I made this 3 stars so it would get read. I wish I could take away stars. Hire this plumber at your own peril. _________ I hired this plumber to convert a three-handle shower valve to a single-handle Moen valve under a verbal agreement. During installation, he cut the opening in the shower wall too large, damaging the surrounding material. The oversized hole would not allow a standard Moen remodel plate to cover it properly, leaving the job incomplete. When I brought this to his attention, he did not return my calls. After repeated unanswered attempts to resolve it directly, I contacted the Contractor's State License Board (CSLB). He later acknowledged in writing that the hole had been cut larger than the cover plate. Instead of repairing the wall so a standard plate could be installed, he proposed using an oversized back plate that was completely out of proportion to the shower wall, and not what we discussed. During mediation, CSLB indicated his proposal would meet minimum legal standards -- but CSLB evaluates code compliance, not appearance or whether the result matches what was agreed upon. Overall, this involved wall damage, no returned calls, and significant time spent trying to resolve an avoidable issue. read more

Competence, honesty, quick response. Fair price good communication. Who could ask for more?

This guy is the worst. We called him with a water heater issue on Wednesday, and he said he'd come check it out on Friday. He didn't show up and didn't call. So we were still without hot water going into the weekend. We wanted to go with someone else, but the homeowners wanted us to use their American Home Shield contract, and they assigned John Chan for the job. Called him on Monday, and all he could say was that he didn't know when he could schedule. Called a couple of times after that, no answer, no call backs, no texts, nada. read more

John has always been able to help me whether it's an emergency or just a simple fix. He's very trustworthy and not highly priced. He has also been willing to come to my place of employment in an emergency. John is just an all around good guy. read more

In the past I have called John and not received a call back at all. This time John did not call back right away but I did get a call the following day. When he did call back he worked with me to find a time he could come out and look at our leaking hot water heater. He was scheduled to come out mid afternoon. I called three times during the day to check in and he never answered (and never showed). He called me the next day and apologized and asked when we could re-schedule. I had already found someone else to come out at that point. I know that people are very busy but he could have at least called and let me know he wouldn't make it. read more

John Chan and his crew saved us from disaster last winter when our crawl space flooded during that year's "atmospheric river" event. They showed up quickly, got right to work, and within a couple of days everything had been fixed and we could start to breathe easily again. We have used him for other projects, and will again in the future. As other reviewers have noted it can sometimes take a while for him to call you back (or show up), the only reason I deducted a star. But we are still fans, and grateful for the quality of his work. read more

John has always done excellent work for our family. Professional and reliable. If his company fixes it, it has been done to the highest standard. read more

Came home today (a Saturday) to the water heater leaking after a 4 day camp trip. Called John within minutes as I needed H2O and hoped to have it fixed by Monday at the earliest with tomorrow being Easter. John was here within 10 minutes and fixed the problem immediately!!! OMG!! I am ever grateful. read more

I'm very sad to have to write this review. We hired him for a job. He started the job, but never finished. He would say he would be here to finish and then would not show up. After repeated phone calls with no responses, we had to hire another plumber. read more

Do not even bother calling this company. John Chan had me take pictures of my water heater so he could come with the correct parts. I totally prepared the space for him to come but he never showed up. Not even a call to apologize, just nothing. I can't imagine someone being so busy they can't take the time to call and reschedule or even just say sorry I didn't show up. Do not waste your time with him. read more

John has worked on my building several times, and each time he provided excellent service and quality work. Last week, I had a small leak in front of my building. Upon calling him, he came right over and fixed everything in few hours. Not only that, he improved the setup of my piping so future problem would be much more manageable. I highly recommend John. He is a top plumbing providing superb service. Super honest as well. read more

My shower was running hot water for 3 days. Couldn't get any available plumbers. Emerson, from John Chan Plumbing, went out of his way to get here quickly. He did a thorough, professional job in no time. He explained how to use the shower so as not to wear out the o-rings. Who knew there was a specific way to turn water on and off?! Knowing this simple thing will save me so much on future repairs. It's hard to find available plumbers these days, so they could have really made me wait. Instead, because they're an organization of excellence, they came out and saved the day fast. I highly recommend Emerson and the folks at John Chan Plumbing. read more

I had a pipe burst that holds all the pressure to my house. I started the fix but realized I was in over my head once I saw the corrosion kept continuing further. John was the only plumber that called me back, after trying 3. He was personable and laughed when I let him know what jerry rigged did he was about to find. He wanted to make sure I got my water back on quickly and immediately sent one of his guys out to finish digging the hole I started and they had it fixed up and my water back on super quickly and efficiently. Now I don't have to continue showering at the neighbors and can give my ducks fresh water. I will absolutely use him again... though I hope I never have a reason to. read more

John came out on a weekend and stopped a leak from the refrigerator water pipe that was leaking all over my wood floor. Saved the day!

Nice guy but horrible communication and no sense of urgency. Wouldn't respond to me most of the time despite texts or calls/messages. Took so long I chose to ignore our home warranty and pay for someone who will deliver on time as promised. read more

John replaced a leaky tap with another tap that promptly leaked (but was less leaky). Not a cheap experience. Later, I called John for a plumbing emergency that I thought would be within his skill range to fix, and he called back the next day. Other two plumbers I called never answered, so that gives him two stars. read more

Phone/mailbox was full for about a week... was a referral by my home warranty... took weeks to get someone to come out... then totally disappeared - no response to my calls OR the home warranty company. Plumber that came out was a good guy... business owner deserves to be out of business - DO NOT WASTE YOUR TIME. read more

Terrible experience all around. I am told by locals he was once good but service has declined in recent years.

Incredibly unprofessional service, particularly the owner. They leave repairs incomplete, do not return calls or emails. I only dealt with this company because they were contracted by my home warranty company (if I had a choice, I would have gone elsewhere, especially after reading some of the reviews on Yelp). Do yourself a favor, don't waste your time! read more

Wonderful fast service!!! Water Heater went out. Thanks Ray for getting us going again.

I wish I'd read and believed the reviews before calling John Chan! My wife and I, moving back to Ukiah, needed a 3 inch septic clean out connection at the end of my stepmom's mobile home. Through a plumber friend I had already found out that we had enough slope for an intermittent RV connection and got an idea how to connect to the existing 3 inch line. Having come recommended by friends, We called John chan, to whom we explained via phone what we needed. John insisted on seeing everything in person before he would give us an estimate or even schedule the work. He made it clear that he required a fee just to come out and estimate the project. While we were not thrilled with being out at least $50(my wife remembers that it was higher), we just assumed that this might be normal for Ukiah? John made it clear that he was busy but was able to come out the next week. John arrived, crawled under the mobile home, took our $50 and promised he would give us an estimate by email later before he drove off. That was our last contact with him even though we left numerous messages to his telephone. What a waste of our money! We still are waiting for an estimate six months later. Eventually with the help of my brother-in-law I was able to make the connection myself and install the clean-out. read more

Absolutely disappointed with the services we never even received. This plumber was assigned to our work order that our home warranty approves and he still hasn't contacted us and I put in the request on January 7 so we have been suffering with our toilet backing up and our garbage disposal not working for two weeks now. This plumber is unprofessional in my opinion by not answering phone calls and not returning phone calls even after you leave three messages. I would rate him zero stars but I have to put at least one so I can move to the next page and post my review read more

Easy one here- I called and set up an appointment after three tries (his phone is out of whack as my calls for the day were just fine.). Got a "window" appointment of 4 hours. NO-CALL-NO-SHOW. That was THREE DAYS AGO! This service used to be a godsend to us when I was a child; now it's a JOKE and from what I've read on here, I'm not alone... It started when our booster pump went out on a Sunday, so we called John Chan Plumbing left a message, and then we called back Monday morning, but he couldn't make it out until the next day. After 3 days without water, John came, assessed the problem, ordered the pump, and it was another day and a half until we got water. Ever since the new pump was installed, the water pressure has been terrible: there are weak trickles coming out, then stronger a little later, but nothing consistent, except for weak pressure. Now, we can understand there may be another issue or an adjustment to the pump, but before the pump went out, the water pressure was great. So, we called John Chan, and he said he couldn't make it out until sometime the following week. We were patient, but no call from him all week, and we have now called a total of 7 times, left messages, asked if he was ok, but no response whatsoever, not even a courtesy call. It's been 4 weeks now, and I suppose he is ghosting us. After a $1,665.00 bill (which we paid immediately) I would expect much better service, and at least a courtesy call back. While we have recommended his work to friends in the past, I cannot in good faith, recommend his services nor professionalism after this terrible experience. read more

We called John around 7:30am when we had our water back up one morning. He was super friendly and assured me that he would be by in the afternoon. He was at our house by 1 to see what the problem was and snake the pipes. He was done by 1:30. Super friendly and efficient. Plus he didn't charge us an arm and a leg for same day service read more

My experiences have run hot and cold. Until this last service call the plumbing work has always been good, but the customer service is VERY poor. Does not show up on time, does not call back. A new worker did a job for me last week---arrived 1 1/2 hours late, took way too much time, and it is still not working correctly. John will not return my calls. Very disappointing. read more

Had a great experience with John Chan plumbing. I've read reviews of people not liking them but all good here. They cleared a blockage about 150ft out which was great cause usually no one has enough line to snake that far. read more

Great service and quick. They put in 3 low flow toilets for us. Wish we had done it sooner. Then after a wildfire they serviced our water heater to make it safer and fixed a clog in our sink. They were very responsive. We will only call them now. Great customer service! read more

John came recommended by a friend for a time-sensitive bathroom renovation project. He seemed personable over the phone and interested in the project, and we arranged a time for him to come by and do an estimate. Well, he never showed up, and didn't call. My husband was waiting around for hours, on one of his precious days off from work. We gave John the benefit of the doubt, though (who knows, emergencies happen!) and tried calling him back again to reschedule. After about a week, we got a hold of him, and his explanation for why he had not shown up and never called the week before was that he was "busy," but he assured us he would like to reschedule, so we set up another appointment. Well, he didn't show up that time, either, and never called us back, even after we tried calling him again to see what happened. We were shocked at how unprofessionally (and inconsiderately!) we were treated--twice. Needless to say we didn't waste any more of our time! We ended up finding another awesome, experienced, professional plumber who not only returned our calls, but came out promptly to complete the estimate and did all work efficiently and to our satisfaction. read more

I've called, I've left messages, I've gotten angry (which I don't like to do), and after days, Mr. Chan calls back. He's charming on the phone. Wants to know a good time for me. I told him my schedule. He's says he'll check his schedule and get back to me. NOT. Once his worker installed a tub faucet after weeks of trying to get him here. The handles fell off the faucet in about a week. John took two weeks before he came and fixed the job. For some reason many people in our town know about John Chan and call him for plumbing needs, but now there is an actual joke of sorts in Ukiah...Call John Chan and he'll say, "I'll call you back on Tuesday. But he doesn't say what Tuesday.". Sad but true. read more

after 4 weeks of no one showing up (or if they did they didn't tell us and its still not fixed). So I call again. John says he didn't write it down and they are so busy so it just was forgotten so lets write this down and get his guy out to my place. yada yada. so its been another 3 weeks. time for a visit to small claims court. I should just hire another plumber but im gun shy. Rooter Rick ripped me off way back when so unless i get a great referral Im not keen on randomly wandering into that one reliable and professional business in town. read more

I hired Mr. Chan to replace a water heater, which he did in a timely manner, HOWEVER, since the installation, the pilot light continues to blow out and the water heater stops working. This is the same problem I had with the old water heater. I have contacted Mr. Chan four separate times and he promised each time to come out. I even tried to hire him to do some other minor plumbing work, thinking maybe that would get him out but still after weeks he has not contacted me or shown up. This is a sealed unit for a manufactured home, which was more than twice the price of most water heaters. Although it is a sealed unit, it will only stay lit with the access panel removed. Mr. Chan told me it would be safe to leave the access panel off until he could come out to fix the problem. I am an older disabled woman, whose husband recently died, with no one readily available to assist me. The access to the water heater requires removal of screws and lifting a very heavy panel which I cannot even begin to remove. I have to wait several days for someone to come out to light the heater for me or hire someone or leave the access panel off, exposing the heater to the elements. Mr. Chan promised me, actually he gave me his word, the last time that I called him that he would definitely be out within four days prior to an anticipated rain but, of course, this was several weeks ago. This man received a good reference from a local appliance center that has been in business in Ukiah for as long as I can remember -- Pardini Appliance. I intend to contact them to let them know that they should NOT give this man a reference. read more
