PorchLight did an awesome job with selling our home. We partnered with Ben Ellefson and Crystal…read moreQuintanilla; both were very quick to respond and always went the extra mile to manage and coordinate our listing. Our family had already purchased another home out of state (MT) and were moving before the sale of our house in CO. We worked with Ben to make sure everything was left as needed before the move, to avoid issues before the house went on the market. Ben walked us through the process and helped create a "ToDo" list. Because of his hard work and attention to detail, we were able to move out and let Ben do his thing. Ben coordinated and managed (FREE OF CHARGE) an official square footage measurement of the home, (which resulted in finding an additional 55 square feet that lowered the overall price per square foot), Daytime and Golden Hour photos (huge selling point advantage, golden hour photos made the sale!), and brought in an interior design to set up paintings and furniture throughout the home. The house looked so good, I joked about buying it myself haha. I have never worked with a realtor firm that did soooo much, free of charge, to sell a house. The house received 5 offers on the first day listed and we were under contact that evening. We were not totally sure which offer to accept, but through working with Ben and the research that he did with each offeror, we were able to make an educated decision. The house sale closed 30 days later, above market value! Had we not went with PorchLight, I don't think things would have went as smoothly or sold above market. They made the house look great.

Our experience was wonderful, here's why: After looking on the market for ~6 months, and seriously for ~1, we had found a home that we really loved, it was "the one." We were ready to put in an offer, and want to go in aggressively low due to time on market. We had been in touch with an agent elsewhere but did not feel like they would be a strong negotiator or ally for us in the first-time home buying process. On our friends recommendation, we reached out to First Summit who put us in touch with Jenna (Catalona-Davis) whose region spanned Denver-metro. Jenna was truly our partner in the process! She guided us as first-time homebuyers and worked with us to build a strategy that took all things into consideration-previous purchase price, time on market, comparisons, how renovations were factored into the listing price. Jenna was a weapon in negotiations and worked hard to get our offer accepted $20,000 below list price 2 days after submitting our initial offer. I can't overstate enough that she was absolutely a partner in the process-she demystified the home buying process, took every question we had and made sure we felt comfortable choosing to move forward with every next step. A phenomenal experience! Thanks, Jenna!

Real good. Like, top notch. After a preliminary search, I came across Jessica and immediately got a sense that this was our lady!! With her previous experience in the healthcare industry and helping bring life into the world as a doula, I knew she had the brains, and the "brawn" to fight for what is best for her clients. We were not disappointed. Jessica always responds promptly, is extremely knowledgeable about the housing market, and Colorado in general. I can't tell you what a relief it was to have her on our team, she knew exactly what questions to ask, what we should ask for from the sellers, calculated monthly mortgage payments, explained every detail and even caught things that the builders and the lenders missed. She was extremely flexible with her time, and always willing to do whatever it takes to help us out. I can tell she loves her job and is extremely good at it. Not to mention, she went above and beyond opening up her home to me and my kids to hang out at while my husband worked, drove us to the house for final walkthrough, and then to the closing. Plus, she happily put me in contact with other moms in the Johnstown area that she knew, to help make friends and ask questions about the area. She is truly a gem. If you want not only the best of the best when it comes to real estate, and someone you could happily call a friend, look no further than Jessica Luginbill and her team!

She is also is a warm and interesting person who was truly interested in us being happy in a new home. We fell in love with the Five Parks area of Arvada but few homes come on the market there and sell very quickly. Then we returned home to NY and the pandemic hit. Cindy continued to work with us on virtual tours and was in frequent contact with us as we searched. When a home came on the market in Five Parks she used her phone to give us a detailed private virtual tour, pointing out things and answering our questions. We loved the house and she agreed that it met most of our criteria. She advised us to put in an offer quickly since homes here typically sold within 1-2 days. Thanks to Cindy's negotiation skills we were able to buy the house at a good price. She also stayed on top of all the details of the process, communicating with and advising us through what turned out to be a bumpy road. But we closed and are very happy in our new home. Without Cindy we would not have been successful and we recommend her highly to anyone buying or selling a home.
