show the apartment and not even contact me to tell me they would be entering. They found someone to rent the apartment for June 1st and we would be out April 30th. They told me it was all good to move out April 30th but now are telling me after I moved out that May rent is due and that I can move back in if I want for that month. Even though they are doing more updates ripping up the flooring and such then the next tenant wanted to move in a week or two early since that would help her get into this new apartment and out of her old they are stating they are taking all of the security deposit and its because rent is due. Having said they would work with us and everything was falling into place we thought everything was fine. Except now they stated we need to pay for all of May rent and to keep the electric on for them (while they work). Chelsea in the office is horrible at communicating and will play games like only contacting one tenant. She never contacted me until she wanted to inform me that May rent is now due but never for any other updates. In the entire time we lived there we never were late on rent and kept the apartment in great shape and were polite to them. They are money hungry and are very rude to the younger crowd. As far as we know they are taking are full security deposits even though they should only be taking $400.00 for a fee for ending our lease early. Office staff does not know what they are doing and the owner Joel will side with it since its more money he can have to update his properties.Take my advice stay away and rent through another company. I am just glad to be done with them. I have lived in Milwaukee for 8+ years and this is by far the worst landlord I have had.

The new building owner isn't working with Dominion anymore, and suddenly Dominion is telling me they can't honor my parking agreement even though I still have 3 months left on it. The garage wasn't even part of the sale - it's offsite and apparently Dominion goes through Power Parking to manage it. Here's where it gets sketchy: I asked them directly if they own the garage and they completely refused to answer. Just dodged the question. Meanwhile, the new Sage owner told me Dominion actually part-owns these garages, which explains why they're pulling this move. Seems like I'm caught in the middle of their business dispute and they're just canceling tenant agreements to make a point. I get that business relationships change, but you can't just "null" a signed contract because you're not working with a building anymore. I paid for parking through July, and now I'm scrambling to find a replacement spot for the last few months. If you rent from them, just know that your agreements might not mean much if it becomes inconvenient for them. Really disappointed in how this was handled.

I recently involved the DATCP, and they issued a Non-Compliance Letter against the company. The state confirmed that Dominion's 'Nonstandard Rental Provisions' (specifically #74, #77, and #81) are illegal under ATCP 134.08. Under Wisconsin law, including these prohibited provisions makes the entire lease void and unenforceable. Even after the state's warning, the owner told me they would intentionally refuse to market my unit for a new tenant unless I paid an illegal $500 fee. If you're a current tenant, don't let them bully you into 'Lease Break Agreements' that the state has already flagged as illegal. You have rights, and the DATCP has a record of their refusal to comply.

Let Boards hold illegal closed sessions and show no regard for CC&Rs. When homeowners asked for help, we were ignored. When homeowners filed with the state's dispute process, they did not help the board work with the homeowners, and took it as an opportunity to make more money off the HOA. When the Board was sanctioned for violating CC&Rs, this management company attacked the homeowners and refused to help them hold the Board accountable for the violations. They know who pays their bills, the corrupt Board. Wrong Ogden, this is a HOME OWNERS association.
