He came recommended to us by a friend who had also bought investment properties with him and our purchase and subsequent sale was smooth. He found us a buyer while it was still tenant occupied. During the 4 years we held the property, and compared with other property managers, we didn't feel that his services were worth his fee. We opted for the hybrid fee model yet we ended up doing most of the communicating with the HOA and the renter ourselves. At the end of the day, his relationships are with the sales people of the builders, and once they transition to the community's HOA, James had no contacts and just told us to handle ourselves. We felt that we should've gotten higher rent for the property and better tenants. The first tenant he found wanted to break the lease and James didn't really know how to handle that other than to talk to the tenant. As a lawyer myself and from experience, I knew how to take legal action and drafted the proper paperwork myself. The second tenant he found was fine except he kept contacting me directly because he said James wasn't handling his concerns. Tenant eventually asked me to just renew his lease without James because it was easier that way. Since neither landlord nor tenant felt properly taken care of, we just decided to offload the property and exit the GA market altogether. Chalk it up to lesson learned and to stick to the market that we know personally. Furthermore, he left my phone # on GA public records even after our sale so I get calls and letters weekly from GA flippers looking to buy the property we no longer own. Fun. Lastly, he kept asking me to write a positive review for him on BiggerPockets while he had only just started managing our property. Didn't make sense to me as his job had only just begun and anything could still happen (and did). So I'm now writing an honest and non-emotional review 5 yrs later to present the full set of facts. Recently he helped me to refinance my home as well as James also owns a mortgage company. James had everything done extremely fast and we closed in 2 weeks. The one things I really like about James and the reason he is the one who manages my rental properties is that he has extensive experience and an extremely thorough tenant screening process related to income and credit qualifications, This enables him to find good reliable tenants. All my tenants that James worked with speak highly of him as well. I recommend James for any of your real estate needs including financing.

    So I use YeLp to locate a mortgage group that I thought would assist with a loan. I'm usually on…read moreyelp for assistance with meals but this time, I thought I'd use this app and seek assistance from fellow yelpers for something more. Of course, I rely on reviews in making a decision on who to go with. Stumbled upon this mortgage group as they're located in the same vicinity as my current residence so I decided to reach out. Reached out not only because of their 5 star rating but their positive reviews and comments. Fast forward- after submitting to them all necessary docs, a week goes by without any communication or update...so I text their loan assistant, Stephanie for update and unfortunately no reply. All I'm simply requesting is an update and better communication regarding our loan status. It's been a couple weeks and couple weekends but still haven't received a pre-qual letter. I've reached out to other brokers since and they were surprised that it was taking so long for a letter. The only communication was over a week ago when Stephanie confirmed - based on the submitted docs, everything looked good and we'd qualify for the loan amount we were seeking. So where is our update if that's the case?! This experience thus far has been nothing but frustrating and will most likely pass on yelp's assistance other than locating a good meal.

    Stay away from Wayne Thompson and WR Starkey…read more I am writing to express to you how appalled I am for the treatment my fiancé, B. and I have received from Starkey Mortgage branch #170027 and in particular from Mr. Wayne Thompson, S. Loan Officer. B. and I met with him for the initial pre-approval process late in January 2012. We again met with Mr. Thompson in June at his office to fill out all the necessary paperwork. We were told closing was scheduled for Wednesday, July 25 at 3pm. Mr. Thompson assured us he didn't foresee any problems and informed us we would probably not hear the final approval from underwriting until the week before, July 16th or 17th. On Wednesday July 19th, we contacted Mr. Thompson to inquire about the status of the loan since we had not heard from him the 17th or 18th as we were lead to believe. We were told a few things had to be verified with B.'s' job and that we should hear from underwriting by that Friday, July 20th. Mr. Thomson assured us "I will keep you posted. I know you guys are on pins and needles but hang in there a few more days." When I asked if this delay was something to be concerned about, Mr. Thompson again reassured us by saying "No don't be worried". As you can imagine, as first time home buyers B. and I were very anxious to know what was going on and have a resolution in this matter. Unfortunately, the emotional and physical stress did not end there. Friday morning July 20th, Mr. Thompson informed us the loan would be out of underwriting on the following Monday morning. After trying unsuccessfully to reach Mr. Thompson by telephone Monday morning, I emailed him looking for an update. As you can imagine but this time we were extremely stressed, it was two days before the scheduled closing, we had to turn in the keys to our apartment on that coming Saturday, July 28th and the utilities were scheduled to be turned off a day or two later. That afternoon Mr. Thompson informed us that "we did get the approval from underwriting" "we will close and that is great news". We were told we each needed to call the IRS separately and request our tax transcripts. It was my understanding that this is something the loan officer is supposed to take care of, but by this point we were emotionally drained and followed Mr. Thompsons' instructions. Monday evening Mr. Thompson explained to me that closing on Wednesday the 25th was pushing it; it would likely be Thursday or Friday. I expressed my concern as I will be out of the country in early Aug. Mr. Thompson assured me closing "would definitely be this week". Tuesday, July 24 we tried unsuccessfully to follow up with Mr. Thompson early in the morning. We spoke mid-afternoon and he assured us once again things "were going to work out" and that he had been doing this for 12 years and that it will work out and to "trust him". Tuesday evening, Mr. Thompson emailed us to reassure us once again, it seems he could hear the stress in my voice. Mr. Thompson reassured us once again "don't stress", "don't worry it will all work out", "A week from now you will be in your new beautiful home and this will all be a distant memory". We again stressed that by Saturday July 28th we would have to be out of our apartment and had nowhere else to go. Wednesday evening during our final walk through as soon as we walked into the house the seller asked me "If Wayne had received the employment letter he needed?" It was inexcusable, disturbing, embarrassing and hurtful to find out the seller knew more about our application status than we did. Is this common practice for your company? Thursday morning after not hearing from Mr. Thompson, we were copied on an email to the seller's broker, in which the seller was also carbon copied, stating that closing was not going to happen at 2pm as he originally told us. In the email Mr. Thompson also stated "we have everything we need but there was not enough time to make it happen today" and that closing was now rescheduled for the third time to Friday morning at 9am. I have two problems with this- 1. Is it proper practice to include the seller, CC, on the buyers' loan process? Secondly, up until this point Mr. Thompson we had been in constant communication with us. Here he began updating the seller and their realtors before us. Is this also proper practice? Tuesday evening, 4 days after having been made homeless due to this ordeal, Mr. Martinez, our realtor and again not Mr. Thompson called to say I was not approved because I received a stipend which was considered educational. I have many Problems with this; Mr. Thompson himself told me he had 12 years' experience, this to me seems like it was something he should have known before he out right lied and made assurances about an approval which has now landed us on the street.

    My parents & I decided it was a good time to refinance a home that we use as a rental property…read moresince the rates went down. We filled out an application on the Loan Factory website and was contacted via e-mail shortly after. Though we are in California, we primarily worked with Linh Nguyen from this Georgia location. She was very helpful with explaining things to my parents so that they would understand the difference in rate/cost of refinancing an investment vs their own primary residence. Whenever my mom & dad had a question or needed clarification, Linh was always a phone call/text away and wanted to make sure that she could do anything within her power to make sure we were satisfied & reassured. With the advice from Linh and the other associates of Loan Factory, we waited to lock in a low rate & closing cost and it saved us a lot of money in the long run. They set up rate alerts that would send daily e-mails to ensure we were aware. We refinanced in 2016 at 4.125% for 30 years and now we're going to pay the home off much sooner with our Quicken Loan Mortgage from Loan Factory at 2.99% for 15 years, which was a lot lower than our other quotes with closing cost from other lenders. Don't hesitate to use their website to get an estimate and talk with their loan officers. We are grateful and appreciative to everyone Loan Factory at the Georgia location for working hard in conjunction with the California locations. Thank you for being thorough in every step of the process and being patient with us.
