I rarely leave negative reviews, but I feel others should be aware of my experience. We reserved a UTV for myself and my two younger sons, while my 13-year-old rode an ATV. Before riding, I completed all required waivers and disclosures. I encourage anyone considering this activity to read every line carefully. What stood out to me afterward is that nowhere in the reservation process or waiver did it state that simply tipping an ATV results in an automatic $150 fee. The only notice we saw was a sign near the vehicle staging area--after we had already paid. I was initially hesitant about allowing my 13-year-old to ride independently because he has limited ATV experience. The trails aren't extreme, but they are technical enough that prior riding experience would be very beneficial. The only instruction we received before heading out covered the farm rules--ride sober, maintain distance between vehicles, and other basic operational rules. There was no instruction or guidance on how to actually operate or navigate the ATV, how to handle uneven terrain, or how to avoid situations that could cause it to tip. Interestingly, I was specifically warned by the manager to keep my UTV centered on the trail or it could tip. That same warning was not given to my son riding the ATV. Unfortunately, he drifted slightly onto the embankment, and the ATV slowly tipped onto its side. Thankfully, he wasn't injured at all--just embarrassed. It was a relatively minor incident, and had he known to lean his body weight into the embankment, it likely could have been avoided. My son was extremely upset because he immediately realized we had likely incurred the $150 flip fee. The tour guide reassured him by patting him on the back and saying, "Don't worry, this thing is fine." He explained to me that the mandatory $150 fee covered the oil change and filter replacement after an ATV tips onto its side and that the fee was not flexible, but thankfully the ATV itself appeared to be fine. Imagine my surprise when I later received not only the $150 flip fee but an additional $108.25 charge for handlebar replacement. The following day, I returned respectfully and simply asked to see a photo of the damage or the damaged handlebars themselves. I wasn't asking for an argument--I just wanted documentation supporting the additional charge. I was initially told I might be able to see the ATV. After the front manager stepped away to speak with the manager in the back, she returned and informed me that they could no longer show me photos or the damage because the ATV had already been sent to the mechanic. The timing of that response was difficult to ignore. My disappointment isn't that accidents happen or that businesses need to recover repair costs. I fully understand that equipment can be damaged and customers should be responsible when appropriate. My disappointment is with the lack of transparency. If an automatic flip fee exists, it should be clearly disclosed before payment. If additional damage charges are assessed, customers should be provided evidence of that damage when requested. The entire experience left me feeling that the process lacked transparency, and undermined my confidence in the fairness of the charges. I hope the business will consider making its policies more visible upfront and documenting any additional damage charges so future customers don't leave feeling the same way I did. read more

Would not recommend. This ATV tour was disappointing from start to finish. The trail consisted mostly of rough, bumpy, uneven roads with very little excitement or thrill. I've been on many ATV tours, and this was by far the worst experience I've had. The guides were unprofessional and even asked for tips before the tour had started, which immediately felt inappropriate. During the ride, one of our ATVs briefly went up on two wheels because the trail was so narrow. It lasted only a few seconds, and no one stopped to check on us or even mentioned that there had been an issue. Several hours after we left, however, my credit card was charged $150 for what they called a "rollover." When I called to ask about the charge, I was told that if two wheels leave the ground, the company considers it a rollover. That's completely unreasonable. Two wheels lifting briefly during a turn is not the same as rolling an ATV. If they believed there had been an incident, why wasn't it addressed at the time? Instead, they waited until after we had left to charge my card without any discussion. To make matters worse, the manager refused to let me speak with the ATV manager and simply told me to send an email. Overall, this was the worst ATV tour I've experienced. Between the poor trail, unprofessional guides, and the unexpected damage charge, I felt the company was more interested in finding reasons to charge customers than providing a quality experience. read more

I was too pooped to participate, but watched many people from my party enjoy themselves. I did order food. It was overpriced and there was only one person taking orders. Pack your patience. We are at the ranch as I type this. We lost $62 as my son weighed 255 at the scale in the lobby but 290 (at 6'3") on another scale they use before putting people on horses, but after we paid. He is closer to the middle of those weights in reality. They do not give refunds so we were forced to spend that money on the ranch or lose it. We have been here before but this is the last time due to this experience. We feel like they stole $62 from us. We had two other riders who had to go without him. Also, see Kati Mentz review a month ago, so they know this is an issue and did nothing about it. The company does not operate in an ethical manner. I do not recommend. Buyer beware. read more

We paid for the exotic animal experience and it was in fact worth the money to me. HOWVER, I did leave with a scratch from a bird. We were told before going in that there were a few birds that weren't super friendly. Already having a fear of birds I was skeptical but done it anyways. The guide had said he would keep 1 bird specifically away from us and did for the most part. But when the bird flew off of his shoulder and into the rope, he was no longer really worried about the bird and eventually the bird flies over to my shoulder and scratches me pretty good with his beak. We're yet to determine if it was accidental or intentional from the bird but had the guide been tending to that bird properly knowing that he wasn't friendly I feel this could've been avoided. I live out of the area and completed It all online and easy to verify. I call to discuss and they say it's to protect from fraud. I have lived in this area my entire life and grew up around horses, been horseback riding before. Please do not let the high rating fool you; my experience here was heartbreaking and dangerous. First, the condition of the horses is unacceptable. I noticed several horses with open wounds on their legs in the exact same spots. One horse was so matted where the saddle sits that it was clear it isn't being groomed or given a break. They are kept bumper to bumper in tiny stalls with no quality of life, the same trail over & over. The ride itself was a safety nightmare. My horse tried to run off, which the guide dismissed by saying the horse was just "bored." Another horse in our group ran my friend into a tree to scratch itself, and then got into a fight with another horse. Probably, because they are overworked and stressed in such tight quarters.It is clear these animals are being exploited and are not being provided with basic care or a safe environment. After my visit, I found local news reports confirming these ongoing issues. As a local, I am disgusted. Please do your research before supporting this establishment. I went today on the 10:20 AM horseback riding session, along with my boyfriend and his sister. My boyfriend (who is 6'3-6'4, 250-260 lbs), was told before buying the ticket that he would be able to go on as he weighed 255 on the scale INSIDE, they would just need to have a bigger horse (as they advertise on the website if you are over 225lbs). We go out as planned as a group of 3, and as we are about to get onto the horses, they ask us to step on a different scale that is outside on the boarding area. This scale had a 35 lb difference (which they were aware of, based off of previous reviews), and he was then "over the weight limit" and wasn't able to ride with us. This establishment then refused to refund the $62 dollars for his ticket, and we were forced to spend the money in store credit. I say forced because we did not want to support this business by spending the money we couldn't even get the value out of. His sister and I were highly upset, did not want to go after but did anyways as we knew we had to go or we would have wasted $170 instead of just $62. ABOUT THE RIDE ITSELF: It was extremely steep at multiple points, as you would have to lean back or forward for minutes at a time. This led to my back and bottom hurting after being on the horse for an hour and 20 minutes. If you do not want to have to go through such a steep trail OR if you are 30-40 lbs away from 280-290, I wouldn't recommend this place as you will be wasting your money and leaving extremely unsatisfied. read more

Makayla and Fancy were awesome!! I enjoyed Makayla so much, I loved hearing her stories and chatting with her! Especially about her paw paw and riding horses since she was 4!! Great experience and if you're coming make sure to ask for her!! Also can't forget Stephanie at the front who was such a delight!! For Zip-lining Jay and Nathan were great!! They were so laid back and chill!! They're also very funny and remind me of the Viva La Bam guys we will definitely be back!! The ATV riding was so fun Patrick was amazing!! I didn't have any sun glasses and he went above and beyond and gave me his so I wouldn't get dirt and dust in my eyes. Afterwards he talked to my fiance and I for a bit and gave us great recommendations on where to go around here for drinks! He also chatted it up with my fiance about sports and where he's from! I want to add (because I don't feel these 1 star reviews are justified) we did everything online and had ZERO issues, you simply just have to read! Show up 45minutes early, bring your ID and the card you used to pay as well to verify everything at check in- this is to protect against fraud! If you are late you do not get refunded, this is because you are not entitled to keep everyone else waiting to go on their excursion. We were in Tennessee celebrating my friend's birthday. And this is one of the activities that she tells for us to do. We got this in town on Friday and headed straight to Jayell Ranch. We waited in line for a bit and once we had gotten to the front, I overheard one of the ladies working at the one to tell someone that because they didn't use the same card for the damage waiver that they did to pay for the ticket that they couldn't go through. Turns out I did the same thing. I had a few minutes to go back to the car and grab my other card and redo my damage waiver. But I was informed that I wouldn't make it back in time which I made it back two minutes after our scheduled time to ride the ATVs. So we all ended up having to change our reservation to the next day. So we go to the very next day bright and early in the morning one of the first people there. And then there is an issue with two of the girls that I'm with paid to just be a rider. So we all thought that meant that they were right on the back of an ATV with a professional. Well, that wasn't the case but the staff work in the window was very rude about explaining things to us. One of the girls in our group does it drive so we were all questioning what would've happened if none of us were there and they basically just said she would've had to pay for a ticket to be a writer. It was just a very awkward interaction and they did not have any compassion at all about the situation. We had already had an issue the previous day. I would say that the ATVs were a nice ride I gave a two because of the customer service,it was very much lacking and really turned our experience from being good to just OK. Our God, Michael was very nice. He's very patient with one of my friends who was driving very very slow. But we ended the ride on a better note. read more

What a great time we had for our ATV ride today! Pops was our guide and he was patient with providing us the guidance to get through all the trails! I have done the ATV thing while in Dubai on sand dunes..this rugged terrain was truly a different experience that I enjoyed very much! The experience lasted approximately an hour and the fears I had navigating through the woods and through tight turns...melted away as we came to a beautiful clearing where you could see the mountain tops touching the clouds...simply breathtaking! AVOID NOT "FAMILY FRIENDLY" *** Our experience was extremely disappointing. My 5-year-old niece was excited to go trail riding with her dad, but the staff would not allow her to ride with him. Fine... She then agreed to try on her own, but instead of providing an age-appropriate pony or smaller horse, they assigned her a very large draft horse. Unsurprisingly, she was frightened and ultimately did not go on the ride. The staff's handling of the situation was unacceptable -- they were impatient, dismissive, and showed no empathy toward a young child who was clearly upset. Despite her tears and repeated requests for another chance, they refused to accommodate her in any way. To make matters worse, they denied a refund for a service she was unable to use due to their poor judgment. As a matter of fact she closed the window in our face.... This was not just a matter of an unfortunate mismatch -- it was a complete lack of customer service and basic courtesy. I would not recommend this business to families with children. read more

Okay, so my friends and I wanted to many activities at one location and felt Jayell Ranch would be the perfect place. Well, it's not so perfect but the group I was with made it all worth it. Tips: Get there early in the day and sign waivers online prior to going. This will help if you have larger groups. The wait time did bother us because there were other things to do while we wait for other attractions. We explored the animal cabin (not sure of the correct name), but I was so cool seeing wild birds and a pet monkey. The ATV experience was fun but my sister didn't enjoy it as much, there were parts that were little difficult to navigate, especially for as a new rider. The horses were cool, but I'm done riding animals from this point on. One of the horses had a mind of its own and started to drift off in the open field. No thank you to horse back riding! But the guide was very informative and knew how to wrangle up the herd. Would I go back to Jayell Ranch....maybe...I will just prepare myself to wait..but I'm sure there will be one. read more

The most fun we had on our weekend away! We did the atv single person ride. I would recommend having some type of exp as the trails are muddy, up and down and the terrain can be rough. They gave us two options, one ride with someone else or two go back but either option you received no refund!! If you happen to visit pigeon Forge definitely stop by Jayell Ranch. They had everything from ATVs to zip lining horse riding, and a little petting zoo. the zip lining instructors were awesome. They made everyone feel comfortable and even showed us check so how to go down the lines. ATV riding was fun. It's a little slow not as fast as I would like but midway through you stop at a spot for gorgeous views and great pictures. we were on a day after it rained so it was quite muddy, but didn't ruin our shoes too badly. there were even zip line for small children who wanted to try it out. if you come hungry, there is a little snack station. there's something to do for everyone in the family all in all, I definitely return. Oh, there's also parking across the street from JL ranch in case they run out at the main lot. Bring your family and come ready for fun. read more

This was my second visit and they've made lots of improvements. Checkin was sooooo much easier. The wait was minimal. I did zips line and atvs. For a first time zip liner the lines were nice and the staff was super supportive. Made it through all 3 safely. The ATV ride was a slower pace than last time. THIEVES AND LIARS!!! I gave them multiple chances to make things right before I decided to leave this review my family and I there's five of us went there our July 2025. We wanted to do the zip lining which we did and had a lot of fun doing it. Then we went back to the desk to inquire about other attractions that they and it was about 4 o'clock, and I asked the lady at the window what time they closed because I was concerned about how much time we would have left to go about the park and do the things that we were about to pay for so we went ahead and bought the tickets thinking we had three hours to roam around got something to eat. They have food there. We got done eating around 510 and walked down to the train and they had a sign that said last train leaves at five, which we were told everything would be going seven so we paid for a train ride the snow tubing and the exotic animal tour and we didn't get to do a single thing so obviously, I asked for a the said they would get it worked on that day and should be refunded within a few days so I waited days called my credit card company they said they don't show anything on their end so I called the ranch again to speak manager and they assured me they were working on the refund as I was on the phone with them and now here we are a week later and still nothing. They are liars and they are thieves don't let them trick you too on top of that. All the animals were filthy and and like they were sick and ready to die like they don't feed them. read more

I'm giving this place a 4.5 stars. I would've given it a five because we just had such a great time. But in all honesty, this has to be one of the slowest servicing parks ever. They also use a very old and outdated system for standing in line for their activities. I'll explain more later. First and foremost, early bird gets the worm. We visited Jayell Ranch on a Saturday. They open at 9am. We arrived around 8:30a. There were already approximately 20-25 people in line ahead of us. We waited nearly 45 mins after they opened to finally purchase our tickets. There were mainly two large groups in front of us and it took a quite long time for the two cashiers to process their orders. Once we stepped up to the window, it took my girlfriend and I about 5 mins to purchase our tickets, weigh-in, and receive our wristbands. Another tip: complete the waiver "the day of" on their website. You can do it while standing in line or you can do it when you arrive to the ranch. I'd recommend doing it in line. I'm docking half a star here because they seriously could've used more than two people to process all of the individuals that were in line. By 9am, there were nearly 70-75 people standing in line. When we exited the line around 9:45a, there were over a 100 people on line. We had completed nearly two activities before the last person we saw standing in line finally reached the front of line. So...arrive early! Now, as far as the park goes. We had an amazing time. We planned to do the ATVs and Zip Line. And my girlfriend also purchased a ticket with her other friends to go horseback riding. As soon as you receive your wristbands, you have to run to all of the stations like a mad person and place your name on a list so that you're "in line" for the activity. They'll give you a number so that when you return you can, hypothetically, jump line and go straight in to the activity. The idea is that whatever number you receive places you in line and gives you priority over the higher numbers. In reality, it doesn't work that way. We planned to ride the ATVs first because we realized that they were the fan favorite at the ranch. We were third in line for the ATV tour because of the two large groups ahead of us. We received our number and went to go zip line since the guy at the ATVs stated that both groups would finish by the time we return. In short, we ended up having to wait behind another group after ziplining. The number that we were given wasn't honored because another group had been sitting waiting to ride. It was at this point that we felt bamboozled by the numbering system they had. It somewhat felt like the guy wanted to avoid confrontation with the other group, so we just waited approximately 30 mins to ride the ATVs. But first, let me tell you about the Zip Lines. We did the "3 option" zip lines. They were the perfect mix of speed, scenery, and butterflies. Our two guides (one was named Trevor) were pretty awesome! They ensured our safety and we had a great time. The ATVs, when we finally rode, were quite thrilling. I'd say that we witnessed two wrecks by other drivers while we were there (which also delayed us going). The trails are fun, but I'd highly advise those who ride pay attention and know what they're doing. Those trails require some driving expertise. The ATVs will carry you through them, but you can easily get caught in a trench. We had an awesome time on the ATVs and was grateful that we waited. It was a 12-mile ride and it was about an hour. It was worth it. We ended up leaving around 1:30p without riding the horses. We were tired and hungry, deservingly! We didn't ride the horses (nor asked for our money back) because 1) the line was entirely too long STILL and 2) the horses looked extremely exhausted from carrying folks on their backs day after day. We couldn't reasonably contribute to the horses' misery. Overall: Jayell Ranch is a backwoods amusement park with some of the most fun, enthralling, and amazing activities. As far as I can tell, this place is pretty great for everything EXCEPT horseback riding... which is what we went for. The good: -service from every person we encountered was 5/5 -location 5/5 -pricing 5/5 -the guide was a doll 5/5 -the views were nice 4.5/5 -quite a few (free) things to do while we waited 4/5... kids loved the mini zip line and swings. The bad: -We know about fun things to do while we wait because our wait was well over an hour past our scheduled time. -We specifically picked a time slot with few people as I had 2 young children and a first time adult and knew it would be for the best. They combined us with another group anyway (zero reason- plenty of guides and horses available, and not many customers left waiting) Had that been it, this would be a solid 3.5 star review. Unfortunately I have to take it to 1 star because of one main thing- safety was a JOKE. My older daughter has some decent experience and good seat, or she absolutely would've been thrown when the horse she was riding crow hopped and kicked out at the fence and brush. Upon telling the guide, we got a "yea he does that!"... um, why was he given to a 9 year old whose experience level you don't know then? And possibly worse yet, my younger daughter who is NOT the horse person was riding behind our guest who was a first timer, and the front horse spun around and lunged at the horse behind her-- they weren't obnoxiously close, and even if so, pick a different order so the rider behind the mare can keep more distance, then warn them and red bow the mare's tail. Fortunately the back horse did just back up a few steps and throw his head. Both of them were super shaken and my 7 year old was in tears and then on edge until about the last 5 minutes of the ride. Again, we are LUCKY no one fell off, as it wouldn't have been hard to do. Compound all of this with the fact that no one was in helmets, and the kids were just told to put their feet through the saddle loop above the stirrup instead of being given kids stirrups. This whole thing is an absolute safety nightmare. Yes, horses are not ATVs and do have minds of their own... we own horses, we get it. However this operation seems to be too big to where they're taking horses that aren't really cut out for the job, and are employing too many poorly coordinated people that are halfheartedly matching horses to riders. I would never go back simply because I don't support this, and would absolutely NEVER recommend them for new riders. read more

They need to take better care of the horses. They're clearly over worked and all very unhappy. They're all very dirty, covered in mud and some of them are underweight. Apparently they get "very expensive hay" but it looks like the cheapest coastal crap you can get. They claim on the website that all of the horses get chiropractic care which is laughable, a few of them didn't even seem sound which is probably why they're so angry. They all stand tied all day in a shack waiting to be used. Some with saddles and bridles on for hours standing in their own pee and manure. If you've ridden horses for a long time you can tell that the guides don't really know what they're doing, ours was kicking her horse to go the entire time when it wasn't necessary and yanking the horses around. Someone in our group had to stop because the back cinch on the horse fell off probably because it was too tight. However the guide didn't stop to fix it, she let some maintenance workers who saw us passing by try to fix it but they were not successful either. It dangled the whole rest of the time. Thankfully the horses are dead heads or else it would have spooked him. If you care about animals PLEASE don't spend your money at this place. read more

My family booked ahead for horseback riding. Showed up and then they moved our reservation back from 1:30 to 5. Showed up at 5. They gave us a time for 5:45. At 5:50 we asked them about our group going and they informed us that they were an hour behind. After 20 minutes of back n forth they finally gave us a refund. I do not suggest anyone go here unless they have unlimited time to kill. read more

Honestly? My horse riding experience was not good. I booked a 2:30 ride and showed up early like they asked. My ride did not start until after 4:00. These horses also have terrible tempers. My horse tried biting me instantly after I got on the saddle. She was clearly more interested in eating on the trail. Every time I attempted to guide the horse back on the trail, she tried to bite. This happened 7-8 times. I believe these horses are just overworked. Something about this experience felt off. We had 12 people in my group and just 1 guide. I was last in line and several employees mentioned I had a very slow horse. You can see in the picture that there is not a soul in front of me because the group was well ahead. The group finally stopped to allow stragglers to catch up. Then at the end, our guide was actually heckling people for tips. I have worked in the service industry before and just could not believe this behavior. My wife got off her horse before me and he was making comments and waving his arms after she did not tip (I had the money). Does this place not know that guides treat customers this way? Terrible. Staff was not friendly at all. Zip lines are not safe. Animals are treated badly. They can't keep staff because management and working conditions are crap. I live around the area and semi often you'll see peta protesters in the yard. There are so many other places you could go for zip lining, horseback riding, and atv trails.
