Continuation of my review & update because it was too long. - There is a ceiling fan in my living room that does not work because "maybe the previous tenant took the remote"... I'm sure if I ask for this to be replaced I'd have to pay for it too. my apartment door was not repainted but other doors are repainted $4,000 in a broker fee. $2,100 per month in rent. A 2-year lease. This is one of my biggest regrets. I hate this building. It is gross. The super is LAZY. And it doesn't seem like anyone from the property management visits this building. And if they do? Then shame on them for operating in this filthy capacity. I work in property management on the commercial side and this would be embarrassing. 10/16 - 43 degrees and there is no hot water at 6am. Sign says 3:30 to 7:30pm.. 3:30 what?? Another month another issues that this management company refuses to fix. We have water literally pouring in through a light fixture, both floors of our apartment leak when it rains, parts of the walls reek of mildew despite diligently drying and cleaning everything, the floorboards are warping. I could go on all day. We were originally promised someone would be here in a week or two (still too long in my opinion). But after 3 weeks of communication and waiting, we have no movement from management just a vague promise that someone will be by "in a couple of weeks" and a phone number to call someone to fix cosmetic issues. They refuse to engage another contractor despite notice of hazardous conditions. Stay far far far away from this management company. read more

I rarely go out of my way to leave reviews, but my six-month experience living in a J Wasser building was the most egregious I've had as a renter. My only hope of posting this review Is that people think twice before renting a unit at one of their properties, unless you're okay with being neglected and lied to as a tenant on a consistent basis. I moved into one of their units in April 2022 after being accepted for a unit advertised as having brand new fridge and stove. Upon arrival, the unit was filthy, with dead bugs and dust covering the floor/walls and yellowing ceiling light fixtures. (I later found out it had been vacant for 4 years before it was hastily repainted and had the floor polished). Also, there was a blank space where my new fridge was supposed to be and the (obviously broken) stove that did remain was cracked and also covered in dirt and drywall. Upon notifying on-site maintenance and property management about my missing appliances, I was told a variety of contradicting statements as to why I did not have them. I also had to play phone tag with the property manager just to get a response, and only did so on a normal basis after threatening to go to the city and upper management about him. After offering lower my rent while a "gas issue" was fixed so that I could have my stove installed, I did not hear any follow up for nearly six months. When I finally decided to leave the unit and transfer my lease to someone else, suddenly property management jumped into action to get my stove installed. Turns out there was no gas issue at all preventing the stove from being involved -- just professional negligence and apathy to tenants rights and needs. As I packed my apartment in the final month before moving, they hastily ordered an electric stove, which would require some new wiring to be installed in the unit. With zero notice as to the extent of the work needed, property management had a technician partially demo my kitchen and hallways walls (while I was still living in the unit!) to install the stove wiring. This was down with little to no protective equipment to cover my possession from the drywall wood and dust. Only after reaching out to the highest levels of executive management we're my grievances acknowledged. Even as I type this, J Wasser Collections has proven to be just as unreliable and dismissive as their property management. As I have attempted to resolve an issue about outstanding rent, they have been purposefully coy and negligent of responding in a timely manner. As mentioned in other 1 star reviews, they are careful not to provide anything close to transparency, honesty, integrity, or empathy with their tenants. Highly recommend that if you're looking for housing in NYC, you look at buildings with different management. This is just a money hungry group feeding on the insane housing shortages and competitive housing market in this city. This agency is absolutely terrible. I have been emailing and calling for months to have repairs done in our apartment and each time I get the run around. They either tell me someone is coming and we make accommodations while no one ever does or they don't respond at all. ZERO stars. i highly do not recommend. Find somewhere who actually gives importance to your needs as this place absolutely does not. Currently seeking court orders to perhaps finally have our repair needs addressed since they've been lying about it being done for the past few months. I truly wholeheartedly hate it here. This is without a doubt one of the worst rental company in New York City Absorbent rental prices racist tactics you name it they have it. My lady and I was renting in Bklyn with one of there properties. We had to go to their office in the middle of Brooklyn which there is no parking speak of no elevator and they're on the top floor. Now why do they do this practice. I do believe it's an intimidation tactic and a way to look at new tenants to see if they are people of color or if they're white. During the signing the overall fee with first and last month and security deposit was $4,500... Once they saw that we were a black couple they revised the security deposit to an extra $500. Since we had no choice but to sign the contract because we had move from the previous place we were living in we had to sign instead of looking for another place. It is hard enough for black couples in New York City to find a place to live and with property Management places like this they make it even harder. Once we moved into the apartment we noticed the dryer didn't work we had a constant infestation of mice that they never resolved there was damage to the fire escape which we took pictures of and sent to them we even had an item stolen off the property and with everything we reported to them they didn't do anything. If you value your time and money and are people of color please do not do business with this company. It's nice Joe To reply and send a message to me about the rental company. Regarding mistakes ... Its been exactly 6 weeks today that Im trying to get a call from the management to set up an appointment for the repairs. Based on the time it gets for them to call back, the actual repairs will probably take years to finish, so far I havent even gotten a callback from them. Building itself is old and infested. There should be a zero stars option. If you have an issue, you won't receive a response. They take weeks to answer. Gaslighting. Constant run around. They don't send actual skilled trades people to fix any issues. I haven't had hot water for a week all I get is the run around. They do not care about building maintenance. I moved into a brand new building and in three years the quality of the building is terrible. Don't wait and report them right away. Don't be fooled by the "luxury" building title. The bronx building repair Manager Roxy is disrespectful, lazy irresponsible and down right arrogant the entire building has no gas for 1 month and 1week ahe doesn't pick up her phone or answer her emails. There are repais and leaks and mice Infestation issues that need to be done by a knowledgeable handyman/porter yet she insist on. Sending someone who clearly doesn't not how to do repairs.please something n33ds to be done get Israel back.they claim they don't work on Saturday but the ppl they send are all from the cartibbean islands ans they do work weekends. I signed my current lease with J Wasser and they handed off a dirty apartment full of holes and markings in the walls, even though it was agreed during the signing that these issues would be addressed. They are also part of the same entity as the infamous Silvershore / Barmadon management companies who are notorious for not returning security deposits in a timely manner. It's been months after we moved out and they've stopped responding altogether after presenting excuse after excuse. I'd suggest looking elsewhere if you find an apartment through JWasser. read more

These landlords are BEYOND GHETTO! They are rude, unprofessional, disrespectful, and unresponsive. I've been requesting repairs for over 6 WEEKS, and I'm getting the runaround each time. Our bathroom sink clogs, our bathtub needs recaulking and there's mold all over it (it was improperly caulked with clear silicone and now BLACK mold is eating it), the mailbox has been broken, our FRONT DOOR LOCK keeps getting broken (had multiple packages stolen), the hot water keeps shutting off, and there's a big rodent problem outside the building. We pay $2250 for a shoebox. These people need to humble themselves. I've been dealing with David who's been bullshitting us the whole way through. We will just start filing multiple complaints with the city and DOB, as our health and safety is of no concern. read more

Why is it so hard to find a management company that actually cares about the tenants? If we knew what we know now, we probably wouldn't have moved into this building. This is unfortunate, because I actually like my apartment and neighborhood. I cross my fingers that I don't have an emergency i.e. leak or bathroom situation. It will take 2-3 days to even get an emailed response from someone, then another 4 days to get someone that can come by from maintenance. We moved into our apartment last June and while we have had some little hiccups (1. Not giving us the proper keys when we signed our lease, 2. Not giving the mailman a key for the mail forcing him to leave all tenants mail out in the open, 3. letting garbage pile up for weeks, 4. The only building on the block that doesn't shovel when it snows, etc.) with the management company not being as helpful as they could be, the last straw was drawn recently. Last summer the maintenance team came and connected a hose we purchased to the basement so that we could have a hose in our private yard. This summer, the hose busted. We asked management if we could get some help connecting the hose again or getting an outdoor water connection. The management team suggested we connect our outdoor hose inside our apartment to the sink if we want water for the backyard. I'm still in shock at the suggestion. Even if there is a rule on not providing water to outdoor properties (which I'm still looking into), to suggest that I connect my hose to my bathroom and run a hose through my apartment is insulting. If you are looking to rent, be mindful of this management company. They do not care about the tenants concerns. There are notes on the door at least once a week from the city. I'm praying they sell our building. Please don't reply to this with a generic copy and paste apology. I know nothing will be done about this, I'm just trying to warn others of this company. read more

This management company is just a slum lord with an office. I've been trying to get repairs done in my apartment for 10 months. When I threaten to withhold rent, they lie and say the repairs were done so I pay them, then the same problem happens again. Now it's the end of July and we have no power in the apartment despite paying our bills. When we call con ed, they say we have to take care of it through our management company because we live above a store. We contacted the management office multiple times and got nothing. They don't seem to care that it's 80 degrees in our apartment. We lost all the food in our fridge. I feel like I live in a third world country because of this company. Although my experience with J Wasser wasn't entirely enjoyable, Alex was able to help smooth things out. He's incredibly attentive, understanding, empathetic, and gave me the space to lay out each of my concerns and methodically addressed them. While I, on the whole, would not recommend leasing from this company, Alex is a consistent advocate for the tenant who proves over and over that he's dedicated to improving the leasing experience. Carlos, my super, also did an excellent job. He's readily available, consistent, and has double checked that I didn't forget to lock my front door while I was traveling for me, which was much appreciated. read more

However, J Wasser is great I loved my apartment and they always answered promptly to emails. I had a few maintenance needs and Mordy came out and fixed them! Do. Not. Live. Here. If they manage the building you are looking at do yourself a favor and just move along. They are the most unhelpful management that I've ever encountered. From packages being stolen, to the heat being shut off, to having no hot water they literally provide zero help. Save the money or spend more money just to live somewhere else!! I think you would have better living conditions in the NY state prison. Unsafe living conditions, being preyed on, and taken advantage of constantly. We always have a notice on the door that the building power & heat is going to be shut off, which these are the buildings requirement not the tenants. Whenever our building has had an issue we are constantly ignored or only offered for things to be fixed at absurd hours like late evening. Jwasser also made us come in office to interview in which me and my roommates sat in a room with our realtor and a Jwasser associate who played 20 questions with us about our jobs including our personal lives. To the point where our Realtor was like this is weird & odd. Jwasser is overpriced and useless. We are one of the only units who isn't rent controlled so you would think we would have some form of respect but nope. Can't wait till we are out of Jwassers controlling relationship!! I wish I can give no stars. We noted several KEY issues with floorboards broken, modly/rust filled cabinet, light fixtures not working, shower not working, fridge leaking, ALL A MONTH PRIOR to moving into our new apartment. It took them until A WEEK AFTER we moved in to ATTEMPT to fix these issues. Roommates and I have taken multiple days off to have technicians NOT SHOW UP. And even when they did show up, they would either say they don't have the tools and parts to fix these issues EVEN WHEN WE CLEARLY PROVIDED PICTURES AND DETAILED EXPLANATIONS OF WHAT WAS WRONG. We have even offered to get this done on our own as sending MULTIPLE emails never seem to get answered. It is a month in, and our floorboards are still broken, cabinets still full of mold and rust, SHOWER STILL NOT WORKING...they had almost 2 months of notice about these issues and we're now hearing that the last tenants had the SAME issues. Im disgusted with myself. I decided to bump it up to two stars. My door hinge was fixed the next day. A+ (good job) I was pleased, they made a quick turn around. But I was left disappointed once again. J Wasser Co had called me today regarding the landfill in front of my house. All I got were excuses, they blamed the super and how incompetent he was. I say its not the super its J Wasser Co. The highlight of the conversation with them asking me to take care of the land fill myself in exchange for rent credit. This left me in shock. I have never had an experience where a management company had asked me to be their temporary super. I was lacking words because it shook me to my core. All I could say was (for lack of a better phrase) "wtf" I asked for solutions and they told me the landfill would be taken care of by 4pm today. It is exactly 10:28 PM EST. Landfill is still there, I am still shook to my core and the rats outside my building are feasting. Seems as though, in order to get anything done. Unresponsive. They do not take tenants' concerns seriously and only respond when you put extensive pressure on them. Otherwise they're uncommunicative and unapologetic about it. This past winter my roommate and I went without heat and hot water for a total of 8 days and it took so much effort for them to agree to give us rent credit for just a few days. The current problem right now is a window leak, which has been an issue before. Someone came to look at the leak for 1 minute and then left saying he would be back to repair the issue. No one followed up about it until again I put pressure (I scheduled an appointment with HPD). Ultimately, though, they still haven't fixed that issue. TL;DR Do not expect effective/timely communication or that they will prioritize major issues. read more

This review is years overdue, but J. Wasser is by and far the absolute worst property management company I have ever had the misfortune of renting from. They make cheap scummy landlords look like saints. I wouldn't rent from J. Wasser even if the rent was free. I'd rather drag my b*lls through red-hot shards of glass and then jump in shark infested waters before renting from them again. I stayed at 69 Cooper Street in Bushwick and the entire building was an utter abomination. The basement was absolutely filled with mold and rats to the point where you could smell it from the foyer, the doors weren't the right size for the door frames, and my ceiling light in the kitchen shot flames out of the bulb sockets. My toilet shot water into the air when the tenant above me would flush their toilet. We had major package theft and the cameras were never checked even when we would ask, and they were probably never on to begin with. Everyone at the office is an absolute cockroach of a human being, and they will do everything they can to ignore you or gaslight you into thinking your building issues are not as bad as they are. They will take their sweet, sweet time when it comes to repairs being made. There are European prisons that are nicer than the buildings and apartments they rent. Made an account here just to warn people of this horrible company. I've only been living in this unit for a month, and it has been a horrific, horrific month. I was told the only issue with the unit was that the bathroom needed "a little cleaning", but it turns out the tub faucet dripped a horrible non-stop flow of hot water, which, during the horrific heat of the summer, made the apartment putrid and unbearable. When they finally fixed it (two weeks after moving in!) their "fix" was to just turn the hot water in my bathroom off. Still no hot water in that bathroom two weeks later. The hardwood floors have a disgusting, sticky residue between the panels that refuses to come off after countless different cleaners. My shower curtain rod, toilet paper holder, and towel rack have been broken since before moving in. I've had constant roaches despite having no food in the apartment (out of fear of the roaches). Despite the building being littered with no smoking signs, people smoke constantly, which filters into my apartment making the whole thing smell of stale weed and cigarettes. When I told them this, they told me to just contact the police. Over people smoking. I did not have a mailbox the first three weeks I've lived here, either. And all that's not even mentioning how filthy the building is. Trash is regularly littered throughout, cigarette butts sit all over filthy, uneven staircases, mystery stains and spray paint cover the walls, and once some literal feces sat in the front of the building for a full day, collecting flies like trading cards. Oh and if that's not enough for you, the building's front lock has not worked a single day I've lived here, so you can be sure you're perfectly safe, too. This company does not care one single shred about its buildings or its tenants. I've tried to communicate about these issues and have regularly been ignored, or left for days without answer, or given vague notions that things will eventually be fixed. J Wasser took over the management from our previous one. We were hopeful that this meant our management situation would become much better. Unfortunately, we were wrong. It is IMPOSSIBLE to get a hold of anyone that can help you. You either just get transferred by a rude receptionist to a voicemail or they simply say, "We will give you a call back" without ever doing so. When something is broken and needs to be fixed rather quickly, you don't hear from them. I understand that the fact that something is broken isn't their fault; however, their response and ability to get someone out to the apartment to take a look is extremely lacking. If your managers are too busy with other buildings, hire more managers. read more
