I ended up backing out during the lease signing process because the document I received was riddled with errors and red flags. The lease agreement they provide seems like they want tenants to waive their rights. Probably not legally binding but definitely concerning that the language is in there in the first place. When probed about the terms of the lease Al was condescending and kept pushing me to sign. Judging by the google reviews on the building, it was the right choice not to move in.

Several other brokers said it would be difficult, perhaps impossible, to sell then and suggested I wait until Spring. Zats had a photographer taking pictures the day after I signed the selling agreement and held an open house about 7 days later. He held two other open houses and I had multiple bids in 18 days. I especially appreciated that he called me on almost every one of those 18 days to update me on what had happened that day with my apartment. Zats had a strategy for selling the apartment, he executed that strategy and effctively communicated what he was doing to me. And key to this very successful sale is that he worked extremely hard.

Avoid at all costs…read more Henry pulled a typical sleezy broker move. We toured one apartment that we liked and planned to submit an application for. There was one other apartment in the area that we wanted to check out before committing and we had a tour scheduled for the next day. When we went to visit, one of Henry's associates Sam was waiting and said there was a mistake and the real apartment was a few blocks away. That was the first apartment we had already seen, where Henry was waiting to give tours. Henry insisted that the listing for the second apartment was in error -- though couldn't explain how an entire listing was created for an apartment that apparently was *never* available. He blamed Sam and took no responsibility despite being the head of the company. Suspicious, we had a friend email and ask for a tour of the second apartment. They emailed back quickly to say that the apartment was still available and they would happily schedule a tour. So because they knew that we liked another apartment and planned to apply, they didn't want us seeing a second one which was a little cheaper, lied to us that it wasn't real, and never took responsibility for what they'd done. Then they asked us to pay the broker's fee on top for their "service". Sleezy and unprofessional. We went with another apartment and couldn't not recommend Henry and Sam less.

When visiting the apartment I found that the room number was not what was advertised and that my moving date would not work - I was asked to move earlier. The broker didn't seem to be on top of what was mentioned in the posting of the apartment opening, and the broker fee was at the higher end of the range from my experience working with New York brokers in the past.
