It's hard to give a one star review, especially when the ice cream is pretty good. However, the attitude of the guy behind the counter makes me sick just thinking about it. Downright rude to customers and a complete tyrant to his employees. I could never work for a guy who is so belittling and condescending. As for the ice cream? Delightfully Asian flavors that are not too sweet. Just the right balance between subtlety and indulgence. The price is a little high but in Richmond, there's little direct competition. You'd have to go to Steveston or Vancouver for something similar. The store itself is a small basic unit that's decently clean and does the job of selling ice cream nicely, but there is no seating available so everything is take out only. One thing is that it's right by 2 pharmacies and a liquor store which service some undesirables. My child was scared of the people hanging around and going into those places whilst we were eating our ice creams outside so decided to get back into the car and drive somewhere else to eat. All in all, I'll never return. read more

Worth a stop if youre in the area and looking for some ice cream. Shanghai fog is a classic and you can never go wrong with it. Loving that they update their menu regularly with new flavours. They operate as takeout only, so don't expect to eat inside. It does get small and lines can gather quickly. As of April 2026, they take credit cards with a 3% surcharge. I tried the Shanghai Fog (Jasmine tea based) and Black Sesame. I enjoyed both flavors and I think they execute Asian flavors well. I was intrigued by many of their offerings (ca phe, cereal milk, roasted oolong) but unfortunately they do not give samples. Just to note they accept cash or debit card only and there's no space inside for dine-in. There was one male worker whom came off cold as he did not want to answer questions (I asked about popular flavors, the base for Shanghai Fog and what "dirty Oreo" was. read more

Stopped by after dinner tonight for some dessert. Really small shop with a small selection of interesting flavors. You could get one flavor with a single scoop and two with a double. A dollar extra for a waffle cone. Cash only. It was a very transactional experience. Quick and to the point. Ambiance is a little cold. Usually I'd expect colors and ice creams on display to help with visuals, but everything's very plain and tucked away. I had the lychee mango scoop. It was creamy, sweet, but lacked a fruity tartness that I was looking for. It's more cream than mango or lychee. The cone's standard. For the price point, I thought it'd be better. It's by no means a bad stop if you just want a little treat, but I wouldn't go out of my way for it. read more

I've been here when they first opened. Coming back few years later, I'm still pretty disappointed in this place. They're mostly known for their innovative, Asian-inspired flavours such as Dan Taat, Vietnamese Coffee, HK milk tea etc. This time, I got their Hokkaido Milk & Vietnamese Coffee. The Hokkaido Milk lacked any flavour, tasted straight up just like cream. The Vietnamese coffee was not strong at all and lacked the usual bold, bitter fervour. To be honest it all tasted just like sugar to me. Price was pretty average. But scoops were on the smaller side. I think what disappointed me more was how the worker was not that nice?? I mean I get not everyone has to be happy and smiley all the time but her attitude was really just meh. That really sets the tone for a lot of things. Don't come to Richmond a lot so thought I'd give it another try. Not the best experience :(( read more

First ice cream we tried in Vancouver! Their raspberry mango was so so good! You really could taste both flavors without one overpowering the other. Not too sweet and the texture was creamy and delicious. My friend ordered the thai tea ice cream. I thought the milk flavor was a bit too strong for me, but I normally don't like the aftertaste of milk. Even so, I thought this little shop was amazing! They don't have public restrooms to wash hands, but they share a private parking lot with other businesses that do. Service was quick and friendly. It was definitely worth the stop after lunch! read more

Yummy ice cream with Asian inspired flavors! Stopped by here on a recent Vancouver trip and tried the Shanghai Fog flavor based off a friend's recommendation. It was really good, though I tried a bit of a friend's roasted oolong and I feel like both flavors tasted pretty similar. A bit pricey (think it was around $7 a scoop), and come prepared with cash as they are cash only. read more

Very tasty ice cream, if you like mildly sweet ice cream that's very creamy. For reference, it's a bit sweeter than Earnest, but not much. Something's wrong with the way they store the ice cream, though, since it's pretty common to get chunks of ice in your ice cream here. For ice cream that's $5 for a single scoop or $7.50 for two scoops, with fairly small scoops (two scoops here is more like one scoop at places that are generous with their portions and they don't allow you to sample flavors), I feel like you should expect to be able to get ice cream that doesn't have big ice crystals in it. The service is also, while not bad, pretty indifferent. They just don't seem to care? I'll take good ice cream over good service, but it's a bit unusual to have a little independent ice cream shop where people seem to be so indifferent to customers. read more

SO GOOD but somewhat pricey. They have definitely pinpointed my weakness in ice cream. I will pay for anything with Asian flavors or is tea-flavored. It was so hard to choose a flavor because I wanted to eat them all. We went with 2 scoops of roasted oolong milk tea and Japanese black sesame. Texture-wise, it was creamy but the black sesame was a little grainy/ icy. The flavors were intense and spot-on though. For the price ($7.50 for a double), the scoops were rather small. They also don't give out samples and there is no seating inside. The vibe of the place came off a little cold and awkward, not sure if it was the service or that we couldn't eat our ice creams standing inside even though we were the only customers. read more

Got their Shanghai Milk Tea and the right has the Egg Tart & Pineapple Cake. It's on the pricey end of ice cream but I love that they have Asian flavours, it's so yummy~ I really liked the pineapple cake, it was a lot more potent flavour-wise than the egg tart. They definitely perfect t their tea flavours though! No seating though. So you can stand outside or in your car hahah! read more

The best time to get ice cream is on a rainy day! I've heard many things about J squared since they've opened and I finally decided to give them a try. I got a double scoop of black sesame and Thai iced tea. Scoops were decently sized -- definitely not small, but unsure whether it is worth the price point. They're also a smaller shop with no place to sit, so it's best to grab and go. Black Sesame: I really enjoyed the black sesame flavour of the ice cream - very good pick if you like black sesame! The flavour was very potent and I really enjoyed the texture of this ice cream as well. I liked how it tasted very similar to the black sesame soup Chinese dessert (but in ice cream form). Thai Iced Tea: The taste of this was more simple and not much of a strong "Thai iced tea" flavour. This may have been because the flavour was drowned out by the strong taste of the black sesame. After eating the black sesame, the thai iced tea flavour was virtually gone. Might be a good pick if you were to eat it on its own or along with other ice cream flavours that were not as strong. I'm inclined to come back to try all their other flavours. The one thing I like about J squared is all the different ice cream flavours that are not sold anywhere else. Everything on the menu sounds really good and it's tough picking which few you're going to try out (p.s. currently no samples due to COVID19, but maybe there will be after). read more

COVID #20 It's good. New kid on the Island. Ditchmond, that is. It took a while for someone to finally do an Asian flavour inspired ice cream shop in the most densely Asian populated area in the Lower Mainland. The one I liked the most? Roasted oolong milk tea. It had a deep and rich roasted tea flavour. On par with Crema Ice Cream's milk tea ice cream in terms of flavour intensity and texture. Dole whip is good if you love pineapples. Matcha was a bit disappointing. I didn't like the texture. There was a bit of a powdery after taste, but flavour wise it was good. You'll have to try for yourself. Small shop near the back south-east corner in a strip mall. Easy to miss if you blink. read more

The yummy flavors I've never seen before lead me to stop at this place. I really wished I had the stomach to eat all the flavors, but I really enjoyed the Vietnamese coffee. It's never too cold for ice cream, am I right? I've wanted to visit this ice cream shop since I heard of it on facebook and a few days ago I finally made it happen. So many tea-inspired ice creams and some special flavours as well - Oolong, Milk Tea, Matcha to Dole Whip, Oreo or Black Sesame. Tonight I tried London Fog and Disney Dole Whip as a double scoop ($7.50). The London Fog was a little disappointing because I always compare my favourite (from Earnest) and the taste just didn't compare - it was more subtle and wasn't rich enough in London Fog flavour as I was hoping for - however, the creamy and thick texture of the ice cream was a saving grace - really good mouth feel! The Disney Dole Whip was the favourite out of the two flavours that night. Very refreshing and the flavour was pretty spot on but not overly sweet. Overall, friendly service and a bright, clean space. I'll definitely come back and try more! read more

Like almost everyone who came here, I got the Shanghai fog. I can't resist any beverage/dessert with a city name and the word "fog" in it; it immediately gives me the image of walking in foggy day in said city, with light drizzles and vintage looking cars rolling by. Shanghai fog is like London fog but uses jasmine tea instead of earl grey. The jasmine flavour had a light aroma and slightly bitter taste that evened out the sweetness and heaviness of the cream. It was very good. The portions were big; the server there spent quite a long time scooping it. My mom got the lychee mango because she wanted something refreshing. In comparison it was nothing special, I couldn't really taste the lychee, so I would recommend trying the Asian flavours. I will be back to try the roasted Oolong and the Thai tea flavours! read more

* Price: $5.50 - 7.50 || $11.50 per pint * Taste: 3.5 / 5 * Atmosphere: NA * Seating: NA * Price Performance ratio: 4.8 / 5 * Retention Rate: possibly for the black sesame ℙros: - not too sweet - reasonably priced - big scoop - Shanghai Fog: tea flavour was present but could be strong. This was refreshing - Oolong: tea was drowned. I had a hard time identifying the Oolong flavor used green products ℂons: - tea flavour isn't strong enough for me Final Thoughts: -Their tea flavoured ice cream is probably suitable for the general crowd, but for a tea lover like me, I prefer my tea flavoured drinks or sweets with a bit of bitterness. We came on a weekend afternoon to no line-up; we were the only ones at the store. I can't recall what store used to occupy this space, but it is now a small shop that serves up artisan ice-cream. They have unique flavours like Shanghai Fog, London Fog, Japanese black sesame, matcha green tea, sweet cream, oreo, roasted oolong milk tea, and Thai milk tea. Service was really wonderful. We asked for recommendations and the cashier mentioned their top 3's are Shanghai Fog, Japanese black sesame, and the roasted oolong milk tea. My friend and I ended up getting two doubles each and I ordered a pint to go. Per my request, the staff was kind enough to leave my pint in store for pick up later. Prices are a tad steep. It was around $5 for a single, $7.50 for a double and $11 for a pint. Cones cost extra. Shanghai Fog - This very much resembled a London fog. The tea flavour was strong and it wasn't too sweet. Japanese black sesame - The black sesame flavour was potent in a good way. This one was a tad grainy since it had real black sesame in it, however, it was overly sweet. Matcha green tea - I LOOOVEEE matcha, but to be honest, I didn't care much for this one. The matcha flavour was present though it wasn't overly strong. It wasn't anything special in my opinion. Thai milk tea - I've been obsessed with Thai milk tea. I literally order it all the time for bubble tea. This is literally the same thing, but in ice-cream form! The flavour was evident though it wasn't too sweet. Some Thai milk teas can be overwhelming because they give off a slight floral-like flavour. This did not have that at all. Why the average rating? We found the texture of the ice-cream interesting. It wasn't really creamy per se. Although we were the only customers, we must have waited around 10 minutes for our ice-creams. The staff seemed to have a difficult time scooping out the ice-cream because they were quite stiff and hard. When I ate my matcha ice-cream, I could still see the layers made because of the way it was scooped. A definite bonus that they use paper cups and wooden spoons. While service was great, we don't think our ice-creams were anything special nor do we think the quality or taste justifies the price. read more

It's nice to have different ice cream options in Richmond. We ordered single scoops ($5.25) of Shanghai Fog and Roasted Oolong Milk Tea per their suggestion. The guy working there is a good scooper :) Not sure if we were given the wrong one (maybe their Royal Tea instead?) but the Roasted Oolong tasted like normal black tea. It was also a little gummy in texture. Shanghai Fog was too sweet, but had very strong jasmine flavour for fans of jasmine tea. I like the idea of the flavours but didn't think it was executed well. read more

Come here for Asian ice cream flavors!! Places like this are surprisingly not too common in Vancouver, and J-Squared doesn't disappoint. Don't expect to be mind-blown, though, as it really is the specialty flavors carrying this place. I've tried the Shanghai Fog, Roasted Oolong, Vietnamese Ca Phe (Coffee), and Black Sesame. All were pretty well done and we were very satisfied. Shanghai Fog was my favorite, but all flavors taste exactly how you'd expect if you're into Asian desserts, which is a good thing. The flavors aren't overly strong and the icecream isn't overly sweet -- these are pretty well-balanced flavors, at least for me However, the ice cream base isn't all that special IMO (it's decent enough, and carries flavor really well but the texture is just kind of... meh?). Note that this location doesn't have much in the way of "nice places to enjoy your icecream" but there is lots of free parking in the plaza! read more

Inside is really small with no place to sit. I had read they accepted Apple Pay but a sign inside said cash/debit only. I appreciated that their website shows the lineup! Helped to start thinking about what I wanted instead of being overwhelmed on the spot. So many flavors to try but decided on shanghai fog (following others recommendation) and oolong cheesecake. The oolong cheesecake had a good milk tea taste and cheesecake bits. Though good in flavor, I was already milk tea'd out after visiting a couple bbt spots. I really liked the Shanghai fog and would definitely get it again. Adding this to the list of places to go back to. read more
