My Home Warranty company referred me to J O Plumbing and Rooter for service to repair 3 plumbing problems I had been putting up with for several weeks. Of course J O was not the same firm as the one that came out for previous problems and I was a little apprehensive on what to expect. Armen arrived the afternoon of the day I submitted my service request and was ready to go to work. The first problem was a serious water leak that occurred every time the toilet was flushed. The leak was caused by a worn seal between the toilet tank and bowl. He did a fantastic job of handling the bulky toilet tank and replacing the seal, bolts and washers with new hardware. The second problem was with the water valve in the tub/shower. When the water was diverted to the shower, water leaked from the valve. After Armen removed the valve he determined the repair required more than a washer replacement and needed a new valve which he had in his van. No need to make a run to Home Depot for parts! The third problem was a bathroom sink valve which leaked constantly and had been shut off at the inlet source for weeks. Eventually, the valve wound up "frozen" and would not turn at all. Armen showed me the worn internal worn part (valve seat?) which had to be replaced. My house is getting old and much of the internal parts are old and worn. I was impressed with Armen and his knowledge and ability to identify and repair my recent plumbing problems. I appreciate the way he kept me informed (natural curiosity) as he made the repairs. It was a rewarding experience having Armen here and I know who to call for future plumbing problems. read more

He gets straight to the point and, while the jobs were relatively minor, he was in and out within 30 min each time. Each time I've called, he's also picked up instantaneously. He did great for me! I was not expecting much because my water heater is not that new and also he came through our insurance. I feel that it is a hit or miss with them. Armen not only that he was punctual, but he was in constant communication with me. He went above and beyond to make sure that he doesn't need to come back. So what do you do when you know you have a leak? You call your homeowners and hope for the best. J.O.'s came out in record time and after making enough holes in the dry wall, determined I had a leak. Well yeah, I knew that. Unfortunately, it's in a location that needed approval for coverage (hidden by a structural beam so they have to now make holes in the outside stucco and hope that it can be accessed that way). Do not use this company. We had a water heater in the house that was covered under First American Home Warranty (FAHW). FAHW sent a plumbing company out and they said the water heater needed to be replaced. FAHW then decided they needed to get a 2nd opinion from J.O. Plumbing. J.O. Plumbing came out and said our water heater wasnt working PRIOR to us buying the house EVEN THOUGH WE HAD BEEN USING IT FOR MONTHS. We even sent them the inspection report showing the water heater was in perfect condition when we bought the house. Thanks to J.O. Plumbing, the claim got denied. This company is engaged in fraudulent activity with FAHW. And, the guy on the phone from J.O. Plumbing was super rude over the phone. read more

The water from my bathtub upstairs flooded through the ceiling into my bathroom downstairs. The first plumber that came out said we needed a new overflow kit and was about ready to charge us $1,300. I didn't know much better, but I did think that was pretty high so I called J.O. Plumbing and he fixed the issue within minutes. It turns out it wasn't the overflow kit like the first plumber said, but an old gasket. He replaced the old gasket and it was as good as new! Got this company thru FAHW insurance. Armen came as quite arrogant technician, started to tell me what I should have done when I bought my house 20 years ago. Try to belittle with lots of sarcasm. Defiantly said that he does not have long enough extension cable as it is somehow my fault(it did not require very long one). Then he said his snake is not long enough and the other one is too heavy for him to carry. The most important his diagnosis was completely incorrect. Did not want to deal with insurance company because they would send him back, I contacted another plumber who fixed problem within 1 hour. I believe he just lied without any remorse. I had a main drain root blockage and had to call emergently because the water is overflowing in my shower and toilet. Someone recommended JO plumbing in our next door app, that was a mistake. Armen spent a max of 20 mins snaking the main drain and only got a small amount of root. He didn't want to push his snake further because he is afraid to break it. After we ask him to try more, if we are gonna pay for his snake if it breaks. Aren't plumbers covered if their equipment breaks, isn't that part of the business. $200 of 20 mins of labor, my drain clogged again and I borrowed a drain snake at Home Depot. They gave a dishonest report to our insurance company just so they wouldn't have to complete my part replacement. They basically accused us of breaking the toilet intentionally...I have never heard that before. First told us that our insurance company denied the claim, and then later told me that he asked the insurance company to deny it so that he could charge me more for the work. The level of disrespectful customer service was upsetting. read more

AHS is an unethical company and usually uses 1-2 star rated companies for servicing jobs however we got lucky on this rare occasion and got a highly rated person. Technician came out and appeared that he was being inconvenienced. Technician called and stated I'm here. Never announced who he was or his business. Once he arrived in the property he appeared very agitated and was asking questions to someone who is not a plumber. He was instructed that there was a leak and that where it was coming from was unknown, Outside of knowing that it was leaking from the ceiling.. It appears that he did not want to do the work or the labor. Gentleman turned around and walked out, and canceled the job. What a waste of a day, especially when you have emergency services needed. If he did not want to do the service he should not have excepted the job. I would not recommend this service.
