This realtor and associated agents are guilty of gross negligence, fraud, failure to fully disclose hazards and material defects of property,
blocking other realtors access to property. The double ending of the deal where applicable ( yes in my case) increases their commission and helps them avoid advising representing either the seller or buyer fairly. There is NO brick and mortar office with a firewall. Juanaca Failed to provide any information about safeguards and protecting oneself during the wire process and fails to provide information about the risk involved, i.e no insurance coverage for this act. The home I purchased was over inflated in price. Unrealistic comparables were provided. During inspection(s) it was becoming apparent that material defects she knew about or should have known about were being exposed. She failed to research and acknowledge material facts about home effecting the value. She argues with inspectors who are trying to be candid, ignores legitimate requests for repairs, especially the one she didn't disclose with sellers statement. She didn't provide required realtor disclosure documents for timely review. She has exposed herself and seller to lawsuits. She sandwiches ( hides) pertinent documents in DocuSign packets emailed at a later date but before closing so that It has the appearance she has completed her duties on time. She stages homes which which I feel is a conflict of interest in dual agency. She used the sellers vacant home as her office and so forth. She lied about the number of termite inspections, has her own inspectors who ignore or write low ball estimates for inadequate repairs. We received a FULL refund from one of her selected inspection appointees that I paid for. Why? Failure to FULLY disclose information pertinent to the home. She avoided getting a proper roof inspection at all costs . Once obtained it reflected a roof in need replacement instead of minor repairs. She lied about the pest report (s)and the rat infestation on the property and in house! We caught a rat inside our birds cage the other night! Luckily it didn't kill my parrot of 10 years. Further Inspection has revealed evidence of rats in the attic and the house smells of musk and rat urine at times. Rats have weak bladders and dribble everywhere. They chew wires and are the cause of a very large number of house fires. She doesn't care about pool safety if you don't have a child. Well, my new neighbor has a five year old! She initially tried to present the home as a WOW! stunner on line and "as is " in the docs. She changed her sales pitch to "as presented" and believe me she initially wasn't presenting rats, termites, wood rot, faulty electrical, major roof work, neighbor hood nuisances. After closing she confessed to my wife that she called the County Code Enforcement Dept on the neighbor. Of course she failed to disclose this from day one, a requirement. The police were called because two males were on the property, which has a gate, asking for the previous owner or renter then attempting to get some cash from me. Keys to the house are still floating around. I'm in the process of fully uncovering what's happened. A police report will be filed, complaints to DRE, Realtors Association, Better Business Bureau, District Attorney and so forth. Also she uses her degree in counseling in her sales pitch to comfort me in her ability to represent her client fairly. Her tactics will be made known to the Board of psychology.
Don't use her services. If you have and are unhappy, document everything, parties can be on the hook for up to 10 years for Fraudulent actions.
