I had difficulty level setting what exactly was being contracted with this contractor. I provided him with architectural plans for a front deck (which was permitted / had paid structural engineering plans/ etc. there was little ambiguity in structural definition of done given state laws) The quote I got back was for 80k at least for a ***front deck*** When I double clicked into where this cost could be coming from... Cost that is equivalent to a down payment on a house ... NOTHING was defined or defended. I was just told that my standards were not high enough to solicit his or his teams work. As a single mom... I want to defend that I have really high standards for where every dollar is going and my dollars spend the same as everyone else. I hope my contractors take this into account - and that just wasn't the case here. ** amendment. The owner of this business spent more time responding to my *Yelp review* than bringing clarity to budget DURING our engagement. Even in his response the measurement and scope is unfortunately inaccurate which reaffirms my first line. "It is difficult level setting what is being contracted with this contractor." I expect my contractor to upfront with budget - this Yelp response proves that simply not the workflow here, and that's why I'm amending it to help y'all work with the best fit for you. Patrick and his team had done a fantastic kitchen and primary bedroom remodel for the sellers we bought our house from, which was a large part of what made us fall in love with it to begin with, so we knew that we liked his work. We hired him to fully remodel the lower level, including creating one of the most beautiful bathrooms I've ever seen, and to add an additional window and a skylight in the living room. We're beyond thrilled with how everything turned out, and Patrick and all of his sub-contractors truly have been a joy (ha!) to work with. He was very accommodating to small project changes and did not nickel and dime me. When I raised concerns about any work, he was quick to respond and evaluate the issue. Only tough part was he's booked pretty solid, so I had to wait a while until him and his team could start, but that speaks to their work that so many people want to hire them. Patrick and his team recently remodeled our master bathroom, and we are thrilled with how great it came out. It looks even better than we imagined it would. We basically gutted the entire bathroom - including ripping out a shower wall which was replaced with glass, new tile floors and new tile for the shower, new fixtures, a new vanity, mirrors, lights, a new toilet, etc. I've added some pictures. Patrick and his team were very courteous, communicative, and went out of their way to help us with some small things that came up during the renovation (they fixed the latch on our front door and a few other small things). Patrick and his team did a fantastic job on designing and building a carport on our 1900's Craftsman. We wanted a carport that looked modern, but not out of place with the existing home and neighborhood. The result was a seamless addition that functions well and looks stunning. It was a pleasure working with Patrick to design the carport. He has the uncanny ability to transform about three Pinterest photos and a few bullet points into a full vision, and it was just brilliant to see that vision come to life. Patrick and his team worked efficiently through the demo and construction process, and the carport was done in almost no time. Communication was always on point- we could always reach Patrick with any questions and get a prompt response, and he kept us updated on the project's progress. We had a minor issue with a malfunctioning lock on the new gate, and Patrick was out within days to assess it and order a new lock. We worked with Patrick for our master bathroom remodel. He is a great guy and most importantly kind and honest - An absolute pleasure to work with. Our Redmond home was a 1963 house with an really old old bathroom. Patrick and his team transformed it completely. His design decisions are very tasteful and modern. Even though it was a small space he managed to give us our must haves :) - including a tooth brush shelf , embedded wall mirror and niche in the shower. We did run into a few issues and frustrations as people usually do with any remodeling project but we felt Patrick dealt with them as honestly as one could. We did make a lot of changes to the initial plan and he was extremely patient with accommodating what we needed.- Ex We had to order a Vanity from Canada and he accommodated his work schedule around that. The tile work is usually taken for granted but when we see the bathroom today - it looks like the layers were completely planned to be symmetrical on all four walls. That was AWESOME !! We chose Joy Developments for our summer 2016 remodel after meeting & getting quotes from Patrick and 3 other companies. Patrick's quote was not the cheapest, but it wasn't the most expensive, either. We chose Patrick based on a gut feeling after meeting and talking with everyone - it was apparent from day one that Patrick was honest, hard working, no-bullshit, with a good eye for detail, and who valued us as customers and maybe one day as people he'd run into at the grocery store. At the time we got contractor quotes, we already had plans in hand for remodeling our kitchen, two bathrooms, and flooring elsewhere in the house - ripping out everything down to studs, moving a couple walls, and changing/adding new electrical. Patrick asked great questions (who's getting the permits? do you want the texture on the walls to match the other rooms, or do you want smooth?) and made great suggestions for things we hadn't yet considered that really improved the quality and function of the finished space. We felt sure that he took the time to understand our project and our needs in order to provide us the best possible quote. Sure enough, he performed all the work up to a high quality standard, and never charged us a penny over more than what he quoted. A couple times we decided to add something new to the scope, and he was totally fair about telling us what the price would be and why - we never felt like he was charging us extra at the back end to make up for losses elsewhere. Once his flooring subcontractor came in and accidentally installed the tile by the fireplace facing the wrong direction (we chose a tile with a directional line pattern). He came in the next day, saw it, and gave us a call to let us know that he was bringing the subcontractor back to fix it at his own cost. Any time he noticed something that wasn't done up to his standards or to our plans, he made sure to make it right without making it our problem. I really, really appreciated that, especially because we were gone for several weeks during the remodel and couldn't check in on progress. He was great at communication throughout the whole process, and asked questions regularly to make sure that we were getting exactly what we wanted. He and his crew really went met and exceeded our expectations in every way. As an example, we live in a condo building. He not only dust protected and cleaned up our unit daily throughout demo, but he also lined the common area hall with paper to protect it from dust every day. Our neighbors were so impressed with him that several of them have used them for their own projects, and routinely raved to me about the quality of his work, his ability to do it on time, and how fair his prices were. It's been a year since the remodel and all of his work has held up with no issues, and I *almost* wish we had more work to do so I would have an excuse to hire him again. Since I don't, do us all a solid and hire him for your next project instead. read more

While I had some specific ideas about how I wanted it to look, there was a ton I didn't know and Patrick patiently walked me through things, offered great suggestions, and overall seemed genuinely interested in making sure I was happy with the entire process.
